Definitions

  • the present invention relates to a residential building with staggered flats according to the preamble of patent claim 1.
  • the dream of many is your own house or apartment in a condominium.
  • the offer for small and medium-sized businesses consists of houses at a greater distance from the city agglomeration, from row houses in the nearer agglomeration or from rented and floor condominiums in the city or suburbs.
  • the current offer of condominiums and rental apartments in the city centers is not only expensive, but also often not attractive for people who do not appreciate typical urban developments.
  • Duplex apartments offer more variety in the living room, but have little effect on the facade design.
  • Residential houses with storey or duplex apartments offer good use of existing urban areas. However, the quality of living suffers automatically when monotonous and monotonous living blocks dominate an overbuilding.
  • the demographic composition of the population is characterized by a growing proportion of older people. Households are divided into one third for single people, one third for couples and one third for families or shared apartments with three or more people. At the same time, in Central Europe, room occupancy in residential areas has increased by 1m 2 per person every two years over the last 50 years. Older generations avoid the old people's home and usually only move to their 80th birthday, and often for medical reasons, often to the nursing home.
  • the new residential complex Röntgenareal near the main station in Zurich by Isa Stm and Urs Wolf is an attempt to make residential buildings with multi-storey apartments attractive.
  • Nine seven-storey residential buildings are placed on an area on the edge of the track field of the Zurich station, which served as a storage place until its construction.
  • the individual buildings are offset against each other.
  • Of the Space in between is noise-laden by the railway.
  • the apartments occupy the four corners and are thus aligned to two sides.
  • the ground floor of these townhouses is occupied by apartments and front gardens. This makes the free space ambiguous. On the one hand, it belongs to everyone, so it is public, on the other hand, it also belongs to the tenants of these lowest apartments. This mix of properties reduces the value of public space between homes. The tenants of the lowest apartments try to achieve a little privacy with hedges and small walls. The same happens on the balconies. Through the direct insight, living and moving on the balconies and in front of the ground floor flats becomes a performance in which the tenants are always publicly exhibited.
  • the present invention has now the object by an open building system living space of the type mentioned above to create so that in each unit a two-storey apartment and outdoor space (terrace) is offered, a greater specific spatial offer in the third dimension (ceiling height) is realized , the advantages of compact construction are preserved and variations in all sizes of living, comfort levels and individual design of apartments can be realized
  • each apartment 1 has a two-storey apartment part 11 and a single-storey apartment part 10.
  • the division of the area 100 of the single-storey apartment part 10 can be largely adapted to the needs.
  • the two-storey apartment part 11 is divided and has a two-storey living area 13 and a two-storey exterior space 12.
  • each apartment 1 gains a spatial multi-dimension compared to conventional residential buildings.
  • the two high, two-storey rooms, living area 13 and outdoor space 12 are next to or behind each other and thus allow a deep floor plan development.
  • FIG. 1 An apartment 1, which forms the basis of the system of a dwelling house with staggered apartments, is shown in FIG.
  • the apartment 1 shown in Figure 1 as a standard module, consists of two apartment parts.
  • the floor space 100 of the single-storey apartment part 10 is in its areal extent at least the same size, but usually larger than the F marked base 110 of the two-storey apartment part 11.
  • the two-storey apartment part 11 is about twice as high like the single-storey apartment part 10 and is in an outdoor space 12 and an interior 13 divided.
  • the outer space 12 is always facing a facade side of the house.
  • the areal extent of the single-storey apartment part 10 will be greater than that of the two-storey apartment part 11 for practical reasons. However, all single-storey apartment parts 10 will have a floor of a residential building with staggered multi-storey apartments in the same sum of the base areas 100. The division of the area of the single-storey dwellings 10 can be chosen freely and are therefore adaptable with great flexibility to the respective needs.
  • the floor plans are based on two 4-room apartments, for example, at least one room can be assigned to the neighboring apartment for most types.
  • the housing offer is thus composed of three-, four- and five-room apartments.
  • the comfort standard can also be adapted to the specific needs. Examples are: direct lift access to the apartments, enlargement of the exterior space 12 at the expense of the two-storey living area 13, offer of cooling, installation of fireplace and fireplace, etc., the open construction system in the basic state allows one individual development by the tenant.
  • room layout, kitchen type and sanitary zones, execution of floors, walls, ceilings and fixtures can be offered freely selectable.
  • the areal extent of the two-storey apartment part 11 is the same for all apartments 1 in a residential building with staggered flats. However, different residential buildings with staggered floor apartments may have differently sized base areas 110 of their two-storey dwellings 11.
  • the two-storey dwellings 11 always skip a floor. They are arranged alternately, which is clearly recognizable from the drawings.
  • FIGS. 3 and 4 it is shown how the inventive system of construction a second apartment 1 'with a single-storey apartment part 10' and a two-storey apartment part 11 'above the apartment 1 offset over the base 110/100/110' comes to rest. Both apartments 1 and 1 'are above the base 100. While the lower apartment 1' rests on the surfaces 100 and 110 ', the apartment 1 lies with the base 100 above the apartment 1'. Under the two-storey apartment part 11 is the base area 110 to the height of the single-storey apartment part 10 'free.
  • the single-storey apartment part 10 ' can be enlarged in such a way that it fills the base area 110 under the two-storey apartment part 11. On the lowest floor, this room can also be used as a storage or service room. Examples in which type the base area of the single-storey apartment part 10 can be expanded are shown in FIGS. 3 and 4.
  • Homes with staggered flats are based on a completely new urban concept.
  • demand for commercial space such as shops and offices is in addition to the desire for living space.
  • the inhabitants of such living space naturally want a quiet, individually designed and natural environment.
  • This demand is ideally suited to the system of the residential building according to the invention with tiered flats.
  • the nature can be brought to a certain extent in the apartment, but the ceiling height in the two-storey living part so that even larger plants can be kept.
  • the concept allows the design of a whole superstructure to shield the living space from noise.
  • FIG. 9 Access to all floors of a building according to the invention is ensured by means of the staircase and lift installations 40 (FIG. 9).
  • the drawings each show a lift, the number of lifts and also the number of staircases needed depends on the overall concept of the building. The conception of this type makes it possible to provide the apartments in the upper area with direct lift access without additional effort.
  • FIG. 8 shows a residential building with shop space 52, office space 51 and tiered multi-storey apartments 50 in cross section.
  • the lowest floors, shown in Fig. 8 with the ground floor, are built with greater ceiling height, are single storey and extend as shown in Figure 9 over the entire base of the building. These floors are ideal for use as a retail space 52.
  • artificial light is preferred, so that the relatively bad light incidence does not play a role for a floor with a very large footprint.
  • the shop surface 52 in this area can be provided with skylights 55 with natural light.
  • the shop floor 52 can be covered by a Pergola 53 for the sale of promotions, fresh vegetables or other items that you want to bring the customer as close as possible to be supplemented.
  • the floors directly above the shop areas 52 are likewise provided on one level with a freely definable division for office areas 51.
  • the layout changes from the first floor in that one enlarges the surface of the façade by e.g. a facade recess 54 provides. In this way, one obtains more office space 51 with direct natural light.
