(11)前記評価額算出部は、前記第1の不動産物件および前記第2の不動産物件の所在地によって異なる前記関数を用いて前記評価額を算出する、前記(10)に記載の情報処理装置。
(12)前記関数に含まれる前記評価因子、または前記評価因子の次数もしくは係数が前記所在地によって異なる、前記(11)に記載の情報処理装置。
(13)前記情報処理装置は、前記第2の不動産物件の所在地近傍の周辺環境情報を取得する周辺環境情報取得部をさらに備え、
前記表示制御部は、前記グラフとともに前記周辺環境情報を前記クライアント装置で表示させる、前記(1)~(12)のいずれか1項に記載の情報処理装置。
(14)前記情報処理装置は、前記クライアント装置のユーザのライフステージ情報を取得するライフステージ情報取得部をさらに備え、
前記周辺環境情報取得部は、前記ライフステージ情報に基づいて前記周辺環境情報を取得する、前記(13)に記載の情報処理装置。
(15)前記周辺環境情報取得部は、前記ライフステージ情報に基づいて、前記ユーザに将来的に発生する確率が高いライフイベントを反映した前記周辺環境情報を取得する、前記(14)に記載の情報処理装置。
(16)前記情報処理装置は、前記クライアント装置のユーザのライフステージ情報を取得するライフステージ情報取得部をさらに備え、

Claims (18)
- 既に売買された第1の不動産物件の実際の売買価格および売買所要期間に基づいて、第2の不動産物件の予想売買価格を表現するグラフを描画するグラフ描画部と、
前記グラフをクライアント装置で表示させる表示制御部と
を備え、
前記グラフは、前記予想売買価格の確率分布を表現する要素、および前記予想売買価格に対応する予想売買所要期間を表現する要素を含む情報処理装置。 - 前記確率分布を表現する要素は、ヒストグラムまたは分布曲線を含む、請求項1に記載の情報処理装置。
- 前記予想売買所要期間を表現する要素は、前記ヒストグラムまたは前記分布曲線上のラベルを含む、請求項2に記載の情報処理装置。
- 前記ラベルは、前記確率分布の要約統計量に対応する位置に配置される、請求項3に記載の情報処理装置。
- 前記ラベルは、前記確率分布の平均値、中央値、または最頻値に対応する位置に配置される、請求項4に記載の情報処理装置。
- 前記ラベルは、前記確率分布の標準偏差に基づいて定義される範囲の始点または終点に配置される、請求項4に記載の情報処理装置。
- 前記情報処理装置は、前記第1の不動産物件および前記第2の不動産物件の評価額を算出する評価額算出部をさらに備え、
前記グラフ描画部は、前記第1の不動産物件の実際の売買価格の評価額に対する割合の分布を、前記第2の不動産物件の評価額に適用することによって前記確率分布を生成する、請求項1に記載の情報処理装置。 - 前記グラフ描画部は、前記割合の分布または前記確率分布を統計的な特徴量に基づいて整形する、請求項7に記載の情報処理装置。
- 前記グラフ描画部は、前記割合の分布または前記確率分布を正規分布になるように整形する、請求項8に記載の情報処理装置。
- 前記評価額算出部は、前記第1の不動産物件および前記第2の不動産物件のそれぞれの評価因子を変数として含む関数を用いて前記評価額を算出する、請求項7に記載の情報処理装置。
- 前記評価額算出部は、前記第1の不動産物件および前記第2の不動産物件の所在地によって異なる前記関数を用いて前記評価額を算出する、請求項10に記載の情報処理装置。
- 前記関数に含まれる前記評価因子、または前記評価因子の次数もしくは係数が前記所在地によって異なる、請求項11に記載の情報処理装置。
- 前記情報処理装置は、前記第2の不動産物件の所在地近傍の周辺環境情報を取得する周辺環境情報取得部をさらに備え、
前記表示制御部は、前記グラフとともに前記周辺環境情報を前記クライアント装置で表示させる、請求項1に記載の情報処理装置。 - 前記情報処理装置は、前記クライアント装置のユーザのライフステージ情報を取得するライフステージ情報取得部をさらに備え、
前記周辺環境情報取得部は、前記ライフステージ情報に基づいて前記周辺環境情報を取得する、請求項13に記載の情報処理装置。 - 前記周辺環境情報取得部は、前記ライフステージ情報に基づいて、前記ユーザに将来的に発生する確率が高いライフイベントを反映した前記周辺環境情報を取得する、請求項14に記載の情報処理装置。
