本発明は、分譲マンションなどの集合住宅構造に関する。

【従来の技術】
分譲マンションなどの集合住宅は、多層構造の各階の片側に設けられた共用通路と、その反対側に設けられた各住戸のバルコニーとを有し、その間に各住戸の居住空間が壁を隔てて隣接して設けられる。この各住戸の居住空間には、共用通路から出入するための玄関、居室(洋室又は和室)、リビングルーム、キッチン、その他がそれぞれ設けられ、その居室の数により、3LDK(3居室とリビングルーム)、4LDK(4居室とリビングルーム)、その他に区分される。

【発明が解決しようとする課題】
分譲マンション等の間取りにおいては、以下の条件を満たすことが、居住性の観点及び躯体建設上の理由から強く要望される。
(1)全室(居室やリビングルーム)に採光と共に明るさをとりやすくすること。
(2)各住戸の奥行き(共用通路とバルコニーの間隔)を、4LDKであっても、3LDKその他隣接プランと同じ程度にすること。
(3)1住戸あたりのスパン幅を短くできること。

[非特許文献1](図5)と[非特許文献2](図6)の住戸プランは、各室に採光のとれる点で、上記(1)の要望を満たしている。すなわち、図5の和室は、リビングルームを介して採光できる。しかし、このプランでは、共用通路とバルコニーに面して4室(居室とリビングルーム)と玄関が設けられるため、1住戸あたりのスパン幅が長くなる問題点がある。
例えば、各居室の広さを一般的な5帖から8帖前後とし、共用通路に面して洋室を3室並べると、玄関と合わせて、共用通路のスパン幅は必然的に約8.0m以上となる。
また、このスパン幅で奥行きを12.5m前後とすると、居住空間(占有面積)が図5のように100m2前後となり、80m2台を大幅に上回る。また、逆に、居住空間(占有面積)を図6のように購買需要がある80m2前後とすると、奥行きが12.5m前後よりも短くなり過ぎ、隣接プランの奥行きを短くする必要がある等住棟計画が困難となる。

本発明は、上述した種々の問題点を解決するために創案されたものである。すなわち、本発明の目的は、全室(居室やリビングルーム)に採光がとれ、各住戸の奥行き(共用通路とバルコニーの間隔)を、4LDKであっても、3LDKその他隣接プランと同じ程度にでき、1住戸あたりのスパン幅を一層短くできる集合住宅構造を提供することにある。

【課題を解決するための手段】
本発明によれば、多層構造の集合住宅の片側に設けられた共用通路(1)と、その反対側に設けられたバルコニー(2)と、その間に隣接して設けられた複数の住戸とを有する集合住宅構造において、前記共用通路(1)とバルコニー(2)によって挟まれた矩形領域の四隅に、第1から第4の柱(11a、11b、11c、11d)を設け、共用通路(1)側に設けられた第1の柱(11a)と第2の柱(11b)の間に第5の柱(12a)を設け、バルコニー(2)側に設けられた第3の柱(11c)と第4の柱(11d)の間に第6の柱(12b)を設け、第5の柱(12a)と第6の柱(12b)の間に中間柱(12c)を設けて躯体構造体となし、前記躯体構造内に、隣接して住戸対を形成する第1住戸(3)と第2住戸(4)と、前記第1住戸と第2住戸の間に設けられ共用通路からバルコニー側に向って延び住戸対の一方の住戸対である第1住戸の玄関(3)に通じる玄関通路(5a)と、を備え、住戸対を形成する第1住戸(3)と第2住戸(4)は、それぞれ、共用通路(1)に面して設けられる2室の居室を含めて4室の居室を有するものであり、前記居室は洋室又は和室であり、前記玄関通路(5a)のバルコニー(2)側に隣接して第1住戸(3)の4室の居室の一つである部屋が形成され、該部屋と前記玄関通路(5a)の間の隔壁には居室用窓(6)が設けられており、前記部屋のバルコニー(2)側に隣接して住戸対の他方の住戸である第2住戸(4)の一部が形成されている、ことを特徴とする集合住宅構造が提供される。

また、上記部屋のバルコニー(2)側に隣接して第2住戸(4)の一部が形成されているので、その分、第2住戸のバルコニーに面する部分を広く設定でき、リビングルームや和室等の設定が容易となる。
また、上記部屋と玄関通路(5a)の間の隔壁には居室用窓(6)が設けられているので、上記部屋の採光を確保することができる。

【発明の実施の形態】
以下、本発明の住戸プラン変更方法を、集合住宅を建設する場合を例に具体的事例を示す。なお、各図において、共通する部分には同一の符号を付し、重複した説明を省略する。

図1は、本発明の集合住宅構造を説明する模式図である。この図において、(A)は住戸プランの一般的な従来例(例えば図5、6)、(B)は2住戸を1セットとしその間に通路を設けた従来例(例えば図9)、(C)は本発明の集合住宅構造による住戸プランである。

本発明の集合住宅構造は、図1(A)(B)(C)に示すように、2住戸1セットの組み合わせ(住戸対と呼ぶ)を基本とする。また、図1(B)(C)に示すように、この図で右側の住戸4(以下、第2住戸と呼ぶ)をL型の形状に設定する。さらに、共用通路1(図では開放廊下と記載)に通じる横入り玄関通路(図ではポーチと記載)5aを設け、その通路奥に他方(この図で左側)の住戸3(以下、第1住戸と呼ぶ)の玄関(この図では▲印で示す)を配置する。玄関通路5aは、第1住戸3と第2住戸4の間に設けられ共用通路1からバルコニー2側に向って延びている。
この構成により、図で左側の第1住戸3の共用通路1に面する部分は居室だけとなり、玄関幅分のスパンを短縮できる。

本発明の集合住宅構造は、図1(C)及び図2の第1住戸3に示す通り以下のメリットを有する。

2. 共用通路に面する2居室は住戸スパン幅すべてを活用できるため、住戸の奥行きの短縮が可能となる(図10との比較)。
3. 中間領域の居室(A)が第1住戸3のスパン幅より突設するため、(縦置きでなく横置きとなるため、)住戸の奥行きのさらなる短縮が可能となるとともに、住戸内の廊下長さが短縮ができ、居室効率を高めることができる(図10との比較)。
4. 玄関は通路を利用し側面から住戸内に入る構造のため、住戸内廊下の長さの短縮による居室効率の改善が可能となる(図6、7、8との比較)。
