図1は、本発明の情報処理装置の一実施形態に係る管理サーバ1を含む情報処理システムの構成の概要を示す図である。
管理サーバ1は、CtoCレンタルサービス(以下、「本サービス」と呼ぶ)を提供する本サービス提供者Mが管理する情報処理装置である。管理サーバ1は、貸手端末2-1乃至2-n、及び借手端末3-1乃至3-mの各動作を管理すべく、各種処理を実行する。
貸手端末2-1乃至2-nの夫々は、物の貸し出しを希望するユーザ(以下、「貸手ユーザ」と呼ぶ)UL1乃至ULnの夫々が操作する情報処理装置であって、例えばパーソナルコンピュータ、スマートフォン、タブレット等で構成される。
借手端末3-1乃至3-mの夫々は、物の借り入れを希望するユーザ(以下、「借手ユーザ」と呼ぶ)UB1乃至UBmの夫々が操作する情報処理装置であって、例えばパーソナルコンピュータ、スマートフォン、タブレット等で構成される。
なお、以下、貸手ユーザUL1乃至ULn、貸手端末2-1乃至2-n、借手ユーザUB1乃至UBm、及び借手端末3-1乃至3-mの夫々を個々に区別する必要がない場合、これらをまとめて、「貸手ユーザUL」、「貸手端末2」、「借手ユーザUB」、及び「借手端末3」の夫々と呼ぶ。
決済サーバ4は、決済サービスを提供する決済サービス提供者Pが管理する情報処理装置であり、管理サーバ1により生成される決済情報に基づいて決済処理を行う。
また、貸手ユーザUL及び借手ユーザUBの夫々は、貸手端末2及び借手端末3の夫々のブラウザ機能により表示される、本サービスの利用者向けの専用のWebサイト(以下、「専用サイト」と呼ぶ)から本サービスを利用することもできる。
なお、以下、断りのない限り、「貸手ユーザULが貸手端末2を操作する」と表現している場合、それは、次のいずれかを意味している。即ち、貸手ユーザULが、貸手端末2にインストールされた専用アプリを起動して各種操作を行うこと、又は貸手端末2のブラウザ機能により表示される専用サイトから本サービスを利用することを意味している。
また、「借手ユーザUBが借手端末3を操作する」と表現している場合、それは、次のいずれかを意味している。即ち、借手ユーザUBが、借手端末3にインストールされた専用アプリを起動して各種操作を行うこと、又は借手端末3のブラウザ機能により表示される専用サイトから本サービスを利用することを意味している。
次に、図2及び図3を参照して、本発明の情報処理装置の一実施形態である管理サーバ1が実行する各種処理により実現できる、本サービスの流れについて説明する。
図2は、本サービスの基本的な流れを示すイメージ図である。なお、図2及び後述する図3には、貸手ユーザULと、借手ユーザUBとが夫々1人ずつ記載されているが、これは本サービスの流れをわかり易く説明するために簡略化させたものである。実際には、本サービスにおける貸手ユーザUL、及び借手ユーザUBは、いずれも複数存在し得る。
ステップSS2において、貸手ユーザULは、貸手端末2を操作することにより、貸し出しを希望する物に関する情報(以下、「出品情報」と呼ぶ)を本サービスに登録する。出品情報が登録されると、この物は、本サービスに「出品」された「出品物」として取り扱われ、出品物を出品した貸手ユーザULは、「出品者」として取り扱われることとなる。
ここで、本サービスに登録される出品情報の内容は特に限定されず、出品物に関するあらゆる情報を出品情報として登録することができる。具体的には例えば、出品物の名称、種類、性質、大きさ、重さ、購入価格、希望レンタル料、レンタル期間、売却の可否等についてのテキスト情報や、出品物の撮像画像に基づく画像情報を出品情報に含めることができる。
なお、本サービスにおいて出品物の対象となる物は、レンタルの対象となる物であれば特に限定されない。具体的には例えば、衣服やテントなどキャンプ用品、ゴルフクラブや釣り用品、スーツケース、ゲーム機、タブレットやパソコン、OA機器、腕時計、土地、スペース、家、家具や什器、自動車やバイク、本、CDやレコード、カメラ、靴、アクセサリー、バッグ、特殊工具、ベビーカー等の育児用品はいずれもレンタルの対象となる物である。
ここで、ステップSS1でユーザ登録された貸手ユーザULと、ステップSS3でユーザ登録された借手ユーザUBとは、いずれも本サービスの提供を受けるユーザとして、特に差別化されることなく登録されている。このため、貸手ユーザULは、借手ユーザUBとしてのサービスを受けることもできるし、借手ユーザUBは、貸手ユーザULとしてのサービスを受けることもできる。即ち、本サービスにユーザ登録すると、物を貸し出すユーザとして参加することもできるし、物を借り入れるユーザとして参加することもできる。
借手端末3には、1以上の出品物が、出品情報とともに表示される。借手端末3に表示された1以上の出品物の中に、借手ユーザUBが借り入れを希望するものがあった場合、借手ユーザUBは、借手端末3を操作することにより、その出品物について借入申請を行う。なお、借入申請を行うための操作の具体的例については、図6乃至図8を参照して後述する。
これに対し、送付されてきた出品物の現物と撮像画像との比較の結果、看過できない差異が発見された場合、借入申請者は、出品物の利用を見送る(即ち開始しない)。この場合、借入申請者は、例えば借手端末3に表示された「承認」ボタンや「レンタル開始」ボタンを押下せずに、出品物を送付元に返却する。
また例えば、決済処理完了後の返金を認めるシステム環境であれば、借入申請者は、本サービスを介して出品者と交渉を行い、レンタル料の一部を返金してもらうことでレンタルを開始したり、全額返金とともにレンタルをキャンセルしたりすることができる。このような交渉は、本サービスで提供されるユーザ間のコミュニケーションツールを利用して直接的に行ってもよいし、本サービス提供者Mを介して間接的に行ってもよい。
ここで、返却されてきた出品物の現物と撮像画像との比較の結果、看過できない差異が発見された場合、出品者は、本サービスを介して借入申請者と交渉を行い、例えば以下のような措置を講ずることができる。即ち、出品者は、決済が完了したレンタル料の追加料金を請求するか、あるいは、出品物を買い上げてもらうことができる。このような交渉は、本サービスで提供されるユーザ間のコミュニケーションツール(図8及び図9)を利用して直接的に行ってもよいし、本サービス提供者Mを介して間接的に行ってもよい。
ステップSS23において、本サービス提供者Mは、送金されてきた売上額をプールする。
次に、本サービスを提供するために各種処理を実行する管理サーバ1のハードウェア構成について説明する。
図4は、図1の管理サーバ1のハードウェア構成を示すブロック図である。
RAM13には、CPU11が各種の処理を実行する上において必要なデータ等も適宜記憶される。
入力部17は、各種ハードウェア鉛等で構成され、各種情報を入力する。
記憶部18は、DRAM(Dynamic Random Access Memory)等で構成され、各種データを記憶する。
通信部19は、インターネットを含むネットワークNを介して他の装置(例えば図1の貸手端末2-1乃至2-n、借手端末3-1乃至3-m、及び決済サーバ4)との間で行う通信を制御する。
次に、管理サーバ1の機能について、図5を参照して説明する。
図5は、図4の管理サーバ1の機能的構成の一例を示す機能ブロック図である。
記憶部18の一領域には、ユーザDB401と、出品DB402とが設けられている。
ここで、撮像画像を比較する具体的手法は特に限定されない。例えば、出品時と返却時との夫々のタイミングで、同一の距離及び角度で撮像された撮像画像を重ね合わせることで差異点を抽出する手法や、撮像画像から所定の特徴量を抽出して比較する手法等を採用することができる。なお、出品物の撮影する際の具体的手法については、図12を参照して後述する。
このように、オークション等に出品されている類似商品の取引実績から、オークションで落札された金額の平均価格を算出することもできる。これにより、この平均価格に基づいて、目標とする利回り、経年による減価率、レンタル期間等に連動したレンタル料を試算することができる。
出品取得部101は、1以上の第1ユーザの夫々から提供された、物に関する情報を、出品情報として夫々取得する。
具体的には、出品取得部101は、本サービスのユーザとして登録された貸手ユーザUL1乃至ULnの夫々から提供された出品情報を取得する。取得された出品情報は、出品DB402に記憶されて管理される。
具体的には、出品提示部102は、出品取得部101により取得された1以上の出品情報を、借手ユーザUB1乃至UBmに提示する。これにより、借手ユーザUB1乃至UBmは、出品物及びその内容を認識することができる。
これにより、借手ユーザUB1乃至UBmは、物の受け渡しを行う場所を含めて出品物及びその内容を認識することができる。
なお、「物の受け渡しを行う場所に関する情報」の具体例については、図14を参照して後述する。
具体的には、出品提示部102は、借手ユーザUB1乃至UBmに提示した1以上の出品情報の履歴を、貸手ユーザUL1乃至ULn、及び借手ユーザUB1乃至UBmに提示する。
これにより、貸手ユーザUL1乃至ULn、借手ユーザUB1乃至UBmは、借手ユーザUB1乃至UBmに提示した1以上の出品情報の履歴を確認することができる。
なお、「1以上の出品情報の履歴」の具体例については、図9及び図15を参照して後述する。
具体的には、借入受付部103は、借手ユーザUBから、貸手ユーザULにより出品されている物うち、いずれかを借り入れたい旨の申請があった場合に、これを借入申請として受け付ける。
具体的には、借入受付部103は、借手ユーザUBから、レンタル期間を延長したい旨の申請があった場合に、これを延長申請として受け付ける。
なお、借手ユーザUBが「延長申請」を行う場合の具体例については、図17を参照して後述する。
具体的には、借入提示部104は、出品者である貸手ユーザULに対し、借手ユーザUBから借入申請があった旨を提示する。

具体的には、決済取得部106は、決済サーバ4によるレンタル料等の決済処理が完了した場合に、決済処理の完了を示す情報を取得する。取得された決済処理の完了を示す情報は、出品DB402に記憶されて管理される。
具体的には、売上管理部107は、レンタル料等のうち、決済サービス提供者Pが取得すべき金額を差し引いた残額を、売上額として計上し、これを管理する。
具体的には、決済提示部108は、決済サーバ4による決済処理が完了した場合に、その旨を貸手ユーザULに提示する。ここで、決済処理が完了した旨を貸手ユーザULに提示する具体的手法は特に限定されない。例えば、決済処理が完了した旨を貸手端末2に表示させてもよいし、メールやSNS(Social Networking Service)等のコミュニケーションツール等を用いて貸手ユーザULに知らせてもよい。
具体的には、貸手ユーザULは、出品物についての売上額を現金化したいと考えた場合、貸手端末2を操作することにより、本サービス提供者Mに対し引出申請を行う。すると、引出受付部109は、これを貸手ユーザULからの引出申請として受け付ける。
具体的には、引出決定部110は、貸手ユーザULからの引出申請の内容に基づいて、売上額のうち貸手ユーザULが引出すことができる額を決定する。売上額のうち貸手ユーザULが引出すことができる額は、売上額から、貸手ユーザULが負担すべきサービス利用料金を差し引いた額となる。
出品物を借り入れた借手ユーザUBは、レンタルしている出品物を買い取りたいと考える場合がある。上述したように、出品時に貸手ユーザULから提供される出品情報には、出品物の売却の可否に関する情報が含まれる。このため、出品物に売却の意思が認められている場合、その出品物を借り入れた借手ユーザUBは、買取申請を行うことができる。
具体的には、買取受付部111は、出品物を借り入れた借手ユーザUBから、出品物の買取申請があった場合に、これを受け付ける。
具体的には、買取提示部112は、借手ユーザUBから買取申請があった場合、貸手ユーザULに対し、買取申請があった旨を提示する。ここで、借手ユーザUBから買取申請があった旨を貸手ユーザULに提示する具体的手法は特に限定されない。例えば、買取申請があった旨を貸手端末2に表示させてもよいし、メールやSNS等のコミュニケーションツールを用いて貸手ユーザULに知らせてもよい。
借手ユーザUBは、出品物のレンタル期間が満了した時点で、借手端末3を操作することにより、出品物を撮像したうえで、その撮像画像に基づく画像情報を少なくとも含む情報(以下、「返却情報」と呼ぶ)を、管理サーバ1に送信する。すると、返却受付部113は、送信されてきた返却情報を受け付ける。
上述したように、出品情報には、出品物の撮像画像が含まれる。比較抽出部114は、この出品情報に含まれる撮像画像と、借手端末3から送信されてきた返却情報に含まれる撮像画像とを比較し、差異点を抽出する。
出品物が借手ユーザUBに送付されると、出品物を受け取った借手ユーザUBは、目視により、貸手ユーザULにより提供された出品情報に含まれる出品物の撮像画像と、現物との比較を行う。借手ユーザUBの目視による比較の結果、撮像画像と現物との間に差異がない場合、又は差異が看過できる範囲内の物である場合には、上述したように、借手ユーザUBは、借手端末3を操作することにより、そのままレンタルを開始する旨を示す情報を管理サーバ1に送信する。具体的には例えば、図示はしないが、借手端末3に表示された「承認」ボタンや「レンタル開始」ボタンを押下することで、レンタルを開始する旨を示す情報を管理サーバ1に送信する。すると、管理サーバ1は、この情報を受信し、借手ユーザUBによりレンタル開始の承認がなされた旨を受け付ける。
これにより、出品情報に含まれる出品物の撮像画像として、新品を撮像した物や、傷等を画像処理で消去したものを使用するような、貸手ユーザULによる不正行為を防ぐことができる。
出品物が貸手ユーザULに返却されると、出品物を受け取った貸手ユーザULは、目視により、借手ユーザUBにより提供された返却情報に含まれる出品物の撮像画像と、現物との比較を行う。貸手ユーザULの目視による比較の結果、撮像画像と現物との間に差異がない場合、又は差異が看過できる範囲内のものである場合には、貸手ユーザULは、貸手端末2を操作することにより、返却が無事に完了した旨を示す情報を管理サーバ1に送信する。具体的には例えば、図示はしないが、貸手端末2に表示された「承認ボタン」や「返却完了」ボタンを押下することで、返却が無事に完了した旨を示す情報を管理サーバ1に送信する。すると、管理サーバ1は、この情報を受信し、貸手ユーザULにより返却の承認がなされた旨を受け付ける。
これにより、返却情報に含まれる出品物の撮像画像として、出品情報に含まれる撮像画像や、レンタル期間中に付いた傷等を画像処理で消去したものを使用するような、借手ユーザUBによる不正行為を防ぐことができる。
具体的には、関連取得部117は、出品物に関連する他の物品のオークション等での取引実績を取得する。
具体的には、参考額提示部118は、関連取得部117により取得された、出品物に関連する他の物品のオークション等の取引実績に基づいて、出品物のレンタル料の価格帯を提示する。貸手ユーザULは、出品物のレンタル料を決定する際に、参考となる金額を確認することができる。
これにより、例えば貸手ユーザULや借手ユーザUBは、出品物と、出品物に属する出品物とを比較しながら、夫々のレンタル料の推移を把握することが可能となる。
なお、「出品物に類似する他の出品物のレンタル料の実績」の具体例については、図15を参照して後述する。
ユーザDB401には、本サービスにユーザ登録されたユーザ(貸手ユーザUL及び借手ユーザUB)に関する情報(以下、「ユーザ情報」と呼ぶ)が記憶され管理されている。ユーザ情報には、本サービスにユーザ登録されたユーザを一意に識別する情報(ID等)、名前、住所、連絡先、出品履歴、借入履歴、オーナーチェンジ履歴、他のユーザからの評価等の情報が含まれる。
次に、図6乃至図18を参照して、出品又は借入申請を行うための操作の具体例について説明する。
図6は、貸手端末2及び借手端末3に表示されたGUI(グラフィカルユーザインタフェース)を介して借入申請を行う場合の例を示す図である。
ここで、「新規出品」と表示されたボタンB11が押下されると、図11に示す画面に遷移する。なお、本サービスのユーザが貸手ユーザULとして出品する場合の操作の具体例については、図11を参照して後述する。
また、「レンタル中」と表示されたボタンB12が押下されると、本サービスのユーザが貸手ユーザULとして貸出中の出品物の一覧が表示される。具体的には例えば、「レンタル中」と表示されたボタンB12が押下されることで図10に示す画面(マイページ)に遷移し、貸出中の出品物の一覧が表示されるようにしてもよい。なお、貸出中の出品物の一覧の具体例については、図10を参照して後述する。
具体的には例えば、直近の貸し出しは、2018年2月22日から同年3月22までの1カ月間であり、そのレンタル料は、月額に換算すると15000円であることされている。なお、貸し出しログに示された具体例の他の内容は、図9の表示領域H34に示すとおりである。
表示領域H43には、「売上額」として、ユーザが貸手ユーザULとして売り上げた金額が表示されている。
このように、「ポイント」及び「売上額」は、いずれも本サービスにおいて流通される通貨として取り扱うことができる。このうち、ポイントは、各種キャンペーン等で付与される。また、出品物を損傷させることなく大切に借り入れを行っている優秀な借手ユーザUBとして評価された場合には、多くのポイントが付与される。ポイントは、レンタル料に充当することもできる。ただし、ポイントには有効期限(例えば獲得から半年間)が設けられている。売上額は、上述したように、いつでも現金で引き出すことができる。また、売上額は、レンタル料の支払いに充てることもできる。また、売上額をポイントに変更することもできる。さらに、レンタル料の支払いは、クレジットカード払いと、ポイント払いと、売上額からの充当との併用であってもよい。
また、表示領域H53のうち、表示領域H532には、新規出品に係る物のレンタル料として目安となる金額(1日あたり250円)が表示されている。
また、表示領域H53のうち、表示領域H533には、試算により算出された「レンタル目安期間」として、新規出品に係る物のレンタル期間として目安となる期間が表示される。
即ち、物をレンタルしようとする場合、同じような物の中から要件に合ったものを探す必要がある。こんため、本サービスでは、「粗い」検索でも「細かい」検索でもいずれも対応可能な検索機能が提供される。これにより、借手ユーザUBは、所望する出品物に素早くアクセスすることができる。なお、図12に示される、カテゴリを選択するための操作画面は、「粗い」検索を行うための操作画面である。
なお、図12の例では、カテゴリとして「工具・DIY」、「映像機器」、「新着」、「レディース」、及び「メンズ」が表示されており、このうち「新着」が選択されている。
上述したように、図12の例では、カテゴリとして「新着」が表示されているため、「新着」というカテゴリに属する出品物のサムネイル画像が、その出品物を示す情報の一部とともに一覧表示されている。具体的には例えば、図12には、腕時計、自動車、ノート型のパーソナルコンピュータ、及びテニスラケットの4つの出品物の夫々について、サムネイル画像と、その出品物の名称(例えば「〇〇〇」)と、1日あたりのレンタル料(例えば「¥〇〇〇/日」)と、その出品物に対する評価(例えば「★5」)とが表示されている。借手ユーザUBは、気になる出品物を見つけた場合、出品物毎に表示されているハート形状が表記されたボタンB601を押下する。これにより、対象となる出品物は「お気に入り」として保存される。
これにより、借手ユーザUBは、出品物を実際に受け取る場所を確認することができるので、自身の近くにある出品物で絞り込みを行うことができる。つまり、現在地からの距離を変数として絞り込みを行うことができる。
その結果、借手ユーザUBは、自身が所望する出品物の配送のためのコストを低減化させることができる。
なお、出品物の受け渡しが可能な場所がプロットされた地図の具体例については、図14を参照して後述する。
上述したように、本サービスでは、「粗い」検索でも「細かい」検索でもいずれも対応可能な検索機能が提供される。なお、図13に示される、出品物の絞り込みを行うための操作画面は、「細かい」検索を行うための操作画面である。
即ち、借手ユーザUBは、自身が所望する出品物をレンタルする期間として希望する期間を入力することで、借手端末3に一覧表示させる出品物の絞り込みを行うことができる。
具体的には、「レンタル期間」という表記の右側に表示された、開始日と終了日との夫々を入力するためのボタンB702aとB702bとの夫々が入力されると、入力された期間でレンタル可能な出品物が一覧表示される。
即ち、借手ユーザUBは、自身が所望する出品物のレンタル料として希望する額を入力することで、借手端末3に一覧表示させる出品物の絞り込みを行うことができる。
具体的には、「レンタル料」という表記の右側に表示された、レンタル料の最低額と最高額との夫々を入力するためのボタンB703aとB703bとの夫々が入力されると、その価格帯でレンタル可能な出品物が一覧表示される。
即ち、借手ユーザUBは、「買い切り」の対象となっている出品物のみを希望する旨を示す入力操作を行うことで、借手端末3に一覧表示させる出品物の絞り込みを行うことができる。
具体的には、「買い切り」という表記の右側に表示された、切替ボタンB704を押下することで、「買い切り」が「できる」出品物と、「買い切り」が「できない」出品物とを順次切り替えて一覧表示させることができる。
表示領域H72には、借手端末3に表示させる出品物の金額の種類を設定するためのボタンとして、「日(1日)のレンタル料を表示」と表記されたボタンB705aと、「週(7日)のレンタル料を表示」と表記されたボタンB705bと、「月(30日)のレンタル料を表示」と表記されたボタンB705cとが表示されている。
借手ユーザUBは、1日のレンタル料を表示させたい場合にはボタンB705aを押下し、1週間(7日間)のレンタル料を表示させたい場合にはボタンB705bを押下し、1カ月のレンタル料を表示させたい場合にはボタンB705cを押下する。なお、図13の例ではボタンB705aのみが押下されているが、さらにボタンB705bとボタンB705cとのうち少なくとも一方を押下することができる。即ち、借手ユーザUBは、1日のレンタル料と、1週間(7日間)のレンタル料と、1カ月のレンタル料とを全て表示させることもできるし、いずれか1つ又は2つを選択して表示させることができる。
借手ユーザUBは、表示領域H71及びH72に入力した内容で検索を実行する場合には、ボタンB706bを押下する。これにより、表示領域H71及びH72に入力した内容にマッチした出品物が一覧表示される。また、借手ユーザUBは、表示領域H71及びH72に入力した内容を取り消したい場合には、ボタンB706aを押下する。これにより、表示領域H71及びH72に入力した内容がクリアされる。
このように、出品物毎の受け渡し場所が地図(MAP)上に表示されるのは以下の理由による。
通常、EC(Electronic Commerce)サイトやインターネットオークションで取引の対象とされた商品は、宅配便等の配送手段によって商品の購入者の手元に届けられる。ただし、商品の配送料は、商品の購入者が負担することが多いため、商品のサイズや大きさによっては商品そのものの金額よりも高い額の配送料を購入者が負担することになることが少なくない。その一方で、本サービスの借手ユーザUBの多くは、所望する物を安価で利用するべく、購入よりもレンタルを選択する。つまり、「購入するよりも借りた方が安く済む」がレンタルの趣旨である。このため、本サービスを利用して出品物をレンタルしたものの、配送料が高くついてしまい、結果的に近所の実店舗で購入した方が安かった、といった事態が生じるおそれもある。この場合、「購入するよりも借りた方が安く済む」というレンタルの趣旨が没却されることになる。
そこで、本サービスでは、出品者である貸手ユーザULが、出品物の受け渡し場所として、直接手渡しする場所や、無人の宅配ロッカーを指定することができることとすることで、配送の効率化を実現させている。これにより、「購入するよりも借りた方が安く済む」というレンタルの趣旨が没却されることを防ぐことができる。
具体的には例えば、出品物の受け渡し場所として、○○時~○○時まではX地点、○○時~○○時まではY地点、○○時~○○時まではZ地点等、受け渡しを行う場所と時間帯とを細かく設定することができる。これにより、さらなる配送の効率化を実現させている。
これにより、例えば貸手ユーザULが、借手ユーザUBの要望に応じて夜間や週末に出品物の受け渡しを行うように設定した場合には、平日の昼間に出品物の受け渡しを行うよりもレンタル料が高くなるように設定することもできる。また例えば、貸手ユーザULは、借手ユーザUBの要望に応じて受け渡し場所を変更する場合には、レンタル料が高くなるように設定することもできる。これにより、出品者である貸手ユーザULの利便性を高めている。
具体的には例えば、表示領域H81に表示された出品物I1の左肩には数字の「1」が付されているのに対し、表示領域H82に表示された地図(MAP)にプロットされた目印P1には数字の「1」が付されている。この場合、目印P1により示される位置が、出品者である貸手ユーザULにより設定された出品物I1の受け渡し場所となる。これにより、例えば借手ユーザUBが出品物I1乃至I3のうちどれをレンタルしようか迷っている場合には、自分にとって都合の良い受け渡し場所となる出品物を選択してレンタルすることができる。
具体的には例えば、1日あたりのレンタル料金が500円と設定された場合には、例えば1週間(7日間)、2週間(14日間)、1カ月(30日間)、2カ月(60日間)の夫々についてのレンタル料が自動的に算出される。
ただし、本サービスでは、複数日間のレンタル料を算出する際、1日あたりのレンタル料に対して単にレンタル日数を乗じるのではなく、所定のロジックに基づいて最適化を行う。「最適化」は、例えば以下のようなロジックに基づいて行われる。即ち、1日レンタルするよりも長期間レンタルする方が1日あたりのレンタル料を割安にする、といったロジックや、出品物の劣化に合わせてレンタル料を減価させる、といったロジック基づいて「最適化」が行われる。
また、このほかにも「最適化」のロジックとして、「季節」、「週末」、「需給」等を変数とするロジックに基づいた最適化が行われる。具体的には例えば、主に冬季に需要がある石油ファンヒータは、夏季よりも冬季の方がレンタル料を割高になるように最適化が行われる。
具体的には例えば、自動車を5万円でレンタルしたいと考えている借手ユーザUBは、自分の予算(5万円)を提示するだけで、その予算(5万円)の範囲内でレンタル可能な期間(例えば1週間)を算出してもらうことができる。
図15の例では、「手渡し 〇」、「送料負担 ×」、「保険負担 〇」、「即日発送 ×」、「メール連絡 〇」、「電話連絡 〇」と夫々表示されている。これは、出品者である貸手ユーザULが、出品物の手渡しが可能、出品物の送料は負担しないが出品物の保険料は負担する、即日の発送には対応できない、メールや電話での連絡は対応可能である、ということを示している。
また、表示領域H95に表示された切替ボタンB902を「ON」にすることで、同一のカテゴリに属する類似の出品物のレンタル価格の推移を重畳的に表示させることができる。
具体的には例えば、図15の例では、グラフにプロットされた曲線L11が、対象となる出品物のレンタル料の推移を示し、曲線L12が、対象となる出品物と同一のカテゴリに属する類似の出品物のレンタル料の推移を示している。
これにより、貸手ユーザULや借手ユーザUBは、表示領域H95に表示されたグラフから、対象となる出品物と、その出品物と同一のカテゴリに属する類似の出品物とを比較しながら、夫々のレンタル料の推移を一見して把握することができる。
図15の例では、対象となる出品物と同一のカテゴリに属する類似の出品物のレンタル料の逓減率よりも、対象となる出品物のレンタル料の逓減率の方が大きいことが一見して把握できる。このため、「将来性が薄い」と判断して、例えば対象となる出品物をオーナーチェンジの対象から外すといった選択も可能となる。
ここで、貸手ユーザULが借手ユーザUBに物を貸して(レンタルして)その利用料を得るという行為は、投資家が行う投資と同じであるともいえる。即ち、貸手ユーザULが出品のために物を購入する行為や、オーナーチェンジは、投資家が投資物件を購入することと同一視することもできる。つまり、物品を貸し出してレンタル料を得るということは、安定的な利回りを得るということと同義である。このため、個人又は法人が物を投資目的で購入し、それを貸し出す行為が活発化すると、不動産業界でいうところの「収益還元法」に近い考え方に基づいたマーケットを提供することができるようになる。換言すると、従来の「値付け」とは異なる方法によって物品の流通価格が決定されるマーケットを提供することができるようになる。
このため、貸手ユーザULや、オーナーチェンジを打診する借手ユーザUB等は、投資物件としての物を購入する際、その物の収益性を測ることは有用である。図15に示すレンタルログは、まさに物の収益性を測るための有用な情報となる。
ブロックチェーン技術は、データの改ざん、破壊等を防ぐ機能を有する、分散型ネットワーク技術である。ブロックチェーン技術によれば、伝送単位のデータブロックに、生成値の予測が困難なハッシュ値等が付加されるとともに、これが時系列に沿って追加されていくことでデータの改ざんが更に困難化される。
具体的には例えば、レンタル期間が経過後、一定期間(例えば1週間)が経過するまではユーザに対する評価をいつでも変更できる、とすることもできる。
即ち、本サービスを利用する借手ユーザUBは、レンタル期間の延長を希望する場合、以下のようにして延長の申請を行う。
ここで、レンタル期間の延長申請は、追加のレンタル料の支払いとともに行われる。このため、決済サーバ4において、オーソリゼーション(以下、「オーソリ」と呼ぶ)が行われる。オーソリとは、決済前にクレジットカードの利用枠を押さえる処理ことをいう。オーソリが完了すると、延長申請が正式に認められ、その旨が貸手ユーザULに通知される。
貸手ユーザULが延長申請を承認すると、決済サーバ4において、追加のレンタル料についての決済処理が実行される。即ち、本サービスでは、延長申請に対する承認が行われたタイミングで決済を即時完了させることができる。
これに対し、貸手ユーザULが延長申請を否認すると、決済サーバ4において、オーソリ枠が解放される。即ち、追加のレンタル料についての決済処理を行うために押さえられていた利用枠が解放される。
なお、図17の例では、延長申請を行えることができる期限が「返却日の4日前」、本来の契約期間の満了日となる返却日が「このアイテムの返却日:2019年1月30日」と表示されている。
なお、図17の例では、延長希望日は、「2019/06/21」と表示されている。
なお、図17の例では、「延長希望日:2019年6月21日」、「20日間レンタル」、「3ケ月 @100,000円 1,300,000円」、「+2週間 @50,000円 200,000円」、「+29日 @1,500円 50,000円」、「消費税 8% 1,000円」、「合計 300,000円」と表示されている。
また、本サービスでは、借手ユーザUBの他、本サービス提供者Mも運営側の立場で、出品物をレンタルすることができる。また本サービス提供者Mは、運営側の立場で、レンタルした物を出品(また貸し)することができる。
さらに、本サービス提供者Mは、運営側の立場で、複数の物を購入し、又は複数の出品物をレンタルして、これらの組合せからなるパッケージの単位で貸すこと(又はまた貸しすること)ができる。
そこで、本サービスでは、レンタル期間が前後する借主の夫々の住所等が参照されることで、物の返却先が、貸手ユーザULから次の借手ユーザUBに変更することができる。具体的には、配送先の出し分けを行う設定が行われる。
これにより、物の効率的な配送が可能となる。また、匿名配送を利用することもできるので、前の借手ユーザUBが返却した物がどこに配送されたのかを意識させないようにすることができる。
また、出品物が衣服であるなど、次の借手ユーザUBが使用する前にクリーニングを行う必要がある場合には、前の借手ユーザUBのレンタル期間の終了後、物の配送先を所定のクリーニング店とすることもできる。また、クリーニングを要しない物である場合には、物の配送先を所定の保管庫とすることもできる。
即ち、セール・アンド・リースバック取引とは、ある者が利用を継続する物について、(1)ある者から貸手ユーザULに所有権のみ移転させ、(2)ある者が借手ユーザUBとして貸手ユーザULからレンタルする、という取引である。
これにより、借手ユーザUB(即ち「ある者」)は、自分が使用している物について、貸手ユーザULに所有権を譲渡するものの、その後も自ら継続して利用することができることになる。その結果、例えば物の売却時の季節を要因とする機会損失のリスクを回避することができる。
具体的には例えば、学生服は、通常3月初頭に特に需要が集中するので、高く売るためには3月の初頭に売却することが望ましい。しかしながら、学生服の売主は、当然ながら卒業式がある3月下旬まで着用したい。そこで、学生服の売主は、本サービスを利用してセール・アンド・リースバック取引を行うことで、例えば3月の初頭に学生服を売却するとともにレンタルし、卒業式までレンタル料を支払って使用することもできる。この場合、学生服を購入した貸手ユーザは、卒業式が終わった後に他者に転貸(また貸し)することもできる。
具体的には例えば、レンタルログを第三者に公開して与信審査に用いることができるようにすることで、より正確な与信を実現させることができる。
これにより、例えば毎月10万円のレンタル料を支払い、特に支払遅延等ないのであれば、その者の信用は高いと判断することもできる。
また例えば、担保材料として、様々なデジタルアカウントを紐付けることができる。具体的には、各種のSNSやゲームのアカウントとしてのIDやパスワードを担保として採用することもできる。
そこで、図19に示す撮像ツールを用いて撮像する。これにより、一般人であっても、比較可能な撮像画像を撮像することができる。具体的には、図19に示すように、出品情報に含まれる出品時の撮像画像GA71を、カメラ(借手端末3)にレイヤードさせる。この状態(撮像画像GA71が表示された状態)のまま、レンタル期間が満了した出品物の現物GB71にカメラ(借手端末3)のレンズを向ける。すると、図12に示すように、撮像画像GA71と現物GB71とが重なり合った状態でカメラ(借手端末3)に表示される。ここで、撮像画像GA71と現物GB71とが同ポジション(完全に重なり合った状態)になるようにカメラ(借手端末3)の向きや距離を調節すると、同ポジションになったタイミングで撮像ボタンB71が活性化され、撮像が可能となる。これにより、一般人であっても、比較可能な撮像画像を撮像することができる。
また、1つの機能ブロックは、ハードウェア単体で構成してもよいし、ソフトウェア単体で構成してもよいし、それらの組み合わせで構成してもよい。
コンピュータは、専用のハードウェアに組み込まれているコンピュータであってもよい。また、コンピュータは、各種のプログラムをインストールすることで、各種の機能を実行することが可能なコンピュータ、例えばサーバの他汎用のスマートフォンやパーソナルコンピュータであってもよい。
即ち、本発明が適用される情報処理装置(例えば管理サーバ1)は、
物(例えば出品物)の貸し出しを希望する1以上の第1ユーザ(例えば図1の貸手ユーザUL1乃至ULn)と、当該物の借り入れを希望する1以上の第2ユーザ(例えば図1の借手ユーザUB1乃至UBm)とを支援する情報処理装置であって、
前記1以上の第1ユーザの夫々から提供された、前記物に関する情報を、出品情報として取得する出品取得手段(例えば図5の出品取得部101)と、
前記出品取得手段により取得された1以上の前記出品情報を、前記1以上の第2ユーザに提示する出品提示手段(例えば図5の出品提示部102)と、
前記第2ユーザから、前記物を借り入れたい旨の申請があった場合に、これを借入申請として受け付ける借入受付手段(例えば図5の借入受付部103)と、
前記第1ユーザに対し、前記借入申請があった旨を提示する借入提示手段(例えば図5の借入提示部104)と、
を備える。
これにより、物を貸し出すことを希望する1以上の個人と、当該物の借り入れを希望する1以上の個人とのマッチングを効率よく行うことができる、CtoCレンタルプラットフォームを提供することができる。
前記費用の決済が完了した場合に、当該決済の完了を示す情報を取得する決済取得手段(例えば図5の決済取得部106)と、
前記費用のうち所定額を売上額として計上し、これを管理する売上管理手段(例えば図5の売上管理部107)と、
前記決済が完了した旨を前記第1ユーザに提示する決済提示手段(例えば図5の決済提示部108)と、
前記1以上の第1ユーザの夫々から、前記売上額のうち少なくとも一部を引出したい旨の申請があった場合に、これを引出申請として受け付ける引出受付手段(例えば図5の引出受付部109)と、
前記引出申請の内容に基づいて、前記売上額のうち前記1以上の第1ユーザの夫々が引出すことができる額を決定する引出決定手段(例えば図5の引出決定部110)と、
をさらに備えることができる。
これにより、上述の売上管理処理を実行することができる。即ち、本サービスによる取引に付随する金銭の流れを効率よく管理することができる。
前記第2ユーザは、前記物の借り入れの希望に加えて、当該物の買い取りの希望が可能であり、
前記1以上の第1ユーザの夫々から提供された前記出品情報には、前記物の売却の可否に関する情報が夫々含まれており、
前記1以上の第2ユーザのうち所定の者から前記物を買い取りたい旨の申請があった場合に、これを買取申請として受け付ける買取受付手段(例えば図5の買取受付部111)と、
前記1以上の第1ユーザのうち、前記物の売却の可否に関する前記情報として当該物の売却が可能である旨を示す情報が含まれる前記出品情報を提供した者に対し、前記買取申請があった旨を提示する買取提示手段(例えば図5の買取提示部112)と、
をさらに備えることができる。
これにより、上述のオーナーチェンジ処理を実行することができる。
前記物の借入期間(例えばレンタル期間)の満了時に、当該満了時の前記物の撮像画像を少なくとも含む返却情報を受け付ける返却受付手段(例えば図5の返却受付部113)と、
前記出品情報に含まれる撮像画像と、前記返却情報に含まれる撮像画像とを比較し、差異点を抽出する比較抽出手段(例えば図5の比較抽出部114)と、
をさらに備えることができる。
これにより、上述の画像診断処理を実行することができる。
前記第1ユーザに前記物が返却された時点における、前記物の現物の形態と、前記返却情報に含まれる撮像画像に表示された前記物の形態との間の差異について、前記物を貸し出した前記第1ユーザによる承認がなされた場合に、これを受け付ける返却承認受付手段(例えば図5の返却承認受付部116)と、
をさらに備えることができる。
これにより、上述の画像診断処理の実効性を高めることができる。
取得された前記他の物の取引実績に基づいて、前記物の前記費用の価格帯を提示する参考額提示手段(例えば図5の参考額提示部118)と、
をさらに備えることができる。
これにより、上述の適正額決定処理を実行することができる。
前記参考額提示手段は、前記物についての前記費用の履歴(例えば図15の曲線L1により示されるレンタルログ)及び前記評価受付手段により受け付けられた前記評価の履歴と、前記物に関連する他の物についての前記費用の履歴(例えば図15の曲線L2により示される類似する出品物のレンタル料の推移)及び前記評価受付手段により受け付けられた前記評価の履歴とをさらに提示することができる。
その結果、「購入するよりも借りた方が安く済む」というレンタルの趣旨が没却されることを防ぐことができる。
これにより、セール・アンド・リースバック取引が可能となる。
Claims (9)
- 物の貸し出しを希望する1以上の第1ユーザと、当該物の借り入れを希望する1以上の第2ユーザとを支援する情報処理装置であって、
前記1以上の第1ユーザの夫々から提供された、前記物に関する情報を、出品情報として取得する出品取得手段と、
前記出品取得手段により取得された1以上の前記出品情報を、前記1以上の第2ユーザに提示する出品提示手段と、
前記第2ユーザから、前記物を借り入れたい旨の申請があった場合に、これを借入申請として受け付ける借入受付手段と、
前記第1ユーザに対し、前記借入申請があった旨を提示する借入提示手段と、
を備える情報処理装置。 - 前記借入申請を行った前記第2ユーザに対し、前記物の借り入れに必要となる費用を提示する費用提示手段と、
前記費用の決済が完了した場合に、当該決済の完了を示す情報を取得する決済取得手段と、
前記費用のうち所定額を売上額として計上し、これを管理する売上管理手段と、
前記決済が完了した旨を前記第1ユーザに提示する決済提示手段と、
前記1以上の第1ユーザの夫々から、前記売上額のうち少なくとも一部を引出したい旨の申請があった場合に、これを引出申請として受け付ける引出受付手段と、
前記引出申請の内容に基づいて、前記売上額のうち前記1以上の第1ユーザの夫々が引出すことができる額を決定する引出決定手段と、
をさらに備える、
請求項1に記載の情報処理装置。 - 前記第1ユーザは、前記物の貸し出しの希望に加えて、当該物の売却の希望が可能であり、
前記第2ユーザは、前記物の借り入れの希望に加えて、当該物の買い取りの希望が可能であり、
前記1以上の第1ユーザの夫々から提供された前記出品情報には、前記物の売却の可否に関する情報が夫々含まれており、
前記1以上の第2ユーザのうち所定の者から前記物を買い取りたい旨の申請があった場合に、これを買取申請として受け付ける買取受付手段と、
前記1以上の第1ユーザのうち、前記物の売却の可否に関する前記情報として当該物の売却が可能である旨を示す情報が含まれる前記出品情報を提供した者に対し、前記買取申請があった旨を提示する買取提示手段と、
をさらに備える、
請求項1又は2に記載の情報処理装置。 - 前記出品情報には、前記物の撮像画像が含まれ、
前記物の借入期間の満了時に、当該満了時の前記物の撮像画像を少なくとも含む返却情報を受け付ける返却受付手段と、
前記出品情報に含まれる撮像画像と、前記返却情報に含まれる撮像画像とを比較し、差異点を抽出する比較抽出手段と、
をさらに備える、
請求項1乃至3のうちいずれか1項に記載の情報処理装置。 - 前記第2ユーザが前記物を受け取った時点における、前記物の現物の形態と、前記出品情報に含まれる撮像画像に表示された前記物の形態との間の差異について、前記物を借り入れた前記第2ユーザによる承認がなされた場合に、これを受け付ける借入承認受付手段と、
前記第1ユーザに前記物が返却された時点における、前記物の現物の形態と、前記返却情報に含まれる撮像画像に表示された前記物の形態との間の差異について、前記物を貸し出した前記第1ユーザによる承認がなされた場合に、これを受け付ける返却承認受付手段と、
をさらに備える、
請求項4に記載の情報処理装置。 - 前記物に関連する他の物の取引実績を取得する関連取得手段と、
取得された前記他の物の取引実績に基づいて、前記物の前記費用の価格帯を提示する参考額提示手段と、
をさらに備える、
請求項2乃至5のうちいずれか1項に記載の情報処理装置。 - 前記物を借り入れた前記第2ユーザからの、当該物を貸し出した前記第1ユーザと当該物のうち少なくとも一方に関する評価、又は、当該物を貸し出した前記第1ユーザからの、当該物を借り入れた前記第2ユーザと当該物のうち少なくとも一方に関する評価を受け付ける評価受付手段をさらに備え、
前記参考額提示手段は、前記物についての前記費用の履歴及び前記評価受付手段により受け付けられた前記評価の履歴と、前記物に関連する他の物についての前記費用の履歴及び前記評価受付手段により受け付けられた前記評価の履歴とをさらに提示する、
請求項6に記載の情報処理装置。 - 前記出品提示手段は、前記1以上の前記出品情報として、前記物の受け渡しを行う場所に関する情報を少なくとも含む情報を前記1以上の第2ユーザに提示する、
請求項1乃至7のうちいずれか1項に記載の情報処理装置。 - 前記第1ユーザから前記第2ユーザに貸し出される前記物には、当該第2ユーザから当該第1ユーザに対して譲渡された物であって、当該第2ユーザが継続して使用する物が含まれる、
請求項1乃至8のうちいずれか1項に記載の情報処理装置。
