Abstract
Description
図1は、空調機管理システム100の全体構成を示す図である。空調機管理システム100は、複数の物件1a,1b,・・・内にそれぞれ設置されている複数の空調機50を管理するためのシステムである。
(2-1)空調機の構成
空調機50は、主に、室外機51と室内機52とを含む。図3は、室外機51および室内機52の詳細な構成を示すブロック図である。
図4は、ローカルコントローラ10aの構成を示すブロック図である。他のローカルコントローラ10b,・・・も同様の構成を有する。
遠隔コントローラ20は、通信ネットワーク60を介して、物件1a,1b,・・・内のローカルコントローラ10a,10b,・・・に接続されている。遠隔コントローラ20は、実際には、クラウド上に構築されたサーバである。以下において、遠隔コントローラ20は、1台のサーバから構成されているとする。しかし、遠隔コントローラ20は、複数台のサーバから構成されているコンピュータ群であってもよい。
図8は、空調機管理システム100の動作を表すフローチャートである。次に、図8を参照しながら、空調機管理システム100が、特別なメンテナンスが必要な地域に設置されている空調機50の管理者に、空調機50のメンテナンスに関する情報を提示する処理について説明する。以下において、空調機50は、物件1aに設置され、ローカルコントローラ10aによって管理されるとする。

本実施形態の空調機管理システム100は、空調機50に対して特別なメンテナンスが必要な地域に関する情報と、空調機50が設置されている地域に関する情報とに基づいて、特別なメンテナンスが必要な地域に空調機50が設置されているか否かを判定する。具体的には、遠隔コントローラ20は、ローカルコントローラ10aから受信した空調機位置情報と、メンテナンス地域情報データベース23aとを照合して、空調機位置情報に対応する空調機50が、特別なメンテナンスが必要な地域に設置されているか否かを判定し、判定結果をローカルコントローラ10aに送信する。
本実施形態の空調機管理システム100は、空調機50に対する特別なメンテナンスに関する情報を記憶する。具体的には、遠隔コントローラ20は、空調機50に対する特別なメンテナンスに関する情報が格納されるメンテナンス情報データベース23bを記憶している。
本実施形態の空調機管理システム100は、特別なメンテナンスが必要な地域に空調機50が設置されていると判定された場合に、空調機50が設置されている地域に応じて、複数のメンテナンス情報から、当該空調機50に適しているメンテナンス情報を選択する。具体的には、遠隔コントローラ20は、メンテナンス情報データベース23bに格納される複数のメンテナンス情報202から、ローカルコントローラ10aから受信した空調機位置情報に基づいて1つのメンテナンス情報202を選択して、選択したメンテナンス情報202の内容をローカルコントローラ10aに送信する。
本実施形態の空調機管理システム100では、空調機50は、通信ネットワーク60を介して、遠隔コントローラ20に接続される。遠隔コントローラ20は、空調機50を遠隔管理するためのクラウド上のサーバである。図1に示されるように、遠隔コントローラ20は、複数の物件1a,1b,・・・のそれぞれに設置される空調システム40a,40b,・・・を、ローカルコントローラ10aを介して遠隔管理することができる。
本発明の実施形態に対する適用可能な変形例について説明する。
実施形態の空調機管理システム100では、遠隔コントローラ20の記憶部23は、図7に示されるようなメンテナンス情報データベース23bを記憶する。遠隔コントローラ20のメンテナンス情報選択部22dは、メンテナンス情報データベース23bに格納されている複数のメンテナンス情報202から、空調機50が設置されている地域に基づいて、空調機50に適した特別なメンテナンスに関する情報を含むメンテナンス情報202を選択する。図7では、メンテナンス情報202として、空調機50の金属製部品の交換年数が格納されている。
実施形態の空調機管理システム100では、遠隔コントローラ20の記憶部23は、図7に示されるようなメンテナンス情報データベース23bを記憶する。遠隔コントローラ20のメンテナンス情報選択部22dは、メンテナンス情報データベース23bに格納されている複数のメンテナンス情報202から、空調機50が設置されている地域に基づいて、空調機50に適した特別なメンテナンスに関する情報を含むメンテナンス情報202を選択する。
実施形態の空調機管理システム100では、空調機50は、クラウド上のサーバである遠隔コントローラ20によって、ローカルコントローラ10aを介して遠隔管理される。しかし、空調機50は、ローカルコントローラ10aのみによって管理されてもよい。
実施形態の空調機管理システム100では、ローカルコントローラ10aは、設置地域情報取得部12aを有する。設置地域情報取得部12aは、ローカルコントローラ10aに取り付けられているGPS16を用いて、空調機50が設置されている位置に関する空調機位置情報を取得する。遠隔コントローラ20のメンテナンス要否判定部22cは、設置地域情報取得部12aが取得した空調機位置情報に基づいて、空調機50に特別なメンテナンスが必要か否かを判定する。しかし、ローカルコントローラ10aは、他の方法で、空調機50が設置されている位置に関する空調機位置情報を取得してもよい。
実施形態の空調機管理システム100では、遠隔コントローラ20のメンテナンス情報送信部22eは、ローカルコントローラ10aに、対応する空調機50が特別なメンテナンスを必要とすること、および、当該特別なメンテナンスに関する情報を送信する。
実施形態の空調機管理システム100では、遠隔コントローラ20の記憶部23は、メンテナンス情報データベース23bを記憶する。メンテナンス情報データベース23bは、メンテナンス情報202を格納する。メンテナンス情報202は、例えば、空調機50の金属製部品の交換年数である。メンテナンス情報データベース23bの内容は、通常、空調機管理システム100が稼動する前に、空調機50の管理者によって予め入力されている。
実施形態の空調機管理システム100では、遠隔コントローラ20の記憶部23は、メンテナンス地域情報データベース23aを記憶する。メンテナンス地域情報データベース23aは、空調機50に対して特別なメンテナンスが必要な地域に関するデータベースである。
実施形態の空調機管理システム100では、ローカルコントローラ10aは、特別なメンテナンスに関する情報を空調機50の管理者に自動的に報知する。従って、この空調機管理システム100では、空調機50の管理者は、ローカルコントローラ10aから報知されたメンテナンス情報に従って、空調機50のメンテナンスを適切に実施することができる。
実施形態の空調機管理システム100では、メンテナンス情報データベース23bは、メンテナンス地域情報201と、メンテナンス情報202とが関連付けられたデータベースである。メンテナンス情報202は、対応するメンテナンス地域情報201が表す地域に設置されている空調機50に対する特別なメンテナンスに関する情報である。
変形例Gでは、メンテナンス地域情報データベース23aは、例えば、空調機50に対して非特別なメンテナンスが必要な地域、すなわち、空調機50に対して特別なメンテナンスが不要な地域を記憶する。この場合、遠隔コントローラ20の記憶部23は、メンテナンス情報データベース23bを記憶せず、空調機50の仕様に関する空調機仕様情報が格納されている空調機仕様情報データベース23cのみを記憶してもよい。この場合、空調機仕様情報には、空調機50が設置されている地域に関する情報が含まれている。そして、メンテナンス情報選択部22dは、空調機仕様情報データベース23cに格納されている空調機仕様情報に基づいて、空調機50に適した特別なメンテナンスに関する情報を取得する。
変形例Bでは、空調機50の設置時間および運転時間の少なくとも一方を取得するためのタイマー17が、ローカルコントローラ10a等に取り付けられている。メンテナンス情報選択部22dは、タイマー17が取得した空調機50の設置時間および運転時間の少なくとも一方を用いて、特別なメンテナンスに関する情報を選択する。

- 空調機(50)に対して所定のメンテナンスが必要な地域に関するメンテナンス地域情報を記憶する第1記憶部(23a)と、
前記空調機が設置されている地域に関する空調機設置地域情報を取得する第1取得部(12a)と、
前記第1記憶部に記憶されている前記メンテナンス地域情報および前記第1取得部によって取得された前記空調機設置地域情報に基づいて、前記所定のメンテナンスが必要な地域に前記空調機が設置されているか否かを判定する判定部(22c)と、
を備える、空調機管理システム(100)。 - 前記所定のメンテナンスに関するメンテナンス情報を記憶する第2記憶部(23b)と、
前記判定部による判定結果に基づいて、前記第2記憶部に記憶されている前記メンテナンス情報を提示する提示部(22e)と、
