Gegenüber der Mietwohnung weist diese den Vorteil auf, daß die zum Wohnen aufgewandten Gelder im erheblichen Maße zur Eigentumsbildung dienen, und daß hierbei Ausstattungswünsche weitergehend befriedigt werden können. Auch gegenüber dem Einfamilienhaus weist die Eigentumswohnung eine Reihe von Vorteilen auf. Hierzu gehört es, daß die Bewohner nicht so isoliert sind, was von älteren Personen besonders geschätzt wird, zumal für diese heute nicht mehr wie früher ausreichendes Haushaltspersonal zur Verfügung steht. Ein weiterer Vorteil gegenüber gleichflächigen Einfamilienhäusern beruht darin, daß die Raumaufteilung großzügiger sein kann, da die Wohnnutzfläche nicht auf viele Geschosse verteilt werden muß, was auch vieles Treppensteigen spart und die Kommunikation innerhalb der Wohneinheit einfacher gestaltet. Hinzukommen die günstigeren Unterhalts- und Bewirtschaftungskosten. Die Praxis hat jedoch eine Reihe von spezifischen Nachteilen der Eigentumswohnung aufgezeigt.
