Ein erfindungsgemäßes mehrstöckiges Mehrparteiengebäude umfasst zumindest einen Erschließungskern über den die einzelnen Stockwerke betretbar sind, eine Vielzahl von Raummodulen, wobei die Raummodule zumindest den Eingangsbereich und die Wohnungstechnik insbesondere inklusive der Schächte für die Haustechnik (bspw. Frischwasser, Abwasser, Entlüftungsschächte, Elektrik, Gas, Heizung usw.) umfassen, insbesondere auch zumindest eine Nasszelle und/oder einen Kochbereich, eine Vielzahl von Flächenmodulen, deren Boden-, Wand- und Deckenelemente die übrigen Wohnbereiche ausbilden, wobei die Raummodule um den Erschließungskern herum angeordnet sind und an den Erschließungskern und/oder zumindest an ein anderes Raummodul anliegen, wobei die von den Flächenmodulen ausgebildeten Wohnbereiche dann um die Raummodule herum angeordnet sind, wobei die Raummodule und die durch die Flächenmodule ausgebildeten Wohnbereiche zusammen eine Vielzahl von Wohneinheiten ausbilden, und die Stockwerke ausschließlich mittels Raum- und Flächenmodulen voneinander getrennt sind. Der Erschließungskern kann auch von den Raummodulen und möglicherweise auch von den Flächenmodulen ausgebildet werden. Der Erschließungskern ist als Eingangsbereich definiert, der das Treppenhaus und den Zugang zu dem Treppenhaus umfasst. Von diesem Erschließungskern sind dann einzelne Wohneinheiten zugänglich. Ein solches Mehrparteiengebäude umfasst auch Wohnkomplexe mit mehreren Erschließungskernen, um die dann jeweils die Raummodule und Flächenmodule angeordnet sind. Auch ist der Begriff "Wohneinheit" nur vorzugsweise als Privatwohnung zu verstehen, generell kann er auch Einheiten umfassen, die gewerblich genutzt werden (bspw. Büroeinheiten, Hotels oder Personalhäuser). Durch den Aufbau aus Erschließungskern, Raum- und Flächenmodulen sind sowohl der Transport der Module äußerst effizient, da nur die direkt an den Erschließungskern der Wohneinheit angrenzenden Räume als Raummodule ausgebildet sind und alle anderen Räume als Flächenmodule. Dadurch kann die Anzahl die Raummodule minimiert werden und die Transportlogistik wird so einfacher gestaltet, da nur die Raummodule viel Volumen beim Transport verbrauchen. Gleichzeitig wird aber auch der Montageaufwand beim Aufbauen der Wohneinheiten minimiert, da die Raummodule die Haustechnik umfassen und dadurch keine entsprechenden Leitungen in die Flächenmodule nachträglich eingebaut werden müssen.
