本申请要求于2017年3月13日提交中国专利局、申请号为201710149821.5、发明名称为“购房资格预评估方法和装置”的中国专利申请的优先权,其全部内容通过引用结合在申请中。
技术领域
本申请涉及金融技术领域,尤其涉及一种购房资格预评估方法、装置、系统以及可读存储介质。
背景技术
限购令政策执行以来,购房资格审查,已经成为每个城市每名购房者必须经历的程序。选购新房时,购房者需如实提供家庭成员户籍、已有房产数量等相关信息,由开发商、代理机构将购房者的相关信息上报给房管部门进行购房资格审查。房管部门对购房者根据房产数量等信息进行查询并反馈。在查询期间,开发商、代理机构可撤销该购房者的查询申请。而对于不符合购房条件者,由开发商或者代理机构下载打印通知单告知购房者,不允许购房;符合购房条件者,才能与开发商进行签约。由此可知,现有的购房资格预评估流程较为繁琐,而且开发商、代理机构一般都会收取服务费,从而导致购房资格预评估成本较高。
发明内容
本申请的主要目的在于提供一种购房资格预评估方法、装置、系统以及可读存储介质,旨在解决现有的购房资格预评估流程繁琐,成本高的技术问题。
为实现上述目的,本申请提供一种购房资格预评估方法,所述购房资格预评估方法包括步骤:
当侦测到用户选择校验参数的选择指令时,根据所述选择指令选择所述校验参数;
按照预设排列规则排列所述校验参数,得到排列后的所述校验参数;
基于预设的映射关系,根据排列后的所述校验参数确定所述用户对应的购房资格预评估结果。
此外,为实现上述目的,本申请还提供一种购房资格预评估装置,所述购房资格预评估装置包括:
选择模块,用于当侦测到用户选择校验参数的选择指令时,根据所述选择指令选择所述校验参数;
排列模块,用于按照预设排列规则排列所述校验参数,得到排列后的所述校验参数;
确定模块,用于基于预设的映射关系,根据排列后的所述校验参数确定所述用户对应的购房资格预评估结果。
此外,为实现上述目的,本申请还提供一种购房资格预评估系统,所述购房资格预评估系统包括存储器、处理器和存储在所述存储器上并可在所述处理器上运行的购房资格预评估程序,所述购房资格预评估程序被所述处理器执行时实现如上所述的购房资格预评估方法的步骤。
此外,为实现上述目的,本申请还提供一种计算机可读存储介质,所述计算机可读存储介质上存储有购房资格预评估程序,所述购房资格预评估程序被处理器执行时实现如上所述的购房资格预评估方法的步骤。

本申请提供一种购房资格预评估方法。
参照图1,图1为本申请购房资格预评估方法第一实施例的流程示意图。
在本实施例中,提供了购房资格预评估方法的实施例,需要说明的是,虽然在流程图中示出了逻辑顺序,但是在某些情况下,可以以不同于此处的顺序执行所示出或描述的步骤。
本申请的购房资格预评估方法可以应用于如图2所示的由服务器102和终端104所构成的硬件环境中。如图2所示,服务器102通过网络与终端104进行连接,上述网络包括但不限于:广域网、城域网或局域网,终端104并不限定于PC、手机、平板电脑等。本申请实施例的购房资格预评估方法可以由服务器102来执行,也可以由终端104来执行,还可以是由服务器102和终端104共同执行。例如,在一些实施例中,终端104通过其客户端获取用户的选择指令,并将选择指令发送给服务器;服务器在接收到相应的选择指令后,从其数据库中选择相应的校验参数,并执行存储在存储设备上的计算机指令以按照预设的排列规则对校验参数进行排列,并基于预设的映射关系,根据排列后的所述校验参数确定所述用户对应的购房资格预评估结果,并将评估结果之后发送给终端104。
在一些实施例中,购房资格预评估方法包括:

当侦测到用户选择校验参数的选择指令时,根据所侦测的选择指令选择校验参数。在本申请实施例中,当用户需要评估购房资格时,用户可登陆购房资格预评估系统对应的网站,在评估网站中输入自己的姓名、身份证号和所在城市等信息,具体地,购房资格预评估系统可通过用户输入的城市唯一编码ID来区分不同的城市。当购房资格预评估系统侦测到用户输入的姓名和/或城市ID等信息时,在显示界面显示与这个城市相关的校验参数。其中,每个城市对应着一个或者多个校验因子,每个校验因子对应着一个或者多个校验参数。校验因子至少包括户籍、婚姻状况、已有住房数量、购房类别、缴纳社保年限、购房区域和购房面积中的一种。购房类别可分为新房和二手房,购房区域可分为市区和非市区等。校验参数可由数字来表示,具体的数字可根据具体需要设置。如该城市为深圳时,户籍对应的校验参数为1和2,1表示非深圳户籍,2表示深圳户籍;缴纳社保年限对应的校验参数为1和2,1表示已缴纳社保年限小于5年,2表示已缴纳社保年限大于或者等于5年。用户可以在显示界面中选择符合自己条件的校验参数。
进一步地,为了区分不同的校验因子对应的校验参数,可为一个城市所对应的校验因子添加不同的标识,当用户选择校验因子对应的校验参数时,所选择的校验参数都会带有对应校验因子的标识。
步骤S20,按照预设排列规则排列所述校验参数,得到排列后的所述校验参数。
当获取到用户选择的校验参数时,按照预设排列规则排列校验参数,得到排列后的校验参数。其中,预设排列规则为按照校验因子的排列规则,即校验因子排列在第几位,则将对应的校验参数就排列在第几位。
如当用户所在城市为深圳时,校验因子的排列规则从前到后为户籍(本人户籍)、婚姻状况、配偶户籍、已有住房数量、缴纳社保年限。当用户选择检验参数的先后顺序为;婚姻状况对应的校验参数为1(表示已婚)、户籍对应的校验参数为2、配偶户籍对应的校验参数为1、缴纳社保年限对应的校验参数为2、已有住房数量对应的校验参数为3,此时排列前的校验参数为12123,按照预设排列规则排列后的校验参数为21132。需要说明的是,各个校验因子都有自己唯一的标识,检验参数中含有对应校验因子的标识,通过校验因子对应的标识可以确定对应的校验参数。
步骤S30,基于预设的映射关系,根据排列后的所述校验参数确定所述用户对应的购房资格预评估结果。
当得到排列后的校验参数时,基于预设的映射关系,根据排列后的校验参数确定校验结果。在映射关系中,任一排列后的校验参数都有对应的校验结果。当得到校验结果后,根据校验结果确定用户对应的购房资格预评估结果。当得到购房资格预评估结果时,输出该购房资格预评估结果供用户查看。

当得到排列后的校验参数时,基于预设的映射关系,根据排列后的校验参数确定校验结果。需要说明的是,在映射关系中,排列后的校验参数与校验结果之间是以key/value数据库表的形式存在,key对应的是排列后的校验参数,value对应的是校验结果。其中,value对应的是校验结果可用数值或者字母等形式表示。如当使用数值表示时,1表示可以购买一套住房,2表示可以购买两套住房,3表示在该城市的主城区已被限购,4表示在该城市的非主城区不限购,0表示该城市的主城区和非主城区都被限购,不可在该城市购买住房等。可以理解的是,value对应的校验结果并不限制于上述所描述的表现形式。
当根据校验结果未评估出对应的购房套数时,确定用户所选择的校验因子对应的城市限购,用户没有资格在该城市购房;当根据校验结果评估出对应的购房套数时,确定用户有资格在所选择的校验因子对应的城市购房,并确定用户对应的购房套数。
进一步地,当确定用户有资格在该城市购房时,可输出提示信息,提示用户可继续查询购房按揭的预审额度。当侦测到查询预审额度的查询指令时,提示用户输入贷款金额、贷款年限、以及年利率等信息,根据用户所输入的贷款金额、贷款年限、以及年利率等信息,计算购房按揭的预审额度,并将计算的预审额度显示在显示界面上,供用户查看。

进一步地,为了区分不同的校验因子对应的校验参数,可为一个城市所对应的校验因子添加不同的标识,当用户选择校验因子对应的校验参数时,所选择的校验参数都会带有对应校验因子的标识。
排列模块20,用于按照预设排列规则排列所述校验参数,得到排列后的所述校验参数。
当获取到用户选择的校验参数时,排列模块20按照预设排列规则排列校验参数,得到排列后的校验参数。其中,预设排列规则为按照校验因子的排列规则,即校验因子排列在第几位,则将对应的校验参数就排列在第几位。
如当用户所在城市为深圳时,校验因子的排列规则从前到后为户籍(本人户籍)、婚姻状况、配偶户籍、已有住房数量、缴纳社保年限。当用户选择检验参数的先后顺序为;婚姻状况对应的校验参数为1(表示已婚)、户籍对应的校验参数为2、配偶户籍对应的校验参数为1、缴纳社保年限对应的校验参数为2、已有住房数量对应的校验参数为3,此时排列前的校验参数为12123,按照预设排列规则排列后的校验参数为21132。需要说明的是,各个校验因子都有自己唯一的标识,检验参数中含有对应校验因子的标识,通过校验因子对应的标识可以确定对应的校验参数。
确定模块30,用于基于预设的映射关系,根据排列后的所述校验参数确定所述用户对应的购房资格预评估结果。
当得到排列后的校验参数时,确定模块30基于预设的映射关系,根据排列后的校验参数确定校验结果。在映射关系中,任一排列后的校验参数都有对应的校验结果。当得到校验结果后,确定模块30根据校验结果确定用户对应的购房资格预评估结果。当得到购房资格预评估结果时,输出该购房资格预评估结果供用户查看。
进一步地,所述确定模块30还用于基于预设的映射关系,根据排列后的所述校验参数确定校验结果;若根据所述校验结果未查询出对应的购房套数,则确定所述用户没有资格在所述校验因子对应的城市购房;若根据所述校验结果查询出对应的购房套数,则确定所述用户有资格在所述校验因子对应的城市购房,并确定所述用户对应的购房套数。
当得到排列后的校验参数时,确定模块30基于预设的映射关系,根据排列后的校验参数确定校验结果。需要说明的是,在映射关系中,排列后的校验参数与校验结果之间是以key/value数据库表的形式存在,key对应的是排列后的校验参数,value对应的是校验结果。其中,value对应的是校验结果可用数值或者字母等形式表示。如当使用数值表示时,1表示可以购买一套住房,2表示可以购买两套住房,3表示在该城市的主城区已被限购,4表示在该城市的非主城区不限购,0表示该城市的主城区和非主城区都被限购,不可在该城市购买住房等。可以理解的是,value对应的校验结果并不限制于上述所描述的表现形式。
当根据校验结果未评估出对应的购房套数时,确定模块30确定用户所选择的校验因子对应的城市限购,用户没有资格在该城市购房;当根据校验结果评估出对应的购房套数时,确定模块30确定用户有资格在所选择的校验因子对应的城市购房,并确定用户对应的购房套数。
进一步地,当确定用户有资格在该城市购房时,可输出提示信息,提示用户可继续查询购房按揭的预审额度。当侦测到评估预审额度的查询指令时,提示用户输入贷款金额、贷款年限、以及年利率等信息,根据用户所输入的贷款金额、贷款年限、以及年利率等信息,计算购房按揭的预审额度,并将计算的预审额度显示在显示界面上,供用户查看。
本实施例通过当侦测到用户选择校验参数的选择指令时,根据所述选择指令选择所述校验参数;按照预设排列规则排列所述校验参数,得到排列后的所述校验参数;基于预设的映射关系,根据排列后的所述校验参数确定所述用户对应的购房资格预评估结果。实现了购房者可以通过该购房资格预评估装置进行购房资格预评估,可以随时随地预评估购房资格,避免多次前往房管局现场人工查询,弱化地域限制,简化了现有购房资格评估流程,节约了房屋买卖双方的时间与精力,降低买卖双方的交易成本。
进一步地,提出本申请购房资格预评估装置第二实施例。
所述购房资格预评估装置第二实施例与所述购房资格预评估装置第一实施例的区别在于,参照图5,所述购房资格预评估装置还包括:
获取模块40,用于获取各城市的购房校验因子;
设置模块50,用于设置所述校验因子对应的校验参数。
获取模块40获取各个城市的购房校验因子,设置模块50设置校验因子对应的校验参数。可以理解的是,由于各个城市购房政策的不同,各个城市的购房校验因子也可能不相同,且各个校验因子对应的校验参数也可不相同。各个城市的校验因子由各个城市的购房政策决定。购房资格预评估系统可根据该系统对应的管理人员输入各个城市的校验因子以获取各个城市的校验因子。
如当珠海对应的校验因子有户籍、已有住房数量和缴纳社保年限时,设置模块50可设置户籍对应的校验参数为1和2,1表示珠海户籍,2表示非珠海户籍,其中,该户籍为购房者本人户籍;已有住房套数对应的校验参数为1、2、3和4,1表示已有0套住房,2表示已有1套住房,3表示已有2套住房,4表示已有大于或者等于3套住房,其中,已有住房数量包括本人、配偶、以及未成年子女名下的住房数量;缴纳社保年限对应的校验参数为1和2,1表示在珠海累计连续缴纳社保年限未满1年,2表示在珠海累计连续缴纳社保年限已满1年。
当上海对应的校验因子有本人户籍、缴纳社保年限、婚姻状况、已有住房数量和配偶户籍时,设置模块50可设置本人户籍对应的校验参数为1和2,1表示上海户籍,2表示非上海户籍;缴纳社保年限对应的校验参数为1和2,1表示在上海累计连续缴纳社保年限未满5年,2表示在上海累计连续缴纳社保年限已满5年;婚姻状况对应的校验参数为1和2,1表示未婚,2表示已婚;本人已有住房数量分为本人以及其配偶、未成年子女已有住房数量、本人2011年1月28日前与其父母共有住房数量、本人2011年1月28日后与其父母共有住房数量、配偶2011年1月28日前与其父母共有住房数量、配偶2011年1月28日后与其父母共有住房数量;本人以及其配偶、未成年子女已有住房数量对应的校验参数为1、2和3,1表示已有0套住房,2表示已有1套住房,3表示已有大于或者等于2套住房;本人2011年1月28日前与其父母共有住房数量,以及配偶2011年1月28日前与其父母共有住房数量对应的校验参数都为1、2和3,1表示已有3套以内住房,2表示已有3套住房,3表示已有大于3套住房;本人2011年1月28日后与其父母共有住房数量,以及配偶2011年1月28日后与其父母共有住房数量对应的校验参数都为1、2和3,1表示已有0套住房,2表示已有1套住房,3表示已有大于或者等于2套住房;配偶户籍对应的校验参数为1和2,1表示上海户籍,2表示非上海户籍。
存储模块60,用于存储所述校验参数和校验因子;
所述设置模块50还用于设置所述校验因子的排列规则。
存储模块60存储各个城市的校验参数和校验因子,设置模块50设置各个城市校验因子的排列规则。需要说明的是,存储各个城市校验参数和校验因子的存储介质包括但不限于只读存储器、磁盘或者光盘。各个校验因子的排列规则可根据各个校验因子在购房中的重要程度而设置,如在上海,可将本人户籍或配偶户籍排列在首位,将已有住房数量排列在第二位,缴纳社保年限排列在第三位等。
所述排列模块20还用于根据所述排列规则排列所述校验因子对应的校验参数;
所述设置模块50还用于设置排列后的所述校验参数和校验结果之间的映射关系。
当确定校验因子的排列规则后,排列模块20根据排列规则排列各个城市校验因子对应的校验参数,得到排列后的校验参数,设置模块50设置排列后的检验参数和校验结果之间的映射关系。如当上海各个校验因子的排列规则为户籍在第一位,已有住房数量在第二位,缴纳社保年限排列在第三位。则可设置当排列后的校验参数为212时,对应的校验结果为1;当排列后的校验参数为121时,对应的校验结果为1;当排列后的校验参数为122时,对应的校验结果为2;当排列后的校验参数为112时,对应的校验结果为3等。
进一步地,所述购房资格预评估装置还包括:
修改模块,用于当侦测到修改所述校验因子和/或校验参数的修改指令时,根据所述修改指令对应修改所述校验因子和/或校验参数。
进一步地,当侦测到修改校验因子和/或校验参数的修改指令时,修改模块根据所侦测的修改指令对应修改校验因子和/或检验参数。可以理解的是,修改指令可为变更现有校验因子对应的校验参数、增加某个城市对应的校验因子、删除某个城市对应的校验因子、增加某个校验因子对应的校验参数,或者删除某个校验因子对应的校验参数等。
本实施例通过设置各个城市校验因子对应的校验参数,设置各个校验因子的排列规则,以及根据排列规则排列后的校验参数和校验结果之间的映射关系,以实现购房者可随时随地预评估购房资格。
此外,本申请实施例还提出一种购房资格预评估系统,如图6所示,图6是本申请实施例方案涉及的硬件运行环境的设备结构示意图。
本申请实施例购房资格预评估系统可以是PC(personal computer,个人计算机),也可以是智能手机、平板电脑、电子书阅读器、MP3(Moving Picture Experts Group Audio Layer III,动态影像专家压缩标准音频层面3)播放器、MP4(Moving Picture Experts Group Audio Layer IV,动态影像专家压缩标准音频层面4)播放器、便携计算机等具有显示功能的可移动式终端设备。
如图1所示,该购房资格预评估系统可以包括:处理器1001,例如CPU,网络接口1004,用户接口1003,存储器1005,通信总线1002。其中,通信总线1002用于实现这些组件之间的连接通信。用户接口1003可以包括显示屏(Display)、输入单元比如键盘(Keyboard),可选用户接口1003还可以包括标准的有线接口、无线接口。存储器1005可以是高速RAM存储器,也可以是稳定的存储器(non-volatile memory),例如磁盘存储器。存储器1005可选的还可以是独立于前述处理器1001的存储装置。
可选地,购房资格预评估系统还可以包括摄像头、RF(Radio Frequency,射频)电路,传感器、音频电路、WiFi模块等等。
本领域技术人员可以理解,图1中示出的购房资格预评估系统结构并不构成对终端的限定,可以包括比图示更多或更少的部件,或者组合某些部件,或者不同的部件布置。
如图1所示,作为一种计算机存储介质的存储器1005中可以包括操作系统以及购房资格预评估程序。其中,操作系统是管理和控制购房资格预评估系统硬件和软件资源的程序,支持购房资格预评估程序以及其它软件和/或程序的运行。
在图1所示的购房资格预评估系统中,用户接口1003主要用于侦测选择指令、修改指令等。而处理器1001可以用于调用存储器1005中存储的购房资格预评估程序,并执行购房资格预评估方法的步骤。
本申请购房资格预评估系统具体实施方式与上述购房资格预评估方法各实施例基本相同,在此不再赘述。
此外,本申请实施例还提出一种计算机可读存储介质,所述计算机可读存储介质上存储有购房资格预评估程序,所述购房资格预评估程序被处理器执行时实现购房资格预评估方法的步骤。
本申请计算机可读存储介质具体实施方式与上述购房资格预评估方法各实施例基本相同,在此不再赘述。
需要说明的是,在本文中,术语“包括”、“包含”或者其任何其他变体意在涵盖非排他性的包含,从而使得包括一系列要素的过程、方法、物品或者装置不仅包括那些要素,而且还包括没有明确列出的其他要素,或者是还包括为这种过程、方法、物品或者装置所固有的要素。在没有更多限制的情况下,由语句“包括一个……”限定的要素,并不排除在包括该要素的过程、方法、物品或者装置中还存在另外的相同要素。

通过以上的实施方式的描述,本领域的技术人员可以清楚地了解到上述实施例方法可借助软件加必需的通用硬件平台的方式来实现,当然也可以通过硬件,但很多情况下前者是更佳的实施方式。基于这样的理解,本申请的技术方案本质上或者说对现有技术做出贡献的部分可以以软件产品的形式体现出来,该计算机软件产品存储在一个存储介质(如ROM/RAM、磁碟、光盘)中,包括若干指令用以使得一台终端设备(可以是手机,计算机,服务器,空调器,或者网络设备等)执行本申请各个实施例所述的方法。

Claims (20)

  1. 一种购房资格预评估方法,其特征在于,所述购房资格预评估方法包括以下步骤:
    当侦测到用户选择校验参数的选择指令时,根据所述选择指令选择所述校验参数;
    按照预设排列规则排列所述校验参数,得到排列后的所述校验参数;
    基于预设的映射关系,根据排列后的所述校验参数确定所述用户对应的购房资格预评估结果。
  2. 如权利要求1所述的购房资格预评估方法,其特征在于,所述基于预设的映射关系,根据排列后的所述校验参数确定所述用户对应的购房资格预评估结果的步骤包括:
    基于预设的映射关系,根据排列后的所述校验参数确定校验结果;
    若根据所述校验结果未评估出对应的购房套数,则确定所述用户没有资格在所述校验因子对应的城市购房;
    若根据所述校验结果评估出对应的购房套数,则确定所述用户有资格在所述校验因子对应的城市购房,并确定所述用户对应的购房套数。
  3. 如权利要求1所述的购房资格预评估方法,其特征在于,所述当侦测到用户选择校验参数的选择指令时,根据所述选择指令选择所述校验参数的步骤之前,还包括:
    获取各城市的购房校验因子,设置所述校验因子对应的校验参数;
    存储所述校验参数和校验因子,并设置所述校验因子的排列规则;
    根据所述排列规则排列所述校验因子对应的校验参数,并设置排列后的所述校验参数和校验结果之间的映射关系。
  4. 如权利要求3所述的购房资格预评估方法,其特征在于,所述购房资格预评估方法还包括:
    当侦测到修改所述校验因子和/或校验参数的修改指令时,根据所述修改指令对应修改所述校验因子和/或校验参数。
  5. 如权利要求3所述的购房资格预评估方法,其特征在于,所述校验因子至少包括户籍、婚姻状况、已有住房数量、购房类别、缴纳社保年限、购房区域和购房面积中的一种。
  6. 如权利要求2所述的购房资格预评估方法,其特征在于,所述当侦测到用户选择校验参数的选择指令时,根据所述选择指令选择所述校验参数的步骤之前,还包括:
    获取各城市的购房校验因子,设置所述校验因子对应的校验参数;
    存储所述校验参数和校验因子,并设置所述校验因子的排列规则;
    根据所述排列规则排列所述校验因子对应的校验参数,并设置排列后的所述校验参数和校验结果之间的映射关系。
  7. 如权利要求6所述的购房资格预评估方法,其特征在于,所述购房资格预评估方法还包括:
    当侦测到修改所述校验因子和/或校验参数的修改指令时,根据所述修改指令对应修改所述校验因子和/或校验参数。
  8. 如权利要求6所述的购房资格预评估方法,其特征在于,所述校验因子至少包括户籍、婚姻状况、已有住房数量、购房类别、缴纳社保年限、购房区域和购房面积中的一种。
  9. 一种购房资格预评估装置,其特征在于,所述购房资格预评估装置包括:
    选择模块,用于当侦测到用户选择校验参数的选择指令时,根据所述选择指令选择所述校验参数;
    排列模块,用于按照预设排列规则排列所述校验参数,得到排列后的所述校验参数;
    确定模块,用于基于预设的映射关系,根据排列后的所述校验参数确定所述用户对应的购房资格预评估结果。
  10. 如权利要求9所述的购房资格预评估装置,其特征在于,所述确定模块还用于基于预设的映射关系,根据排列后的所述校验参数确定校验结果;若根据所述校验结果未评估出对应的购房套数,则确定所述用户没有资格在所述校验因子对应的城市购房;若根据所述校验结果评估出对应的购房套数,则确定所述用户有资格在所述校验因子对应的城市购房,并确定所述用户对应的购房套数。
  11. 如权利要求9所述的购房资格预评估装置,其特征在于,所述购房资格预评估装置还包括:
    获取模块,用于获取各城市的购房校验因子;
    设置模块,用于设置所述校验因子对应的校验参数;
    存储模块,用于存储所述校验参数和校验因子;
    所述设置模块还用于设置所述校验因子的排列规则;
    所述排列模块还用于根据所述排列规则排列所述校验因子对应的校验参数;
    所述设置模块还用于设置排列后的所述校验参数和校验结果之间的映射关系。
  12. 如权利要求11所述的购房资格预评估装置,其特征在于,所述购房资格预评估装置还包括:
    修改模块,用于当侦测到修改所述校验因子和/或校验参数的修改指令时,根据所述修改指令对应修改所述校验因子和/或校验参数。
  13. 如权利要求11所述的购房资格预评估装置,其特征在于,所述校验因子至少包括户籍、婚姻状况、已有住房数量、购房类别、缴纳社保年限、购房区域和购房面积中的一种。
  14. 如权利要求10所述的购房资格预评估装置,其特征在于,所述购房资格预评估装置还包括:
    获取模块,用于获取各城市的购房校验因子;
    设置模块,用于设置所述校验因子对应的校验参数;
    存储模块,用于存储所述校验参数和校验因子;
    所述设置模块还用于设置所述校验因子的排列规则;
    所述排列模块还用于根据所述排列规则排列所述校验因子对应的校验参数;
    所述设置模块还用于设置排列后的所述校验参数和校验结果之间的映射关系。
  15. 如权利要求14所述的购房资格预评估装置,其特征在于,所述购房资格预评估装置还包括:
    修改模块,用于当侦测到修改所述校验因子和/或校验参数的修改指令时,根据所述修改指令对应修改所述校验因子和/或校验参数。
  16. 如权利要求14所述的购房资格预评估装置,其特征在于,所述校验因子至少包括户籍、婚姻状况、已有住房数量、购房类别、缴纳社保年限、购房区域和购房面积中的一种。
  17. 一种购房资格预评估系统,其特征在于,所述购房资格预评估系统包括存储器、处理器和存储在所述存储器上并可在所述处理器上运行的购房资格预评估程序,所述购房资格预评估程序被所述处理器执行时实现如下步骤:
    当侦测到用户选择校验参数的选择指令时,根据所述选择指令选择所述校验参数;
    按照预设排列规则排列所述校验参数,得到排列后的所述校验参数;
    基于预设的映射关系,根据排列后的所述校验参数确定所述用户对应的购房资格预评估结果。
  18. 如权利要求17所述的购房资格预评估系统,其特征在于,所述基于预设的映射关系,根据排列后的所述校验参数确定所述用户对应的购房资格预评估结果的步骤包括:
    基于预设的映射关系,根据排列后的所述校验参数确定校验结果;
    若根据所述校验结果未评估出对应的购房套数,则确定所述用户没有资格在所述校验因子对应的城市购房;
    若根据所述校验结果评估出对应的购房套数,则确定所述用户有资格在所述校验因子对应的城市购房,并确定所述用户对应的购房套数。
  19. 一种计算机可读存储介质,其特征在于,所述计算机可读存储介质上存储有购房资格预评估程序,所述购房资格预评估程序被处理器执行时实现如下步骤:
    当侦测到用户选择校验参数的选择指令时,根据所述选择指令选择所述校验参数;
    按照预设排列规则排列所述校验参数,得到排列后的所述校验参数;
    基于预设的映射关系,根据排列后的所述校验参数确定所述用户对应的购房资格预评估结果。
  20. 如权利要求19所述的计算机可读存储介质,其特征在于,所述基于预设的映射关系,根据排列后的所述校验参数确定所述用户对应的购房资格预评估结果的步骤包括:
    基于预设的映射关系,根据排列后的所述校验参数确定校验结果;
    若根据所述校验结果未评估出对应的购房套数,则确定所述用户没有资格在所述校验因子对应的城市购房;
    若根据所述校验结果评估出对应的购房套数,则确定所述用户有资格在所述校验因子对应的城市购房,并确定所述用户对应的购房套数。
