Claims (24)
- 복수개의 객실을 가지는 호텔 객실판매 및 운영시스템에 있어서,호텔, 레지던스의 복수개의 객실에 대한 분양정보를 입력받아, 호텔의 객실판매 및 운영정보에 근거하여 객실을 사용한 고객이 결제한 금액을 해당 객실수분양자의 결제 계좌로 입금되고, 각 객실수분양자로부터 관리비를 납부받아 객실수분양자별 객실판매 매출을 산출하여 객실별 매출산출결과를 제공하는 운영서버; 및상기 운영 서버에 연결되고, 원하는 객실을 분양받고 자신이 수분양한 객실에 대한 판매 및 운영정보와 매출산출결과를 요청하고 수신받는 운영 프로그램이 설치된 복수개의 수분양단말을 포함하는 호텔 객실판매 및 운영시스템.
- 제 1 항에 있어서,상기 호텔, 레지던스의 복수개의 객실을 객실수분양자에게 분양 정보를 제공하기 위한 분양서버를 더 포함하는 호텔 객실판매 및 운영시스템.
- 제 1 항에 있어서,상기 운영서버는,상기 운영 프로그램과 연계되어 데이타를 송수신하기 위한 데이터 송수신부;각 객실별 운영정보를 입력받기 위한 운영정보 입력부;입력되는 운영정보 및 분양정보에 의해 객실별 판매 매출을 산출하도록 각 구성을 제어하는 제어부;객실별 매출을 산출하는 객실별 판매 매출산출부;상기 객실별 분양정보를 저장하는 분양정보 DB;상기 객실에 대한 운영사항에 대한 상세정보를 저장하는 운영정보 DB;해당 객실에 등기 분양된 객실수분양자에 관한 사업자에 대한 정보를 저장하는 사업자 DB; 및객실사업자별 고객회원정보를 저장하는 회원DB;를 포함하는 것을 특징으로 하는 호텔 객실판매 및 운영시스템.
- 제 3 항에 있어서,상기 객실별 판매 매출산출부는,특정 단위로 발생하는 객실판매 매출을 상기 객실수분양자에게 순번적으로 배정되도록 객실판매 매출을 산출하는 것을 특징으로 하는 호텔 객실판매 및 운영시스템.
- 제 3 항에 있어서,상기 객실별 판매 매출산출부는, 객실별 임대료를 차등적용하여 객실별 영업실적에 의해 고객 점유율, 사용한 데이터에 따라 해당 객실에 지정된 임차인에게 객실판매 매출을 배정하도록 객실판매 매출을 산출하는 것을 특징으로 하는 호텔 객실판매 및 운영시스템.
- 제 3 항에 있어서,상기 객실별 판매 매출산출부는,특정단위로 발생하는 객실판매 총매출을 객실수대로 나눠 임차인에게 균등하게 배분하도록 객실판매 매출을 산출하는 것을 특징으로 하는 호텔 객실판매 및 운영시스템.
- 제 1 항에 있어서,상기 투자자의 분양서버 또는 오프라인상의 분양주체로부터 객실을 분양받은 복수개의 수분양단말측의 사업자는 객실판매 매출을 위해 개인사업자 또는 법인사업자로 등록하여 소유등기를 하거나 보증금에 대한 권리를 전세 등기하여 보호를 받으며, 상기 운영서버의 주체가 되어 소유 또는 임차한 호텔객실의 판매에서 발생된 매출 수입을 각각의 사업자인 수분양자 또는 임차인의 결제계좌로 직접 입금되도록 관리되고, 사업자로 등록된 객실별 수분양자 또는 임차인 본인의 객실에서 발생하는 매출에서 운영법인이 관리하는 호텔의 고정비와 변동비를 매일 또는 매주, 매월 등 계약단위로 임대료와 약정된 관리비를 납부하는 것을 특징으로 하는 호텔 객실판매 및 운영시스템.
- 제 1 항에 있어서,상기 분양은 구입한 객실의 임대 기간이 정해진 임대 분양이며, 객실수분양자는 임차인인 것을 특징으로 하는 호텔 객실판매 및 운영시스템.
- 제 1 항에 있어서,상기 호텔, 레지던스의 복수개의 객실을 운영하는 방식은 상기 운영 서버를 통해 객실을 분양받은 사업자가 스스로 직접 영업하여 자신이 분양받은 객실을 직접 판매하는 방식(이하 ‘제I투숙방식’ 이라함)과, 상기 제I투숙방식으로 채워지지 않은 객실에, 호텔에서 책정한 정상가격을 내는 정상가격고객 또는 할인가격을 적용받는 할인가격고객을 순번대로 호텔의 빈 객실에 배정하여 판매하는 방식(이하 정상가 고객을 ‘제II-1투숙방식’ 이라 하고, 할인가격고객을 ‘제II-2투숙방식’이라함)과, 객실수분양자가 당일 자신의 객실보다 더 많은 고객을 영업을 한 경우 다른 객실수분양자의 객실을 고객에게 제공하고 소정의 가격 할당 규칙(예, 객실료중에서 영업한 객실수분양자와 자신의 객실을 빌려준 객실수분양자와 할당하는 규칙)에 따라 객실 사용료를 분배하는 방식(이하 ‘제III투숙방식’ 이라함)을 사용하는 것을 특징으로 하는 호텔 객실판매 및 운영시스템.
- 제 9 항에 있어서,상기 방식은 전체 객실수분양자에게 동일한 혜택이 돌아가도록 하기 위해 ‘제II-1투숙방식’ 또는 ‘제II-2투숙방식’을 배정받아야 할 경우 ‘제I투숙방식’ 또는‘제III투숙방식’으로 객실이 채워진 상태라면, 이후에 객실이 비었을 때 ‘제II-1투숙방식’ 또는 ‘제II-2투숙방식’을 즉시 배정받도록 하는 것을 특징으로 하는 호텔 객실판매 및 운영시스템.
- 제 9 항에 있어서,상기 전체 객실수분양자에게 동일한 혜택이 돌아가도록 하기 위해 ‘제II-1투숙방식’ 또는 ‘제II-2투숙방식’은 할인가격의 할인율에 따라 ‘제II-2투숙방식’은 몇 개의 투숙방식으로 나눌 수 있으며, 할인율이 10%인 경우는 ‘제II-2-1투숙방식’,할인율이 20%인경우는 ‘제II-2-2투숙방식’,할인율이 30%인 경우는 ‘제II-2-3투숙방식' 등으로 방식을 세분화하는 것을 특징으로 하는 호텔 객실판매 및 운영시스템.
- 제 9 항에 있어서,상기 방식에서 빈 객실에 정상가 고객의‘제II-1투숙방식’과 할인가격 고객의 ‘제II-2투숙방식’으로 고객을 배정할 때, 전체 객실을 돌아가면서 고객의 수에 따라 순차적으로 배정하되 각각 다른 출발점의 사이클(cycle)을 가지고 고객을 배정하는 것을 특징으로 하는 호텔 객실판매 및 운영시스템.
- 제 12 항에 있어서,상기‘제II-2-1투숙방식’, 상기‘제II-2-2투숙방식’, 상기‘제II-2-3투숙방식’도 각각 위와 같이 출발하는 객실을 결정하여 고객을 배정하는 것을 특징으로 하는 호텔 객실판매 및 운영시스템.
- 복수개의 객실을 분양하여 호텔의 객실판매 및 운영 방법에 있어서,(a) 운영 서버가 호텔, 레지던스의 객실의 분양정보가 입력되었는지를 판단하여 입력된 분양정보를 분양 정보DB로 저장하는 단계;(b) 운영 프로그램으로부터 상기 객실의 운영정보가 입력되었는지를 판단하여 입력된 운영정보를 저장하는 단계;(c) 상기 분양정보와 상기 운영정보에 근거하여 객실을 사용한 고객이 결제한 금액을 해당 객실수분양자의 결제 계좌로 입금되고, 각 객실수분양자로부터 관리비를 납부받아 객실별 판매 매출을 산출하는 단계; 및(d) 상기 산출된 객실별 판매 매출 정보를 해당 객실수분양자에게 전송하는 단계를 포함하는 것을 특징으로 하는 호텔 객실판매 및 운영 방법.
- 제 14 항에 있어서,상기 단계 (a)는, 만일 상기 분양이 오프라인으로 이루어진 경우 객실별 분양금, 관리비, 임대료(임대차 경우) 등 객실별 세부 분양정보를 운영회사의 상기 운영서버에 입력시키는 것을 특징으로 하는 호텔 객실판매 및 운영 방법.
- 제 14 항에 있어서,상기 단계 (c)는,특정 단위로 발생하는 객실판매 매출을 상기 임차인에게 순번적으로 배정되도록 매출을 산출하는 것을 특징으로 하는 호텔 객실판매 및 운영 방법.
- 제 14 항에 있어서,상기 단계 (c)는,객실별 임대료를 차등적용하여 객실별 영업실적에 의해 고객 점유율, 사용한 데이터에 따라 지정된 임차인에게 객실판매 매출을 배정하도록 객실판매 매출을 산출하는 것을 특징으로 하는 호텔 객실판매 및 운영 방법.
- 제 14 항에 있어서,상기 단계 (c)는,특정단위로 발생하는 객실판매 총매출을 객실수대로 나눠 임차인에게 균등하게 배분하도록 객실판매 매출을 산출하는 것을 특징으로 하는 호텔 객실판매 및 운영 방법.
- 제 14 항에 있어서,상기 단계 (c)에서, 상기 호텔, 레지던스의 복수개의 객실을 운영하는 방식은 상기 운영 서버를 통해 객실을 분양받은 사업자가 스스로 직접 영업하여 자신이 분양받은 객실을 직접 판매하는 방식(이하 ‘제I투숙방식’ 이라함)과, 상기 제I투숙방식으로 채워지지 않은 객실에, 호텔에서 책정한 정상가격을 내는 정상가격고객 또는 할인가격을 적용받는 할인가격고객을 순번대로 호텔의 빈 객실에 배정하여 판매하는 방식(이하 정상가 고객을 ‘제II-1투숙방식’ 이라 하고, 할인가격고객을 ‘제II-2투숙방식’이라함)과, 객실수분양자가 당일 자신의 객실보다 더 많은 고객을 영업을 한 경우 다른 객실수분양자의 객실을 고객에게 사용하게 하고 소정의 가격 할당 규칙(예, 객실료 중에서 영업한 객실수분양자와 자신의 객실을 빌려준 객실수분양자와가 할당하는 규칙)에 따라 객실 사용료를 분배하는 방식(이하 ‘제III투숙방식’ 이라함)을 사용하는 것을 특징으로 하는 호텔 객실판매 및 운영 방법.
- 제 19 항에 있어서,상기 방식은 전체 객실수분양자에게 동일한 혜택이 돌아가도록 하기 위해 ‘제II-1투숙방식’ 또는 ‘제II-2투숙방식’을 배정받아야 할 경우 ‘제I투숙방식’ 또는‘제III투숙방식’으로 객실이 채워진 상태라면, 이후에 객실이 비었을 때 ‘제II-1투숙방식’ 또는 ‘제II-2투숙방식’을 즉시 배정받도록 하는 것을 특징으로 하는 호텔 객실판매 및 운영 방법.
- 제 19 항에 있어서,상기 전체 객실수분양자에게 동일한 혜택이 돌아가도록 하기 위해 ‘제II-1투숙방식’ 또는 ‘제II-2투숙방식’은 할인가격의 할인율에 따라 ‘제II-2투숙방식’은 몇 개의 투숙방식으로 나눌 수 있으며, 할인율이 10%인 경우는 ‘제II-2-1투숙방식’,할인율이 20%인경우는 ‘제II-2-2투숙방식’,할인율이 30%인 경우는 ‘제II-2-3투숙방식’, 등으로 방식을 세분화하는 것을 특징으로 하는 호텔 객실판매 및 운영 방법.
- 제 19 항에 있어서,상기 방식에서 빈 객실에 정상가 고객‘제II-1투숙방식’과 할인가격 고객‘제II-2투숙방식’으로 고객을 배정할 때, 전체 객실을 돌아가면서 객실수에 따라 순차적으로 배정하되 각각 다른 출발점의 사이클(cycle)을 가지고 고객을 배정하는 것을 특징으로 하는 호텔 객실판매 및 운영 방법.
- 제 22 항에 있어서,상기‘제II-2-1투숙방식’, 상기‘제II-2-2투숙방식’, 상기‘제II-2-3투숙방식’도 각각 위와 같이 출발하는 객실을 결정하여 고객을 배정하는 것을 특징으로 하는 호텔 객실판매 및 운영 방법.
- 컴퓨터에, 복수개의 객실을 분양하여 호텔의 객실판매 및 운영 방법에 있어서, (a) 운영서버가 호텔, 레지던스 객실의 분양정보가 입력되었는지를 판단하여 입력된 분양정보를 운영 서버의 분양 정보DB로 저장하는 기능;(b) 운영 프로그램으로부터 상기 객실의 운영정보가 입력되었는지를 판단하여 입력된 운영정보를 저장하는 기능;(c) 상기 분양정보와 상기 운영정보에 근거하여 객실을 사용한 고객이 결제한 금액을 해당 객실수분양자의 결제 계좌로 입금되고, 각 객실수분양자로부터 관리비를 납부 받아 객실별 판매 매출을 산출하는 기능; 및(d) 상기 산출된 객실별 판매 매출을 해당 객실수분양자에게 전송하는 기능을 실현시키기 위한 프로그램을 기록한 컴퓨터로 읽을 수 있는 기록매체.
