Ces procédés présentent l'inconvénient de faire appel a des techniques de mise en oeuvre complexes : une ventilation doit être préservée entre la couche isolante et la couverture (tuiles, bardeaux, ardoises, etc...) afin de limiter le choc thermique reçu par cette couverture et d'empêcher sa détérioration (éclatement des tuiles).Comme par ailleurs il convient de protéger l'isolant de l'humidité ou de l'action directe de l'eau en cas de défaillance de l'étanchéité de la toiture, il est nécessaire de prévoir un film étanche a l'eau entre la couverture et l'isolant ; une ventilation entre film étanche et isolant est nécessaire pour empêcher la condensation dans l'isolant.
