When the abnormal behavior detection module 14 detects that the buyer account has a behavior that does not further obtain the object precision information 112 of one of the real estate objects after obtaining the object fuzzy information 111 and the cumulative number of the behaviors (not limited to using the same buyer device 20) has reached a predetermined value, for example, the buyer account usually has no subsequent actions after browsing the object fuzzy information 111, step S34(b) is executed, the abnormal behavior detection module 14 determines that the buyer account may have abnormal behavior and transmits an abnormal behavior notification message to the management device 40. The reason for this is that since the behavior of an account that stops after browsing the object fuzzy information 111 often indicates that the account is a false account or has a high possibility of other purposes, the abnormal behavior detection module 14 notifies the administrator device 40 of the behavior of the account for the administrator of the administrator device 40 to perform subsequent processing.

When the abnormal behavior detection module 14 detects that the buyer account has a behavior that does not further obtain the seller contact information after obtaining the object precision information 112 and the cumulative number of times of this behavior (not limited to using the same buyer-side device 20) reaches a predetermined value, for example, the buyer account usually has no subsequent actions after browsing the object precision information 112, step S35(b) is executed, and the abnormal behavior detection module 14 determines that the buyer account may have abnormal behavior and transmits an abnormal behavior notification message to the management-side device 40. The reason for performing this step is that if an account has no follow-up action after browsing the object precision information 112 frequently, it means that the account only has a very high possibility of collecting the object precision information 112, and therefore the contribution of the account to promote the object sales will be very low, which may cause an unfair phenomenon to the joint sales mechanism, and therefore the abnormal behavior detection module 14 will notify the administrator device 40 of the behavior of the account for the administrator of the administrator device 40 to perform follow-up processing.
After the object disclosure module 11 provides the seller contact information of the real estate object to the buyer device 20, the abnormal behavior detection module 14 detects whether the buyer account is further connected to the seller account. When the buyer account is further linked to the seller account, step S36(a) is executed, for example, the two parties open a real-time chat room, the recording module 13 starts to record the action history of the buyer account and the seller account in the process of buying and selling the real estate object, and the phase task prompting module 12 also starts to prompt the buyer account and the seller account for phase tasks in the process of buying and selling (i.e., step S41 is started).
When the abnormal behavior detection module 14 detects that the buyer account has a behavior that is not further connected to the seller account after obtaining the seller contact information 113, and the cumulative number of times of the behavior (not limited to the number of times the same buyer device 20 needs to be used) reaches a predetermined value, step S36(b) is executed, the abnormal behavior detection module 14 determines that the buyer account may have an abnormal behavior, and transmits an abnormal behavior notification message to the management device 40. This is performed because if an account is frequently taken out of operation after the seller contact information 113 is obtained, it indicates that the possibility that the account is for collecting personal information is high, and therefore, the abnormal behavior detection module 14 notifies the management-side device 40 of the account behavior for subsequent processing by the administrator of the management-side device 40.
Therefore, the immotile joint selling system 1 of the present invention can detect whether the abnormal behavior occurs in the buyer's account according to the object browsing history of the buyer's account.
Fig. 4 is a flowchart illustrating steps of a second embodiment of the real estate information method, and the second embodiment illustrates the operation of the real estate linkage system 1 during the trading of real estate objects.
First, in step 41, the stage task prompting module 12 sends a prompting message of the first stage task to the buyer device 20 and the seller device 30 to prompt the buyer account and the seller account to perform the first stage task. In one embodiment, the first stage task may be, for example, a watching task, so the stage task prompting module 12 prompts the buyer side account and the seller side account to perform a behavior of watching the real estate object, but is not limited thereto, and the first stage task may be other tasks.
Thereafter, step S42 is executed, when the completion deadline of the currently performed stage task is reached, the stage task prompting module 12 transmits a display request command to the buyer device 20 and the seller device 30 to request the buyer account and the seller account to return a task result response message, so that the host system 1 can know whether the buyer account and the seller account actually perform the stage task. In one embodiment, when the buyer device 20 and the seller device 30 receive the echo request command, the buyer application unit 22 and the seller application unit 32 can generate an electronic form (as a task result response message) for the buyer account and the seller account to input the progress result of the task at the stage. The implementation of the task result response message is merely an example and not a limitation.
The task result response message is described herein. FIG. 5 is a diagram of a task result response message 50, according to an embodiment of the invention. As shown in FIG. 5, the task result response message 50 (e-form) can be displayed on the display screens of the buyer device 20 and the seller device 30, and has an input interface for inputting messages to the buyer account and the seller account to generate the task result response message. In one embodiment, task result response message 50 may have different content for different phase tasks. In addition, in one embodiment, the task result response message 50 may have an input field for the reason why the task is not completed, which may be implemented using a drop-down menu 51 and have default options for the user to choose from, but is not limited to. In some embodiments, task result response message 50 may also have an input field for the task completion time.
Please refer to fig. 4 again. Thereafter, step 43 is executed, and the host system 10 receives the task result response messages (e-forms) transmitted by the buyer device 20 and the seller device 30, wherein the received task result response messages can be stored by the recording module 13.
Thereafter, step S44 is executed, and the abnormal behavior detection module 14 compares whether the task result response message sent by the buyer device 20 matches the task result response message sent by the seller device 30. The "match" referred to herein may be, for example, whether or not the responses of both the parties to the completion of the task are consistent, whether or not the responses of both the parties to the time of completion of the task are inconsistent, whether or not the responses of both the parties to the reasons for the incompletion of the task are consistent, and the like, and is not limited thereto. In addition, in one embodiment, if the buyer-side device 20 or the seller-side device 30 does not send the task result response message to the host system 10, the abnormal behavior detection module 14 also sends an abnormal behavior notification message to the manager-side device 40.
When the task result response message transmitted by the buyer side device 20 matches the task result response message transmitted by the seller side device 30, that is, no abnormal behavior occurs, step S45(a) is executed, and the phase task prompting module 12 determines whether there is a next phase task
When the task result response message transmitted by the buyer device 20 does not match the task result response message transmitted by the seller device 30, step S45(b) is executed and the abnormal behavior detection module 14 transmits an abnormal behavior notification message to the manager device 40. The reason for performing this step is that the inconsistency between the responses of the buyer account and the seller account indicates the possibility of abnormal behavior (e.g., some behavior may be hidden) occurring in the buyer account or the seller account, so the abnormal behavior detection module 14 will transmit an abnormal behavior notification message to the management apparatus 40 for the administrator of the management apparatus 40 to perform subsequent processing. In addition, since the user may have input errors when filling out the electronic form, in some embodiments, the abnormal behavior detection module 14 may also be configured to transmit the abnormal behavior notification message to the management device 40 only after the number of times of inconsistent responses between the two parties is accumulated to a default value, thereby reducing the probability of erroneous determination.
In addition, when the stage task prompting module 12 determines that there is a next stage task, step S46 is executed, the stage task prompting module 12 transmits a prompting message corresponding to the next stage task to the buyer device 20 and the seller device 30 to prompt the buyer account and the seller account to perform the next stage task, and steps S42 to S46 are executed again until the stage task prompting module 12 determines that there is no next stage task. Furthermore, in one embodiment, the phase tasks may be performed according to the order of the appointment task, the actual band-view task, the review task, the acceptance or negotiation task, the acceptance, the rotation or subsidization task, the contract completion task, and the cross-room completion task, but the order of the phase tasks may be changed as needed as long as it is reasonable. In addition, the stage tasks can be increased or decreased arbitrarily according to the requirements. In one embodiment, the sequence or increase or decrease of the stage task can be set by the administrator through the host device 40 to the host system 10.
When the phase task prompting module 12 determines that there is no next phase task (i.e., the last phase task is completed), step S47 is executed, and the phase task prompting module 12 transmits a satisfaction survey request command to the buyer device 20 and the seller device 30. In one embodiment, when the buyer device 20 and the seller device 30 receive the satisfaction survey request command, the buyer application unit 22 and the seller application unit 32 can generate an electronic satisfaction survey form respectively for the buyer account and the seller account to make an evaluation and return to the trading process. In an embodiment, the electronic satisfaction questionnaire may include, without limitation, satisfaction options for the trading process, an evaluation of the other party, and the like.
Then, step S48 is executed, the feedback module 15 adjusts the authority limit or the evaluation value of the buyer account according to the behavior history of the buyer account during the buying and selling process, and adjusts the authority limit or the evaluation value of the seller account according to the behavior history of the seller account during the buying and selling process. In one embodiment, the feedback module 15 can adjust the authority limit or the evaluation value of the buyer account (or the seller account) according to the number of stage tasks completed by the buyer account (or the seller account), the evaluation obtained by the buyer account (or the seller account) in the transaction process, or other behavior courses, so that the higher the number of stage tasks completed by the buyer account (or the seller account) is, the better the obtained evaluation is, the higher the authority limit or the evaluation value of the buyer account (or the seller account) can be adjusted, thereby greatly promoting the utilization rate of the inactive joint selling system 1, and since the evaluation value and the authority limit depend on the performance of the user in the transaction process, the forward value-adding effect can be generated on the transaction rate of the house transaction.
In addition, in an embodiment, the feedback module 15 may also adjust the authority limit or the evaluation value of the buyer side account (or the seller side account) according to the number of times of the abnormal behavior of the buyer side account (or the seller side account) in the trading process, for example, when the number of the abnormal behavior of the buyer side account (or the seller side account) in the trading process is more, the authority limit or the evaluation value is also reduced, so that the probability of the abnormal behavior is greatly reduced, and the reliability and the credibility of the inactive joint selling system 1 for the joint selling mechanism are greatly improved.
By the system and the method for the co-production and the co-sale without movement, the behaviors of the buyer and the seller can be recorded and detected, and when one party has abnormal behavior, the main system can inform the management terminal in real time to process, so that the reduction of the reliability and the trust of the co-sale system can be avoided, the safety of the buying and selling process can be improved, and the possibility of object transaction can be increased potentially.

Claims (20)

1. An immobile obstetric co-selling system, comprising:
an object exposing module for providing object information of a plurality of real estate objects;
the recording module is used for recording at least one action course of a buying and selling process of a real estate object of a buyer side account and a seller side account; and
and the abnormal behavior detection module is used for comparing a behavior course of the buyer side account in the buying and selling process with a behavior course of the seller side account in the buying and selling process so as to detect whether abnormal behaviors possibly occur in the buyer side account or the seller side account.
2. The real estate joint selling system of claim 1 wherein the object information of each real estate object includes an object fuzzy information and an object precise information, and when the buyer side device receives the object fuzzy information of one of real estate, the recording module starts recording an object browsing history of the buyer side account.
3. The motionless parity joint selling system of claim 2, wherein the abnormal behavior detecting module detects whether the abnormal behavior of the buyer's account or the seller's account is possible by comparing a task result response message transmitted from the buyer's account through a buyer's device with a task result response message transmitted from the seller's account through a seller's device, wherein the task result response message corresponds to at least one stage of the transaction process, and when the abnormal behavior detection module detects that the buyer account has a behavior that the object precision information of a real estate object is not further obtained after the object fuzzy information of the real estate object is obtained, and when the accumulated times of the behaviors reach a default value, the abnormal behavior detection module transmits an abnormal behavior notification message to a management terminal device.
4. The real estate joint selling system of claim 2 wherein the object information of each real estate object further comprises a seller contact information, and the abnormal behavior detection module detects whether the buyer's account or the seller's account is likely to have abnormal behavior by comparing a task result response message transmitted from the buyer's account through a buyer's device with a task result response message transmitted from the seller's account through a seller's device, wherein the task result response message corresponds to at least one stage task of the buying and selling process, and when the abnormal behavior detection module detects that the buyer's account has a behavior that the seller contact information of the real estate object is not further obtained after the object precision information of a real estate object is obtained, and the cumulative number of the behaviors reaches a predetermined value, the abnormal behavior detection module transmits an abnormal behavior notification message to a management terminal device.
5. The real estate joint selling system of claim 2 wherein the object information for each real estate object further comprises a seller contact information, and the anomalous behavior detection module detects whether the buyer's account or the seller's account is likely to have anomalous behavior by comparing a task result response message sent from the buyer's account via a buyer's device with a task result response message sent from the seller's account via a seller's device, wherein the task result response message corresponds to at least one stage of the buying and selling process, and when the anomalous behavior detection module detects that the buyer's account has a behavior that is not further associated with a seller's account corresponding to the contact information after obtaining a seller's contact information for a real estate object, and the cumulative seller's number of the behavior reaches a predetermined value, the abnormal behavior detection module transmits an abnormal behavior notification message to a management terminal device.
6. The system of claim 2, further comprising an analysis statistics module for generating a preference reference for the buyer-side account based on the behavior history of the buyer-side account during the buying and selling process or the object browsing history.
7. The real estate joint selling system of claim 1 further comprising a stage task prompting module for sending a return display request command to the buyer side device and the seller side device to request the buyer side device and the seller side device to send the task result response message when a completion time limit corresponding to at least one stage task of the buying and selling process of one real estate object is reached.
8. The system of claim 7, wherein when the abnormal behavior detection module determines that the task result response message sent from the buyer side account does not match the task result response message sent from the seller side account, the abnormal behavior detection module sends an abnormal behavior notification message to a management side device.
9. The system of claim 8, wherein the at least one stage task comprises at least one of an appointment task, an actual watch-taking task, a review task, a receive invited or negotiation task, a define, go to define or make up task, a contract completion task, or a cross-home completion task.
10. The system of claim 1, further comprising a feedback module for adjusting an authority limit or an evaluation value of the buyer-side account or the seller-side account on the immotile joint selling system according to a behavior history of the buyer-side account or the seller-side account in the buying and selling process.
11. A real estate information method implemented by a real estate joint sales system, the method comprising the steps of:
providing object information of a plurality of real estate objects through an object exposing module;
recording at least one action course of a buying and selling process of a buyer side account and a seller side account in one real estate object through a recording module; and
comparing a behavior course of the buyer side account in the buying and selling process with a behavior course of the seller side account in the buying and selling process through an abnormal behavior detection module to detect whether abnormal behaviors possibly occur in the buyer side account or the seller side account.
12. The real estate information method of claim 11 wherein the object information for each of the real estate objects comprises: the record module starts to record an object browsing history of the buyer device when the buyer account receives the object fuzzy information of one real estate object.
13. The real estate information method of claim 12 further comprising the step of:
comparing a task result response message transmitted by the buyer side account through a buyer side device with a task result response message transmitted by the seller side account through a seller side device by the abnormal behavior detection module to detect whether abnormal behavior possibly occurs in the buyer side account or the seller side account, wherein the task result response message corresponds to at least one stage task of the buying and selling process; and
when the buyer account has a behavior that the object precision information of the real estate object is not further acquired after the object fuzzy information of the real estate object is acquired, and the cumulative number of the behaviors reaches a default value, an abnormal behavior notification message is transmitted to a management terminal device through the abnormal behavior detection module.
14. The real estate information method of claim 12 further comprising the step of:
comparing a task result response message transmitted by the buyer side account through a buyer side device with a task result response message transmitted by the seller side account through a seller side device by the abnormal behavior detection module to detect whether abnormal behavior possibly occurs in the buyer side account or the seller side account, wherein the task result response message corresponds to at least one stage task of the buying and selling process; and
when the buyer account has a behavior that a seller contact information of a real estate object is not further acquired after the object precision information of the real estate object is acquired, and the cumulative number of the behaviors reaches a default value, an abnormal behavior notification message is transmitted to a management terminal device through the abnormal behavior detection module.
15. The real estate information method of claim 12 further comprising the step of:
comparing a task result response message transmitted by the buyer side account through a buyer side device with a task result response message transmitted by the seller side account through a seller side device by the abnormal behavior detection module to detect whether abnormal behavior possibly occurs in the buyer side account or the seller side account, wherein the task result response message corresponds to at least one stage task of the buying and selling process; and
when the buyer account has an action of not further contacting with a seller account corresponding to the seller contact information after acquiring the seller contact information of a real estate object, and the cumulative times of the action reach a default value, an abnormal action notification message is transmitted to a management terminal device through the abnormal action detection module.
16. The real estate information method of claim 12 further comprising the step of generating a preference reference for the buyer-side account based on the buyer-side account's behavioral history or the object browsing history via an analysis statistics module.
17. The real estate information method of claim 11 further comprising the step of sending a call back request command to the buyer-side device and the seller-side device via a one-stage task prompting module to request the buyer-side device and the seller-side device to send the task result response message when a completion time limit corresponding to at least one stage task of the trading process for one of the real estate objects is reached.
18. The real estate information method of claim 17 further comprising the step of sending an abnormal behavior notification message to a manager device through the abnormal behavior detection module when the abnormal behavior detection module determines that the task result response message sent by the buyer account does not match the task result response message sent by the seller account.
19. The real estate information method of claim 18 wherein the at least one phase task comprises: at least one of an appointment task, an actual band-view task, a review task, a receive invitation or negotiation task, a direct sign-on task, a sign-on completion task, or a cross-room completion task.
20. The real estate information method of claim 11 further comprising the step of adjusting an authority limit or an evaluation value of the buyer-side account or the seller-side account on the real estate joint selling system through a feedback module according to the behavior history of the buyer-side account or the seller-side account in the buying and selling process.
