As shown in fig. 3, step S31 is first performed, and the buyer account is connected to the host system 10 through the buyer device 20. When the abnormal behavior detection module 14 detects that the buyer account has a behavior that the seller contact information is not further obtained after the target accurate information 112 is obtained, and the cumulative number of the behaviors (not limited to the same buyer device 20) reaches a predetermined value, for example, the buyer account often has no subsequent actions after the buyer account browses the target accurate information 112, step S35 (b) is executed, the abnormal behavior detection module 14 determines that the buyer account may have abnormal behaviors, and transmits an abnormal behavior notification message to the management device 40. The reason for this is that if an account is always not subject to follow-up actions after browsing the subject accurate information 112, the account is only collected for the purpose of collecting the subject accurate information 112 with a very high probability, and thus the contribution of the account to the promotion of the subject to be purchased is very low, which may be unfair to the co-sales mechanism, so that the abnormal behavior detection module 14 notifies the manager of the account to the manager 40 for follow-up processing.
After the object disclosure module 11 provides the seller contact information of the real estate object to the buyer-side device 20, the abnormal behavior detection module 14 detects whether the buyer-side account is further contacted with the seller-side account. When the buyer side account is further connected with the seller side account, step S36 (a) is performed, for example, the two parties open a real-time chat room, the recording module 13 starts recording the behavioral processes of the buyer side account and the seller side account in the buying and selling process of the real estate object, and the staged task prompting module 12 also starts prompting the staged tasks of the buying and selling process of the buyer side account and the seller side account (i.e. starts performing step S41).
When the abnormal behavior detection module 14 detects that the buyer account has a behavior that is not further associated with the seller account after the seller contact information 113 is obtained, and the cumulative number of the behaviors (not limited to the same buyer device 20) reaches a predetermined value, step S36 (b) is executed, the abnormal behavior detection module 14 determines that the buyer account may have abnormal behavior, and transmits an abnormal behavior notification message to the management device 40. The reason for this is that if an account is frequently subject to the action of stopping the action after the seller contact information 113 is acquired, the account is highly likely to be collected, and thus the abnormal behavior detection module 14 notifies the manager device 40 of the account's action, so that the manager of the manager device 40 can perform the subsequent processing.
Therefore, the immobilized co-production system 1 of the present invention can detect whether the buyer account has abnormal behavior according to the object browsing history of the buyer account.
Fig. 4 is a flowchart illustrating the steps of a second embodiment of a real estate information method, which is an operation of the real estate co-selling system 1 during the buying and selling process of the real estate object.
First, step S41 is executed, and the stage task prompting module 12 transmits a prompting message of the first stage task to the buyer side device 20 and the seller side device 30 to prompt the buyer side account and the seller side account to perform the first stage task. In one embodiment, the first stage task may be, for example, a about view task, so the stage task suggestion module 12 may prompt the buyer side account and the seller side account to perform the action of about viewing the real estate object, but the first stage task may be other tasks.
After that, step S42 is executed, when the completion period of the currently performed stage task reaches, the stage task prompting module 12 transmits a feedback request instruction to the buyer-side device 20 and the seller-side device 30 to request the buyer-side account and the seller-side account to return a task result response message, so that the host system 1 can know whether the buyer-side account and the seller-side account actually perform the stage task. In one embodiment, when the buyer side device 20 and the seller side device 30 receive the echo request command, the buyer side application unit 22 and the seller side application unit 32 may each generate an electronic form (as a task result response message) for the buyer side account and the seller side account to input the result of the task at this stage. The implementation of the task result response message described above is by way of example only and not limitation.
The task result response message is described herein. Fig. 5 is a schematic diagram of a task result response message 50 according to an embodiment of the present invention. As shown in FIG. 5, the task result response message 50 (electronic form) is displayed through the display screens of the buyer side device 20 and the seller side device 30, and has an input interface for inputting information into the buyer side account and the seller side account to generate the task result response message. In one embodiment, the task result response message 50 may have different content for different stage tasks. Furthermore, in one embodiment, the task result response message 50 may have an input field of the cause of task incompletion, which may be implemented using a drop-down menu 51, and have default options for the user to choose from, but is not limited to. In some embodiments, the task result response message 50 may also have an input field for the task completion time.
Please refer to fig. 4 again. Thereafter, step S43 is performed, the host system 10 receives the task result response messages (electronic forms) transmitted by the buyer-side device 20 and the seller-side device 30, wherein the received task result response messages may be stored by the recording module 13.
After that, step S44 is executed, and the abnormal behavior detection module 14 compares whether the task result response message transmitted by the buyer-side device 20 matches the task result response message transmitted by the seller-side device 30. The "match" referred to herein may be, for example, whether or not the responses of both sides to completion of a task are identical, whether or not the responses of both sides to completion of a task are inconsistent, whether or not the responses of both sides to the cause of task completion are identical, or the like, and is not limited thereto. In addition, in one embodiment, if the buyer device 20 or the seller device 30 does not transmit the task result response message to the host system 10, the abnormal behavior detection module 14 also transmits the abnormal behavior notification message to the management device 40.
When the task result response message transmitted from the buyer-side device 20 matches the task result response message transmitted from the seller-side device 30, i.e. no abnormal behavior is generated, step S45 (a) is executed, and the stage task prompting module 12 determines whether there is a next stage task
When the task result response message sent by the buyer-side device 20 does not match the task result response message sent by the seller-side device 30, step S45 (b) is performed, and the abnormal behavior detection module 14 sends an abnormal behavior notification message to the management-side device 40. The reason for performing this step is that, since the inconsistent responses of the buyer account and the seller account indicate the possibility of abnormal behavior of the buyer account or the seller account (e.g. some behaviors may be hidden), the abnormal behavior detection module 14 will transmit the abnormal behavior notification message to the management device 40 for the administrator of the management device 40 to perform the subsequent processing. In addition, since the user may have an input error when filling the electronic form, in some embodiments, the abnormal behavior detection module 14 may be configured to transmit the abnormal behavior notification message to the management end device 40 only after the number of inconsistent responses is accumulated to a predetermined value, thereby reducing the probability of erroneous judgment.
In addition, when the stage task reminding module 12 determines that there is a next stage task, step S46 is executed, the stage task reminding module 12 transmits a reminding message corresponding to the next stage task to the buyer side device 20 and the seller side device 30 to remind the buyer side account and the seller side account to carry out the next stage task, and steps S42 to S46 are executed again until the stage task reminding module 12 determines that there is no next stage task. In addition, in an embodiment, the stage tasks may be performed according to the order of about looking task, actual looking-with task, review task, accepting or mediating task, accepting, relaying or supplementing task, signing up to complete task and crossing to complete task, but the order of stage tasks may be changed according to the requirement as long as it is reasonable. In addition, the stage tasks can be increased or decreased as required. In one embodiment, the sequence or increase or decrease of the phase tasks may be set by the manager through the master device 40.
When the stage task suggestion module 12 determines that there is no next stage task (i.e. the last stage task is completed), step S47 is executed, and the stage task suggestion module 12 transmits a satisfaction survey request instruction to the buyer side device 20 and the seller side device 30. In one embodiment, when the buyer-side device 20 and the seller-side device 30 receive the satisfaction survey request, the buyer-side application unit 22 and the seller-side application unit 32 can each generate an electronic satisfaction survey form for the buyer-side account and the seller-side account to evaluate and return the transaction. In one embodiment, the electronic satisfaction questionnaire may include, but is not limited to, satisfaction options for the business process, ratings for the other party, and the like.
After that, step S48 is executed, the feedback module 15 adjusts the weight value or the evaluation value of the buyer-side account according to the behavior history of the buyer-side account during the buying and selling process, and adjusts the weight value or the evaluation value of the seller-side account according to the behavior history of the seller-side account during the buying and selling process. In one embodiment, the feedback module 15 can adjust the authority value or the evaluation value of the buyer (or seller) according to the number of completed stage tasks of the buyer (or seller) and the evaluation or other behavioral processes of the buyer (or seller) during the buying and selling process, so that the higher the number of completed stage tasks of the buyer (or seller) and the better the obtained evaluation, the higher the authority value or the evaluation value of the buyer (or seller) is adjusted, thereby greatly promoting the use rate of the real-time combined selling system 1, and the effect of forward value-added on the yield of house buying and selling can be generated because the evaluation value and the authority value depend on the performance of the user during the buying and selling process.
In addition, in an embodiment, the feedback module 15 may also adjust the authority value or the evaluation value of the buyer (or the seller) according to the number of abnormal actions of the buyer (or the seller) during the buying and selling process, for example, when the buyer (or the seller) has more abnormal actions, the authority value or the evaluation value is also reduced, so that the probability of abnormal actions is greatly reduced, and the reliability of the mobile co-selling system 1 for the co-selling mechanism are greatly improved.
By the immobilized co-selling system and the immobilized co-selling method, the behaviors of the buyer and the seller can be recorded and detected, and when one party has abnormal behaviors, the main system can inform the management end to process in real time, so that the reliability and the trust degree of the co-selling system can be prevented from being reduced, the safety of the buying and selling process can be improved, and the possibility of object transaction can be potentially increased.

Claims (16)

1. A mobile unit co-selling system comprising:
the object revealing module is used for providing object information of a plurality of real estate objects;
a recording module for recording at least one behavioral history of a buyer account and a seller account in a buying and selling process of a real estate object; and
An abnormal behavior detection module, configured to compare a behavior history of the buyer account in the buying and selling process with a behavior history of the seller account in the buying and selling process, so as to detect whether abnormal behavior of the buyer account or the seller account may occur;
wherein the object information of each real estate object comprises object fuzzy information and object accurate information, and when a buyer end device receives the object fuzzy information of one real estate, the recording module starts recording an object browsing history of the buyer end account;
the abnormal behavior detection module detects whether abnormal behaviors of the buyer side account or the seller side account are possible to occur by comparing a task result response message transmitted by the buyer side account through the buyer side device with a task result response message transmitted by the seller side account through a seller side device, wherein the task result response message corresponds to at least one stage of a task of the buying and selling process, and when the abnormal behavior detection module detects that the buyer side account has behaviors of not further acquiring the seller contact information of the real object after acquiring the object precision information of the real object, and the cumulative number of the behaviors reaches a preset value, the abnormal behavior detection module transmits an abnormal behavior notification message to a management side device.
2. The system of claim 1, wherein the abnormal behavior detection module transmits the abnormal behavior notification message to the management device when the abnormal behavior detection module detects that the buyer side account has a behavior in which the object precision information of a real estate object is not further acquired after the object fuzzy information of the real estate object is acquired, and the cumulative number of the behaviors reaches a predetermined value.
3. The system of claim 1, wherein the abnormal behavior detection module transmits the abnormal behavior notification message to the management device when the abnormal behavior detection module detects that the buyer-side account has a behavior that is not further associated with a seller-side account corresponding to the seller contact information after the seller contact information of a real object is obtained, and the cumulative number of the behaviors reaches a predetermined value.
4. The system of claim 1, further comprising an analysis statistics module for generating a preference reference for the buyer account based on the buyer account's behavioral history during the buying and selling process or the object's browsing history.
5. The mobile unit of claim 1, further comprising a stage task prompt module for transmitting a return display request command to the buyer-side device and the seller-side device to request the buyer-side device and the seller-side device to transmit the task result response message when a completion time limit corresponding to at least one stage task of the buying and selling process of the one real object arrives.
6. The mobile unit of claim 5, wherein the abnormal behavior detection module transmits the abnormal behavior notification message to the management device when the abnormal behavior detection module determines that the task result response message transmitted by the buyer-side account does not match the task result response message transmitted by the seller-side account.
7. The immobilized co-production system of claim 6, wherein the at least one stage task comprises at least one of an appointment task, an actual with-view task, a review task, a received offer or a negotiation task, a qualification, or a subsidy task, a sign-up completion task, or a cross-house completion task.
8. The mobile unit of claim 1, further comprising a feedback module for adjusting a weight value or an evaluation value of the buyer-side account or the seller-side account on the mobile unit according to a course of action of the buyer-side account or the seller-side account on the buying and selling process.
9. A real estate information method performed by a real estate co-selling system, the method comprising the steps of:
providing object information of a plurality of real estate objects through an object revealing module;
recording at least one behavioral history of a buyer account and a seller account in a buying and selling process of a real estate object through a recording module; and
comparing the behavior history of the buyer-side account in the buying and selling process with the behavior history of the seller-side account in the buying and selling process by an abnormal behavior detection module so as to detect whether the buyer-side account or the seller-side account is likely to have abnormal behaviors;
wherein, the object information of each real estate object comprises: when a buyer end device receives the object fuzzy information of one real estate object, the recording module starts to record an object browsing history of the buyer end device;
Wherein the method further comprises the steps of:
detecting whether abnormal behavior of the buyer-side account or the seller-side account is possible by comparing a task result response message transmitted by the buyer-side account through the buyer-side device with a task result response message transmitted by the seller-side account through a seller-side device through the abnormal behavior detection module, wherein the task result response message corresponds to at least one stage of task of the buying and selling process; and
when the buyer side account has a behavior that the seller contact information of a real estate object is not further obtained after the object precision information of the real estate object is obtained, and the accumulated times of the behavior reach a preset value, an abnormal behavior notification message is transmitted to a management side device through the abnormal behavior detection module.
10. The real estate information method of claim 9 further comprising the step of:
when the buyer side account has a behavior that the object precise information of a real estate object is not further obtained after the object fuzzy information of the real estate object is obtained, and the accumulated times of the behavior reach a preset value, the abnormal behavior notification message is transmitted to the management side device through the abnormal behavior detection module.
11. The real estate information method of claim 9 further comprising the step of:
when the buyer side account has a behavior that the seller side account corresponding to the seller side contact information is not further contacted after the seller side account of a real estate object is obtained, and the accumulated times of the behavior reach a preset value, the abnormal behavior notification message is transmitted to the management side device through the abnormal behavior detection module.
12. The method of claim 9, further comprising the step of generating a preference reference for the buyer account based on the buyer account's behavioral history during the marketing process or the object's browsing history via an analysis statistics module.
13. The method of claim 9, further comprising the step of transmitting a return request command to the buyer-side device and the seller-side device via a one-stage task prompt module to request the buyer-side device and the seller-side device to transmit the task result response message when a completion time limit corresponding to at least one-stage task of the buying and selling process of the real estate object arrives.
14. The real estate information method of claim 13 further comprising the step of transmitting the abnormal behavior notification message to the managing side device by the abnormal behavior detection module when the abnormal behavior detection module judges that the task result response message transmitted by the buyer side account does not match the task result response message transmitted by the seller side account.
15. The real estate information method of claim 14 wherein the at least one stage task comprises: at least one of an appointment task, an actual with-view task, a review task, a received offer or mediate task, a direct sign-up task, a sign-up completion task, or a cross-room completion task.
16. The method of claim 9, further comprising the step of adjusting a weight value or an evaluation value of the buyer-side account or the seller-side account on the real estate co-selling system according to the behavioral history of the buyer-side account or the seller-side account in the buying and selling process through a feedback module.
