本申请要求于2018年08月08日提交中国专利局、申请号为201810894482.8、发明名称为“房产租赁方法、系统、计算机设备和存储介质”的中国专利申请的优先权,其全部内容通过引用结合在本申请中。
技术领域
本申请涉及租房交易技术领域,尤其涉及一种房产租赁方法、系统、计算机设备和存储介质。
背景技术
房产租赁是由房屋的所有者或经营者将其所有或经营的房屋交给房屋的消费者使用,房屋消费者通过定期交付一定数额的租金,取得房屋的占有和使用权利的行为。房屋租赁是房屋使用价值零星出售的一种商品流通方式。房屋租赁期限超过六个月的,双方当事人必须签订房屋租赁合同。在此基础上,双方当事人应持房屋租赁合同到房屋所在地的房地产管理部门办理备案登记,领取《房屋租赁证》。但是现有的房产租赁市场监管租赁难度大,无法确定房产中介发布的租赁房源信息的可靠性,因此容易产生诸如一房多挂、出租人平凡被中介电话骚扰等事件发生。由于监管力度小,出租人和承租人也容易发生纠纷,双方利益无法得到有效保障。
发明内容
有鉴于此,有必要针对租赁房源信息缺乏公信力,政府监管租赁难度大的问题,提供一种房产租赁方法、系统、计算机设备和存储介质。
一种房产租赁方法,包括如下步骤:
房产租赁节点获取出租人提供的房源信息,生成唯一标识,将所述唯一标识和所述房源信息生成房源区块,将所述房源区块在所述区块链系统中上链,形成新的区块链,所述房产租赁节点将上链的所述房源区块中的唯一标识、房源信息和哈希值记录在预设的已上链列表中;
所述房产租赁节点将所述已上链列表中所有房源信息在预设的房源查看界面中进行展示;
所述房产租赁节点接收含有出租人、承租人及中介方电子签名的房屋租赁合同,所述房屋租赁合同中包含有唯一标识,所述房产租赁节点将所述房屋租 赁合同和所述唯一标识对应的房源信息生成合同区块,将所述合同区块在所述区块链系统中上链,并通过所述区块链系统的链式结构,将所述合同区块链接到所述唯一标识对应的哈希值,形成新的所述区块链,所述房产租赁节点将所述房屋租赁合同记录到所述已上链列表中。

本技术领域技术人员可以理解,除非特意声明,这里使用的单数形式“一”、“一个”、“所述”和“该”也可包括复数形式。应该进一步理解的是,本申请的说明书中使用的措辞“包括”是指存在所述特征、整数、步骤、操作、元件和/或组件,但是并不排除存在或添加一个或多个其他特征、整数、步骤、操作、元件、组件和/或它们的组。
图1为本申请一个实施例中的房产租赁方法的流程图,包括如下步骤:
步骤S1,房源信息上链:房产租赁节点获取出租人提供的房源信息,生成唯一标识,将唯一标识和房源信息生成房源区块,将房源区块在区块链系统中上链,形成新的区块链,房产租赁节点将上链的房源区块中的唯一标识、房源信息和哈希值记录在预设的已上链列表中。
区块链系统是一种基于区块链技术的系统,也被称为分布式账本技术,是一种互联网数据库技术。其特点是去中心化、公开透明,让每个用户均可参与维护数据库记录。区块链系统主要包括网络层、共识层和数据层等。区块链系统是分布式数据存储、点对点传输、共识机制、加密算法等计算机技术的新型应用模式。其中,数据层封装了底层数据区块以及相关的数据加密和时间戳等基础数据和基本算法,而底层数据区块以链式结构呈现,即区块链是一种按照时间顺序将数据区块以顺序相连的方式组合成的一种链式数据结构,并以密码学方式保证的不可篡改和不可伪造的分布式账本。
因此本步骤采用区块链技术能实现房源信息的分布式记录和分布式存储,所谓分布式记录就是可以由房产中介中记录租房信息的任一房产租赁系统设置为区块链系统中的某一节点,该节点为房产租赁节点,记录房源信息,生成房源区块并在区块链系统中上链,房源信息而非由一个中心化的机构进行记录,所谓分布式存储是数据可以存储在所有参与维护数据的节点中,而非集中存储在中心化的机构节点中。
区块链系统中所有的节点都在数据库中预设已上链列表,已上链列表包括所有区块链对应的唯一标识、房源信息和哈希值,房产租赁节点完成上链后, 将上链的房源区块对应的唯一标识、房源信息和哈希值记录在已上链列表中。
本步骤中房源信息可以包括房源详情和状态信息,房源详情包括房源地址、出租人信息、房屋面积和租金,状态信息包括可出租、已出租、不允许出租三种状态。唯一标识可以为房地产权证号或不动产权证编号,还可以是房源地址或通过编码生成器生成的唯一编码,只要可以确定房源信息的唯一性即可。哈希值为某一房源信息对应的区块链中位于链中最后一个区块的哈希值。将房源区块在区块链系统中上链时的上链过程即将房源区块存储在区块链系统的数据层中的过程。
步骤S2,房源信息展示:房产租赁节点将已上链列表中所有房源信息在预设的房源查看界面中进行展示。
为了供承租人查看房源信息,在每个房产租赁节点均预设有房源查看界面,通过房源查看界面展示此房产租赁节点存储的所有房源信息。而承租人看房、与出租人的协商过程等均通过此房产租赁节点的房产中介方线下进行。当承租人和出租人达成房屋租赁交易时,进行下一步。
步骤S3,租房合同上链:房产租赁节点接收含有出租人、承租人及中介方电子签名的房屋租赁合同,房屋租赁合同中包含有唯一标识,房产租赁节点将房屋租赁合同和唯一标识对应的房源信息生成合同区块,将合同区块在区块链系统中上链,通过区块链系统的链式结构,将合同区块链接到唯一标识对应的哈希值,形成新的区块链,房产租赁节点将房屋租赁合同记录到已上链列表中。
在房产租赁节点可以预设有房屋租赁合同接收接口,也可以在房源查看界面中的某一房源信息界面增设房屋租赁合同上传接口,还可以预设房屋租赁合同的电子签名系统,以供出租人、承租人及中介方对房屋租赁合同进行签名。
本步骤中房屋租赁合同中除包含有唯一标识外,还包含合同详情,合同详情包括出租人信息、承租人信息、中介方信息、房屋面积、租金、付款方式、支付记录和期限。
本实施例将传统房产租赁过程,通过区块链系统的节点来记录房源信息和合同信息,且房源信息唯一,出租人无需一房多挂,承租人无需寻找多个中介方寻找房源,只要是区块链系统中的所有节点都能查看到房源信息。由于房产租赁节点的信息一致,因此中介方由比拼信息变为比拼服务,提高了房产租赁市场的服务质量。
在一个实施例中,房产租赁节点上链完成后,还将上链的房源区块或合同区块广播给区块链系统中的其他节点,其他节点接收到广播后,将房源区块对应的房源信息及哈希值更新至各自节点的已上链列表中,其他节点将合同区块 对应的房屋租赁合同记录到各自节点的已上链列表中。
区块链系统中的所有节点都预设有已上链列表,且每个节点的已上链列表都应同步,即房源信息一致。因此在某一节点完成上链后还将上链的区块进行广播,其他节点接收到广播后,对各自节点中的已上链列表进行同步更新或记录。本实施例只要在某一节点就可以查看所有区块链系统中的所有房源信息,且房源信息均是最新的信息。
在一个实施例中,步骤S1中,将唯一标识和房源信息生成房源区块,将房源区块在区块链系统中上链前,如图2所示,房产租赁节点还对房源信息是否为唯一房源进行判断:
步骤S101,比对唯一标识:房产租赁节点把生成的唯一标识与已上链列表中的所有唯一标识进行比对,当已上链列表中没有唯一标识时,房产租赁节点将唯一标识和房源信息生成房源区块,将房源区块在区块链系统中上链,致使生成房源信息的一条区块链,并将上链的房源区块对应的唯一标识、房源信息和哈希值记录在已上链列表中。
已上链列表中记录的所有唯一标识都是已经上链的房源信息,为了保证房产租赁节点将要上链的房源信息的唯一性,避免同一房源信息多次上链的问题,本步骤通过将房产租赁节点生成的唯一标识与已上链列表中的所有唯一标识进行比对,判断是否为已上链的房源信息,当已上链列表中没有唯一标识时,认为此房源信息还未被上链,房产租赁节点继续进行生成房源区块和上链工作。上链完成后,为了数据的同步和统一,房产租赁节点还将刚上链的房源区块对应的唯一标识、房源信息和哈希值记录在已上链列表中。
步骤S102,判断房源信息:当已上链列表中含有唯一标识时,继续判断房源信息与已上链列表内唯一标识对应的房源信息是否相同,如相同,则房产租赁节点对房源信息不进行上链。
当已上链列表中含有唯一标识时,认为此房源信息已上链,此时,还继续判断上链的房源信息与房产租赁节点获取的出租人提供的房源信息是否相同,如相同,则表示是相同房源信息,为了避免重复上链,房产租赁节点对房源信息不进行上链。
步骤S103,上链:如不同,则房产租赁节点将唯一标识和房源信息生成房源区块,将房源区块在区块链系统中上链,并通过区块链系统的链式结构,将房源区块链接到房源信息对应的哈希值,形成新的区块链,并将房源信息和哈希值更新至已上链列表中。
在判断上链的房源信息与房产租赁节点获取的出租人提供的房源信息不同 时,认为出租人存在更新房源信息的情况,此房源信息并不是重复上链,而是应将更新信息连接到已上链的区块链上,此时房产租赁节点继续进行生成房源区块和上链工作。上链完成后,为了数据的同步和统一,房产租赁节点还将刚上链的房源区块对应的房源信息和哈希值更新至已上链列表中。
本实施例为了确定将要上链的房源信息的唯一性,对唯一标识和房源信息进行比对判断,保证上链的房源信息的唯一性,从而实现任何节点上均能查看最新唯一房源,避免一房多挂现象。
在一个实施例中,房源信息中包括状态信息,状态信息包括可出租、已出租或不允许出租三种状态,房产租赁节点将唯一标识和房源信息生成房源区块前,将状态信息设置为可出租状态,并将房源信息更新至已上链列表中,房产租赁节点将房屋租赁合同和唯一标识对应的房源信息生成合同区块前,将状态信息设置为已出租状态,并将房源信息更新至已上链列表中。
本实施例的状态信息可以清楚的表述房源信息的情况,承租人可以通过状态信息了解该房源信息的现状,在后续房源查看界面展示房源信息时,状态信息还可以作为选择项供承租人查看时,对房源信息进行筛选,例如在房源查看界面中只查看可出租状态的房源信息。
在一个实施例中,如图3所示,承租人和出租人之间的租金支付过程可以采用如下步骤:
步骤S401,支付租金:金融服务节点接收承租人发起的支付请求,支付请求中包含有出租人资金账户、租金及唯一标识,金融服务节点根据支付请求将租金支付给出租人资金账户。
在区块链系统中,将金融机构中实现支付功能的任一金融服务系统设置为区块链系统的一个节点,该节点即为金融服务节点。金融服务系统可以是保险公司、银行或贷款公司等提供金融服务的系统。金融服务节点参与到区块链系统中,查看区块链系统中的房源信息等,为出租人提供现金流贷款等服务。金融服务节点还可以查看房屋租赁合同的付款方式及支付记录,提供给承租人信用卡等后续服务。本步骤中金融服务节点为承租人和出租人提供现金流服务。
步骤S402,支付记录上链:金融服务节点将支付请求的内容记录到唯一标识对应的房屋租赁合同的支付记录中,将含有支付记录的房屋租赁合同和房源信息生成支付区块,将支付区块在区块链系统中上链,并通过区块链系统的链式结构,将支付区块链接到唯一标识对应的哈希值,形成新的区块链。
区块链系统中的所有节点均预设有已上链列表,且每个节点的已上链列表都应同步,即房源信息一致。金融服务节点也是区块链系统中的节点,因此金 融服务节点中也预设了已上链列表。已上链列表中包含有所有已上链的房源信息、唯一标识、哈希值、房屋租赁合同等。金融服务节点在上链前,先通过唯一标识获取本节点已上链列表中对应的房屋租赁合同,将支付请求的内容记录到房屋租赁合同的支付记录中,接着将房屋租赁合同和房源信息生成支付区块并上链,供区块链系统中的其他节点查看具体的支付记录。
步骤S403,广播支付区块:金融服务节点上链完成后,还将上链的支付区块广播给区块链系统中的其他节点,其他节点接收到广播后将支付记录更新至各自节点的已上链列表中。
通过广播的方式,区块链系统中的其他节点能将支付记录同步更新到各自节点的已上链列表中。
本实施例将金融机构中实现支付功能的任一金融服务系统设置为区块链系统的金融服务节点,区块链系统中可以有若干金融服务节点,承租人可以选择任一金融服务节点完成租金支付,出租人可以选择任一金融服务节兑现资金,整个租金支付流程透明。金融服务节点可以根据租金支付情况,为承租人提供后续金融服务。政府机构也可以通过区块链系统进行监管,界定责任。
在一个实施例中,如图4所示,政府机构的监管过程可以采用如下步骤:
步骤S501,监管节点展示房源信息:监管节点对本节点中所有房源信息在预设的房源查看界面中进行展示。在区块链系统中,将政府监管中任一监管系统设置为区块链系统中的一个节点,该节点为监管节点。监管节点也预设有已上链列表。已上链列表中包含有所有已上链的房源信息、唯一标识、哈希值、房屋租赁合同等。监管节点对已上链列表中的房源信息进行展示,为监管人员提供监管数据。
步骤S502,违规内容上链:监管节点接收监管人员发送的房源违规信息,房源违规信息包含违规内容和唯一标识,监管节点将唯一标识对应的房源信息中的状态修改为不允许出租状态,监管节点将违规内容、唯一标识和房源信息生成监管区块,将监管区块在区块链系统中上链,并通过区块链系统的链式结构,将监管区块链接到已上链列表内的唯一标识对应的哈希值,形成新的区块链。在监管节点的房源查看界面的某一房源信息界面可以增设房源违规信息输入字段或上传接口。监管人员通过房源查看界面查看某一房源信息时,可以直接对此房源信息记录违规内容。监管节点具有禁止某一房源信息出租的权限,其权限具体表现于房源信息的状态信息中,当状态信息修改为不允许出租状态时,定义为此房源信息违规,应下线。因此监管节点接收到房源违规信息后,修改状态信息并上链,供区块链系统中的其他节点查看。
步骤S503,广播监管区块:监管节点上链完成后,还将上链的监管区块广播给区块链系统中的其他节点,其他节点接收到广播后将房源信息更新至各自节点的已上链列表中,将违规内容记录到各自节点的已上链列表中。通过广播的方式,区块链系统中的其他节点能将违规内容同步更新到各自节点的已上链列表中。
本实施例将政府监管中任一监管系统设置为区块链系统中的监管节点,区块链系统中可以有若干监管节点,监管节点通过区块链系统查看房源信息,也可以对房源信息进行后续统计,对于不符合规则的房源信息,增加违规内容,实现实时方便监管租房的目的。区块链系统中包含政府监管,更能保证出租人和承租人双方利益。
在一个实施例中,当房产租赁节点记录到含有违规内容的房源信息后,房产租赁节点将房源查看界面中含有违规内容的房源信息进行下线,房产租赁节点将已上链列表中不含有违规内容的房源信息在房源查看界面中进行展示。
含有违规内容的房源信息定义为无法进行租房流程,因此房产租赁节点在房源查看界面中展示的是不含有违规内容的房源信息,以供承租人查看。而含有违规内容的房源信息从房源查看界面中下线。
本实施例体现了政府参与到区块链系统中后的监管成果,对于违规房源实现从租房源头,即承租人查看房源信息时,禁止查看,避免违规房源被租出去的可能。
在一个实施例中,如图6所示,在区块链系统中含有五个节点,分别为房产租赁节点1、房产租赁节点2、金融服务节点3、金融服务节点4、监管节点5。五个节点均预设有已上链列表,已上链列表可以如下表1所示:

出租人可以通过产租赁节点1或房产租赁节点2中的任一节点提供房源信息。可以在房源查看界面预设房源信息输入界面,出租人提供房源信息时,可以通过房源查看界面提供房源信息。例如出租人通过房源信息输入界面提供给产租赁节点1某一房源信息,则产租赁节点1获取房源信息,生成唯一标识,对此房源信息是否为唯一房源进行判断。
如图7所示,产租赁节点1将唯一标识与已上链列表中的所有唯一标识进行比对,判断是否已上链列表中是否含有此唯一标识,当已上链列表中没有唯一标识时,产租赁节点1将此房源信息上链,将房源信息等记录到已上链列表 中,并广播给其他节点,其他节点同步更新此房源信息。当已上链列表中含有唯一标识时,继续判断房源信息与已上链列表内唯一标识对应的房源信息是否相同,如相同,则定义为重复房源信息,不进行上链,并且可以通过房源信息输入界面反馈给出租人重复房源不上链的提示。如房源信息不同,则定义为更新链上房源信息,产租赁节点1生成房源区块进行上链后,将房源信息等记录到已上链列表中,并广播给其他节点,其他节点同步更新此房源信息。
承租人可以通过产租赁节点1或房产租赁节点2的房源查看界面查看区块链系统中所有已上链的未含有违规内容的房源信息。当出租人和承租人对产租赁节点1的中介方,在线下达成协议后,出租人、承租人、中介方签订房屋租赁合同,房屋租赁合同中含有三方的电子签名,房屋租赁合同通过房源查看界面上传到产租赁节点1,产租赁节点1将此房屋租赁合同上链,将房屋租赁合同记录到已上链列表中,并广播给其他节点,其他节点同步更新此房屋租赁合同。
承租人在需要支付租金时,可以通过金融服务节点3或金融服务节点4发起支付请求,例如向金融服务节点3发起支付请求,金融服务节点3将租金支付给出租人后,将支付记录记录到已上链列表中,并广播给其他节点,其他节点同步更新支付记录。
监管人员可以实时通过监管节点5的房源查看界面查看区块链系统中所有上链的房源信息,对于违规房源,监管人员通过房源查看界面上传违规内容,监管节点5将此违规内容上链后,记录到已上链列表中,并广播给其他节点,其他节点同步更新违规内容。
产租赁节点1和房产租赁节点2对于含有违规内容的房源信息,在房源查看界面中下线,只展示不含有违规内容的房源信息。
在一个实施例中,提出了一种房产租赁系统,如图5所示,包括如下单元:
房源信息上链单元,设置为房产租赁节点获取出租人提供的房源信息,生成唯一标识,将唯一标识和房源信息生成房源区块,将房源区块在区块链系统中上链,形成新的区块链,房产租赁节点将上链的房源区块中的唯一标识、房源信息和哈希值记录在预设的已上链列表中;
房源信息展示单元,设置为房产租赁节点将已上链列表中所有房源信息在预设的房源查看界面中进行展示;
租房合同上链单元,设置为房产租赁节点接收含有出租人、承租人及中介方电子签名的房屋租赁合同,房屋租赁合同中包含有唯一标识,房产租赁节点将房屋租赁合同和唯一标识对应的房源信息生成合同区块,将合同区块在区块链系统中上链,并通过区块链系统的链式结构,将合同区块链接到唯一标识对 应的哈希值,形成新的区块链,房产租赁节点将房屋租赁合同记录到已上链列表中。
在一个实施例中,还包括广播单元,设置为房产租赁节点上链完成后,还将上链的房源区块或合同区块广播给所述区块链系统中的其他节点,其他节点接收到广播后,将房源区块对应的房源信息及哈希值更新至各自节点的已上链列表中,其他节点将合同区块对应的房屋租赁合同记录到各自节点的已上链列表中。
在一个实施例中,还包括唯一房源判断单元,设置为将唯一标识和房源信息生成房源区块,将房源区块在区块链系统中上链前,房产租赁节点还对房源信息是否为唯一房源进行判断:房产租赁节点把生成的唯一标识与已上链列表中的所有唯一标识进行比对,当已上链列表中没有唯一标识时,房产租赁节点将唯一标识和房源信息生成房源区块,将房源区块在区块链系统中上链,致使生成房源信息的一条区块链,并将上链的房源区块对应的唯一标识、房源信息和哈希值记录在已上链列表中;当已上链列表中含有唯一标识时,继续判断房源信息与已上链列表内唯一标识对应的房源信息是否相同,如相同,则房产租赁节点对房源信息不进行上链;如不同,则房产租赁节点将唯一标识和房源信息生成房源区块,将房源区块在区块链系统中上链,并通过区块链系统的链式结构,将房源区块链接到房源信息对应的哈希值,形成新的区块链,并将房源信息和哈希值更新至已上链列表中。
在一个实施例中,房源信息中包括状态信息,状态信息包括可出租、已出租或不允许出租三种状态;还包括修改状态单元,设置为房产租赁节点将唯一标识和房源信息生成房源区块前,将状态信息设置为可出租状态,并将房源信息更新至已上链列表中,房产租赁节点将房屋租赁合同和唯一标识对应的房源信息生成合同区块前,将状态信息设置为已出租状态,并将房源信息更新至已上链列表中。
在一个实施例中,还包括支付租金单元,设置为金融服务节点接收承租人发起的支付请求,支付请求中包含有出租人资金账户、租金及所述唯一标识,金融服务节点根据支付请求将租金支付给出租人资金账户;金融服务节点将支付请求的内容记录到唯一标识对应的房屋租赁合同的支付记录中,将含有支付记录的房屋租赁合同和房源信息生成支付区块,将支付区块在区块链系统中上链,并通过区块链系统的链式结构,将支付区块链接到唯一标识对应的哈希值,形成新的区块链;金融服务节点上链完成后,还将上链的支付区块广播给区块链系统中的其他节点,其他节点接收到广播后将支付记录更新至各自节点的已 上链列表中。
在一个实施例中,还包括违规监督单元,设置为监管节点对本节点中所有房源信息在预设的房源查看界面中进行展示;监管节点接收监管人员发送的房源违规信息,房源违规信息包含违规内容和唯一标识,监管节点将唯一标识对应的房源信息中的状态修改为不允许出租状态,监管节点将违规内容、唯一标识和房源信息生成监管区块,将监管区块在区块链系统中上链,并通过区块链系统的链式结构,将监管区块链接到已上链列表内的唯一标识对应的哈希值,形成新的区块链;监管节点上链完成后,还将上链的监管区块广播给区块链系统中的其他节点,其他节点接收到广播后将房源信息更新至各自节点的已上链列表中,将违规内容记录到各自节点的已上链列表中。
在一个实施例中,违规监督单元,还设置为当房产租赁节点记录到含有违规内容的房源信息后,房产租赁节点将房源查看界面中含有违规内容的房源信息进行下线,房产租赁节点将已上链列表中不含有违规内容的房源信息在房源查看界面中进行展示。
在一个实施例中,提出了一种计算机设备,包括存储器和处理器,存储器中存储有计算机可读指令,计算机可读指令被处理器执行时,使得处理器执行上述各实施例里房产租赁方法中的步骤。
在一个实施例中,提出了一种存储有计算机可读指令的存储介质,计算机可读指令被一个或多个处理器执行时,使得一个或多个处理器执行上述各实施例里房产租赁方法中的步骤。其中,存储介质可以为非易失性存储介质。

  1. 一种房产租赁方法,包括:
    房产租赁节点获取出租人提供的房源信息,生成唯一标识,将所述唯一标识和所述房源信息生成房源区块,将所述房源区块在所述区块链系统中上链,形成新的区块链,所述房产租赁节点将上链的所述房源区块中的唯一标识、房源信息和哈希值记录在预设的已上链列表中;
    所述房产租赁节点将所述已上链列表中所有房源信息在预设的房源查看界面中进行展示;
    所述房产租赁节点接收含有出租人、承租人及中介方电子签名的房屋租赁合同,所述房屋租赁合同中包含有唯一标识,所述房产租赁节点将所述房屋租赁合同和所述唯一标识对应的房源信息生成合同区块,将所述合同区块在所述区块链系统中上链,并通过所述区块链系统的链式结构,将所述合同区块链接到所述唯一标识对应的哈希值,形成新的所述区块链,所述房产租赁节点将所述房屋租赁合同记录到所述已上链列表中。
  2. 根据权利要求1所述的房产租赁方法,其中,所述房产租赁节点上链完成后,还将上链的所述房源区块或所述合同区块广播给所述区块链系统中的其他节点;
    所述其他节点接收到广播后,将所述房源区块对应的所述房源信息及哈希值更新至各自节点的已上链列表中,所述其他节点将所述合同区块对应的所述房屋租赁合同记录到各自节点的已上链列表中。

    所述房产租赁节点把生成的所述唯一标识与所述已上链列表中的所有唯一标识进行比对,当所述已上链列表中没有所述唯一标识时,所述房产租赁节点将所述唯一标识和所述房源信息生成房源区块,将所述房源区块在区块链系统中上链,致使生成所述房源信息的一条区块链,并将上链的所述房源区块对应的唯一标识、房源信息和哈希值记录在所述已上链列表中;
    当所述已上链列表中含有所述唯一标识时,继续判断所述房源信息与所述已上链列表内所述唯一标识对应的房源信息是否相同,如相同,则所述房产租赁节点对所述房源信息不进行上链;
    如不同,则所述房产租赁节点将所述唯一标识和所述房源信息生成房源区块,将所述房源区块在区块链系统中上链,并通过所述区块链系统的链式结构,将所述房源区块链接到所述房源信息对应的哈希值,形成新的所述区块链,并 将所述房源信息和哈希值更新至所述已上链列表中。
  4. 根据权利要求1所述的房产租赁方法,其中,所述房源信息中包括状态信息,所述状态信息包括可出租、已出租或不允许出租三种状态;
    所述房产租赁节点将所述唯一标识和所述房源信息生成房源区块前,将所述状态信息设置为可出租状态,并将所述房源信息更新至所述已上链列表中;
    所述房产租赁节点将所述房屋租赁合同和所述唯一标识对应的房源信息生成合同区块前,将所述状态信息设置为已出租状态,并将所述房源信息更新至所述已上链列表中。
  5. 根据权利要求1所述的房产租赁方法,其中,金融服务节点接收所述承租人发起的支付请求,所述支付请求中包含有所述出租人资金账户、租金及所述唯一标识,所述金融服务节点根据所述支付请求将租金支付给所述出租人资金账户;
    所述金融服务节点将所述支付请求的内容记录到所述唯一标识对应的所述房屋租赁合同的支付记录中,将含有所述支付记录的所述房屋租赁合同和所述房源信息生成支付区块,将所述支付区块在所述区块链系统中上链,并通过所述区块链系统的链式结构,将所述支付区块链接到所述唯一标识对应的哈希值,形成新的所述区块链;
    所述金融服务节点上链完成后,还将上链的所述支付区块广播给所述区块链系统中的其他节点,所述其他节点接收到广播后将所述支付记录更新至各自节点的已上链列表中。
  6. 根据权利要求4所述的房产租赁方法,其中,监管节点对本节点中所有房源信息在预设的房源查看界面中进行展示;
    所述监管节点接收监管人员发送的房源违规信息,所述房源违规信息包含违规内容和唯一标识,所述监管节点将唯一标识对应的房源信息中的状态修改为不允许出租状态,所述监管节点将所述违规内容、所述唯一标识和所述房源信息生成监管区块,将所述监管区块在区块链系统中上链,并通过所述区块链系统的链式结构,将所述监管区块链接到已上链列表内的所述唯一标识对应的哈希值,形成新的所述区块链;
    所述监管节点上链完成后,还将上链的所述监管区块广播给所述区块链系统中的其他节点,所述其他节点接收到广播后将所述房源信息更新至各自节点的已上链列表中,将所述违规内容记录到各自节点的已上链列表中。
  7. 根据权利要求6所述的房产租赁方法,其中,当所述房产租赁节点记录到含有所述违规内容的房源信息后,所述房产租赁节点将所述房源查看界面中 含有违规内容的房源信息进行下线,所述房产租赁节点将所述已上链列表中不含有所述违规内容的房源信息在所述房源查看界面中进行展示。
  8. 一种房产租赁系统,包括:
    房源信息上链单元,设置为房产租赁节点获取出租人提供的房源信息,生成唯一标识,将所述唯一标识和所述房源信息生成房源区块,将所述房源区块在所述区块链系统中上链,形成新的区块链,所述房产租赁节点将上链的所述房源区块中的唯一标识、房源信息和哈希值记录在预设的已上链列表中;
    房源信息展示单元,设置为所述房产租赁节点将所述已上链列表中所有房源信息在预设的房源查看界面中进行展示;
    租房合同上链单元,设置为所述房产租赁节点接收含有出租人、承租人及中介方电子签名的房屋租赁合同,所述房屋租赁合同中包含有唯一标识,所述房产租赁节点将所述房屋租赁合同和所述唯一标识对应的房源信息生成合同区块,将所述合同区块在所述区块链系统中上链,并通过所述区块链系统的链式结构,将所述合同区块链接到所述唯一标识对应的哈希值,形成新的所述区块链,所述房产租赁节点将所述房屋租赁合同记录到所述已上链列表中。

    房产租赁节点获取出租人提供的房源信息,生成唯一标识,将所述唯一标识和所述房源信息生成房源区块,将所述房源区块在所述区块链系统中上链,形成新的区块链,所述房产租赁节点将上链的所述房源区块中的唯一标识、房源信息和哈希值记录在预设的已上链列表中;
    所述房产租赁节点将所述已上链列表中所有房源信息在预设的房源查看界面中进行展示;
    所述房产租赁节点接收含有出租人、承租人及中介方电子签名的房屋租赁合同,所述房屋租赁合同中包含有唯一标识,所述房产租赁节点将所述房屋租赁合同和所述唯一标识对应的房源信息生成合同区块,将所述合同区块在所述区块链系统中上链,并通过所述区块链系统的链式结构,将所述合同区块链接到所述唯一标识对应的哈希值,形成新的所述区块链,所述房产租赁节点将所述房屋租赁合同记录到所述已上链列表中。
  16. 根据权利要求15所述的计算机设备,其中,所述房产租赁节点上链完成后,使得所述处理器执行以下步骤:将上链的所述房源区块或所述合同区块广播给所述区块链系统中的其他节点;
    所述其他节点接收到广播后,将所述房源区块对应的所述房源信息及哈希值更新至各自节点的已上链列表中,所述其他节点将所述合同区块对应的所述房屋租赁合同记录到各自节点的已上链列表中。
  17. 根据权利要求15所述的计算机设备,其中,所述将所述唯一标识和所述房源信息生成房源区块,将所述房源区块在所述区块链系统中上链前,使得所述处理器执行以下步骤:所述房产租赁节点还对所述房源信息是否为唯一房源进行判断:

    所述房产租赁节点将所述已上链列表中所有房源信息在预设的房源查看界面中进行展示;
    所述房产租赁节点接收含有出租人、承租人及中介方电子签名的房屋租赁合同,所述房屋租赁合同中包含有唯一标识,所述房产租赁节点将所述房屋租赁合同和所述唯一标识对应的房源信息生成合同区块,将所述合同区块在所述区块链系统中上链,并通过所述区块链系统的链式结构,将所述合同区块链接到所述唯一标识对应的哈希值,形成新的所述区块链,所述房产租赁节点将所述房屋租赁合同记录到所述已上链列表中。
  19. 根据权利要求18所述的存储介质,其中,所述房产租赁节点上链完成后,使得一个或多个所述处理器执行以下步骤:将上链的所述房源区块或所述合同区块广播给所述区块链系统中的其他节点;
    所述其他节点接收到广播后,将所述房源区块对应的所述房源信息及哈希值更新至各自节点的已上链列表中,所述其他节点将所述合同区块对应的所述房屋租赁合同记录到各自节点的已上链列表中。
  20. 根据权利要求18所述的存储介质,其中,所述将所述唯一标识和所述房源信息生成房源区块,将所述房源区块在所述区块链系统中上链前,使得一个或多个所述处理器执行以下步骤:所述房产租赁节点还对所述房源信息是否为唯一房源进行判断:
    所述房产租赁节点把生成的所述唯一标识与所述已上链列表中的所有唯一标识进行比对,当所述已上链列表中没有所述唯一标识时,所述房产租赁节点将所述唯一标识和所述房源信息生成房源区块,将所述房源区块在区块链系统中上链,致使生成所述房源信息的一条区块链,并将上链的所述房源区块对应的唯一标识、房源信息和哈希值记录在所述已上链列表中;
    当所述已上链列表中含有所述唯一标识时,继续判断所述房源信息与所述已上链列表内所述唯一标识对应的房源信息是否相同,如相同,则所述房产租赁节点对所述房源信息不进行上链;
    如不同,则所述房产租赁节点将所述唯一标识和所述房源信息生成房源区块,将所述房源区块在区块链系统中上链,并通过所述区块链系统的链式结构,将所述房源区块链接到所述房源信息对应的哈希值,形成新的所述区块链,并将所述房源信息和哈希值更新至所述已上链列表中。
