Abstract

본 발명은 스마트폰을 이용한 부동산 중개 시스템에 있어서, 기지국의 셀방식의 위치정보신호 및/또는 GPS방식의 위치정보신호를 송수신하는 위치기반서비스(LBS)부와; 상기 위치기반서비스(LBS)부와 연동하는 카메라부와: 부동산 매매를 위한 어플리케이션 소프트웨어;를 포함하여 구성되는 스마트폰을 사용하되, 상기 어플리케이션 소프트웨어는, 상기 위치기반서비스(LBS)부와 연동하는 카메라부에 의해 촬영되고 상기 위치기반서비스(LBS)부에 의해 촬영위치정보가 태그 또는 표시되는 부동산의 이미지정보를 저장하기 위한 이미지데이터베이스부와, 상기 촬영된 부동산의 이미지정보에 상응하는 부동산의 면적, 거래조건, 매매가격, 매물의 특징, 연락처를 포함하는 텍스트정보를 저장하기 위한 텍스트정보데이터베이스부와, 상기 이미지데이터베이스부 및 텍스트정보데이터베이스부에 각각 저장된 부동산의 이미지정보 및 텍스트정보를 원격서버에 온라인 업로드 하기 위한 업로드부와, 상기 원격서버에 업로드된 부동산의 이미지정보 및 텍스트정보를 포함하는 부동산매물을 검색 또는 선택하기 위한 부동산매물정보 디스플레이부와, 상기 검색 또는 선택된 부동산매물의 매매를 위하여 부동산 매도자 및 부동산 중개사무소와 연락하기 위한 통신연결부를 포함하여 구성되는 스마트폰을 이용한 부동산 중개 시스템에 관한 것이다. 본 발명에 따르면, 위치기반서비스(LBS)에 의해 촬영위치정보가 태그 또는 표시되는 부동산의 이미지정보를 부동산매물의 전체 및 세부 공간별로 제공하여 부동산정보의 이미지의 충실함을 보장하며, 이미지가 실제 물권지에서 촬영되었음을 증명할 수 있어 허위매물을 예방하고 진정성을 확보할 수 있는 효과가 있다.

Description

스마트폰을 이용한 부동산 중개 시스템 및 이를 이용한 부동산 중개방법
본 발명은 스마트폰을 이용한 부동산 중개 시스템 및 이를 이용한 부동산 중개방법에 관한 것으로서, 특히 스마트폰 및 위치기반시스템을 이용하여 부동산매물의 위치에 따른 사진 또는 동영상 정보를 제공하고 스마트폰 및 위치기반시스템을 이용하여 수요자의 위치에 따른 부동산 정보를 제공하는 스마트폰을 이용한 부동산 중개 시스템 및 이를 이용한 부동산 중개방법에 관한 것이다.
일반적으로 부동산 매매에 있어서, 부동산은 특정 장소에 고정되어 있기 때문에, 부동산 매수자가 부동산을 확인하기 위해서는 부동산이 위치한 장소에 직접 방문해야 한다.
통상적인 부동산 매매방식은, 먼저, 부동산 매도자가 부동산 중개사무소에 부동산 매도 의사를 알리고. 부동산 중개사무소를 방문한 부동산 매수자가 부동산 매도 정보를 입수하며, 부동산 매수자가 부동산 중개사무소와 함께 부동산이 위치한 장소로 이동하여 부동산을 직접 확인하고, 부동산 매수자가 마음에 드는 부동산을 선택한 후 부동산 중개사무소를 통해 부동산 매도자와 부동산 매수자 사이에 계약을 체결함에 의하여 부동산 매매를 하게 된다.
이와 같은 일반적인 부동산 매매방식은 매수자가 부동산 중개사무소를 방문하기 전에는 매수자가 원하는 조건에 맞는 부동산의 존재 여부를 확인할 수 없는 문제점이 있으며, 또한, 매수자가 부동산이 위치한 장소까지 이동해야 하기 때문에, 시간적 및 공간적 제약이 큰 문제가 있게 된다.
상기와 같은 부동산 매매방식의 문제점을 해결하기 위하여, 종래에는 통신망이나 온라인 또는 간행물을 통해 텍스트로 된 부동산 정보를 제공하는 기술이 제안되어 사용되고 있다.
즉, 종래기술에 따르면, 매수자가 부동산의 위치, 가격 및 특징 등의 텍스트 정보를 확인한 후, 조건에 맞는 부동산이 존재할 경우, 매도자 또는 부동산 중개사무소를 방문한 뒤 부동산을 확인하게 되므로 이에 따라 매수자가 조건에 맞는 부동산의 존재 여부를 미리 확인할 수 있게 된다.
온라인 방식의 대표적인 사례로서, 한국등록특허 제10-1002559호에 거래 대상이 되는 부동산의 실시간 동영상 중계를 통해 구매자가 시간적, 공간적 제약을 받지 않고도 부동산을 자세하게 확인할 수 있도록, 통신망을 통해 상호 연결되되, 상기 통신망을 통해 수신된 부동산 동영상의 재생이 가능하고 통신망을 통한 텍스트, 동영상, 음성 또는 이들 조합의 실시간 송수신이 가능한 구매자 단말기; 부동산 동영상의 촬영이 가능하고 상기 통신망을 통해 촬영된 부동산 동영상과 함께 텍스트, 동영상, 음성 또는 이들 조합의 실시간 송수신이 가능한 중개인 단말기; 및 상기 중개인 단말기에 의해 촬영된 부동산 동영상을 상기 구매자 단말기로 중계하는 서비스 서버;를 포함하는 것을 특징으로 하는 동영상을 이용한 부동산 중개 시스템, 부동산 중개 서비스 서버, 부동산 중개 방법 및 저장 매체가 공지되어 있다.
그러나 상기와 같은 기술은 구매자, 중개인 및 수요자가 동시에 온라인 접속해야 하는 시간적 공유의 문제점이 있으므로 이러한 방법에 의한 부동산 중개는 현실적으로 불가능한 문제점이 있다.
또한, 한국공개특허 제10-2013-0098744호에는 매수의뢰 단말이, 부동산거래서버로 거래의뢰 요청을 전송하는 제 1 단계; 상기 부동산거래서버가, 다수의 중개업체단말로 상기 거래의뢰 요청에 포함된거래의뢰 요청 정보를 전송하는 제 2 단계; 상기 다수의 중개업체단말이, 상기 거래의뢰 요청 정보를 조회한 뒤, 상기 거래의뢰 요청 정보와 매칭되는 매물정보를 전송하는 제 3 단계; 상기 부동산거래서버가, 전송된 매물정보를 상기 매수의뢰단말로 전달하여 상기 거래의뢰 요청에 해당하는 매물이 맞는지 확인하도록 하는 제 4 단계; 상기 매수의뢰단말이, 상기 전송된 매물정보 중 하나에 대한 매물거래 요청을 상기 부동산거래서버로 전송하는 제5 단계; 및 상기 부동산거래서버가, 상기 매물거래 요청에 포함된 매물거래 요청 정보와 상기 매수의뢰단말을 소지한 매수의뢰인 개인정보를 상기 다수의 중개업체단말 중 상기 매수의뢰단말에 의해 선택된 매물정보를 전송한중개업체단말로 전송하는 제 6 단계; 를 포함하는 부동산 중개 방법 및 중개 시스템이 공지되어 있다.
그러나, 상기와 같은 기술은 구매자가 직접 부동산이 위치한 장소까지 이동하여야 부동산을 확인할 수 있어, 시간적 및 공간적 제약을 해결할 수 없으며, 수요자의 부동산 선택의 필터를 제공하지 않아 부동산 매물 선택에 있어서 용이성을 제공해주지 못하는 문제가 있었다.
또한, 한국공개특허 10-2014-0030865에는 휴대폰 단말기를 이용하여 현재 위치 파악 후 해당지역 직거래 검색조건을 설정하는 단계, 관심지역 매물신청란에 검색조건을 설정하여 매물을 신청하는 단계, 해당 지역의 가입부동산 휴대용 단말기 및 이메일로 검색조건을 발송하는 단계, 회원부동산의 신청자 검색조건에 부합하는 매물출시 단계 후 신청자의 매물선택 단계, 선택매물의 현장최종실사 후 거래조건 조율 및 거래성사단계를 포함하는 단계로 이루어지는 휴대폰 단말기를 이용한 부동산 직거래 관련 정보제공방법이 공지되어 있으나, 이 기술은 부동산 직거래 방식으로서 별도의 회원가입 후에 부동산 정보를 확인하고 거래할 수 있는 방식이므로 허위매물을 구분할 수 없는 문제점이 있다.
또한, 한국공개특허 10-2012-0042306에는 적어도 하나의 특정 지역을 촬영하고, 상기 촬영된 특정 지역에 대한 다수의 부동산매물을 검색하고, 상기 검색된 부동산매물에 대한 각각의 태그정보를 화면에 표시하고, 상기 태그정보 중 선택되는 적어도 하나의 태그정보에 대응하는 부동산매물의 상세 정보를 제공하는 단말기; 및 상기 단말기로부터 특정 지역에 대한 부동산매물의 검색 요청에 따라 상기 특정 지역에 대한 다수의 부동산매물을 검색하고, 상기 검색된 부동산매물에 대한 각각의 태그정보를 상기 단말기로 전송하는 부동산정보 제공장치;를 포함하는 것을 특징으로 하는 부동산정보 제공 시스템이 공지되어 있으나, 이 기술은 어느 특정지역에 존재하는 부동산 매물정보를 일일이 태그 및 이미지 정보로 변환하여 업로드 하여야 하는 번거로운 문제점이 있었다.
또한, 한국공개특허 10-2011-0097116에는 증강 현실을 이용한 부동산 거래 방법에 있어서, 운영자 서버가 매물 정보를 공인중개사 모바일 장치로부터 제공받아 등록하는 단계; 상기 운영자 서버가 매수자 모바일 장치의 위치 정보를 전송 받는 단계; 상기 운영자 서버가 상기 매물 정보 중 상기 위치 정보에 대응하는 매물 정보를 상기 매수자 모바일 장치로 전송하는 단계; 및 상기 매수자 모바일 장치로부터 상기 운영자 서버로의 거래 요청이 있을 경우, 상기 운영자 서버가 상기 공인중개사 모바일 장치로 상기 거래요청 정보를 전송하는 단계를 포함하는 부동산 거래 방법이 공지되어 있으나, 이 방법 역시 허위매물을 구분하지 못하는 문제점이 있었다.
또한, 최근에, 부동산114 모바일 사이트에는 매물별, 지역별, 조건별로 부동산 매물정보를 검색하고 관련 부동산 중개사무소에 연락할 수 있는 시스템을 구축하고 있으나, 이 시스템 역시 허위매물을 구분하지 못하는 문제점이 있었다.
이에, 본 발명은 상기한 문제점들을 해결하기 위해 안출된 것으로, 부동산 매수자로 하여금 부동산 소재지를 직접 방문하지 아니하고도 부동산의 상태를 용이하게 확인할 수 있고, 허위매물을 구분할 수 있으며, 부동산 및 매수자의 위치에 따라 보다 용이하게 부동산 매물정보을 선택할 수 있는 부동산 중개 시스템을 제공하는 것을 해결하고자 하는 과제로 한다.
상기 과제를 해결하기 위한 수단으로서, 본 발명은 스마트폰을 이용한 부동산 중개 시스템에 있어서, 기지국의 셀방식의 위치정보신호 및/또는 GPS방식의 위치정보신호를 송수신하는 위치기반서비스(LBS)부와; 상기 위치기반서비스(LBS)부와 연동하는 카메라부와: 부동산 매매를 위한 어플리케이션 소프트웨어;를 포함하여 구성되는 스마트폰을 사용하되,

상기 어플리케이션 소프트웨어는 부동산의 이미지정보 촬영시 부동산 전체 및 세부 공간별로 각각 구분 촬영되도록 안내하는 구분표시부 또는 구분음성출력부와, 부동산 전체 및 세부 공간별로 각각 구분 촬영여부를 확인하기 위한 구분촬영확인부를 포함하는 스마트폰을 이용한 부동산 중개 시스템을 과제의 해결수단으로 한다.
상기 부동산매물정보 디스플레이부는, 상기 촬영된 부동산의 이미지정보에 상응하는 부동산의 면적, 거래조건, 매매가격, 매물의 특징, 연락처를 포함하는 텍스트정보를 입력하기 위한 텍스트정보입력부를 포함하는 스마트폰을 이용한 부동산 중개 시스템을 과제의 해결수단으로 한다.

본 발명에 따르면 위치기반서비스(LBS)를 사용함으로써, 부동산 매수자로 하여금 부동산 물권지를 직접 방문하지 아니하고도 부동산의 상태를 용이하게 확인할 수 있고, 매수자의 위치 및 구매목적에 따라 보다 용이하게 부동산매물을 선택할 수 있는 부동산 중개 시스템을 제공한다.
즉, 매수자는 본 발명의 스마트폰을 이용한 부동산 중개 시스템을 이용함으로써 스마트폰의 어플을 실행시키고 인근 거리 및 원룸, 상가 등의 종목을 입력하기만 하면 이미지를 포함한 부동산정보를 용이하게 열람할 수 있는 것이다.
또한, 본 발명은 이에 나아가, 본 발명은 위치기반서비스(LBS)에 의해 촬영위치정보가 태그 또는 표시되는 부동산의 이미지정보를 부동산매물의 전체 및 세부 공간별로 제공하여 부동산정보의 이미지의 충실함을 보장하며, 이미지가 실제 물권지에서 촬영되었음을 증명할 수 있어 허위매물을 예방하고 진정성을 확보할 수 있는 효과가 있다.

상기 부동산 매물의 선택절차는, 상기 원격서버에 업로드된 부동산의 이미지정보 및 텍스트정보를 포함하는 부동산매물정보가 표시되는 디스플레이부에서, 상기 위치기반서비스(LBS)부에 의해 확인된 매수자 위치를 기준으로, 또는 매수자가 희망하는 위치를 선택하고, 그 위치를 기준으로 일정거리 내의 부동산 매물정보를 검색 또는 선택하기 위하여 거리설정부에 일정거리를 설정하는 거리설정단계, 부동산매물의 위치별로 검색 또는 선택하기 위하여 위치설정부에 위치를 설정하는 위치설정단계, 부동산매물의 종류별로 검색 또는 선택하기 위하여 종류를 설정하는 종류설정단계, 부동산매물의 조건별로 검색 또는 선택하기 위하여 조건을 설정하는 조건설정단계, 부동산매물의 전체 및 세부 공간별로 구분하여 검색 또는 선택하기 위하여 구분설정하는 구분설정단계에서 선택되는 어느 한 단계 이상을 수행하는 단계와;
상기 단계에서 검색 또는 선택된 부동산의 이미지정보 및 텍스트정보를 포함하는 부동산매물정보를 상기 원격서버로부터 수신하여 상기 디스플레이부에 디스플레이하는 디스플레이단계와;
상기 디스플레이된 부동산매물의 매매를 위하여 부동산 매도자 및 부동산 중개사무소와 연락하기 위한 통신연결부를 통해 통신연결단계;포함하여 구성되는 스마트폰을 이용한 부동산 중개 방법을 기술구성의 특징으로 한다.
이하에서는 본 발명이 속하는 기술분야에서 통상의 지식을 가진 자가 용이하게 실시할 수 있도록 본 발명의 바람직한 도면을 통하여 상세히 설명한다. 그러나 본 발명은 여러 가지 상이한 형태로 구현될 수 있으며, 여기에서 설명하는 도면에 한정되지 않는다.
우선, 본 발명의 스마트폰을 이용한 부동산 중개 시스템은 위치기반서비스(LBS)와 연동하는 카메라 및 상기 위치기반서비스(LBS)부에 의해 촬영위치정보가 태그 또는 표시되는 부동산의 이미지정보를 부동산매물의 전체 및 세부 공간별로 구분하여 촬영하여 부동산 매수자에게 제공하는 것을 핵심적 기술 구성의 특징으로 한다.
위치기반서비스 [location based service, LBS)라 함은, 스마트폰 속에 기지국이나 위성항법장치(GPS)와 연결되는 칩을 부착해 위치추적 서비스, 공공안전 서비스, 위치기반정보 서비스 등 위치와 관련된 각종 정보를 제공하는 서비스를 일컫는다.
즉, 유선·무선 통신망을 통해 얻은 위치정보를 바탕으로 여러 가지 서비스를 제공하는 것이 위치기반 서비스로서, 크게 이동통신 기지국을 이용하는 셀 방식과 위성항법장치를 활용한 GPS 방식이 있다.
셀 방식은 2000년을 전후해 개발·보급되기 시작한 방식으로, 위치의 오차 범위가 수㎞까지 날 수 있어 정확한 위치를 찾기 어려운 반면 중계기 등을 이용하기 때문에 건물 안이나 지하 등의 위치도 찾을 수 있는 것이 장점이다.
GPS 방식은 위성에서 보내는 위치정보를 스마트폰에 내장된 칩이 읽어 기지국에 알려주는 방식이다. 셀 방식에 이어 등장한 서비스로, 위치의 오차 범위가 넓어야 수백m밖에 되지 않아 거의 정확하게 위치를 알 수 있다. 그러나 위성 신호의 특성으로 인해 반사·굴절이 잘 되는 고층 건물이나 실내에서는 사용이 거의 불가능하다. 이 때문에 업체들은 셀 방식과 GPS 방식을 결합한 새로운 형태의 위치기반 서비스 상품을 개발해 출시하고 있다.
위치기반 서비스를 통해 얻을 수 있는 정보는 사람·차량 등의 위치를 파악하고 추적할 수 있음은 물론, 산속이나 사막과 같은 오지에서 위험에 처했을 때 휴대폰의 응급 버튼을 누르면 구조기관에 연결되어 구조를 받을 수 있다.
또한, 스마트폰 사용자가 있는 특정 장소의 날씨 서비스, 일정한 지역의 가입자에 대한 일괄 경보 통지 서비스, 지름길을 찾을 수 있는 교통정보 서비스, 주변의 백화점·의료기관·극장·음식점 등 생활정보 서비스, 이동 중에 정보가 제공되는 텔레매틱스 서비스 등 각종 서비스가 가능하다.
이러한, 위치기반서비스를 부동산 중개에 적용하여, 본 발명은 [도 1] 및 [도 2]를 참조하면, 기지국의 셀방식의 위치정보신호 및/또는 GPS방식의 위치정보신호를 송수신하는 위치기반서비스(LBS)부(110)와; 상기 위치기반서비스(LBS)부(110)와 연동하는 카메라부(120)와: 부동산 매매를 위한 어플리케이션 소프트웨어(200);를 포함하여 구성되는 스마트폰(100)을 사용하되, 상기 어플리케이션 소프트웨어(200)는, 상기 위치기반서비스(LBS)부(110)와 연동하는 카메라부(120)에 의해 촬영되고 상기 위치기반서비스(LBS)부(110)에 의해 촬영위치정보가 태그 또는 표시되는 부동산의 이미지정보를 저장하기 위한 이미지데이터베이스부(210)와, 상기 촬영된 부동산의 이미지정보에 상응하는 부동산의 면적, 거래조건, 매매가격, 매물의 특징, 연락처를 포함하는 텍스트정보를 저장하기 위한 텍스트정보데이터베이스부(220)와, 상기 이미지데이터베이스부(210) 및 텍스트정보데이터베이스부(220)에 각각 저장된 부동산의 이미지정보 및 텍스트정보를 원격서버(300)에 온라인 업로드 하기 위한 업로드부(230)와, 상기 원격서버(300)에 업로드된 부동산의 이미지정보 및 텍스트정보를 포함하는 부동산매물을 검색 또는 선택하기 위한 부동산매물정보 디스플레이부(240)와, 상기 검색 또는 선택된 부동산매물의 매매를 위하여 부동산 매도자 및 부동산 중개사무소와 연락하기 위한 통신연결부(130)를 포함하여 구성되는 스마트폰을 이용한 부동산 중개 시스템을 제공한다.
상기 부동산의 이미지정보는 동영상인 것이 바람직하나 일반 사진 이미지도 포함한다.
또한, 상기 스마트폰(100)은 LBS부(110), 카메라부(120), 통신모듈, 디스플레이부, 제어부, 메모리. 전원부, 입력모듈을 포함하여 구성되는 것이 일반적이므로 상세한 설명은 생략하고, 다만, 본 발명에서는 LBS부(110), 카메라부(120)가 연동하는 것에 특징이 있다.
즉, 상기 LBS부(110)는 카메라부(120)와 연동되며, 카메라부(120)로 촬영시 상기 위치기반서비스(LBS)부에 의해 촬영위치정보가 태그 또는 표시되는 부동산의 이미지정보가 생성된다. 이는 촬영되는 이미지의 진정성을 보장해주어 허위매물을 방지하는 효과를 기대할 수 있게 한다.
상기와 같은 구성에 따른 본 발명의 일반적인 실시예는 부동산의 매도자와 매수자 및 중개자가 스마트폰에 어플리케이션 소프트웨어(200)를 설치함으로써 부동산 거래를 위한 정보를 제공하고 검색할 수 있게 하는 것이다.
한편, 상기 위치기반서비스(LBS)부에 의해 촬영위치정보가 태그 또는 표시되는 부동산의 이미지정보는 부동산매물의 전체 및 세부 공간별로 촬영되고, 저장되는 것이 본 발명의 중요한 구성이다.
예로서, 세부 공간별로 촬영하는 내용은 원룸인 경우 부엌, 냉난방시설, 현관 등의 사항을 구분하여 촬영할 수 있으며, 전원주택의 경우, 담, 대문, 정원, 보일러, 에어컨 등의 사항을 구분하여 촬영할 수 있다.
아울러, 본 발명의 어플리케이션 소프트웨어는 부동산의 이미지정보 촬영시 부동산 전체 및 세부 공간별로 각각 구분 촬영되도록 안내하는 구분표시부 또는 구분음성출력부와, 부동산 전체 및 세부 공간별로 각각 구분 촬영여부를 확인하기 위한 구분촬영확인부를 포함하여 구성된다.
상기 구분표시부 또는 구분음성출력부는 촬영시 화면에 디스플레이되어 촬영자를 안내할 수 있고, 예로서 '거실을 촬영해 주십시오', '보일러 촬영시 작동여부를 확인할 수 있도록 작동 후 촬영해 주십시오' 등의 음성출력으로 촬영자를 가이드할 수 있으며, 상기 구분촬영확인부는 누락된 이미지가 없도록 확인하는 것으로 이미지의 충실성을 높이기 위한 것이다.
[도 3]은 본 발명의 구분표시부 및 구분촬영확인부의 예시도이다. [도 3]에 도시된 바와 같이, 구분표시부 및 구분촬영확인부가 디스플레이되어 있으며, 부동산의 종류에 따라 촬영해야 하는 구분표시부를 설정할 수 있다
한편, 상기 부동산매물정보 디스플레이부는, 상기 촬영된 부동산의 이미지정보에 상응하는 부동산의 면적, 거래조건, 매매가격, 매물의 특징, 연락처를 포함하는 텍스트정보를 입력하기 위한 텍스트정보입력부를 포함하는 것이 바람직한데, 부동산 중개자는 부동산의 이미지정보와 함께 텍스트정보를 입력하여 실시간으로 보동산 매물정보를 제공하게 된다.
특히, 부동산 매수자에게 필요한 사항으로서, 상기 부동산매물정보 디스플레이부는, 상기 위치기반서비스(LBS)부에 의해 확인된 매수자 위치를 기준으로, 또는 매수자가 희망하여 선택하는 위치를 기준으로 설정된 일정거리 내의 부동산 매물정보를 검색 또는 선택하기 위한 거리설정부와, 부동산매물의 위치별로 검색 또는 선택하기 위한 위치설정부와, 부동산매물의 종류별로 검색 또는 선택하기 위한 종류설정부와, 부동산매물의 조건별로 검색 또는 선택하기 위한 조건설정부와, 부동산매물의 전체 및 세부 공간별로 구분하여 검색 또는 선택하기 위한 구분설정부를 포함하여 구성되는 것이 바람직하다.
또한, 본 발명은 상술한 스마트폰을 이용한 부동산 중개 시스템을 이용한 부동산 중개방법을 제공한다.
상기 스마트폰을 이용한 부동산 중개 시스템을 이용한 부동산 중개방법은 부동산 매물의 등록절차 및 부동산 매물의 검색 또는 선택절차를 포함하되,
상기 부동산매물의 등록절차는, 상기 위치기반서비스(LBS)부(110)와 연동하는 카메라부(120) 및 상기 위치기반서비스(LBS)부에 의해 촬영위치정보가 태그 또는 표시되는 부동산의 이미지정보를 부동산매물의 전체 및 세부 공간별로 구분하여 촬영하는 단계와; 상기 촬영된 부동산 이미지정보가 부동산매물의 전체 및 세부 공간별로 구분되어 이미지데이터베이스(21)에 저장되는 단계와; 상기 촬영된 부동산의 이미지정보에 상응하는 부동산의 면적, 거래조건, 매매가격, 매물의 특징, 연락처를 포함하는 텍스트정보를 입력하고 텍스트정보데이터베이스(220)에 저장하는 텍스트정보 입력 및 저장단계와; 상기 이미지데이터베이스부 및 텍스트정보데이터베이스부에 각각 저장된 부동산의 이미지정보 및 텍스트정보를 원격서버(300)로 온라인 업로드하는 단계;를 포함하여 구성되고,
상기 부동산 매물의 선택절차는, 상기 원격서버에 업로드된 부동산의 이미지정보 및 텍스트정보를 포함하는 부동산매물정보가 표시되는 디스플레이부에서, 상기 위치기반서비스(LBS)부에 의해 확인된 매수자 위치를 기준으로, 또는 매수자가 희망하는 위치를 선택하고, 그 위치를 기준으로 일정거리 내의 부동산 매물정보를 검색 또는 선택하기 위하여 거리설정부에 일정거리를 설정하는 거리설정단계, 부동산매물의 위치별로 검색 또는 선택하기 위하여 위치설정부에 위치를 설정하는 위치설정단계, 부동산매물의 종류별로 검색 또는 선택하기 위하여 종류를 설정하는 종류설정단계, 부동산매물의 조건별로 검색 또는 선택하기 위하여 조건을 설정하는 조건설정단계, 부동산매물의 전체 및 세부 공간별로 구분하여 검색 또는 선택하기 위하여 구분설정하는 구분설정단계에서 선택되는 어느 한 단계 이상을 수행하는 단계와;
상기 단계에서 검색 또는 선택된 부동산의 이미지정보 및 텍스트정보를 포함하는 부동산매물정보를 상기 원격서버로부터 수신하여 상기 디스플레이부에 디스플레이하는 디스플레이단계와;
상기 디스플레이된 부동산매물의 매매를 위하여 부동산 매도자 및 부동산 중개사무소와 연락하기 위한 통신연결부를 통해 통신연결단계;포함한다.
상기 방법에 따르면, 매도자 또는 중개인은 부동산의 이미지를 촬영하여 업로드함으로써 용이하게 부동산매물을 광고할 수 있으며, 매수자는 스마트폰의 어플을 실행시키고 인근 거리 및 원룸, 상가 등의 종목을 입력하기만 하면 매수자와 가까운 거리의 필요한 부동산정보를 용이하게 열람할 수 있는 것이다.
또한, 필요에 따라 원하는 위치를 입력하여 기준위치를 설정하고 상기 기준위치의 근처의 부동산 정보를 열람할 수도 있다.
또한, 부동산 이미지정보를 촬영함에 있어서, 촬영자가 실제로 해당 부동산의 위치에서 촬영한 것임을 증명할 수 있게 해므로 이는 부동산 매물을 등록함에 있어서 허위매물이 올라가지 않도록 하는 효과를 기대할 수 있게 한다.
뿐만 아니라, 이러한 허위매물 등록 방지의 목적을 위하여, 필요에 따라 서버(300)로 업로드된 상기 이미지 정보, 텍스트정보 및 쵤영위치정보가 서버의 데이터베이스에 저장된 후에도 부동산의 주소지와 상기 촬영위치정보를 대조 및 승인하는 단게를 더 포함할 수 있다.
예로서 부동산의 주소지가 상기 촬영위치정보와 20m이상 차이가 나는 경우 허위매물로 판정하고 데이터베이스에 저장하지 않을 수 있다.
아울러, 상기 부동산매물의 전체 및 세부 공간별로 구분하여 촬영하는 단계에는 부동산 전체 및 세부 공간별로 각각 구분 촬영여부를 확인하기 위한 구분촬영확인단계를 포함하여 이미지가 누락되지 않도록 할 수도 있다.
또한, 상기 부동산 매물의 선택절차에서 거리설정단계, 위치설정단계, 종류설정단계, 조건설정단계, 구분설정단계의 입력은 스마트폰의 터치스크린, 키보드, 음성모듈 등이 적용될 수 있다.
또한, 거리설정단계에서는 설정값이 디폴트로 자동설정될 수 있는데, 예로서 별도의 입력 없으면 반경 2km로 자동 설정될 수 있고, 사용자가 계정생성 등으로 개인정보를 입력하였을 경우, 종류설정단계에서는 상기 개인정보의 직업 등에 상응하는 부동산물권이 디폴트로 정해질 수 있는데 예로서, 직업이 학생인 경우, 자취방, 원룸 등의 종류로 자동 설정되는 구성이 가능하다.
또한, 부동산매물정보의 디스플레이단계에서는 부동산매물정보가 리스트형태, 또는 지도상에 표시되는 형태로 디스플레이될 수 있다.
이상의 설명은 본 발명의 기술사상을 예시적으로 설명한 것에 불과한 것으로서, 본 발명이 속하는 기술 분야에서 통상의 지식을 가진 자라면 본 발명의 본질적인 특성에서 벗어나지 않는 범위에서 다양한 수정 및 변형이 가능할 것이다. 따라서, 본 발명에 개시된 실시예 및 도면은 본 발명의 기술 사상을 한정하기 위한 것이 아니라 설명하기 위한 것이고, 이러한 실시예 및 도면에 의하여 본 발명의 기술 사상의 범위가 한정되는 것은 아니다. 본 발명의 보호 범위는 아래의 청구범위에 의하여 해석되어야 하며, 그와 동등한 범위 내에 있는 모든 기술 사상은 본 발명의 권리범위에 포함되는 것으로 해석되어야 할 것이다.
본 발명에 따른 스마트폰을 이용한 부동산 중개 시스템 및 이를 이용한 부동산 중개방법은 부동산 매수자가 해당 소재지를 방문하지 아니하고도 부동산을 용이하게 확인함과 동시에 허위매물을 구분하며, 위치에 따른 부동산 매물정보를 선택할 수 있게 설계된 것으로서, 부동산 매물 정보가 필요한 매수자 등 부동산정보관련분야에서 산업상 이용가능성이 있다.

Claims (6)

  1. 스마트폰을 이용한 부동산 중개 시스템에 있어서, 기지국의 셀방식의 위치정보신호 및/또는 GPS방식의 위치정보신호를 송수신하는 위치기반서비스(LBS)부와; 상기 위치기반서비스(LBS)부와 연동하는 카메라부와; 부동산 매매를 위한 어플리케이션 소프트웨어;를 포함하여 구성되는 스마트폰을 사용하되,
    상기 어플리케이션 소프트웨어는, 상기 위치기반서비스(LBS)부와 연동하는 카메라부에 의해 촬영되고 상기 위치기반서비스(LBS)부에 의해 촬영위치정보가 태그 또는 표시되는 부동산의 이미지정보를 저장하기 위한 이미지데이터베이스부와,
    상기 촬영된 부동산의 이미지정보에 상응하는 부동산의 면적, 거래조건, 매매가격, 매물의 특징, 연락처를 포함하는 텍스트정보를 저장하기 위한 텍스트정보데이터베이스부와,
    상기 이미지데이터베이스부 및 텍스트정보데이터베이스부에 각각 저장된 부동산의 이미지정보 및 텍스트정보를 원격서버에 온라인 업로드 하기 위한 업로드부와,
    상기 원격서버에 업로드된 부동산의 이미지정보 및 텍스트정보를 포함하는 부동산매물을 검색 또는 선택하기 위한 부동산매물정보 디스플레이부와,
    상기 검색 또는 선택된 부동산매물의 매매를 위하여 부동산 매도자 및 부동산 중개사무소와 연락하기 위한 통신연결부를 포함하여 구성되는 것을 특징으로 하는 스마트폰을 이용한 부동산 중개 시스템
  2. 제1항에 있어서,
    상기 위치기반서비스(LBS)부에 의해 촬영위치정보가 태그 또는 표시되는 부동산의 이미지정보는 부동산매물의 전체 및 세부 공간별로 촬영되고, 저장되는 것을 특징으로 하는 스마트폰을 이용한 부동산 중개 시스템
  3. 제2항에 있어서,
    상기 어플리케이션 소프트웨어에는 부동산의 이미지정보 촬영시 부동산 전체 및 세부 공간별로 각각 구분 촬영되도록 안내하는 구분표시부 또는 구분음성출력부와, 부동산 전체 및 세부 공간별로 각각 구분 촬영여부를 확인하기 위한 구분촬영확인부를 포함하는 것을 특징으로 하는 스마트폰을 이용한 부동산 중개 시스템
  4. 제1항에 있어서,
    상기 부동산매물정보 디스플레이부는, 상기 촬영된 부동산의 이미지정보에 상응하는 부동산의 면적, 거래조건, 매매가격, 매물의 특징, 연락처를 포함하는 텍스트정보를 입력하기 위한 텍스트정보입력부를 포함하는 것을 특징으로 하는 스마트폰을 이용한 부동산 중개 시스템
  5. 제1항에 있어서,
    상기 부동산매물정보 디스플레이부는, 상기 위치기반서비스(LBS)부에 의해 확인된 매수자 위치를 기준으로, 또는 매수자가 희망하여 선택하는 위치를 기준으로 설정된 일정거리 내의 부동산 매물정보를 검색 또는 선택하기 위한 거리설정부와, 부동산매물의 위치별로 검색 또는 선택하기 위한 위치설정부와, 부동산매물의 종류별로 검색 또는 선택하기 위한 종류설정부와, 부동산매물의 조건별로 검색 또는 선택하기 위한 조건설정부와, 부동산매물의 전체 및 세부 공간별로 구분하여 검색 또는 선택하기 위한 구분설정부를 포함하여 구성되는 것을 특징으로 하는 스마트폰을 이용한 부동산 중개 시스템
  6. 제1항 내지 제5항 중 어느 한 항에 의한 스마트폰을 이용한 부동산 중개 시스템을 이용한 부동산 중개방법에 있어서, 부동산 매물의 등록절차 및 부동산 매물의 검색 또는 선택절차를 포함하되,
    상기 부동산매물의 등록절차는, 상기 위치기반서비스(LBS)부와 연동하는 카메라부 및 상기 위치기반서비스(LBS)부에 의해 촬영위치정보가 태그 또는 표시되는 부동산의 이미지정보를 부동산매물의 전체 및 세부 공간별로 구분하여 촬영하는 단계와;
    상기 촬영된 부동산 이미지정보가 부동산매물의 전체 및 세부 공간별로 구분되어 이미지데이터베이스에 저장되는 단계와;
    상기 촬영된 부동산의 이미지정보에 상응하는 부동산의 면적, 거래조건, 매매가격, 매물의 특징, 연락처를 포함하는 텍스트정보를 입력하고 텍스트정보데이터베이스(220)에 저장하는 텍스트정보 입력 및 저장단계와;
    상기 이미지데이터베이스부 및 텍스트정보데이터베이스부에 각각 저장된 부동산의 이미지정보 및 텍스트정보를 원격서버로 온라인 업로드하는 단계;를 포함하여 구성되고,
    상기 부동산 매물의 선택절차는, 상기 원격서버에 업로드된 부동산의 이미지정보 및 텍스트정보를 포함하는 부동산매물정보가 표시되는 디스플레이부에서, 상기 위치기반서비스(LBS)부에 의해 확인된 매수자 위치를 기준으로, 또는 매수자가 희망하는 위치를 선택하고, 그 위치를 기준으로 일정거리 내의 부동산 매물정보를 검색 또는 선택하기 위하여 거리설정부에 일정거리를 설정하는 거리설정단계, 부동산매물의 위치별로 검색 또는 선택하기 위하여 위치설정부에 위치를 설정하는 위치설정단계, 부동산매물의 종류별로 검색 또는 선택하기 위하여 종류를 설정하는 종류설정단계, 부동산매물의 조건별로 검색 또는 선택하기 위하여 조건을 설정하는 조건설정단계, 부동산매물의 전체 및 세부 공간별로 구분하여 검색 또는 선택하기 위하여 구분설정하는 구분설정단계에서 선택되는 어느 한 단계 이상을 수행하는 단계와;
    상기 단계에서 검색 또는 선택된 부동산의 이미지정보 및 텍스트정보를 포함하는 부동산매물정보를 상기 원격서버로부터 수신하여 상기 디스플레이부에 디스플레이하는 디스플레이단계와;
    상기 디스플레이된 부동산매물의 매매를 위하여 부동산 매도자 및 부동산 중개사무소와 연락하기 위한 통신연결부를 통해 통신연결단계;포함하여 구성되는 스마트폰을 이용한 부동산 중개 방법
