随着技术的进步,在建筑机械、医疗电子设备、飞机、船舶、汽车等大型机电设备或高价值租赁物的运营管理中,已采用很多现代技术。如卫星定位技术、传感器技术等,这些技术的应用,使租赁业运营者对借出物、待租物、维修保养物等处于租赁业各运营环节的大型机电设备、飞机、船舶、汽车等租赁物可以进行实时定位跟踪或感知监测,随时掌握其实时位置和状态,极大的提高了对这些租赁物的运营管理水平,促进了大型机电设备、飞机、船舶、汽车等租赁业的发展。但这些技术并不是所有租赁物都适合采用,首先租赁物要有适合应用这些技术的物理空间;其次这些技术往往需要租赁物具备有源条件;第三,这些技术运营成本、费用较高,一般租赁物难以承受。受制于以上条件,这些技术在小型或中、低价值租赁物运营管理中应用十分有限。
对于小型或中、低价值租赁物的运营管理手段也有一些新技术应用,如电子标签、条形码、二维码等可读识别技术在租赁业的应用,但一般仅作为自动台帐录入工具使用,台帐与实物实际状况受人为因素影响可能存在很大差异,不能保证帐物一致。虽然有进一步发展的人工智能租赁系统出现,包括开放式人工智能租赁系统和封闭式人工智能租赁系统,由于这两种系统结构性缺陷等因素,系统缺乏租赁物品质信息或品质信息不完整,导致租赁物损坏责任无法确认,损失无法追偿,不可能在商业租赁中普及推广。这两种人工智能租赁系统若要建立智能化获取租赁物品质信息,技术难度很高,成本费用一般租赁业也难以承受。

封闭式人工智能租赁系统是将租赁物存放于封闭的空间,租赁物的借出或归还,都是在一个封闭的系统中由机器自动进行,如音像光碟自动租赁机、图书自动租赁机等就是一封闭的租赁系统,其优点是:由于是完全的封闭系统,排除人为因素干扰,保障其门禁系统信息记录与封闭系统内实物一致;缺点是:目前人工智能机器可自动识读的租赁物有限,一般的租赁物很难建立品质信息,该技术应用范围较狭窄。即便是较适合其识读的租赁物,同样存在租赁物品质信息完整性、准确性缺陷,租赁物或其物理载体损坏状态和责任无法确认,如光碟表面损伤或图书资料污损等,租赁物损失不能追偿,该技术在租赁业中应用范围有限。
发明内容
本文中,术语“非定置租赁物”应理解为涵盖除自出借至归还的整个租赁物使用过程都不移动其物理位置,固定设置于大地或非移动建筑物上特定位置的物和非物质形态的事物以外的所有可租赁物。作为例子,非定置租赁物可以是:汽车、机器设备、飞机、船舶、自行车、各种乐器、各种运动器械、婴儿 推车、婴儿床、儿童安全座椅、可移动的保险柜、床、洗衣机、服装、棉被等。
本文中,术语“帐物一致”应理解为租赁运营台帐记载或反映的租赁物状况与租赁物实际的如名称、品质、物理位置、时间、作业人、酬金等状况完全一致,一一对应。
本文中,术语“比对库”应理解为用来与租赁物实物状态或租赁物绑定帐户实际收支状态进行比对的租赁物运营监管数据库表格。
本文中,术语“内部作业流程”或“内部作业环节”应理解为租赁物在运营流转循环过程中,除承租人接收租赁物至承租人交还租赁物以外的其他运营过程或环节。
针对上述背景技术问题,本发明提出一套新的技术解决方案,目的在于克服传统租赁运营管理方式效率低,无法适应大规模、连锁化运营监管问题;可读识别技术仅做台帐自动录入工具不能保证帐物一致问题;现代卫星定位等高新技术设备投入与运营费用高、物理条件要求高不适宜中、低价值租赁物应用问题;以及人工智能租赁系统存在的租赁物损害无法确认,不便追偿问题。运用基于物联网RFID电子识别技术的租赁业实时远程运营管理系统,实现租赁业运营的租赁物资产全流程自动监控。
特征在于具体方法包括以下步骤:
S11、租赁物首先处在租赁企业租赁物资产全流程自动监控闭合环链内部流程实物监控环段,此时租赁物被列入租赁业实时远程运营管理系统实物比对库,该租赁物在数据库中处于在库状态,受到内部作业全流程RFID电子识别系统实时和/或间歇跟踪监控,租赁物出现脱库,系统即刻自动报警;
S12、当承租人签订租赁合同,办妥相关手续,确认选定租赁物后,系统将承租人所付担保押金划归该租赁物帐户,随即将该租赁物列入租赁业实时远程运营管理系统帐户比对库,该租赁物帐户在数据库中由非担保状态转为担保状态,帐户监控启动,记费程序启动;
S13、当承租人带着被租赁物离开租赁企业运营场所时,门禁系统自动侦测识别被租赁物,门禁开启放行,随即系统自动将该租赁物移出系统实物比对库,该租赁物在数据库中由在库状态转为已租状态,此时该租赁物处于租赁企业租赁物资产全流程自动监控闭合环链帐户监控环段,系统实时和/或间歇对该租赁物押金帐户比对监控,出现非法变动即刻自动报警;
S14、当承租人返还租赁物时,租赁企业运营场所门禁系统自动侦测识别被租赁物,门禁开启,系统识别被租赁物为既有租赁物,待进入返还流程时,系统随即自动将其列入系统实物比对库,该租赁物在数据库中由已租状态转为在库状态,记费程序停止,结算程序启动;
S15、当结算租金和/或损坏赔偿金划归该被租赁物帐户时,系统随即自动将其移出系统帐户比对库,该租赁物帐户在数据库中由担保状态转为非担保状态,押金担保解除,可以支取押金,此时,被租赁物又回到租赁企业租赁物资产全流程自动监控闭合环链内部流程实物监控环段。
进一步的,一种租赁业运营的租赁物资产全流程自动监控方法,特征在于实施S11前,租赁业实时远程运营管理系统内设置有租赁物实物比对库和帐户比对库,系统为运营的每个租赁物设有对应的租金和押金帐户。
本发明为实现租赁业运营的租赁物资产全流程自动监控方法,达成克服传统租赁业效率低、规模小、连锁难目的,还提出租赁企业信息化、网络化、规模化、连锁化实时远程运营管理系统技术方案。
具体方案是:针对大型、分散、连锁化租赁企业生产运营特点,提出一种基于物联网技术的租赁企业实时远程运营管理系统方案,主要功能包括租赁物内部作业全流程自动跟踪监控、租赁物资产全流程自动监控、实时远程音视频运营生产调度、员工调配及监管、财务结算活动监管、风险自动报警以及数据存储;其特征在于,系统由租赁企业总部管理中心、至少两个本地管理中心以及各本地管理中心对应的本地运营场所现场物联网系统和外网用户组成;
所述总部管理中心主要设置有数据库服务器、应用服务器和Web服务器,总部管理中心至少设有一个管理终端通过B/S模式的管理软件开展相关管理业务;总部管理中心通过防火墙与网络连接,通过企业专网或互联网与各本地管理中心进行通信;
所述本地管理中心负责本地的具体事务管理,设置有本地数据存储及至少一个本地管理终端,通过B/S模式的软件系统执行各种操作;其中至少一个本地管理终端作为本地运营场所现场物联网系统的上位机;本地管理中心向上通过防火墙连接到网络实现与总部管理中心通信,向下通过网关连接本地运营 场所现场物联网系统,接受和/或发送实时数据;
所述外网用户通过Internet访问系统提供的基于B/S模式的授权服务。
进一步的,一种基于物联网的租赁企业实时远程运营管理系统,其特征在于本地管理中心由分散各地的租赁服务门店管理中心、分散各地地区中心仓库管理中心及其它运营场所管理中心组成;本地管理中心从本地运营场所现场物联网采集的生产监控数据备份于本地数据库中,同时通过网络上传至总部管理中心的数据库服务器中存储。
进一步的,一种基于物联网的租赁企业实时远程运营管理系统,其特征在于所述租赁企业本地运营场所现场物联网系统,主要包括:员工、工位、租赁物、RFID标签、RFID读写器、生物识别传感器、摄像设备、红外传感器、压力传感器、通信网络、网关、上位机;其中,RFID标签置于租赁物和工作卡内,RFID读写器组合形成其信号覆盖租赁企业所有运营场所租赁物所有内部作业流程的物理路径和空间;RFID读写器、生物识别传感器、摄像设备、红外传感器、压力传感器通过有线或无线通信网络连接到网关,网关与上位机相连。
进一步的,一种租赁企业本地运营场所现场物联网系统,特征在于所述租赁物为企业运营的所有租赁物;每个租赁物内置至少一个RFID电子标签;标签有该租赁物的唯一识别码信息,该识别码信息与租赁物表面的钢印编号和/或条形码和/或二维码和/或租赁物外形图像特征和/或租赁物重量特征相对应。
进一步的,一种租赁企业本地运营场所现场物联网系统,特征在于所述RFID读写器,包括固定式读写器和/或轨道式自行走读写器和/或智能自行走式读写器。
进一步的,一种租赁企业本地运营场所现场物联网系统,特征在于所述生物识别传感器实施对员工与所佩戴内置RFID标签工作卡的一致性认证;工作期间员工佩戴工作卡,接受RFID读写器监控;外形图像识别和/或RFID读写器标签识别和/或压力传感器重量比对配合,对进出管控区域物品进行合法性认证。

优选的,一种租赁企业本地运营场所现场物联网系统,特征在于RFID读写器、生物识别传感器、摄像设备、红外传感器以及压力传感器通过有线或无线路由器与网关连接,网关与本地管理中心连接。
本发明为实现基于物联网技术的租赁业实时远程运营管理系统实施效果,还提供一种运营管理方法:特征在于主要包括以下步骤:
S21、第一步,给所有投入运营的租赁物内置至少一个RFID标签,标签唯一识别码信息与租赁物表面钢印编码和/或条形码和/或二维码和/或租赁物外形图像特征和/或租赁物重量特征相对应;
S22、第二步,员工上班时都佩戴内含RFID标签的工作卡,并通过门禁生物识别传感器对员工与RFID工作卡作一致性认证;
S23、第三步,对进出经营场所管控区域的人和/或物,门禁系统通过生物识别和/或外形图像识别和/或RFID读写器标签识别和/或压力传感器重量比对配合进行合法性认证;
S24、第四步,通过布设在租赁企业所有运营场所内,信号覆盖租赁物内部作业流程所有环节路径和空间的RFID读写器实时和/或间歇监控、记录,掌握租赁物和员工在其内活动的时间、位置、流程、操作以及人与租赁物、人与关联操作的信息;
S25、第五步,本地管理中心对本地运营现场物联网实时数据中操作执行层信息,直接组织实施,总部管理中心对其监管;
S26、第六步,总部管理中心系统通过各本地运营场所物联网系统对各租赁门店每一笔出租和/或返还的租赁物与其对应的担保押金和/或租金和/或损坏赔偿金数额实时自动比对监控,发现有误或非法变动,系统即刻自动报警,总部管理中心组织核查;
S27、第七步,总部管理中心系统通过对员工出勤率、相关服务或操作及时率、工作中的差错率、客户满意率及关联操作租赁物的返工率、返修率数据进行统计分析,自动得出对员工的评价,总部管理中 心相应采取培训、调配、奖励、加薪、提职措施;
S28、第八步,总部管理中心系统根据各本地运营场所物联网系统统计数据自动评价出租率、待租期、故障率及备品、备件、易耗品数据是否合理,视情况相应调整租赁物资源配置、租赁物生产商或品牌以及备品、备件、易耗品储备;
S29、第九步,每个工作日结束后,总部管理中心统一对各本地管理中心及各本地运营场所现场物联网系统在线值班监控,如有警情、火情、险情即刻启动警情、火情、险情联动机制。
本发明还提供一种基于租赁业实时远程运营管理系统和本地运营场所现场物联网系统RFID电子识别技术的租赁物内部作业全流程实时和/或间歇自动跟踪监控运营方法,特征在于主要包括以下步骤:
S31、当新增或移库或返还的内置RFID标签的租赁物接近本地运营场所入口时,会被RFID电子识别跟踪监控系统侦测和识别,门禁系统自动开启;
S32、RFID电子识别跟踪监控系统对租赁物自动甄别比对,将新增加的租赁物直接注册入库,列入系统实物比对库,该租赁物在数据库中处于在库状态;
S33、RFID电子识别跟踪监控系统对移库过来的既有租赁物,经门禁系统验证,凭系统入库令将该租赁物由流转状态更新为在库状态,并列入系统实物比对库;
S34、RFID电子识别跟踪监控系统对承租人返还的既有租赁物,待进入返还作业流程时,停止记费程序,随即将其列入系统实物比对库,该租赁物在数据库中由已租状态转为在库状态;
S35、列入系统实物比对库的租赁物,在租赁企业内部作业各工位环节间按程序运行流转,全程接受RFID电子识别跟踪监控系统实时和/或间歇的监控,相关的位置信息、时间信息以及各运营环节操作信息会被实时和/或间歇跟踪和记录,出现租赁物脱库情况系统即刻自动报警;
S36、进入返还流程的租赁物,系统结算程序根据其租赁期及相应租赁费率自动计算出租金费用;同时由接收工作人员对租赁物进行查验,对于承租人有损坏责任的租赁物,除租金外,还需由接收工作人员填制损坏确认单,承租人确认,予以追偿;
S37、租赁物完成内部作业流程处于待租状态,当承租人订立租约,办妥相关手续,带着被租赁物离开租赁企业运营场所时,门禁系统开启放行,系统随即自动将该租赁物移出系统实物比对库,该租赁物在数据库中由在库状态转为已租状态,记费程序启动。
本发明还提供一种基于租赁业实时远程运营管理系统的租赁物担保押金自动监控方法,特征在于主要包括以下步骤:
S41、当承租人订立租约,将根据不同租赁物提供相应的担保押金,随后工作人员将承租人选定的租赁物当面查看验证其是否符合租约约定适用条件,并由承租人签字确认,验视作业过程拍照存查;
S42、系统将承租人提供的担保押金划入承租人最终选定的租赁物帐户,同时将其列入系统帐户比对库,该租赁物帐户在数据库中由非担保状态转为担保状态,帐户监控开始,帐户出现非法变动,系统即刻自动报警;
S43、当承租人带着被租赁物离开租赁企业运营场所时,门禁系统开启放行,系统随即自动将该租赁物移出系统实物比对库,该租赁物在数据库中由在库状态转为已租状态,记费程序启动;
S44、当返还的租赁物接近本地运营场所入口时,会被RFID电子识别跟踪监控系统侦测和识别,门禁系统自动开启,待进入返还作业流程时,系统记费程序停止,随即将其列入系统实物比对库,该租赁物在数据库中由已租状态转为在库状态;
S45、当系统将结算的租金和/或损坏赔偿金划入该返还的租赁物帐户时,系统随即将其移出帐户比对库,该租赁物帐户在数据库中由担保状态转为非担保状态,解除押金担保,退还押金。
本发明还提供一种基于租赁业实时远程运营管理系统的运营场所物品出向门禁系统流程管理方法,特征在于包括以下步骤:
S51、对于出向流程门禁系统RFID读写器识别的物品,系统随即作图像识别和/或重量匹配,比对成功则确认为租赁物正常出向流程,承租人押金担保设置到帐,即可放行,图像识别、重量匹配任何一 环特征匹配不成功,系统都将报警,进入报警处置程序;
S52、对于门禁系统确认的正常租赁物,需移库作业或RFID读写器无法识别,二维码和/或钢印编码识别成功,系统生成维修告警报告需移库维修的租赁物,凭系统移库令放行;
S53、对于出向流程门禁系统RFID读写器无法识别,二维码和/或钢印编码也无法辨识的物品,查看是否为正当事由进入的物品,进行图像识别、重量匹配比对注销后,方可放行;
S54、对于S53步图像识别、重量匹配无法注销的物品,系统报警,进入报警处置程序。
本发明还提供一种基于租赁业实时远程运营管理系统的运营场所物品进向门禁系统流程管理方法,特征在于包括以下步骤:
S61、对于进向流程门禁系统RFID读写器识别的物品,系统随即作图像识别和重量匹配,比对成功则确认为系统正常租赁物,不成功则系统报警,进入报警处置程序;
S62、确认为系统正常租赁物的物品,系统继续作租赁物新旧判断,首次投入运营的租赁物,系统直接注册放行,既有租赁物则视情况不同,承租人返还租赁物的进入结算程序,其它运营场所转移来的,凭系统入库令放行;
S63、对于进向流程门禁系统RFID读写器无法识别,但二维码和/或钢印编码识别成功的物品,系统进一步作图像识别和重量匹配,比对成功则确认为系统内租赁物,同时系统生成该租赁物维修告警报告,进入S62程序,比对不成功则系统报警,进入报警处置程序;
S64、对于进向流程门禁系统RFID读写器无法识别,也无二维码和/或钢印编码识别的物品,有正当进入事由,则作进入事由登记,并在系统作物品图像识别和/或重量特征注册,方可放行;
S65、对于进向流程门禁系统RFID读写器无法识别,也无二维码和/或钢印编码识别,无正当进入事由的物品,拒绝进入。
本发明为保障运营租赁物出借和/或回收过程中的损坏责任区分明确,还提出一种租赁物验视交付作业记录装置方案。
具体方案特征在于:一种租赁物验视交付作业记录装置主要包括:租赁物验视交付作业平台、RFID读写器、摄像设备、压力传感器、固定至少一个摄像设备的至少一个悬臂支架的可二维或三维移动的支架结构;RFID读写器、摄像设备、压力传感器通过有线或无线物联网传输网络连接到网关,网关与上位机相连。
进一步的,一种租赁物验视交付作业记录装置,特征在于租赁物验视交付作业平台面可由升降支架进行升降,最低可与地面平齐,平台面可360度旋转。
进一步的,一种租赁物验视交付作业记录装置,特征在于验视作业过程全程记录,其中画面至少包括被验视租赁物和承租人,且至少有一帧画面能清晰辨认承租人面容,被验视租赁物在画面中央位置且至少占画面20%面积。
进一步的,一种租赁物验视交付作业记录装置,特征在于系统内设置有企业运营的各型租赁物摄像记录参数,装置RFID读写器检测到验视租赁物自动启动摄像记录设备。

本发明还提供一种租赁物验视交付作业记录装置运用方法,特征在于包括以下步骤:
S71、首先验视交付工作人员将承租人选定的租赁物置于租赁物验视平台上,RFID读写器检测到被租赁物标签,根据系统对该型租赁物设置的摄像记录参数,自动启动摄像记录设备;
S72、验视交付工作人员与承租人相邻站立于验视平台边验视区域,以便摄像镜头在正对承租人面部0度至斜向45度范围内对承租人面部和租赁物进行摄像记录;
S73、验视交付工作人员旋转验视平台,以360度环视和俯视及仰视全方位摄像记录被验视租赁物外形状态,同时演示被租赁物可调节或变动部件及清点配件,确认其各项功能完好,配件齐备;
S74、验视完毕,承租人签字确认租赁物状态符合租赁合同约定条件,摄像记录备查;
S75、承租人返还被租赁物时,调取摄像记录比对查验,明确损坏责任,结算回收被租赁物。
本技术方案的有益效果:本方案,利用租赁企业实时远程运营管理系统中租赁物内部作业全流程监控与租赁物出租期承租人担保押金帐户自动监控措施结合,形成由实物监控和担保金帐户监控构成的租赁物资产全流程自动监控闭合环链,无论租赁物处于运营流程的哪个环节,始终处于租赁企业实时远程运营管理物联网系统的租赁物资产全流程自动监控闭合环链管控中,确保租赁经营的租赁物资产安全和帐物一致;本方案运用物联网技术、RFID电子识别技术,搭建起低成本、高效率的租赁物内部作业全流程实时和/或间歇跟踪监控系统和租赁企业信息化、网络化、规模化、连锁化实时远程运营管理系统,克服了可读识别技术仅做台帐自动录入工具不能保证帐物一致问题、卫星定位等高新技术设备投入成本与运营费用成本高问题、对租赁物物理条件要求高不适合中、低价值租赁物应用等问题;本方案在租赁物返还作业环节采用人工查验方式,结合租赁物验视交付作业记录装置及方法,在现有技术条件下,克服了人工智能租赁系统存在的租赁物损害无法确认,损失不便追偿问题,既稳妥可靠,又经济可行,人工查验与现代化技术手段结合,扬长避短,相得益彰;本方案的租赁企业实时远程运营管理系统,克服了因规模、分散、距离等因素对租赁运营的制约,工作效率有了很大提高,仅以分布各地的连锁租赁运营企业盘点作业为例,人工盘点费工费时,且人为因素影响可靠性难以保障,采用该系统技术即安全可靠,又方便迅速,即便是成百上千家租赁门店和仓库,也可做到每日盘点,适应租赁业大规模、连锁化经营管理需要。

值得注意的是,租赁业实时远程运营管理系统内设置有租赁物302实物比对库和帐户比对库;系统运营的每个租赁物302设有对应的租金和押金帐户。
如图2所示,实施例针对大型、分散、连锁化租赁企业生产运营特点,设置由租赁企业总部管理中心100、至少两个本地管理中心200以及各本地管理中心对应的本地运营场所现场物联网系统300和外网用户组成的租赁企业实时远程运营管理系统。其主要功能包括租赁物302内部全流程自动跟踪监控、租赁物302资产全流程自动监控、实时远程音视频运营生产调度、员工305调配及监管、财务结算活动监管、风险自动报警以及数据存储。
实施例所述总部管理中心100主要设置有数据库服务器101、应用服务器102和Web服务器103。所述数据库服务器101,根据租赁企业实际需要,设置至少一台计算机和数据库管理系统软件共同构成企业总部的数据库服务器101,该数据库服务器101为系统的所有客户应用提供数据服务,包括查询、更新、事务管理、索引、高速缓存、查询优化、安全及多用户存取控制等。所述应用服务器102通过各种协议实现具体的事务逻辑供客户端应用程序使用。所述Web服务器103,为租赁企业的网站服务器,提供给两类用户使用:一类是企业内部的管理系统客户端用户,通过访问服务器使用系统提供的各种管理服务;第二类是外网用户402,外网用户402使用移动PC、智能终端或固定PC设备通过Internet,访问Web服务器103提供的基于B/S模式的移动办公功能模块、供货伙伴模块、租赁服务模块以及公众信息模块的各种授权服务。
总部管理中心100设有运营管理、财务管理、人事管理以及库存管理等多个管理终端104通过B/S模式的管理软件开展相关管理业务;总部管理中心100通过防火墙401与网络400连接,通过企业专网或互联网与各本地管理中心200进行通信。
值得注意的是,实施例所述本地管理中心200负责本地的具体事务管理,设置有本地数据存储202及订单管理、结算管理、运营管理等本地管理终端201,通过B/S模式的软件系统执行包括订单处理、客户管理、库存管理以及费用结算等各种操作;其中至少一个本地管理终端201作为本地运营场所现场物联网系统300的上位机201;本地管理中心200向上通过防火墙401连接到网络400实现与总部100通信,向下通过网关203连接本地运营场所现场物联网系统300,接受和/或发送实时数据。
值得注意的是,实施例所述本地管理中心200由分散各地的租赁服务门店管理中心、分散各地地区中心仓库管理中心及其它运营场所管理中心组成;本地管理中心200从本地运营场所现场物联网300采集的生产监控数据备份于本地数据库202中,同时通过网络400上传至总部管理中心100的数据库服务器101中存储。
值得注意的是,实施例所述租赁企业本地运营场所现场物联网系统300,主要包括:员工305、工位301、租赁物302、RFID标签303、RFID读写器304、生物识别传感器306、摄像设备5、红外传感 器306、压力传感器6、物联网传输网络307、网关203、上位机201。
其中,实施例所述租赁物302为企业运营的所有租赁物302,每个租赁物302内置至少一个RFID电子标签303,标签303安置在租赁物302结构内部,以防止标签303脱落或损坏;租赁物302内置标签303有该租赁物302的唯一识别码信息,以便被RFID读写器304识别跟踪;该识别码信息与租赁物302表面的钢印编号和/或条形码和/或二维码和/或租赁物302外形图像特征和/或租赁物302重量特征相对应,以方便通过目视钢印编码或扫读条形或二维码方式和/或租赁物302特征匹配查验查找租赁物302和/或对租赁物302进行合法性认证;所述RFID读写器304,包括固定式读写器304和/或轨道式自行走读写器304和/或智能自行走式读写器304,RFID读写器304组合形成其信号覆盖租赁企业所有运营场所租赁物302所有内部作业流程的物理路径和空间;RFID读写器304通过有线或无线物联网传输网络307连接到网关203,网关203与上位机201相连。
实施例所述上位机201,为至少一台PC机,与网关203连接,用于接收、处理、显示和转发来自物联网300的RFID读写器304、生物识别传感器306、摄像设备5、红外传感器306、压力传感器6监控数据,也可向现场物联网300设备发送控制指令。
实施例所述网关203与现场物联网传感设备和上位机201相连,一方面接受来自各RFID读写器304、生物识别传感器306、摄像设备5、红外传感器306、压力传感器6传输过来的实时和/或间歇数据,实现对来自现场不同协议的网络之间的协议转换,实现实时和/或间歇生产、经营数据的采集。另一方面接受来自于上位机201的命令,实现对现场物联网300现场设备或节点的管理和控制。
值得注意的是,实施例所述生物识别实施对员工305与所佩戴内置RFID标签303工作卡的一致性认证;工作期间员工305佩戴工作卡,接受RFID读写器304实施自动考勤、计时、计件及其它相关的位置信息、时间信息以及操作信息跟踪记录和状态采集;外形图像识别和/或RFID读写器标签识别和/或压力传感器重量比对配合对物品进行认证,以确认进出租赁企业各运营场所管控区域物品是否合法;当生物识别和/或外形图像识别和/或RFID读写器304标签识别和/或压力传感器6重量识别的信息与标签303绑定的合法注册工作人员305和/或租赁物302在数据库中保存的特征信息相互匹配,系统判为合法,否则,系统判为非法,即刻报警,防止非工作人员进入各运营场所管控区域和/或系统内租赁物302的标签与租赁物302分离以及系统外物品混入系统内情形发生。
实施例所述工位301是租赁企业各租赁服务门店或地区中心仓库或其它运营场所现场,划分有相对位置和范围的生产单元,利用RFID304设备进行感知和区分;各工位301员工305主要进行接待服务、租赁物接收查验、财务结算、养护、修理、清洗、消毒、包装、租赁物验视交付等作业。
实施例所述摄像设备5、红外传感器306实现对本地运营现场的可视听和夜晚安防监控。
值得注意的是,实施例所述物联网传输网络307采用无线网络或有线网络技术;其中无线网络可以采用短距离无线通信技术或广域无线通信技术;短距离无线通信技术可以采用ZigBee无线传感网络、WIFI、蓝牙、超宽带、LoRa或NFC技术;广域无线网络技术可以采用2G、2.5G、3G、4G或5G移动通信技术;有线网络可以采用TCP/IP、工业以太网或PLC技术。
值得注意的是,实施例所述RFID读写器304、生物识别传感器306、摄像设备5以及红外传感器306、压力传感器6采集的数据,通过有线和/或无线路由器307进行转发和传输,经网关203连接到本地管理中心200。
本实施例为一种运用租赁企业实时远程运营管理系统实施运营管理的方法:主要包括以下步骤:
S21、第一步,给所有投入运营的租赁物302内置至少一个RFID标签303,标签303唯一识别码信息与租赁物302表面钢印编码和/或条形码和/或二维码和/或租赁物302外形图像特征和/或租赁物302重量特征相对应;
S22、第二步,员工305上班时都佩戴内含RFID标签303的工作卡,并通过门禁生物识别传感器对员工305与RFID303工作卡作一致性认证;
S23、第三步,对进出经营场所管控区域的人和/或物,门禁系统通过生物识别和/或外形图像识别和/或RFID读写器304标签识别和/或压力传感器6重量比对配合进行合法性认证;
S24、第四步,通过布设在租赁企业所有运营场所内,信号覆盖租赁物302内部作业流程所有环 节路径和空间的RFID读写器304实时和/或间歇监控、记录,掌握租赁物302和员工305在其内活动的时间、位置、流程、操作以及人305与租赁物302、人305与关联操作的信息;
S25、第五步,本地管理中心200对本地运营现场物联网300实时数据中操作执行层信息,直接组织实施,总部管理中心100对其监管;
S26、第六步,总部管理中心100系统通过各本地运营场所物联网系统300对各租赁门店每一笔出租和/或返还的租赁物302与其对应的担保押金和/或租金和/或损坏赔偿金数额实时自动比对监控,发现有误或非法变动,系统即刻自动报警,总部管理中心100组织核查;
S27、第七步,总部管理中心100系统通过对员工305出勤率、相关服务或操作及时率、工作中的差错率、客户满意率及关联操作租赁物302的返工率、返修率数据进行统计分析,自动得出对员工305的评价,总部管理中心100相应采取培训、调配、奖励、加薪、提职措施;
S28、第八步,总部管理中心100系统根据各本地运营场所物联网系统300统计数据自动评价出租率、待租期、故障率及备品、备件、易耗品数据是否合理,视情况相应调整租赁物302资源配置、租赁物302生产商或品牌以及备品、备件、易耗品储备;
S29、第九步,每个工作日结束后,总部管理中心100统一对各本地管理中心200及各本地运营场所现场物联网系统300在线值班监控,如有警情、火情、险情即刻启动警情、火情、险情联动机制。
如图3所示,本实施例基于租赁企业本地运营场所现场物联网系统300RFID电子识别技术,运用布设的其信号覆盖租赁物302所有内部作业环节的物理路径和空间的RFID读写器304,对租赁物302进行实时和/或间歇的识别监控,相关的位置信息、时间信息以及各运营环节操作信息被实时和/或间歇跟踪和记录,实现租赁企业内部作业租赁物302全流程实时和/或间歇跟踪监控的运营方法,步骤包括:
S31、当新增或移库或返还的内置RFID标签303的租赁物302接近本地运营场所入口时,会被RFID电子识别304监控系统侦测和识别,门禁系统自动开启;
S32、RFID电子识别304跟踪监控系统对租赁物302自动甄别比对,将新增加的租赁物302直接注册入库,列入系统实物比对库,该租赁物302在数据库中处于在库状态;
S33、RFID电子识别跟踪监控系统对移库过来的既有租赁物302,经门禁系统验证,凭系统入库令将该租赁物由流转状态更新为在库状态,并列入系统实物比对库;
S34、RFID电子识别304跟踪监控系统对承租人返还的既有租赁物302,待进入返还作业流程时,停止记费程序,随即将其列入系统实物比对库,该租赁物302在数据库中由已租状态转为在库状态;
S35、列入系统实物比对库的租赁物302,在租赁企业内部各工位环节间按程序运行流转,全程接受RFID电子识别304跟踪监控系统实时和/或间歇的比对监控,相关的位置信息、时间信息以及各运营环节操作信息会被实时和/或间歇跟踪和记录,作为企业管理评价、核算、调度、计划决策的依据,一旦出现租赁物302脱库情况系统即刻自动报警;
S36、进入返还流程的租赁物302,系统结算程序根据其租赁期及相应租赁费率自动计算出租金费用;同时由接收工作人员305对租赁物302进行查验,对于承租人有损坏责任的租赁物302,除租金外,还需由接收工作人员305填制损坏确认单,承租人确认,予以追偿;
S37、租赁物302完成内部作业流程处于待租状态,当承租人订立租约,办妥相关手续,带着被租赁物302离开租赁企业运营场所时,门禁系统开启放行,系统随即自动将该租赁物302移出系统实物比对库,该租赁物302在数据库中由在库状态转为已租状态,记费程序启动。
实施例在步骤31之前,所有租赁物302内置至少一个RFID电子标签303,标签303内置唯一识别码信息;同时RFID读写器304组合布设,使其信号覆盖租赁企业所有运营场所租赁物302所有内部作业环节的物理路径和空间。
如图4所示,本实施例提供一种基于租赁业实时远程运营管理系统的租赁物302担保押金自动监控方法,主要包括以下步骤:
S41、当承租人订立租约,将根据不同租赁物302提供相应的担保押金,随后工作人员305将承租人选定的租赁物302当面查看验证其是否符合租约约定适用条件,并由承租人签字确认,验视作业过程 拍照存查;
S42、系统将承租人提供的担保押金划入承租人最终选定的租赁物302帐户,同时将其列入系统帐户比对库,该租赁物302帐户在数据库中由非担保状态转为担保状态,帐户监控开始,帐户出现非法变动,系统即刻自动报警;
S43、当承租人带着被租赁物302离开租赁企业运营场所时,门禁系统开启放行,系统随即自动将该租赁物302移出系统实物比对库,该租赁物302在数据库中由在库状态转为已租状态,记费程序启动;
S44、当返还的内置RFID标签303的租赁物302接近本地运营场所入口时,会被RFID电子识别304跟踪监控系统侦测和识别,门禁系统自动开启,待进入返还作业流程时,系统记费程序停止,随即将其列入系统实物比对库,该租赁物302在数据库中由已租状态转为在库状态;
S45、当系统将结算的租金和/或损坏赔偿金划入该返还的租赁物帐户时,系统随即将其移出帐户比对库,该租赁物302帐户在数据库中由担保状态转为非担保状态,解除押金担保,退还押金。
如图6所示,本实施例提供一种基于租赁业实时远程运营管理系统的运营场所物品出向门禁系统流程管理方法,包括以下步骤:
S51、对于出向流程门禁系统RFID读写器304识别的物品,系统随即作图像识别和/或重量匹配,比对成功则确认为租赁物302正常出向流程,承租人押金担保设置到帐,即可放行,图像识别、重量匹配任何一环特征匹配不成功,系统都将报警,进入报警处置程序;
S52、对于门禁系统确认的正常租赁物302,需移库作业或RFID读写器304无法识别,二维码和/或钢印编码识别成功,系统生成维修告警报告需移库维修的租赁物302,凭系统移库令放行;
S53、对于出向流程门禁系统RFID读写器304无法识别,二维码和/或钢印编码也无法辨识的物品,查看是否为正当事由进入的物品,进行图像识别、重量匹配比对注销后,方可放行;
S54、对于S53步图像识别、重量匹配无法注销的物品,系统报警,进入报警处置程序。
如图7所示,本实施例提供一种基于租赁业实时远程运营管理系统的运营场所物品进向门禁系统流程管理方法,包括以下步骤:
S61、对于进向流程门禁系统RFID读写器304识别的物品,系统随即作图像识别和重量匹配,比对成功则确认为系统正常租赁物302,不成功则系统报警,进入报警处置程序;
S62、确认为系统正常租赁物302的物品,系统继续作租赁物302新旧判断,首次投入运营的租赁物302,系统直接注册放行,既有租赁物302则视情况不同,承租人返还租赁物302的进入结算程序,其它运营场所转移来的,凭系统入库令放行;
S63、对于进向流程门禁系统RFID读写器304无法识别,但二维码和/或钢印编码识别成功的物品,系统进一步作图像识别和重量匹配,比对成功则确认为系统内租赁物302,同时系统生成该租赁物302维修告警报告,进入S62程序,比对不成功则系统报警,进入报警处置程序;
S64、对于进向流程门禁系统RFID读写器304无法识别,也无二维码和/或钢印编码识别的物品,有正当进入事由,则作进入事由登记,并在系统作物品图像识别和/或重量特征注册,方可放行;
S65、对于进向流程门禁系统RFID读写器304无法识别,也无二维码和/或钢印编码识别,无正当进入事由的物品,拒绝进入。
如图5所示,实施例为一种保证运营租赁物302出借和/或回收过程中的损坏责任区分明确,针对租赁物302交付承租人的最后验视交付环节,取证存查,以便日后租赁物302归还时比对查验,明确损坏责任,提出的租赁物302验视交付作业记录装置。
实施例所述租赁物302验视交付作业记录装置主要包括:租赁物302验视交付作业平台2、RFID读写器304、摄像设备5、压力传感器6、固定至少一个摄像设备5的至少一个悬臂支架的可二维或三维移动的支架结构4;RFID读写器304和摄像设备5、压力传感器6通过有线或无线物联网传输网络307连接到网关203,网关203与上位机201相连。
值得注意的是,实施例所述租赁物302验视交付作业平台面2可由升降支架1进行升降,最低 可与地面平齐,平台面3可360度旋转。
值得注意的是,实施例所述验视作业过程全程记录,其中画面至少包括被验视租赁物302和承租人,且至少有一帧画面能清晰辨认承租人面容,被验视租赁物302在画面中央位置且至少占画面20%面积。
值得注意的是,实施例所述租赁物302验视交付作业记录装置,系统内设置有企业运营的各型租赁物302摄像记录参数,装置RFID读写器304检测到验视租赁物302自动启动摄像记录设备5。
值得注意的是,实施例所述租赁物302验视交付作业记录装置,由RFID读写器304标签识别和/或外形图像特征识别和/或压力传感器6重量特征配合比对,对被验视物进行合法性验证。
实施例所述一种租赁物302验视交付作业记录装置使用方法,包括以下步骤:
S71、首先验视交付工作人员305将承租人选定的租赁物302置于租赁物302验视平台2的旋转台面3上,RFID读写器304检测到被租赁物302标签303,根据系统对该型租赁物302设置的摄像记录参数,自动启动摄像记录设备5;
S72、验视交付工作人员305与承租人相邻站立于验视平台2边验视区域,以便摄像镜头306在正对承租人面部0度至斜向45度范围内对承租人面部和租赁物302进行摄像记录;
S73、验视交付工作人员305旋转验视平台3,以360度环视和俯视及仰视全方位摄像记录被验视租赁物302外形状态,同时演示被租赁物302可调节或变动部件及清点配件,确认其各项功能完好,配件齐备;
S74、验视完毕,承租人签字确认租赁物302状态符合租赁合同约定条件,摄像记录备查;
S75、承租人返还被租赁物302时,调取摄像记录比对查验,明确损坏责任,结算回收被租赁物302。

  1. 一种基于物联网技术的租赁业实时远程运营管理系统,其特征在于,系统由租赁企业总部管理中心、至少两个本地管理中心以及各本地管理中心对应的本地运营场所现场物联网系统和外网用户组成;
    所述总部管理中心主要设置有数据库服务器、应用服务器和Web服务器,总部管理中心至少设有一个管理终端通过B/S模式的管理软件开展相关管理业务;总部管理中心通过防火墙与网络连接,通过企业专网或互联网与各本地管理中心进行通信;
    所述本地管理中心负责本地的具体事务管理,设置有本地数据存储及至少一个本地管理终端,通过B/S模式的软件系统执行各种操作;其中至少一个本地管理终端作为本地运营场所现场物联网系统的上位机;本地管理中心向上通过防火墙连接到网络实现与总部管理中心通信,向下通过网关连接本地运营场所现场物联网系统,接受和/或发送实时数据;
    所述外网用户通过Internet访问系统提供的基于B/S模式的授权服务。
  2. 根据权利要求1所述的一种物联网技术的租赁业实时远程运营管理系统,其特征在于本地管理中心由分散各地的租赁服务门店管理中心、分散各地地区中心仓库管理中心及其它运营场所管理中心组成;本地管理中心从本地运营场所现场物联网采集的生产监控数据备份于本地数据库中,同时通过网络上传至总部管理中心的数据库服务器中存储。
  3. 根据权利要求1所述的一种物联网技术的租赁业实时远程运营管理系统,其特征在于所述租赁企业本地运营场所现场物联网系统,主要包括:员工、工位、非定置租赁物、RFID标签、RFID读写器、生物识别传感器、摄像设备、红外传感器、压力传感器、通信网络、网关、上位机;其中,RFID标签置于非定置租赁物和工作卡内,RFID读写器组合形成其信号覆盖租赁企业所有运营场所非定置租赁物所有内部作业流程的物理路径和空间;RFID读写器、生物识别传感器、摄像设备、红外传感器、压力传感器通过有线或无线物联网传输网络连接到网关,网关与上位机相连。
  4. 根据权利要求1、2或3所述的租赁企业本地运营场所现场物联网系统,其特征在于所述非定置租赁物为企业运营的所有非定置租赁物;每个非定置租赁物内置至少一个RFID电子标签;标签有该非定置租赁物的唯一识别码信息,该识别码信息与非定置租赁物表面的钢印编号和/或条形码和/或二维码和/或非定置租赁物外形图像特征和/或非定置租赁物重量特征相对应。
  5. 根据权利要求1、2或3所述的租赁企业本地运营场所现场物联网系统,其特征在于所述RFID读写器,包括固定式读写器和/或轨道式自行走读写器和/或智能自行走式读写器。
  6. 根据权利要求1、2或3所述的租赁企业本地运营场所现场物联网系统,其特征在于所述生物识别传感器实施对员工与所佩戴内置RFID标签工作卡的一致性认证;工作期间员工佩戴工作卡,接受RFID读写器监控;外形图像识别和/或RFID读写器标签识别和/或压力传感器重量比对配合对出入运营场所控制区域物品进行合法性认证。
  7. 根据权利要求1、2或3所述的租赁企业本地运营场所现场物联网系统,其特征在于所述通信网络采用无线网络或有线网络技术;其中无线网络可以采用短距离无线通信技术或广域无线通信技术;短距离无线通信技术可以采用ZigBee无线传感网络、WIFI、蓝牙、超宽带、LoRa或NFC技术;广域无线网络技术可以采用2G、2.5G、3G、4G或5G移动通信技术;有线网络可以采用TCP/IP、工业以太网或PLC技术。
  8. 根据权利要求1、2或3所述的租赁企业本地运营场所现场物联网系统,其特征在于RFID读写器、摄像设备、红外传感器及压力传感器通过有线或无线路由器与网关连接,网关与本地管理中心上位机连接。
  9. 一种基于租赁业实时远程运营管理系统和物联网技术的租赁业运营的非定置租赁物资产全流程自动监控方法,该方法基于权利要求1至8所述的系统,特征在于包括以下步骤:
    S11.非定置租赁物首先处在租赁企业非定置租赁物资产全流程自动监控闭合环链内部流程实物监控环段,此时非定置租赁物被列入租赁业实时远程运营管理系统实物比对库,该非定置租赁物在数据库中处于在库状态,受到内部作业全流程RFID电子识别系统实时和/或间歇跟踪监控,非定置租赁物出现脱库,系统即刻自动报警;
    S12.当承租人签定租赁合同,办妥相关手续,确认选定非定置租赁物后,系统将承租人所付担保押金划归该非定置租赁物帐户,随即将该非定置租赁物列入租赁企业实时远程运营管理系统帐户比对库,该非 定置租赁物帐户在数据库中由非担保状态转为担保状态,帐户监控启动,记费程序启动;
    S13.当承租人带着该非定置租赁物离开租赁企业运营场所时,门禁系统自动侦测识别被租赁物,门禁开启,随即系统自动将该非定置租赁物移出系统实物比对库,该非定置租赁物在数据库中由在库状态转为已租状态,此时该非定置租赁物处于租赁企业非定置租赁物资产全流程自动监控闭合环链帐户监控环段,系统实时和/或间歇对该非定置租赁物押金帐户比对监控,出现非法变动即刻自动报警;
    S14.当承租人返还非定置租赁物时,租赁企业运营场所门禁系统自动侦测识别非定置租赁物,门禁开启,系统识别被租赁物为既有非定置租赁物,待进入返还流程时,系统随即自动将其列入系统实物比对库,该非定置租赁物在数据库中由已租状态转为在库状态,记费程序停止,结算程序启动;
    S15.当结算租金和/或损坏赔偿金划归该非定置租赁物帐户时,系统随即将其移出系统帐户比对库,该非定置租赁物帐户在数据库中由担保状态转为非担保状态,押金担保解除,可以支取押金,此时,被租赁物又回到租赁企业非定置租赁物资产全流程自动监控闭合环链内部流程实物监控环段。
  10. 根据权利要求9所述的一种租赁业运营的非定置租赁物资产全流程自动监控方法,其特征在于实施S11前,租赁业实时远程运营管理系统内设置有非定置租赁物实物比对库和帐户比对库,系统为运营的每个非定置租赁物设有对应的租金和/或押金帐户。
  11. 一种运用权利要求1、2、3、4、5、6、7、或8所述系统实现租赁业实时远程运营管理的方法,其特征在于主要包括以下步骤:
    S21、第一步,给所有投入运营的非定置租赁物内置至少一个RFID标签,标签唯一识别码信息与非定置租赁物表面钢印编码和/或条形码和/或二维码和/或非定置租赁物外形图像特征和/或非定置租赁物重量特征相对应;
    S22、第二步,员工上班时都佩戴内含RFID标签的工作卡,并通过门禁生物识别传感器对员工与RFID工作卡作一致性认证;
    S23、第三步,对进出经营场所管控区域的人和/或物,门禁系统通过生物识别和/或外形图像识别和/或RFID读写器标签识别和/或压力传感器重量比对配合进行合法性认证;
    S24、第四步,通过布设在租赁企业所有运营场所内,信号覆盖租赁物内部作业流程所有环节路径和空间的RFID读写器实时和/或间歇监控、记录,掌握租赁物和员工在其内活动的时间、位置、流程、操作以及人与租赁物、人与关联操作的信息;
    S25、第五步,本地管理中心对本地运营现场物联网实时数据中操作执行层信息,直接组织实施,总部管理中心对其监管;
    S26、第六步,总部管理中心系统通过各本地运营场所物联网系统对各租赁门店每一笔出租和/或返还的非定置租赁物与其对应的担保押金和/或租金和/或损坏赔偿金数额实时自动比对监控,发现有误或非法变动,系统即刻自动报警,总部管理中心组织核查;
    S27、第七步,总部管理中心系统通过对员工出勤率、相关服务或操作及时率、工作中的差错率、客户满意率及关联操作租赁物的返工率、返修率数据进行统计分析,自动得出对员工的评价,总部管理中心相应采取培训、调配、奖励、加薪、提职措施;
    S28、第八步,总部管理中心系统根据各本地运营场所物联网系统统计数据自动评价出租率、待租期、故障率及备品、备件、易耗品数据是否合理,视情况相应调整非定置租赁物资源配置、非定置租赁物生产商或品牌以及备品、备件、易耗品储备;
    S29、第九步,每个工作日结束后,总部管理中心统一对各本地管理中心及各本地运营场所现场物联网系统在线值班监控,如有警情、火情、险情即刻启动警情、火情、险情联动机制。
  12. 一种运用权利要求1、2、3、4、5、6、7、或8所述系统实现非定置租赁物内部作业全流程实时和/或间歇自动跟踪监控系统的运营方法,其特征在于主要包括以下步骤:
    S31、当新增或移库或返还的内置RFID标签的非定置租赁物接近本地运营场所入口时,会被RFID电子识别系统侦测和识别,门禁系统自动开启;
    S32、RFID电子识别跟踪监控系统对非定置租赁物自动甄别比对,将新增加的非定置租赁物直接注册入库,列入系统实物比对库,该非定置租赁物在数据库中处于在库状态;
    S33、RFID电子识别跟踪监控系统对移库来的既有非定置租赁物,经门禁系统验证,凭系统入库令将该租赁物由流转状态更新为在库状态,并列入系统实物比对库;
    S34、RFID电子识别跟踪监控系统对承租人返还的既有非定置租赁物,待进入返还作业流程时,停止记费程序,随即将其列入系统实物比对库,该非定置租赁物在数据库中由已租状态转为在库状态;
    S35、列入系统实物比对库的非定置租赁物,在租赁企业内部作业各工位环节间按程序运行流转,全程接受RFID电子识别跟踪监控系统实时和/或间歇的监控,相关的位置信息、时间信息以及各运营环节操作信息会被实时和/或间歇跟踪和记录,非定置租赁物脱库,系统即刻自动报警;
    S36、进入返还流程的非定置租赁物,系统结算程序根据其租赁期及相应租赁费率自动计算出租金费用;同时由接收工作人员对非定置租赁物进行查验,对于承租人有损坏责任的非定置租赁物,除租金外,还需由接收工作人员填制损坏确认单,承租人确认,予以追偿;
    S37、非定置租赁物完成内部作业流程处于待租状态,当承租人订立租约,办妥相关手续,带着被租赁物离开租赁企业运营场所时,门禁系统开启放行,系统随即自动将该非定置租赁物移出系统实物比对库,该非定置租赁物在数据库中由在库状态转为已租状态,记费程序启动。
  13. 一种运用权利要求1、2、3、4、5、6、7、或8所述系统实现非定置租赁物担保押金自动监控方法,其特征在于主要包括以下步骤:
    S41、当承租人订立租约,将根据不同非定置租赁物提供相应的担保押金,随后工作人员将承租人选定的非定置租赁物当面查看验证其是否符合租约约定适用条件,并由承租人签字确认,验视作业过程拍照存查;
    S42、系统将承租人提供的担保押金划入承租人最终选定的非定置租赁物帐户,同时将其列入系统帐户比对库,该非定置租赁物帐户在数据库中由非担保状态转为担保状态,帐户监控开始,帐户出现非法变动,系统即刻自动报警;
    S43、当承租人带着非定置租赁物离开租赁企业运营场所时,门禁系统开启放行,系统随即自动将该非定置租赁物移出系统实物比对库,该非定置租赁物在数据库中由在库状态转为已租状态,记费程序启动;
    S44、当返还的非定置租赁物接近本地运营场所入口时,会被RFID电子识别跟踪监控系统侦测和识别,门禁系统自动开启,待进入返还作业流程时,系统记费程序停止,随即将其列入系统实物比对库,该非定置租赁物在数据库中由已租状态转为在库状态;
    S45、当系统将结算的租金和/或损坏赔偿金划入该返还的非定置租赁物帐户时,系统随即将其移出帐户比对库,该非定置租赁物帐户在数据库中由担保状态转为非担保状态,解除押金担保,退还押金。
  14. 一种基于权利要求1、2、3、4、5、6、7、或8所述系统实现运营场所物品出向门禁系统流程管理方法,特征在于包括以下步骤:
    S51、对于出向流程门禁系统RFID读写器识别的物品,系统随即作图像识别和/或重量匹配,比对成功则确认为非定置租赁物正常出向流程,承租人押金担保设置到帐,即可放行,图像识别、重量匹配任何一环特征匹配不成功,系统都将报警,进入报警处置程序;
    S52、对于门禁系统确认的正常非定置租赁物,需移库作业或RFID读写器无法识别,二维码和/或钢印编码识别成功,系统生成维修告警报告需移库维修的非定置租赁物,凭系统移库令放行;
    S53、对于出向流程门禁系统RFID读写器无法识别,二维码和/或钢印编码也无法辨识的物品,查看是否为正当事由进入的物品,进行图像识别、重量匹配比对注销后,方可放行;
    S54、对于S53步图像识别、重量匹配无法注销的物品,系统报警,进入报警处置程序。
  15. 一种基于权利要1、2、3、4、5、6、7、或8所述系统实现运营场所物品进向门禁系统流程管理方法,特征在于包括以下步骤:
    S61、对于进向流程门禁系统RFID读写器识别的物品,系统随即作图像识别和重量匹配,比对成功则 确认为系统正常非定置租赁物,不成功则系统报警,进入报警处置程序;
    S62、确认为系统正常非定置租赁物的物品,系统继续作租赁物新旧判断,首次投入运营的非定置租赁物,系统直接注册放行,既有非定置租赁物则视情况不同,承租人返还非定置租赁物的进入结算程序,其它运营场所转移来的,凭系统入库令放行;
    S63、对于进向流程门禁系统RFID读写器无法识别,但二维码和/或钢印编码识别成功的物品,系统进一步作图像识别和重量匹配,比对成功则确认为系统内非定置租赁物,同时系统生成该非定置租赁物维修告警报告,进入S62程序,比对不成功则系统报警,进入报警处置程序;
    S64、对于进向流程门禁系统RFID读写器无法识别,也无二维码和/或钢印编码识别的物品,有正当进入事由,则作进入事由登记,并在系统作物品图像识别和/或重量特征注册,方可放行;
    S65、对于进向流程门禁系统RFID读写器无法识别,也无二维码和/或钢印编码识别,无正当进入事由的物品,拒绝进入。
  16. 一种利用权利要求1、2、3、4、5、6、7、或8所述系统保障运营的非定置租赁物出借和/或回收过程中的损坏责任区分明确的非定置租赁物验视交付作业记录装置,其特征在于装置主要包括:非定置租赁物验视交付作业平台、RFID读写器、摄像设备、压力传感器、固定至少一个摄像设备的至少一个悬臂支架的可二维或三维移动的支架结构;RFID读写器、摄像设备、压力传感器通过有线或无线物联网传输网络连接到网关,网关与上位机相连。
  17. 根据权利要求16所述的一种非定置租赁物验视交付作业记录装置,其特征在于非定置租赁物验视交付作业平台面可由升降支架进行升降,最低可与地面平齐,平台面可360度旋转。
  18. 根据权利要求16所述的一种非定置租赁物验视交付作业记录装置,其特征在于验视作业过程全程记录,其中画面至少包括被验视非定置租赁物和承租人,且至少有一帧画面能清晰辨认承租人面容,被验视非定置租赁物在画面中央位置且至少占画面20%面积。
  19. 根据权利要求16所述的一种非定置租赁物验视交付作业记录装置,其特征在于系统内设置有企业运营的各型非定置租赁物摄像记录参数,装置RFID读写器检测到验视的非定置租赁物自动启动摄像记录设备。
  20. 根据权利要求16所述的一种非定置租赁物验视交付作业记录装置,其特征在于RFID读写器标签识别和/或外形图像特征识别和/或压力传感器重量比对配合,对被验视物进行合法性验证。
  21. 一种运用权利要求16、17、18、19或20所述的非定置租赁物验视交付作业记录装置的方法,其特征在于以下步骤:
    S51、首先验视交付作业工作人员将承租人选定的非定置租赁物置于验视作业平台上,RFID读写器检测到被验视非定置租赁物标签,根据系统对该型非定置租赁物设置的摄像记录参数,自动启动摄像记录设备;
    S52、验视交付工作人员与承租人相邻站立于验视平台边验视区域,以便摄像镜头在正对承租人面部0度至斜向45度范围内对承租人面部和非定置租赁物进行摄像记录;
    S53、验视交付工作人员旋转验视平台,以360度环视和俯视及仰视全方位摄像记录被验视非定置租赁物外形状态,同时演示被验视非定置租赁物可调节或变动部件及清点配件,确认其各项功能完好,配件齐备;
    S54、验视完毕,承租人签字确认非定置租赁物状态符合租赁合同约定条件,摄像记录备查;
    S55、承租人返还非定置租赁物时,调取摄像记录比对查验,明确损坏责任,结算回收非定置租赁物。
