the longitude and latitude of the blocks are set for marking polygons on a map, and the blocks in the platform refer to a garden, an area and a plot; the vertex coordinates can be set for polygons of any shapes, the vertex coordinates are connected into polygons in a map, internal areas of the polygons can be marked as blocks, the information of the park, the area and the block in the platform is added, modified or deleted in the function, and the vertex coordinates can be set for the blocks.
Interface management
The function is used for managing a data synchronization interface, and a user can set information such as the name, the data source, the calling mode, the synchronization time, the synchronization period and the like of the interface in the function.
The currently known data sources include a house property management system, a function management system, a house property inspection and maintenance system, a lease management system, a comprehensive customer service system and a decision support system, and the 6 systems are adopted.
Early warning setting
The function is used for setting a threshold value of early warning, and abnormal early warning can be known through previous investigation and study, wherein the abnormal early warning comprises vacancy rate, rent amount, temporary or due contract, change of client legal persons, client investment reduction, client investment increase, overtime contract and power consumption.
Through the function, a user can modify the early warning threshold value, and the visualization system can inquire data meeting the condition according to the early warning threshold value and display the data in early warning information; the method comprises the following specific steps:
1. overview index
(1) Number of customers
The function is used for setting a customer number index in the overview index, and a user can select a threshold value of the index and the color of the scatter point icon, wherein the threshold value is an integer range larger than 0, such as 5-10, 10-20 and more than 20. Each integer range may select one icon as the dotted icon.
And newly adding and modifying the threshold value setting, wherein a user can select an integer range and configure a corresponding icon. Deletion may be used to delete the corresponding threshold.
(2) Customer industry classification
The function is used for selecting a corresponding icon for each customer industry classification, and when a user clicks the index to scatter points on the map, the corresponding icon is marked on the map
(3) Customer rating
The function is used for selecting a corresponding icon for each customer grade, and when a user clicks the index to scatter points on the map, the corresponding icon is marked on the map
2. Supervision index
(1) Vacancy rate
The function is used for setting a threshold value and icons for the vacancy rate in the supervision index, and the user can change the size of the threshold value and the icons used when scattering points through the function
3. Intelligent early warning
(1) Vacancy warning
The function is used for setting an idle early warning threshold value in early warning, the idle early warning is divided into early warning according to an idle rate, early warning according to an idle area of a building and early warning according to an idle area of a part, a user can set a threshold value for the 3 types of early warning, and a visualization system carries out early warning display according to the threshold value set by the user.
Data maintenance
The function is used for maintaining data which cannot be automatically docked from the system, including operation and maintenance expenses and building photos in cost data.
1. Cost-operation and maintenance cost
The user selects the year, sets the park, selects the expense type (park management expense, other (insurance) expenses) and inputs the expense in the function, and the system automatically distributes the cost expense according to the building area of the self-operated building in the park after clicking the storage.
The user can increase the cost for many times within one year, and each increase can automatically add to the cost of the current year.
2. Building photo
The user can upload the photos of the building in the function, the user can inquire the needed building from the building table, click to upload the photos (a plurality of photos can be uploaded at one time and can be uploaded for a plurality of times), click to preview the uploaded photos, and click to delete the uploaded photos in the preview.
The format of the photo can be jpg, png and gif, and the uploading of multiple pieces of photos is supported. The size of each photo does not exceed 2M. And matching to the corresponding building through the building ID.
Data query
The function is used for inquiring the result data after data collection and is divided into 3 functional modules of house property inquiry, income inquiry and cost inquiry.
Data statistics
The function is used for counting the result data after data collection and is divided into 3 functional modules of real estate statistics, income statistics and cost statistics.
The house property statistics comprises the following statistical conditions: and the statistics result is drilled downwards according to the park, the area and the plot, the number of houses, the number of clients, the number rented houses, the number of vacant places and the vacant rate are counted on each layer, and a total value is given at each layer.
And (3) income statistics, wherein the statistical conditions comprise time and range, statistics are carried out according to the year, the quarter, the month, the garden, the region and the plot, drilling can be carried out downwards in the two dimensions of the time and the range, the expected income, the receivable income and the real income are counted in each layer, and the total value is given out in each layer.
The cost statistics is divided into 5 aspects of new construction projects, reconstruction and extension projects, park management, land development and sporadic maintenance, the statistical conditions comprise time and range, statistics is carried out according to year, quarter and month, park division, area division and plot division, downward drilling can be carried out on two dimensions of time and range, the quantity of the projects and the cost of each layer are counted, and a total value is given on each layer.
Further, in other embodiments, on the basis of the above scheme, the display layer further includes a mobile terminal APP; the mobile terminal APP comprises a property module and a client module, and the property module and the client module can refer to property information and client information in the visualization system; the method is used for displaying the property map on the mobile terminal by utilizing the mobile technology, fuzzy query can be carried out in the mobile phone APP in real time, and relevant details and the scattering point positioning of the corresponding property can be checked.

The map module adopts a third-party map which is mainstream in the market at present as a map template, and the Android and IOS control packages are utilized to load map elements.
Map positions are marked for each building by using a point scattering plug-in, and standard map ranges of a garden, an area and a plot are marked by using a map coloring plug-in. The longitude and latitude coordinates of the building can be edited and modified in the layer management of a background management system, and the region coloring can be configured in the function by setting vertex coordinates. The system reads preset layer configuration information from a database, dynamically loads the layer configuration information to a map, and displays the effects of points, lines and surfaces, wherein the interface schematic diagram comprises the following steps:

The third party map is used, for example, a company park, a trigeminal park, a logistics second period, a logistics center park and a 5-large park of the east-departure industrial park are displayed on the map by default according to different color blocks.
Secondly, the eagle eye diagram can be positioned to a second logistics period, a logistics center park and an east-departure industrial park by clicking.
And thirdly, a comprehensive query box is arranged above the page, keywords are input into the query box, and a query button is clicked to perform query.
And fourthly, clicking the navigation chart button on the right side to display the modal frame of the navigation chart.
Comprehensive query
The comprehensive query function is used for querying relevant information of real estate, buildings, contracts, clients and the like, a user inputs query conditions, the system queries all information related to keywords in a fuzzy query mode, for example, the user inputs a certain company, the system queries all contracts, buildings and the like related to the company according to the keywords, and spot positioning is carried out on a map.

Clicking on a piece of customer data can display the detailed information of the customer. The detailed information fields of the self-operated building clients comprise: basic information, contacts, visit records and contract information.
Further, referring to fig. 6, in this embodiment, a JAVA-based data layer and presentation layer development framework are also constructed, so that rapid modeling can be achieved, and the data layer and the presentation layer are connected through an informatization system framework running under a Web container;
when a user opens a system address in a browser, an HTTP request is sent to a Web container firstly, then an application security detection program of a framework detects whether a request parameter value is legal or not firstly, when the request parameter value is illegal, prompt information of requesting for being illegal is directly returned, otherwise, a request processing factory responds to the request by using a service logic extension program or a service logic basic program according to page configuration in a project. For the SQL configured page or WebAPI, the frame uses the configuration processing program to obtain the corresponding SQL configuration, uses the data processing program to execute the SQL, and uses the data result conversion program to convert the result set into the uniform XML data format in the frame. When the XSLT is configured on the page or the WebAPI, the XML is converted into the specified content by using an XSLT pipe program and then the specified content is returned to a presentation layer, namely a request end such as a browser, and finally the request result is presented in the browser. The tasks triggered by the timing are uniformly processed by a task scheduler. The log records under the whole framework are uniformly processed by a log processing program.
The application security monitoring program, the request processing factory program, the business logic basic program, the task scheduling program (optional), the data processing program, the data result conversion program and the XSLT pipeline program are all used as the 'configuration processing program'. The data returned to the presentation layer is in the form of a file binary stream, such as application scenes of file downloading, data export and the like, besides the conventional XML, HTML + CSS + JS and JSON.
The data processing program bottom layer improves the connection performance of the database through the database connection pool, and uniformly processes different databases such as Microsoft SQL Server, Oracle, MySQL and the like through JDBC standard.
By deploying the Web system to an application service (e.g., Tomcat) on the Web server, a system user accesses the system through a URL of the Web system in a browser, the framework executes a page program configured by a developer, returns a result of a corresponding page to the browser, and the browser presents the result of the system to the system user.
According to the scheme, a data center is used for connecting all service systems through a data technology, mass data are collected, calculated, stored and processed, the standard and the caliber are unified, platform construction is planned, designed, constructed and managed in a unified mode, and information sharing and service cooperation among all service systems in the platform are guaranteed; meanwhile, available parts in the existing system are optimized and modified, repeated construction in the informatization process is avoided, and flexible expansion is achieved, so that the house panoramic information of the whole business process is acquired according to the view angle of the house, and related managers can better master the house operation condition and make decisions.
Those of ordinary skill in the art will appreciate that the elements and algorithm steps of the examples described in connection with the embodiments disclosed herein may be embodied in electronic hardware, computer software, or combinations of both, and that the components and steps of the examples have been described in a functional general in the foregoing description for the purpose of illustrating clearly the interchangeability of hardware and software. Whether such functionality is implemented as hardware or software depends upon the particular application and design constraints imposed on the implementation. For example, the above-described apparatus embodiments are merely illustrative, and for example, the division of the units is only one logical division, and other divisions may be realized in practice, for example, a plurality of units or components may be combined or integrated into another system, or some features may be omitted, or not executed. In addition, the shown or discussed mutual coupling or direct coupling or communication connection may be an indirect coupling or communication connection through some interfaces, devices or units, and may also be an electric, mechanical or other form of connection.

the display layer comprises a visualization system and a background management system;
the data layer comprises a house property supervision data center;
the house property supervision data center station is used for:
exchanging data with other service systems by using a mode of a data center to realize the data exchange of source data structure analysis, house property supervision data system design and a data exchange interface;
building a house property supervision subject library through data synchronization and cleaning processing flows, and calling the house property supervision subject library through a data presentation flow for a display layer;
the visualization system is used for comprehensively, accurately and efficiently displaying the house property information, the customer information, the income information, the cost information and the intelligent early warning information of the company through a visualization information technology means;
the background management system is used for:
setting early warning parameters;
setting the interaction frequency of a data interface;
and managing map layers displayed by the map and assisting with data query and data statistics functions to track, ensure and maintain the normal operation of the visualization system.
2. The integrated housing estate operation supervision platform based on a data center platform as claimed in claim 1, wherein the display layer further comprises a mobile terminal APP; the mobile terminal APP is used for displaying the house map on the mobile terminal by utilizing a mobile technology, fuzzy query can be carried out in the mobile phone APP in real time, and relevant details and spot placement of the corresponding house can be checked.
3. The integrated house property management and supervision platform based on the data center of claim 1, wherein the source data structure analysis is used for performing data structure analysis on each business system of the data center of house property supervision; each service system comprises corresponding main data and manages the acquired main data;
the house property supervision data system is designed to be used for establishing a structure of a house property theme database;
the data exchange of the data exchange interface is used for providing a plurality of data exchange modes.
4. The integrated house property management supervision platform based on the data center platform as claimed in claim 3, wherein the main data is managed, specifically comprising:
establishing main data examples of house property, client, supplier, employee, lease contract, sale contract, service record, engineering contract, rent and payment application form;
establishing association rules among the main data; the system comprises a leasing contract, a selling contract, a client payment form and a system server, wherein the leasing contract and the selling contract are associated with house property and client main data, the leasing contract is associated with rent main data, the client association service record, the engineering contract is associated with project property and supplier main data, the engineering contract is associated with payment form main data, and staff is associated with the client service record and the project payment form;
providing a standard interface for accessing bottom data in the platform, wherein the standard interface is specifically divided into a data source, a middle library and a subject library;
establishing a subject library; data source data are obtained from other business systems through a data synchronization process and stored as intermediate data of an intermediate library, the intermediate data are converted into regular house property data, cost data, income data, customer data and layer data through a data cleaning processing process to form a result data layer, and six types of main libraries including house property, cost, income, customers, layers and early warning are established through theme extraction and association rules and are used for a display layer of a platform to call;
the house property subject database is divided into self-owned house properties, entrusted management house properties and other house property owners;
the cost subject library is divided into depreciation cost, operation and maintenance cost and sporadic maintenance cost;
the income subject library is divided into sales income and lease income, wherein the lease income is further divided into a lease income target, a lease contract achievement, a lease fee to be collected and a real lease fee to be collected;
the client theme base is divided into a leasing client, a selling client and a re-leasing client;
the map layer theme library is divided into a house property map layer, a regional land map layer and an index map layer; the regional map layer is further divided into a map layer, a regional map layer and a park map layer, and the index map layer is further divided into a general index map layer and a supervision index map layer;
the early warning subject library comprises contract expiration early warning, client lease early warning, vacancy early warning and long-term circulation early warning.

The comprehensive house property management supervision platform based on the data center platform as claimed in claim 4, wherein the bottom layer of the home page of the visualization system is a third-party map plug-in, and two sides of the first-party map plug-in are a scalable semi-transparent statistical summary area, which is house property summary information, customer summary information, income summary information, cost summary information and intelligent early warning information in sequence; a plurality of function buttons are arranged on the home page, and are respectively an entrance of other business systems, a map module and a park guide.

The integrated house property management and supervision platform based on a data center as claimed in claim 5, wherein the park guide drills down according to the park, region, plot, building and client enterprise, five levels, and each level displays the corresponding related information under the level.

The integrated house property management and supervision platform based on a data center platform as claimed in claim 6, wherein the map module uses a third party map as a map template, and uses a scatter plug-in to label map positions for each building, and simultaneously uses a map coloring plug-in to label map ranges for a garden, an area and a plot; the longitude and latitude coordinates of the building can be edited and modified in the layer management of the background management system, the region coloring can be configured in the function by setting vertex coordinates, and meanwhile, preset layer configuration information is read from a database and dynamically loaded on a map so as to show the effects of points, lines and surfaces.
8. The integrated house property management and supervision platform based on the data center platform as claimed in claim 7, wherein the layer displayed by the management map comprises a scatter longitude and latitude setting and a block longitude and latitude setting;
the scattering point longitude and latitude setting is used for setting longitude and latitude coordinates for properties, projects and other entities; newly adding or modifying the coordinate of the entity; all entities are from external data and are synchronized to the platform through the property supervision data center, and a user of the platform can inquire an entity and set longitude and latitude coordinates for the entity;
the longitude and latitude of the blocks are set for marking polygons on a map, and the blocks in the platform refer to a garden, an area and a plot; the vertex coordinates can be set for polygons of any shapes, the vertex coordinates are connected into polygons in a map, internal areas of the polygons can be marked as blocks, the information of the park, the area and the block in the platform is added, modified or deleted in the function, and the vertex coordinates can be set for the blocks.

The comprehensive real estate operation supervision platform based on the data center platform as claimed in any one of claims 1 to 8, wherein a JAVA-based data layer and presentation layer development framework are constructed to realize rapid modeling, and the data layer and the presentation layer are connected through an informatization system framework running under a Web container;
when a user opens a system address in a browser, an HTTP request is sent to a Web container firstly, then an application security detection program of a framework can detect whether a request parameter value is legal or not firstly, when the request parameter value is illegal, prompt information of requesting for being illegal is directly returned, otherwise, a request processing factory can use a service logic extension program or a service logic basic program to respond to the request according to page configuration in a project;
for a page or WebAPI configured with SQL, the framework acquires corresponding SQL configuration by using a configuration processing program, executes the SQL by using a data processing program, converts a result set into a uniform XML data format in the framework by using a data result conversion program, and converts XML into specified content by using an XSLT pipeline program to return to the presentation layer when the page or WebAPI is configured with XSLT;
the data processing program bottom layer improves the database connection performance through the database connection pool and uniformly processes different databases through the JDBC standard.
