　上記課題を解決するために、本開示のある態様の情報提供装置は、便器装置、トイレ室、又はトイレ室に設置された機器若しくは設備の清掃、保守、又は警備のための業務を業者に委託する際の委託条件を取得する委託条件取得部と、業務を実施する業者が業務を受託する際の受託条件を格納する業者データベースから、委託条件取得部により取得された委託条件を満たす業者を検索する検索部と、検索部により検索された業者の情報を提示する提示部と、を備える。
　本開示の別の態様は、情報提供プログラムである。このプログラムは、コンピュータを、便器装置、トイレ室、又はトイレ室に設置された機器若しくは設備の清掃、保守、又は警備のための業務を業者に委託する際の委託条件を取得する委託条件取得部、業務を実施する業者が業務を受託する際の受託条件を格納する業者データベースから、委託条件取得部により取得された委託条件を満たす業者を検索する検索部、検索部により検索された業者の情報を提示する提示部、として機能させる。
　本開示の更に別の態様は、情報提供方法である。この方法は、コンピュータに、便器装置、トイレ室、又はトイレ室に設置された機器若しくは設備の清掃、保守、又は警備のための業務を業者に委託する際の委託条件を取得するステップと、業務を実施する業者が業務を受託する際の受託条件を格納する業者データベースから、委託条件を満たす業者を検索するステップと、検索された業者の情報を提示するステップと、を実行させる。
　なお、以上の構成要素の任意の組合せ、本発明の表現を方法、装置、システム、記録媒体、コンピュータプログラムなどの間で変換したものもまた、本発明の態様として有効である。

　本開示の実施の形態に係る情報提示システムは、施設などに設置された便器装置、トイレ室、又はトイレ室に設置された機器若しくは設備（以下、これらを総称して「便器装置」ともいう）の清掃、保守、又は警備などのための維持管理業務を業者に委託しようとしている委託者に対して、維持管理業務を実施する業者の情報を提供する。情報提供システムは、業者に関する情報、業者が維持管理業務を受託する際の受託条件、業者による維持管理業務の実績、業者に対する評価などを格納した業者データベースを保持する。情報提供システムは、委託者から便器装置の維持管理業務の委託条件を取得して、委託条件を満たす業者を業者データベースから検索し、検索された業者の情報を委託者に提供する。
　本実施の形態の情報提供システムによれば、委託者のニーズに合った優良な業者の情報を委託者に提供することができるので、委託者は、仲介者に頼ることなく、便器装置の維持管理業務の実作業を実施する業者に直接業務を委託することができる。これにより、便器装置の維持管理に要する費用を低減させることができる。また、委託条件や事情の変更などによって業者を変更する際にも、ニーズに合った業者を容易に選定することができる。業者側も、維持管理業務の実績を積んだり評価を高めたりすることにより受託の機会を増やすことができるので、本サービスによる利益を享受することができる。また、このようなインセンティブが業者に与えられることにより、業者による業務の質を向上させることができる。また、当該維持管理業務へ新規参入しやすい環境を業者に提供することができるので、受託者不足を解消することができる。
　図１は、実施の形態に係る情報提供システムの構成を示す。情報提供システム１０は、便器装置３０の維持管理業務を業者に委託する委託者に情報を提供する情報提供装置５０と、複数の便器装置３０の使用状況に関する情報を情報提供装置５０に送信する通信装置２２と、委託者の委託者端末４０と、トイレ室２１の清掃を実施する清掃業者の清掃業者端末４２と、便器装置３０やトイレ室２１の内部若しくは周辺に設置された設備若しくは機器の保守を実施する保守業者の保守業者端末４４と、便器装置３０又はトイレ室２１の警備を実施する警備業者の警備業者端末４６と、これらの装置の間で通信を行うための通信手段の一例であるインターネット１２とを備える。
　施設２０には、１以上のトイレ室２１が設けられる。トイレ室２１には、トイレ室２１のドア２３と、洗面台２６と、１以上の個室２４と、それぞれの個室２４のドア２５と、それぞれの個室２４に設置された便器装置３０と、便器装置３０の使用者が便器装置３０に操作指示を入力するためのコントローラ３１と、男性用のトイレ室２１に設置された小便器３２とが設けられる。便器装置３０は、和式の便器装置であっても洋式の便器装置であってもよい。以下、小便器３２も含めて「便器装置３０」と総称する。
　清掃業者は、トイレ室２１と、トイレ室２１に設置された便器装置３０、洗面台２６などの清掃や、トイレットペーパー、石鹸等の消耗品の補充などの業務を実施する。保守業者は、便器装置３０や、トイレ室２１の内部又は周辺に設置された設備又は機器の点検、修繕、交換などの業務を実施する。警備業者は、トイレ室２１の巡回、異常時の対応などの業務を実施する。
　図２は、実施の形態に係る情報提供方法の手順を示すシーケンス図である。清掃業者、保守業者、及び警備業者は、それぞれ、清掃業者端末４２、保守業者端末４４、警備業者端末４６から情報提供装置５０に業者に関する情報を送信する（Ｓ１０）。業者に関する情報は、例えば、業者の属性、規模、業績、保有する担当者の属性、数などを含む。清掃業者、保守業者、及び警備業者は、更に、清掃業者端末４２、保守業者端末４４、警備業者端末４６から情報提供装置５０に便器装置３０の維持管理業務の受託条件を送信する（Ｓ１２）。受託条件は、例えば、料金、対応可能な期間、時間帯、便器装置３０の数、及びトイレ室２１の数などを含む。料金は、例えば、便器装置１台当たりの料金、トイレ室１室当たりの料金などを含む。情報提供装置５０は、業者から受信した情報を業者データベースに登録する（Ｓ１４）。
　便器装置３０の維持管理業務を委託する業者を探している委託者は、委託者端末４０から情報提供装置５０に委託条件を送信する（Ｓ２０）。委託条件は、業務に関する条件と、業者に関する条件を含んでもよい。業務に関する条件は、例えば、維持管理業務の内容、頻度、料金、維持管理業務を委託する期間、時間帯、便器装置３０の数、種類、トイレ室２１の数、広さ、便器装置３０が設置された施設２０の種類、属性、数、広さ、来客数などを含む。施設２０の種類は、例えば、不特定多数の人が利用する商業施設、娯楽施設、医療施設、宿泊施設、運動施設などや、特定多数の人が利用するオフィス、居住施設などを含む。業者に関する条件は、例えば、業績、規模、業者が保有する担当者の属性、数、維持管理業務の実績、業者に対する評価、評判などを含む。維持管理業務の実績は、例えば、便器装置３０又はトイレ室２１の稼働率、１日当たりの清掃回数、便器装置３０の使用回数当たりの清掃回数、清掃回数のばらつき、１日当たりの点検回数、便器装置３０の使用回数当たりの点検回数、１日当たりの巡回数、１日当たりの異常発見数、作業日報コメント数、異常報告レポート数、改善提案件数、業務を実施した施設名、施設の属性、期間などを含む。委託条件が複数の項目を含む場合、それらの項目に優先度が付与されてもよい。優先度は、委託者から受け付けてもよいし、情報提供装置５０が自動的に付与してもよい。
　情報提供装置５０は、業者データベースに登録された情報の中から、委託条件を満たす業者を検索する（Ｓ２２）。情報提供装置５０は、委託条件を検索キーとして業者データベースを検索する。委託条件が複数の項目を含む場合、情報提供装置５０は、委託条件に合致する度合いを示すスコアを業者ごとに算出し、スコアが高い業者を抽出してもよい。委託条件に優先度が付与されている場合、情報提供装置５０は、優先度に応じた重みを付けて各業者のスコアを算出し、スコアが高い業者を抽出してもよい。情報提供装置５０は、検索された業者の情報を委託者端末４０に提示する（Ｓ２４）。
　情報提供装置５０は、後述するように、業者が維持管理業務を実施した際に、業者による維持管理業務の実績を示す情報を業者データベースに登録する。情報提供装置５０は、検索によって抽出された業者のうち、委託条件に合致する維持管理業務の実績が多い業者を、実績がより少ない業者よりも優先的に委託者端末４０に提示する。これにより、委託者のニーズにより適合した業者を委託者に紹介することができるので、委託者の利便性を向上させることが出来る。
　情報提供装置５０は、後述するように、業者に対する評価を業者データベースに登録する。情報提供装置５０は、検索によって抽出された業者のうち、評価が高い業者を、評価がより低い業者よりも優先的に委託者端末４０に提示する。これにより、優良な業者を委託者に紹介することができるので、委託者の利便性を向上させることができる。
　委託者は、情報提供装置５０から提示された業者の中から維持管理業務を委託する業者を選択し、選択した業者に維持管理業務を委託するよう情報提供装置５０に依頼する（Ｓ２６）。情報提供装置５０は、依頼された委託先の業者の端末に委託条件を送信する（Ｓ２８）。委託先の業者は、受信した委託条件で維持管理業務を受託する場合、業者の端末から委託者端末４０に受託する旨を送信する（Ｓ３０）。
　維持管理業務を受託した業者が、便器装置３０、トイレ室、又はトイレ室に設置された機器若しくは設備の清掃、保守、又は警備のための業務を実施すると（Ｓ４０）、業者の端末は業務の実績を示す情報を情報提供装置５０に送信し（Ｓ４２）、情報提供装置５０は受信した実績情報を業者データベースに登録する（Ｓ４４）。業務の実績を示す情報は、例えば、業務の実施日時、実施時間、実施内容、異常発見数、異常報告、担当者によるコメント、改善提案などを含む。
　情報提供装置５０は、便器装置３０やトイレ室２１の内部又は周辺に設置された機器や設備などから業者の実績を示す情報を取得してもよい。機器や設備などから取得される業者の実績を示す情報は、例えば、便器装置３０の使用状態を示す情報、コントローラ３１の操作状況を示す情報、トイレ室２１のドア２３又は個室２４のドア２５に設置された開閉センサにより検知されたドアの開閉状況を示す情報、トイレ室２１の内部又は外部に設置された照明、換気扇、ペーパーホルダーなどの設備又は機器の使用状況又は状態を示す情報、トイレ室２１の内部又は外部に設置された人感センサ、温度センサ、臭気センサなどのセンサにより検知された情報、便器装置３０に設けられた着座センサ、温度センサ、水位センサなどのセンサにより検知された情報、トイレ室２１の内部又は外部に設置された撮像装置により撮像された画像、トイレ室２１の内部又は外部に設置されたマイクロフォンにより取得された音声、これらの情報を分析することにより得られた着座回数、フラッシュ回数、詰まり回数、臭い指数、汚れ指数などを含んでもよい。
　委託者は、所定のタイミングで、維持管理業務を委託した業者に対する評価を委託者端末４０から情報提供装置５０に送信する（Ｓ４６）。情報提供装置５０は、業者に対する評価を業者データベースに登録する（Ｓ４８）。業者に対する評価は、例えば、業者による業務に関するアンケートへの回答、委託者によるコメント、業者への要望などを含む。情報提供装置５０は、委託者による業者に対する評価、業者による業務の実績、便器装置３０やトイレ室２１の内部又は周辺に設置された機器又は設備などの状態などを分析することにより、業者に対する評価を数値化して業者データベースに登録してもよい。
　情報提供装置５０は、業者が業務を実施した後の便器装置３０やトイレ室２１の状況を示す情報に基づいて、業者による業務の良否又は適否を判定し、業者に対する評価として業者データベースに登録してもよい。例えば、情報提供装置５０は、業者が清掃を実施した後の便器装置３０又はトイレ室２１の臭い指数、汚れ指数、詰まり回数などに基づいて、清掃業務の良否を判定してもよい。また、情報提供装置５０は、業者が保守を実施した後の便器装置３０又はトイレ室２１の内部若しくは周辺に設置された機器若しくは設備の状態を示す情報に基づいて、保守業務の良否を判定してもよい。また、情報提供装置５０は、業者が警備を実施した後の便器装置３０又はトイレ室２１の状況を示す情報に基づいて、警備業務の良否を判定してもよい。
　情報提供装置５０は、業者が業務を実施した前後の情報を比較することにより、業者による業務の良否又は適否を判定し、業者に対する評価として業者データベースに登録してもよい。例えば、情報提供装置５０は、業者が清掃する前の臭い指数、汚れ指数、詰まり回数などと、清掃した後の臭い指数、汚れ指数、詰まり回数などとを比較し、それらが改善されているか否かに基づいて、清掃業務の良否を判定してもよい。
　図３は、実施の形態に係る情報提供装置５０から委託者端末４０に提示される情報の例を示す。図３は、商業施設に設置された複数の便器装置が清掃業者により清掃された回数の分布を、利用回数１００回当たりの清掃回数で示す。この商業施設においては、便器装置が１００回利用される間に、約３～４回の清掃を実施することが推奨される。図３（ａ）に示す例では、多くの便器装置が、１００回利用される間に０～３回しか清掃されておらず、清掃回数が過小である。図３（ｂ）に示す例では、多くの便器装置が、１００回利用される間に４回以上清掃されており、清掃回数が過剰である。図３（ｃ）に示す例では、便器装置によって清掃回数のばらつきが大きく、清掃回数が過小である便器装置と清掃回数が過剰である便器装置が混在している。
　このように、情報提供装置５０が委託者に清掃業者の情報を提示する際に、図３に示すような清掃回数の分布を提示することにより、その清掃業者が適正な頻度で清掃を実施していたか否かを視覚的に分かりやすい態様で提示することができる。保守業者や警備業者の場合も同様である。
　図４は、実施の形態に係る情報提供装置５０の構成を示す。情報提供装置５０は、通信装置５１、表示装置５２、入力装置５３、記憶装置８０、及び制御装置６０を備える。情報提供装置５０は、サーバ装置であってもよいし、パーソナルコンピュータなどの装置であってもよいし、携帯電話端末、スマートフォン、タブレット端末などの携帯端末であってもよい。
　通信装置５１は、他の装置との間の通信を制御する。通信装置５１は、有線又は無線の任意の通信方式により通信を行ってもよい。通信装置５１は、インターネット１２を介して通信装置２２との間で通信を行い、便器装置３０などか情報を受信する。また、インターネット１２を介して、委託者端末４０、清掃業者端末４２、保守業者端末４４、及び警備業者端末４６との間で通信を行う。
　表示装置５２は、制御装置６０により生成される画面を表示する。表示装置５２は、液晶表示装置、有機ＥＬ表示装置などであってもよい。入力装置５３は、情報提供装置５０の使用者による指示入力を制御装置６０に伝達する。入力装置５３は、マウス、キーボード、タッチパッドなどであってもよい。表示装置５２及び入力装置５３は、タッチパネルとして実装されてもよい。
　記憶装置８０は、制御装置６０により使用されるプログラム、データなどを記憶する。記憶装置８０は、半導体メモリ、ハードディスクなどであってもよい。記憶装置８０には、業者データベース８１、使用状況情報保持部８２、及び業務実績情報保持部８３が格納される。
　業者データベース８１は、便器装置３０の清掃、保守、又は警備などの維持管理業務を実施する清掃業者、保守業者、警備業者などの情報を保持する。業者データベース８１には、業者の属性、規模、業績、担当者数など、業者による維持管理業務の実績を示す情報、業者に対する評価などの情報が格納される。
　使用状況情報保持部８２は、便器装置３０やトイレ室２１の使用状況を示す情報を保持する。使用状況情報保持部８２には、それぞれの便器装置３０又はトイレ室２１の使用状況を示す情報と受信日時とが対応付けて格納される。
　業務実績情報保持部８３は、業者による便器装置３０、トイレ室、又はトイレ室に設置された機器若しくは設備の維持管理業務の実績を示す情報を保持する。業務実績情報保持部８３には、例えば、業務の実施日時、実施時間、実施内容、異常発見数、異常報告、担当者によるコメント、改善提案などが格納される。
　制御装置６０は、業者情報登録部６１、受託条件登録部６２、委託条件取得部６３、検索部６４、業者情報提示部６５、委託処理部６６、実績情報登録部６７、使用状況情報取得部６８、及び業者評価登録部６９を備える。これらの構成は、ハードウエア的には、任意のコンピュータのＣＰＵ、メモリ、その他のＬＳＩなどにより実現され、ソフトウエア的にはメモリにロードされたプログラムなどによって実現されるが、ここではそれらの連携によって実現される機能ブロックを描いている。したがって、これらの機能ブロックがハードウエアのみ、またはハードウエアとソフトウエアの組合せなど、いろいろな形で実現できることは、当業者には理解されるところである。
　業者情報登録部６１は、清掃業者端末４２、保守業者端末４４、又は警備業者端末４６から業者に関する情報を取得して業者データベース８１に登録する。
　受託条件登録部６２は、清掃業者端末４２、保守業者端末４４、又は警備業者端末４６から業者が便器装置３０の維持管理業務を受託する際の受託条件を取得して業者データベース８１に登録する。
　委託条件取得部６３は、便器装置３０の維持管理業務を委託する業者を探している委託者の委託者端末４０から委託条件を取得する。
　検索部６４は、委託条件取得部６３により取得された委託条件を満たす業者を業者データベース８１から検索する。
　業者情報提示部６５は、検索部６４により検索された業者の情報を業者データベース８１から取得して委託者端末４０に提示する。業者情報提示部６５は、検索された業者の属性、規模、業績、担当者数、業者による維持管理業務の実績を示す情報、業者に対する評価などを委託者端末４０に提示する。
　委託処理部６６は、業者への業務の委託の依頼を委託者端末４０から受け付け、依頼された業者に委託者の情報と委託条件を送信する。業者が受託する場合は、委託処理部６６は、業者が受託する旨を委託者端末４０に送信する。
　実績情報登録部６７は、委託者から便器装置３０の維持管理業務を委託された業者により実施された業務の実績情報を業者の端末から取得し、業務実績情報保持部８３に登録する。
　使用状況情報取得部６８は、便器装置３０やトイレ室２１の使用状況を示す情報を取得して使用状況情報保持部８２に格納する。使用状況情報取得部６８は、通信装置２２から送信された使用状況情報を取得してもよい。使用状況情報取得部６８は、便器装置３０やトイレ室２１の維持管理業務を実施した業者の清掃業者端末４２、保守業者端末４４、警備業者端末４６などから送信された使用状況情報を取得してもよい。
　業者評価登録部６９は、業者に対する評価を取得して業者データベース８１に登録する。業者評価登録部６９は、通信装置５１を介して委託者端末４０から業者に対する評価を取得してもよい。業者評価登録部６９は、使用状況情報保持部８２に保持された使用状況情報や、業務実績情報保持部８３に保持された実績情報などを分析することにより業者に対する評価を取得してもよい。業務実績情報保持部８３は、外部の装置などによって分析された結果を入力装置５３を介して取得してもよい。
　以上、実施の形態に基づき本開示を説明したが、実施の形態は、本開示の原理、応用を示すにすぎない。また、実施の形態には、請求の範囲に規定された本開示の思想を逸脱しない範囲において、多くの変形例や配置の変更が可能である。
　実施の形態においては、施設のトイレ室に設置された便器装置を管理する例について説明したが、本実施の形態の技術は、一般的な住宅のトイレや、公園や路上などに設置された公衆トイレなどを管理する場合にも適用可能である。
　実施の形態においては、便器装置の維持管理業務を実施する業者の情報を、業者に維持管理業務を委託する委託者に提供する例について説明したが、逆に、委託者に関する情報を業者に提供してもよい。これにより、業者が委託者から業務を受託する機会を増やすことができるので、業者の利便性を向上させることができる。業者に関する情報を別の業者に提供してもよい。これにより、業者による業務の質を向上させることができるとともに、競争原理によって適正な料金に調整することができる。委託者に関する情報を別の委託者に提供してもよい。これにより、委託者は、委託者が所有する便器装置と同様の状況で便器装置を所有する別の委託者の情報を参考にして、ニーズに合った業者を選定することができる。
　業者データベース８１は、ブロックチェーン技術を用いて管理されてもよい。業者に関する情報、業者の実績を示す情報、業者に対する評価などがブロックチェーンに登録され、改竄できないように保持され、委託者に公開されてもよい。これにより、これらの情報の信頼性を高めることができるので、個人事業主等の無名の業者でも良い評価がブロックチェーンに登録されることにより受託の機会を増やすことができるような環境を構築することができる。また、このようなインセンティブが業者に与えられることにより、業者による業務の質を向上させることができる。また、新規参入しやすい環境を業者に提供することができるので、受託者不足を解消することができる。
　本開示は、便器装置を維持管理するための情報を提供する情報提供装置に利用可能である。

  1. 　便器装置、トイレ室、又はトイレ室に設置された機器若しくは設備の清掃、保守、又は警備のための業務を業者に委託する際の委託条件を取得する委託条件取得部と、
    　前記業務を実施する業者が前記業務を受託する際の受託条件を格納する業者データベースから、前記委託条件取得部により取得された委託条件を満たす業者を検索する検索部と、
    　前記検索部により検索された業者の情報を提示する提示部と、
    を備える情報提供装置。
  2. 　前記委託条件は、前記業務の内容、頻度、若しくは料金、前記業務を委託する期間若しくは時間帯、前記業務の対象となる便器装置の数若しくは種類、前記業務の対象となるトイレ室の数若しくは広さ、前記業務の対象となる便器装置又はトイレ室が設置された施設の種類、属性、数、広さ、若しくは来客数、前記業者の業績若しくは規模、前記業者が保有する担当者の属性若しくは数、前記業者による前記業務の実績、又は前記業者に対する評価に関する条件のいずれかを含む請求項１に記載の情報提供装置。
  3. 　前記業者データベースには、前記業者による前記業務の実績を示す情報が更に格納され、
