예컨대, 임차인이 서울 지역에서 거래를 자주한 경우, 서울 지역에서 거래를 자주한 임대인과 매칭될 수 있도록 조건 설정이 가능하고, 임대인과 임차인의 거래 이력 중 거래 파기 횟수 등을 조건으로 설정함으로써, 임차인이 소정 횟수 미만으로 거래 파기를 수행한 임대인과 매칭되기를 원한다면, 해당 조건에 따른 임대인이 매칭되도록 조건 설정이 가능할 것이다.
도 2는 본 발명의 일실시예에 따른 상품 임대차 거래 중개 장치의 구조를 도시한 도면이다.
도 2를 참조하면, 본 발명의 일실시예에 따른 상품 임대차 거래 중개 장치(210)는 임대 상품 데이터베이스(211), 임차 조건 수신부(212), 상품 정보 추출부(213), 매칭비율 연산부(214), 선택부(215) 및 정보 전송부(216)를 포함한다.
임대 상품 데이터베이스(211)는 복수의 임대인들에 대한 정보와, 상기 복수의 임대인들에 대한 정보 각각에 대해 대응되는 임대 상품에 대한 임대 상품 정보 및 상기 임대 상품에 대한 적어도 하나의 임대 조건에 대한 정보가 저장되어 있다.
임차 조건 수신부(212)는 사용자의 단말로부터 상기 사용자가 대여하고자 하는 임차 상품에 대한 임차 상품 정보와 적어도 하나의 임차 조건을 수신한다.
상품 정보 추출부(213)는 임대 상품 데이터베이스(211)로부터 상기 임차 상품 정보에 대응되는 적어도 하나의 제1 임대 상품 정보와 상기 적어도 하나의 제1 임대 상품 정보 각각에 대응하는 적어도 하나의 제1 임대 조건에 대한 정보를 추출한다.
매칭비율 연산부(214)는 상기 적어도 하나의 제1 임대 상품 정보 각각에 대해서, 상기 적어도 하나의 제1 임대 조건과 상기 적어도 하나의 임차 조건 간의 조건 매칭비율을 연산한다.
선택부(215)는 상기 적어도 하나의 제1 임대 상품 정보 중에서 상기 조건 매칭비율이 선정된 비율을 초과하는 적어도 하나의 제2 임대 상품 정보를 선택한다.
정보 전송부(216)는 임대 상품 데이터베이스(211)로부터 상기 적어도 하나의 제2 임대 상품 정보에 대응하는 적어도 하나의 임대인에 대한 정보를 추출한 후 상기 사용자의 단말에 대해 상기 적어도 하나의 제2 임대 상품 정보와 상기 적어도 하나의 제2 임대 상품 정보에 대응하는 임대인에 대한 정보를 전송한다.
이때, 본 발명의 일실시예에 따르면, 상기 적어도 하나의 임대 조건 또는 상기 적어도 하나의 임차 조건은 상품의 종류, 상품의 임대금액, 상품의 임대기간, 상품의 임대를 위한 보증금 액수, 상품의 상태 정보 또는 거래 희망 위치 중 어느 하나 이상일 수 있다.
또한, 본 발명의 일실시예에 따르면, 매칭 비율 연산부(214)는 테이블 유지부(217), 합계 연산부(218) 및 비율 연산부(219)를 포함할 수 있다.
테이블 유지부(217)는 복수의 임대 조건들과 상기 복수의 임대 조건들 각각에 대응하는 선정된 가중치 값이 기록되어 있는 가중치 테이블을 저장하여 유지한다.
합계 연산부(218)는 상기 적어도 하나의 제1 임대 상품 정보 각각에 대해서, 상기 적어도 하나의 제1 임대 조건과 상기 적어도 하나의 임차 조건 간에 매칭되는 조건들을 추출한 후 상기 가중치 테이블을 참조하여 상기 매칭되는 조건들에 대한 가중치 값의 합계를 연산한다.
비율 연산부(219)는 상기 적어도 하나의 제1 임대 상품 정보 각각에 대해서, 상기 적어도 하나의 임차 조건의 개수 대비 상기 가중치 값의 합계에 대한 비율을 상기 적어도 하나의 제1 임대 상품 정보 각각에 대한 상기 조건 매칭비율로 연산한다.
또한, 본 발명의 일실시예에 따르면, 상품 임대차 거래 중개 장치(210)는 사진 수신부(220), 정보 추출부(221), 기기 정보 판단부(222), 증명 정보 생성부(223) 및 정보 저장부(224)를 더 포함할 수 있다.
사진 수신부(220)는 상기 복수의 임대인들 중 제1 임대인의 단말로부터 상기 제1 임대인의 단말로 사진 촬영된 제1 임대 상품에 대한 사진 이미지와 상기 제1 임대인의 단말에 대한 단말 정보를 수신한다.
정보 추출부(221)는 상기 사진 이미지의 Exif 정보를 파싱하여 상기 Exif 정보로부터 상기 제1 임대 상품을 촬영한 촬영 기기에 대한 정보를 추출한다.
기기 정보 판단부(222)는 상기 제1 임대 상품을 촬영한 촬영 기기에 대한 정보와 상기 제1 임대인의 단말에 대한 단말 정보가 서로 일치하는지 여부를 판단한다.
증명 정보 생성부(223)는 상기 제1 임대 상품을 촬영한 촬영 기기에 대한 정보와 상기 제1 임대인의 단말에 대한 단말 정보가 서로 일치하는 것으로 판단된 경우, 상기 사진 이미지가 상기 제1 임대인의 단말에 의해 촬영되었음을 확인하는 촬영 증명 정보를 생성한다.
정보 저장부(224)는 임대 상품 데이터베이스(211) 상의 상기 제1 임대 상품에 대한 임대 상품 정보에 대해 상기 촬영 증명 정보를 대응시켜 저장한다.
이때, 본 발명의 일실시예에 따르면, 정보 전송부(216)는 상기 적어도 하나의 제2 임대 상품 정보 중에서 상기 제1 임대 상품에 대한 임대 상품 정보가 포함되어 있는 경우, 임대 상품 데이터베이스(211)로부터 상기 제1 임대 상품에 대한 상기 사진 이미지와 상기 촬영 증명 정보를 추출하여 상기 제1 임대 상품에 대한 임대 상품 정보에 대응시켜 상기 사용자의 단말로 전송할 수 있다.
이상, 도 2를 참조하여 본 발명의 일실시예에 따른 상품 임대차 거래 중개 장치(210)에 대해 설명하였다. 여기서, 본 발명의 일실시예에 따른 상품 임대차 거래 중개 장치(210)는 도 1을 이용하여 설명한 상품 임대차 거래 중개 장치(110)에 대한 구성과 대응될 수 있으므로, 이에 대한 보다 상세한 설명은 생략하기로 한다.
도 3은 본 발명의 일실시예에 따른 상품 임대차 거래 중개 방법을 도시한 순서도이다.
단계(S310)에서는 복수의 임대인들에 대한 정보와, 상기 복수의 임대인들에 대한 정보 각각에 대해 대응되는 임대 상품에 대한 임대 상품 정보 및 상기 임대 상품에 대한 적어도 하나의 임대 조건에 대한 정보가 저장되어 있는 임대 상품 데이터베이스를 유지한다.
단계(S320)에서는 사용자의 단말로부터 상기 사용자가 대여하고자 하는 임차 상품에 대한 임차 상품 정보와 적어도 하나의 임차 조건을 수신한다.
단계(S330)에서는 상기 임대 상품 데이터베이스로부터 상기 임차 상품 정보에 대응되는 적어도 하나의 제1 임대 상품 정보와 상기 적어도 하나의 제1 임대 상품 정보 각각에 대응하는 적어도 하나의 제1 임대 조건에 대한 정보를 추출한다.

이때, 본 발명의 일실시예에 따르면, 단계(S360)에서는 상기 적어도 하나의 제2 임대 상품 정보 중에서 상기 제1 임대 상품에 대한 임대 상품 정보가 포함되어 있는 경우, 상기 임대 상품 데이터베이스로부터 상기 제1 임대 상품에 대한 상기 사진 이미지와 상기 촬영 증명 정보를 추출하여 상기 제1 임대 상품에 대한 임대 상품 정보에 대응시켜 상기 사용자의 단말로 전송할 수 있다.
이상, 도 3을 참조하여 본 발명의 일실시예에 따른 상품 임대차 거래 중개 방법에 대해 설명하였다. 여기서, 본 발명의 일실시예에 따른 상품 임대차 거래 중개 방법은 도 1 내지 도 2를 이용하여 설명한 상품 임대차 거래 중개 장치(110, 210)의 동작에 대한 구성과 대응될 수 있으므로, 이에 대한 보다 상세한 설명은 생략하기로 한다.
본 발명의 일실시예에 따른 상품 임대차 거래 중개 방법은 컴퓨터와의 결합을 통해 실행시키기 위한 저장매체에 저장된 컴퓨터 프로그램으로 구현될 수 있다.
또한, 본 발명의 일실시예에 따른 상품 임대차 거래 중개 방법은 다양한 컴퓨터 수단을 통하여 수행될 수 있는 프로그램 명령 형태로 구현되어 컴퓨터 판독 가능 매체에 기록될 수 있다. 상기 컴퓨터 판독 가능 매체는 프로그램 명령, 데이터 파일, 데이터 구조 등을 단독으로 또는 조합하여 포함할 수 있다. 상기 매체에 기록되는 프로그램 명령은 본 발명을 위하여 특별히 설계되고 구성된 것들이거나 컴퓨터 소프트웨어 당업자에게 공지되어 사용 가능한 것일 수도 있다. 컴퓨터 판독 가능 기록 매체의 예에는 하드 디스크, 플로피 디스크 및 자기 테이프와 같은 자기 매체(magnetic media), CD-ROM, DVD와 같은 광기록 매체(optical media), 플롭티컬 디스크(floptical disk)와 같은 자기-광 매체(magneto-optical media), 및 롬(ROM), 램(RAM), 플래시 메모리 등과 같은 프로그램 명령을 저장하고 수행하도록 특별히 구성된 하드웨어 장치가 포함된다. 프로그램 명령의 예에는 컴파일러에 의해 만들어지는 것과 같은 기계어 코드뿐만 아니라 인터프리터 등을 사용해서 컴퓨터에 의해서 실행될 수 있는 고급 언어 코드를 포함한다. 상기된 하드웨어 장치는 본 발명의 동작을 수행하기 위해 하나 이상의 소프트웨어 모듈로서 작동하도록 구성될 수 있으며, 그 역도 마찬가지이다.
