- the control unit communicates with the computer server by suitable means, such as a telephone line, radio or GSM modem (ATP, SMS, GPRS, etc.)-
- the computer server can be operatively joined to a number of different control units at located at different properties simultaneously.
- a lessor will enter a lease agreement with a lessee, wherein the lessee undertakes to pre-pay a rent for the use of a property. After the lessee has made payment to the lessor, the lessor enters the payment information on the computer server, which then provides the lessee with the serial number of the respective control unit and a unique code.
- control unit will re-lock the locking mechanism preventing the lessee from entering the property.
- the lessee After entering the property, the lessee must enter the serial number of the control unit into the control unit and then enter the unique code. These details are automatically communicated between the control unit and the computer server and, if confirmed, the control unit disengages the locking mechanism for the duration of the lease period for which the rent has been pre-paid, thus allowing the lessee to enter and leave the property in a normal manner.
- the lessee can extend his lease period at any time by paying additional rental amounts to obtain new unique codes for entering onto the control unit. This will extend the period for which the control unit disengages the locking mechanism. After the period for which the rent was paid expires, the control unit locks the locking mechanism to prevent entry to the property. However, any person inside the property is able to leave the property through an emergency release which is only operable fro within the property. An alarm will sound if the door is held open longer than a specified reasonable period that is necessary for the person to leave the property.
- the access control system is operable from a central location, the lessor can easily control access to many different and spaced apart properties, without the need to travel extensively.
- the access control system can also assist the lessor in allowing a potential lessee to view a property, by allowing the lessor to selectively activate the control unit for a short time for a number of different properties that the lessee intends viewing.
- the computer server and control unit can publish relevant information on the Internet so that the rental status of the property including relevant details of the lease, i.e. duration of the lease, can be viewed remotely by the owner of the property if the rental of the property is regulated by a third party.
