Abstract

However, the total price of a house is very high after all, so the transaction process often gets stuck in the price negotiation and cannot be completed smoothly. For real estate agents, both buyers and sellers are their clients, and there is no need to deliberately raise or lower the price during the matchmaking process. However, the so-called reasonable price is often relative, not absolute, so how to provide reference prices is the direction that real estate agents strive to work on. Among the reference prices, regional housing price trends are more reliable information than regional average prices, because housing price trends can exclude short-term stimulus factors, such as policy changes and political events.

However, most of the current practices of operators are to passively provide information and search interfaces. Even if customer needs have changed, it is difficult for operators to grasp them in real time.

In this way, irregular shapes can be circled and areas that do not need to be considered can be excluded. However, when using the drawing tool, a certain degree of proficiency is required to successfully circle a specific range to complete the operation. After the area is selected by dragging a geometric figure on the map 1011 or drawing a line with the mouse, the recording module 203 uses the multiple location information belonging to the area as the subscription condition. The setting module 202 includes a detection unit and a search unit. The detection unit can receive the coordinate range covered by the area on the user code interface 101, and search the target object falling within the coordinate range from the database 201. However, under this operation mode, if the circled range is too large, it is easy to cause a burden on the server. At the same time, each user code operation is a one-time operation, and it is impossible to use the calculation that has been done to reduce the amount of calculation next time. Therefore, a pre-established multiple-selectable area range is a solution.

As shown in the third B figure, the map area can be further divided into multiple regional ranges, and further divided into different regional ranges according to life functions, such as: Yonghe City Office Life Circle, Guohua Theater Life Circle, Fuhe Junior High School Life Circle, Yonghe Elementary School Life Circle, etc. In the present invention, each regional range has a regional code, and the regional code is also stored in the database 201. Specifically, the setting module 202 uses the transmission module 204 to present a map. More specifically, the transmission module 204 presents a map 1011 through the user code interface 101 as shown in the second figure. Then, the user code can directly click on multiple area ranges 1013 on the user code interface 101, or use the button on the user code interface 101 to activate the box selection function and check all area ranges. The area codes of these two area ranges are 011 and 012 respectively.

As shown in the first figure, the setting module 202 transmits the area ranges corresponding to the two area codes 011 and 012 using the transmission module 204, namely, the Yonghe City Office life circle and the Guohua Theater life circle. In order to make the user code clear at a glance, the selected area range is marked with a color different from the unselected area range. After the setting module 202 allows the user code to select a region range, the recording module 203 uses a plurality of location information belonging to the region range as a subscription condition. Among them, the setting module 202 further includes a definition module and a detection unit. The definition module is configured to define a click event for each of the region ranges, and the click event includes the region code and coordinate range corresponding to one of the region ranges; the detection unit can receive the click event of the region range on the user code interface 101, that is, when the user code selects a region range on the user code interface 101, a click event will be triggered, and the content of the click event includes the region code corresponding to the region range to complete the generation of the subscription condition.

Next, the recording module 203 receives the click event received from the detection unit, uses the area range specified in the click event as the subscription condition, and when it is found that there are multiple target objects whose object location information falls within the selected area range, obtains the object information related to the target objects from the database 201 as the subscription condition. Finally, the transmission module 204 transmits the subscription condition of the selected area range to the user code device 10.

The fourth figure is a schematic diagram of the subscription conditions of the regional range displayed by the transmission device of the present invention. The curve chart in the fourth figure is a transaction trend chart in two or more regional ranges (communities) in the past year. With time and transaction unit price as the axis, a change curve can be obtained to allow the user code to understand the transaction price changes within a year. From the figure, it can be clearly seen that the transaction price of the objects in the selected regional range has a monthly development trend. This calculation result obtained based on the selected regional range allows the user code to have a more immediate and comprehensive understanding of the market changes in the selected regional range (such as several neighboring communities), and is no longer limited to the market changes of the system-defined regional range (such as a specific administrative area or community), nor will it be passively inquired on the website of the operator.

In order to present more diverse subscription conditions, the recording module 203 obtains the object information related to the specific number of target objects from the database 201 according to the search results of the setting module 202 and the filtering conditions, and calculates the subscription conditions of the selected regional range based on the transaction price and the transaction time of the specific number of target objects.

For example, the filtering condition can be a house age, a building type, a layout, a distance from public facilities, or a community in the property information. Therefore, through this filtering method, in addition to providing the user code with the area subscription conditions that the user wants to know, it can also further indicate which conditions of the property in the area have a faster or slower subscription condition relative to the overall average, and find out the property with a higher price-performance ratio.

The transmission device of the present invention can search for the area range selected by the user code and calculate the average transaction price and subscription conditions of the selected area range. It is not only easy to operate, but also allows the user code to better understand the market changes in the selected area range.
