재개발, 재건축, 신축을 포함하는 부동산 개발에 따른 개발 사업 전체를 관리하는 시행사에서 운영되는 것으로, 토지(부지) 매입, 시공사 선정, 설계, 자금을 포함하는 부동산 개발 사업에 따른 분양 업무를 대행하는 복수의 분양 대행사 평가를 통해 분야 대행사 선정 여부를 결정하는 관리자 단말기;
복수의 상기 분양 대행사로 분양 대행 업무를 위탁하기 위하여 상기 분양 대행사로부터 대행 업무 신청이 접수되면 이에 따른 분양 대행사 선정 평가를 통해 분양 대행사를 선정하며, 여기서 선정된 분양 대행사로부터 분양 현황, 분양 정보, 분양 결과에 대한 분양 관련 정보를 수신받아 관리하는 대행사 관리 서버;
상기 분양 대행사가 분양 대행 업무 수행을 위하여 상기 대행사 관리 서버에 접속하여 분양 대행 업무를 신청하고, 분양 대행사로 선정 후 분양 대행 업무에 따른 분양 현황, 분양 정보, 분양 결과를 상기 대행사 관리 서버로 제공하는 대행사 단말기;
부동산 개발에 따른 분양 정보를 신청자(청약자, 매수자)에게 온라인 페이지로 제공하고, 상기 신청자로부터 분양 신청을 접수받아 선정 평가를 진행하고, 선정 평가에 따른 선정자를 결정하는 분양 관리 서버; 및

현재 진행 중인 분양 대행 업무에 대하여 분양 진행률 정보를 수집하여 모니터링 하는 모니터링 모듈; 및
하나의 분양 업무에 대하여 신청 건수, 신청자 연령, 신청자 성별, 신청자 거주지역, 신청자 직업, 신청자별 향후 분양 선호 지역, 분양 성공률, 미분양 건수, 분양 소요 기간, 분양 경쟁률을 포함하는 분양에 따른 성과 정보를 분석하여 상기 대행사 단말기로 제공하는 성과 분석 모듈;을 포함하여 구성되고,
상기 분양 관리 서버는,
분양을 희망하는 상기 신청자 단말기로부터 분양에 따른 일체 서류를 수신받아 확인하고 분양에 따른 신청자와의 계약 업무를 처리하는 계약 모듈;
상기 분양 관리 서버에 회원 가입 후 접속된 신청자에 대한 연령, 성별, 거주지역, 희망 분양 지역, 희망 입주 시기, 현재 보유 부동산 정보, 신청자 직업을 포함하는 신청자 정보를 수집 및 분류하는 신청자 분석 모듈;
