今、高層集合住宅入居者の要望の１つに、高層部
になるに従つて、一戸の床面積の大きい大規模住

（発明の構成）
この発明の要旨とする構成は、住戸設備ゾーン
は建物の略中央部の共用コア部分に接し、集約し
て配置してあり、各階全体の床面積は略同一であ
り、かつ上層階は一戸の床面積の大きい住戸で戸
数を少なく配置し、下層階は一戸の床面積の小さ
い住戸で戸数を多く配置してあることを特徴とす

図において全体の構造方式はRC構造または
SRC構造の戸境壁は非耐力壁としてある。柱１
は上下階通し柱となつており、原則として各階略
同一面積である。各階は戸境用の壁２によつて複
数の戸数に区分されている。その一戸Ａの数は上
層階部分で少なく一戸の床面積の大きい大規模住
戸としてあり、下層階部分で多くして一戸の床面
積の小さい小規模住戸としてある。すなわち実施
例では14〜19階（上層階部分Ｈ１）を第２図のよ
うに６戸、13〜９階（中間層階部分Ｈ２）を第３
図のように８戸、８〜１階（下層階部分Ｈ３）を
第４図のように12戸に区分してある。また以上の
上層階部分Ｈ１、中層階部分Ｈ２および下層階部
分Ｈ３にはそれぞれ別箇の、かつ少なくとも一箇
所以上の給排水、配電用等の設備配管３−１，３

この発明はエレベーター、階段等共用コア部分
を略中央部分に配し、さらに共用コア部分に接し
て、設備ゾーンを集約して配置しているので、各
住居の規模の大小に関係なく各配管を上から下ま
で共有化し、低層部は住居数に応じて個別に配管
を増加することにより、設備ゾーンを狭い面積で
