本発明は、各顧客の施設に組込まれた機器をインターネット等の通信回線を介して一括管理する設備管理サービス装置に関する。

製造施設、電力やガスの供給施設、大規模ビル施設には、部品を含む多数の機器が組込まれている。したがって、これら部品を含む多数の機器に対して定期的に点検を実施して、異常が発生すると修理を行い、該当機器の稼働時間が予め定められた規定時間に達すると、該当機器を新規の機器に交換する必要がある。

この各機器に対する管理業務は、この施設を用いて実際に事業を行う事業者にとっては、煩雑であるので、各施設に組込まれた各機器の管理を、インターネットを介して補修部品管理センターで一括して実施することが特許文献1に提唱されている。

【発明が解決しようとする課題】
しかしながら、上述した各特許文献に提唱された手法においても、まだ解消すべき次のような課題があった。

すなわち、製造施設、電力やガスの供給施設、大規模ビル施設には、多数の機器が組込まれている。これらの各施設に新たな機器を組込んだり、機器を交換した場合においては、この機器を工場に納入した機器メーカは、納入した機器の詳細な仕様を各施設の管理者(ユーザ、顧客)に書面又は電子データの形式で通知する。

各施設の管理者(ユーザ、顧客)は、書面又は電子データの形式で受領した仕様を自己の施設管理システムに対して手入力手法又は電子データ取込手法で入力する。その後、この施設管理システムに入力した機器の仕様を、自己施設を含む複数の施設における機器を一括管理する外部の補修部品管理センター、保全管理補助装置、ホストコンピュータ、情報処理装置等へ送信していた。

上記課題を解消するために、本発明の設備管理サービス装置は、顧客施設に組込まれた機器の仕様を記憶する顧客別機器仕様データベースと、機器メーカが供給可能な機器の仕様を記憶する機器メーカデータベースと、顧客施設の顧客端末から通信回線を介して入力された機器の発注要求に応じて、顧客別機器仕様データベースから該当機器の仕様を読出す仕様決定手段と、この読出された仕様の機器が供給可能な機器メーカを、機器メーカデータベースから読出す発注先メーカ決定手段と、この読出した発注先の機器メーカの管理サーバに対して、通信回線を介して仕様及び納入先顧客施設を指定した機器の発注を送信する発注送信手段と、機器メーカの管理サーバから受信した、納入した機器の仕様で顧客別機器仕様データベースを更新する仕様データベース更新手段とを備えている。
