本発明は、集合住宅に設置する集合住宅セキュリティシステムに関するものである。

【従来の技術】
従来、集合住宅における不審者入館防止を目的としたセキュリティシステムは、一般的に分譲マンションなどで採用されている図19に示すシステムが広く知られている。図19において、自由出入扉1は集合住宅の共用玄関に入館するための扉であり、一般には施錠されず、来訪者や居住者が自由に出入りできる。但し、日時や条件により施錠管理可能な場合もある。

ロビーインターホン2は、集合住宅の共用玄関の自由出入扉内の共用玄関ロビー3に設置され、来訪者が所望の訪問先居住者を呼び出し、集合住宅内への入館の許可を得るための共用インターホンである。住戸インターホン親機4aから4j(以下、住戸インターホン親機を総称する場合は符号4とする。)は、集合住宅内の各住戸内部に設置され、ロビーインターホン2ならびに各住戸の玄関前の住戸インターホン子機10aから10j(以下、住戸インターホン子機を総称する場合は符号10とする。)に応対できる。

制御装置5は、居住者が来訪者を確認し、住戸インターホン親機4から開錠許可を出したとき、共用玄関ロビー3から集合住宅内部の共用部7aから7c(以下、共用部を総称する場合は符号7とする。)に入館するための共用玄関自動ドア6を開錠する。

以下、一例として、住居Bに来訪者が訪れた場合について説明する。来訪者は、共用の自由出入扉1から共用玄関ロビー3に入り、ロビーインターホン2から住居Bの住居番号を入力する。住居Bの居住者が、住戸インターホン親機4bを用いて来訪者を確認し、住戸インターホン親機4bから開錠指示を出すと、制御装置5が共用玄関自動ドア6の電気錠を解錠させるので、来訪者は、解錠された共用玄関自動ドア6から居住者用エリアである共用部7に入り、住居Bにたどり着くことができる。このように、集合住宅の居住者から許可された来訪者だけが、共用玄関自動ドア6から集合住宅の共用部7に入館することが出来る。

また、同様のセキュリティシステムとして、下記の特許文献1に記載されたものが知られている。この従来技術は、不特定多数の人間が玄関共用ロビー3を含めた集合住宅の共用部に入館できないように考えられたものである。図20は、この従来技術に係るセキュリティシステムの説明図であり、図19で説明したセキュリティシステムに加え、案内装置8と、自由出入扉1に代わる外部自動ドア9と、制御装置5に代わるこのセキュリティシステム用の制御装置11が付加されている。

住居Bに来訪者が訪れた場合、来訪者が案内装置8の前に立ち撮影ボタンを押下すると、外部自動ドア9の電気錠が解錠され、共用玄関ロビー3に入ることができる。すなわち、来訪者は、顔が撮影されると共用玄関ロビー3に入ることができる。それ以外の動作は、図19のセキュリティシステムと同様である。

また、その他、特定の人間に対して決められたエリアにのみ立ち入ることを許可する方法として、IDカードなどのキーを用いる方法が実用化されている。

【発明が解決しようとする課題】
しかしながら、従来のセキュリティシステムにおいては、何れかの居住者が許可を与えて、来訪者が一旦、共用玄関自動ドアから集合住宅内部の共用部に入館してしまうと、許可を与えた居住者の住戸を訪問する以外にも、共用部で繋がっている集合住宅内の共用部のどこへでも、来訪者が入館することができてしまうため、セキュリティとして不十分であるという問題がある。例えば、押し売りなどの迷惑な来訪者なども、誤っていずれかの居住者が入館を許可してしまえば、集合住宅内の各住戸を訪問できてしまい、被害が大きくなってしまう。

またIDカードなどを使用する方法では、予め来訪者を登録したり、来訪者が有効なIDカードを所有していなければならないため、初めて来訪する来訪者に対して対応できないという問題がある。

更に、集合住宅内のレイアウトに不慣れな来訪者には、悪意が無くとも、目的住戸への行き方が判らないために、廊下などの共用部でまごついてしまい、不審者に間違えられることがあるという問題がある。

本発明は、従来の問題を解決するためになされたもので、来訪者ひとりひとりに対して訪問先に応じた監視や規制、あるいは誘導を行うことができる集合住宅セキュリティシステムを提供することを目的とする。

【課題を解決するための手段】
本発明の集合住宅セキュリティシステムは、来訪者の個々人を識別可能な固有の人物情報を取得する第1の人物情報取得手段と、前記第1の人物情報取得手段で取得した来訪者の人物情報を格納する人物情報格納手段と、集合住宅内の共用部の複数のゾーン区分毎に設置されそのゾーンを通行する人物の個々人を識別可能な固有の人物情報をゾーン情報とともに取得する第2の人物情報取得手段と、来訪者に進入許可を与えた居住者の住戸位置に基づきその来訪者の集合住宅内共用部の入館許可ゾーンを決定する許可ゾーン設定手段と、前記人物情報格納手段に格納された人物情報と前記第2の人物情報取得手段により取得された人物情報およびゾーン情報と前記許可ゾーン設定手段により決定された入館許可ゾーンとにより前記集合住宅内の各ゾーン区分毎の進入可否判定を行う判定手段と、前記判定手段の判定結果を出力する出力手段を備えた構成を有している。

さらに、本発明の集合住宅セキュリティシステムの許可ゾーン設定手段は、来訪者に入館許可を与えた複数の居住者の各住戸位置に基づく集合住宅内共用部の各入館許可ゾーンの論理和により、その来訪者の集合住宅内共用部の入館許可ゾーンを決定する構成を有している。

さらに、本発明の集合住宅セキュリティシステムは、来訪者の往路もしくは帰路の順路に従い、前記許可ゾーン設定手段により決定された許可ゾーンの順番付けを行う許可ゾーン順列手段と、前記第2の人物情報取得手段により取得された来訪者ゾーン情報の推移の順番および所要時間と前記許可ゾーン順列手段で決定された許可ゾーンの順番により、前記判定手段が進入可否判定を行う構成を有している。

【本発明の実施の形態】
以下、本発明の実施の形態について、図面を参照して説明する。

(第1の実施の形態)
図1は、本発明の第1の実施の形態に係る集合住宅セキュリティシステムの説明図である。尚、図19で説明したものと同じものには同一符号を付してその説明を省略する。

図1において、共用玄関ロビー3には、第1の人物情報取得手段21が設けられ、この第1の人物情報取得手段21は人物情報格納手段22に接続され、人物情報格納手段22は許可ゾーン設定手段23と判定手段26とに接続され、判定手段26には出力手段27が接続される。また、集合住宅内の各所には第2の人物情報取得手段24aから24j(以下、第2の人物情報取得手段を総称するときは符号24とする。)が設置され、これらは無線によって無線装置24kに接続され、無線装置28が判定手段26に接続される。また、人物情報格納手段22はインターホン4と制御装置5とを接続する信号線30に接続され、許可ゾーン設定手段23はこの信号線30及び判定手段26に接続される。

第1の人物情報取得手段21は、来訪者の個々人を識別することが可能な固有の人物情報を取得する機能を有し、例えば、カメラまたはセンサから構成されている。カメラまたはセンサとしては、個々人を識別可能な人の特徴を取得できるカメラまたはセンサが用いられ、顔の特徴を検出可能なカメラ、目の虹彩により特徴を検出する虹彩認識カメラ、臭いで特徴を検出する臭気センサなどが使用できる。

なお第1の人物情報取得手段21は、共用玄関自動ドア6の外側の共用玄関ロビー3内に設置されるが、来訪者はロビーインターホン2を操作するため、ロビーインターホン2の近傍に第1の人物情報取得手段21を設置するのが好ましい。

人物情報格納手段22は、人物情報取得手段21により取得された来訪者の人物情報を格納する機能を有するもので、メモリから構成されている。メモリとしては、書き換え可能なメモリが用いられ、例えば半導体メモリ、ハードディスクドライブ、光磁気ディスクドライブ、磁気テープドライブなどが使用可能である。特に、高速読み出し可能で小型な半導体メモリが好ましい。

判定手段26に接続される第2の人物情報取得手段24は、有線接続で構成されても無線接続で構成されても良いが、各共用ゾーン毎に設置され設置台数が多くなることから、無線接続とするのが好ましい。また、最近では、集合住宅内にLAN配線が敷設されている所謂“インターネット対応”の集合住宅も増加しているため、有線LANによる接続であってもよい。図1においては、無線接続の例を示し、共用ゾーン101から共用ゾーン110に夫々設置される第2の人物情報取得手段24aから24jは、判定手段26に接続された無線装置28と無線により接続される。

無線接続方式としては、無線LAN(ローカルエリアネットワーク)、ブルートゥース(Bluetooth)などのローカルエリアの無線規格や、パーソナルハンディホンシステム(PHS)、パーソナルデジタルセルラーシステム(PDC)、ワイドバンド型のコードディビジョンマルチプルアクセス(W−CDMA)などの公衆回線規格を使用したものが利用可能であるが、常時接続での利用も容易である点において、無線LAN規格による無線方式がより好ましい。

また、第2の人物情報取得手段24は複数設置されるため、位置情報の識別のため、取得された情報は、どの共用ゾーンで取得された情報かというゾーン情報を付加して判定手段26に送られる。ゾーン情報としては、各共用ゾーンに1台の第2の人物情報取得手段24が設置されているので、第2の人物情報取得手段24が有線接続の場合は、各カメラまたはセンサ毎に付与される信号線を選択するためのカメラ番号またはセンサ番号や、無線での接続の場合は無線チャネルなどを利用することができる。

警告装置としては、ベルやブザー、音声発生装置やサイレンなどの音声警告装置や、回転灯やフラッシュライトなどの光警告装置、LEDを用いた案内板や液晶表示パネルなどの情報表示パネルなどが使用可能である。また通報装置としては、予め設定した電話番号に発呼する自動ダイヤル装置や、非常通報用の回線装置などが使用可能である。またログ記録装置としては、ハードディスクやディーブイディー(DVD)レコーダなどのデータ蓄積装置、プリンタなどの印字装置が用いられる。パソコンなどが用いられても良い。また接点出力としては、判定結果により外部機器を駆動可能にするため信号を取り出せる端子台やコネクタが用いられる。

次に、上述した様に構成された集合住宅セキュリティシステムについて、図2から図5を用いてその動作を説明する。図2から図5は、本発明の第1の実施の形態の動作説明図であり、来訪者の行動に応じた動作手順を説明するものである。

図2に示す様に、来訪者が、共用の自由出入扉1から共用玄関ロビー3に入り、ロビーインターホン2から住居Bの住居番号を入力する。そのとき、第1の人物情報取得手段21は、来訪者の個々人を識別することが可能な固有の人物情報を取得する。例えばここでは顔の画像を取得したとすれば、来訪者の顔画像が人物情報格納手段2に格納される。このとき、顔画像の特徴(輪郭、目、鼻、口の位置や形状、髪型、眼鏡やリボン、帽子などの装飾品など)を抽出して、それを個々の人物を識別可能な特徴として格納することが望ましい。

次に、図3に示す様に、住居Bの居住者が、住戸インターホン親機4bを用いて来訪者を確認し、住戸インターホン親機4bから開錠指示を出すと、制御装置5が共用玄関自動ドア6の電気錠を解錠させると同時に、許可ゾーン設定手段23は、共用玄関自動ドア6から来訪者に入館許可を与えた居住者の住戸に到達するために最低限必要な共用ゾーン106、104、103、102のみに当該来訪者の入館許可ゾーンを設定する。

居住Bの居住者から入館許可を得た来訪者が共用ゾーン106にいる場合、人物情報格納手段22に格納されている来訪者の顔画像に一致する人物は共用ゾーン106で検出され、当該来訪者は共用ゾーン106への入館が許可されているので、判定手段26は出力手段7としての音声発生装置を動作させずに、また、来訪者はそのまま共用ゾーン106を移動する。来訪者が、共用ゾーン106から共用ゾーン104、103、102と移動した場合も同様となり、いずれの共用ゾーン104、103、102も当該来訪者の入館が許可されているので、音声発生装置は動作せず、来訪者は目的地である住居Bに辿り着くことができる。

次に、図5により、来訪者が、入館許可を与えた住戸への道のりを逸脱した場合について説明する。

来訪者が、許可を受けた住戸Bまでの道のりである許可ゾーン(共用ゾーン106、104、103、102)を外れ、共用ゾーン109に入館したとする。今の場合、共用ゾーン109に設置された第2の人物情報取得手段24iで取得された来訪者の顔画像が、共用ゾーン109で取得された情報であるということを示すゾーン情報と共に判定手段26に送られる。

判定手段26は、人物情報格納手段22に格納されている来訪者の顔画像と、第2の人物情報取得手段4で取得された顔画像と、ゾーン情報と、許可ゾーン設定手段3で設定された許可ゾーン(共用ゾーン106、104、103、102)を照合する。そして、人物情報格納手段22に格納されている来訪者の顔画像に一致する人物が共用ゾーン109で検出され、当該来訪者に対し共用ゾーン109への入館が許可されていないため、判定手段26は出力手段27としての音声発生装置を動作させ、例えば、「あなたが入館許可されていない場所です。速やかに元にお戻りください。」という警告音を流すことにより、来訪者の未許可エリアへの無断入館を監視する。

以上、来訪者が目的の住居まで到達するまでの行動監視について説明したが、来訪者が用事を終えて居住者住居から退出し、集合住宅外へ戻る場合についても、同様である。

また、特に最近の分譲マンションなどでは、戸建て感覚を重視する要望から、各住戸の玄関を奥まった場所にレイアウトしたり玄関ポーチを配したりするなどの設計がなされることが多く、来訪者がどの居住者宅を行き来しているかの識別がより容易となるため、本実施の形態に係るセキュリティシステムはより効果的である。

また、出力手段27として、音声発生装置を警告装置として用いる場合について説明したが、警告装置として、ベルやブザー、サイレン、また回転灯やフラッシュライトなどの光警告装置、LEDを用いた案内板や液晶表示パネルなどの情報表示パネル警告装置、集合住宅の居住者や管理人に異常を知らせる警報装置、居住者や管理人、管理会社または警察署などへ通報する通報装置、記録するためのログ記録装置、その他必要とする警告装置を任意に接続可能な接点出力であってもよいことは前述した通りである。

また、出力手段27は、集合住宅の共用部内の複数の個所に設けられてもよく、特に来訪者への注意、警告のために、ゾーン区分された各共用ゾーン単位毎で設けるとより効果的である。その場合、注意、警告を受ける来訪者の居る共用ゾーンのみ、もしくはその周辺の共用ゾーンのみに、出力手段27が出力を行うよう動作するようにしてもよい。また第2の人物情報取得手段24と出力手段27が一体化され、各共用ゾーンに設置される構成でもよい。

また、上記説明では、集合住宅内部の廊下やロビー、コミュニティルームを全て共用部として説明したが、特に分譲マンションなどでは個別の管理規定により専有部と共用部が定義されていることがある。そのため、例えば各住戸近くの廊下の一部(玄関ポーチ、門柱や表札から住戸ドアまでの間など)が共用部ではなく専有部となっていることもあるが、その場合でも、本実施の形態は同様に実施可能である。

以上述べた様に、本発明の第1の実施の形態によれば、来訪者に入館許可を与えた居住者の住戸に到達するために最低限必要な共用ゾーンのみに当該来訪者の入館許可ゾーンを設定し、共用玄関ロビーで取得した来訪者の生体特徴情報を基に、来訪者が集合住宅内共用ゾーンのどこに居てそこが入館許可ゾーンかどうかを判定し、異常があれば警告や警報など必要な対処を行うため、来訪者ひとりひとりに許可された条件に応じて集合住宅内での入館範囲を監視し、規制することができる。
