上階(例えば2階)と下階(例えば1階)との間に蔵階を備えた建物の一例として特開平6−323009号公報に記載のものが知られている。
この建物では、1階と2階の間に収納室である蔵を有する蔵階が設けられており、蔵階の蔵の出入口は、1階と2階とを連絡する階段の踊り場に面して設けられている。

【発明が解決しようとする課題】
ところで、従来の蔵階を備えた建物では、1階と2階との間に設けられた蔵の出入口は階段の踊り場に面して設けられているため、蔵への物品の搬入作業や蔵からの物品の搬出作業は、建物内において占有スペースが小さい階段や階段の踊り場、つまり作業スペースが小さい階段や階段の踊り場を介して行われることになり、その作業に手間が掛かる。
また、蔵への物品の搬入作業や蔵からの物品の搬出作業を行う際には踊り場を用いるので、その作業の間、他の居住者は階段を使用することができない。

【発明の実施の形態】
以下、図を参照して本発明の実施の形態を詳細に説明する。
まず、構成を説明する。
図1〜図13に示す蔵階付き建物1は、2階建ての木質系プレファブ住宅であり、1階(下階)2と2階(上階)3との間に蔵階4を備えた構成となっている。蔵階4とは、物品の保管、貯蔵のための蔵K1,K2を備えた階のことであり、この蔵階4の蔵K1,K2の高さは約1.4メートル程度となっている。

ここで蔵階4の蔵K1,K2の高さを約1.4mとしたのは、平均的な身長の大人が例えば腰や頭を少し低くした状態で、あるいは椅子に座った状態等で自由に移動できる高さを想定したものであり、物品の搬入や搬出に十分な高さである。なお、蔵階4の蔵K1,K2の高さは約1.4mに限定されるものではなく、軒高の制限のもとで1階部分の高さと蔵階上の2階部分の高さとの関係で決定されるようになっている。具体的には蔵階4の蔵K1,K2天井高の上限は平均的な身長の大人が背伸びした状態でその手を物に届かすことができる高さ、例えば約2.2m程度にすることができる。この点はそれ以上の高さとしても上部はあまり利用されないという利用効率の点からも望ましい。また前記高さの下限は、物品の搬入や搬出にそれほど不自由なく利用できる高さ、即ち大人が屈んで作業できる高さ、例えば1.2m程度にすることができる。

まず、構造を説明する。
1階は以下のような構成となっている。なお、ここでは図5、図10〜図13を主に参照して蔵階付き建物1の蔵K2部分の構造を説明する。
すなわち、基礎115に床パネルが複数設置されることによって、1階床120が形成されている。この床パネル120上には1階壁(下階壁)121が立設されている。この1階壁121は、複数の壁パネルを連結することによって構成されたものである。壁パネルは、框材を矩形枠状に組立て、この矩形枠の表裏両面にそれぞれ合板等の面材を取り付けたものである。このような壁パネルによって構成された1階壁121の表面には、図示しない防水透湿シートが取り付けられたうえで、胴縁を介して外装材122が取り付けられている。この外装材122は1階壁121の表面に工場等によって予め取り付けられたものである。なお、外装材122は現場で1階壁121に取り付けてもよい。

蔵階および2階は以下のような構成となっている。
すなわち、前記1階壁121の上端面には、蔵階床となる床部43が固定されている。この床部43は、複数の床パネルを連結することによって構成されたものである。床パネルは、框材を矩形枠状に組立て、この矩形枠の上面に合板等の面材を取り付けたものである。このような床部43は、図5に示すように、対向する外壁間に亙って設けられており、これによって建物の水平構面を構成している。

前記床部43には、2階壁(上階壁)124が固定されている。この2階壁124は、複数の壁パネルを連結することによって構成されたものである。壁パネルは、框材を矩形枠状に組立て、この矩形枠の表裏両面にそれぞれ合板等の面材を取り付けたものである。このような壁パネルによって構成された2階壁124の表面には、図示しない防水透湿シートが取り付けられたうえで、胴縁を介して外装材125が取り付けられている。この外装材125は2階壁124の表面に工場等によって予め取り付けられたものである。なお、外装材125は現場で2階壁124に取り付けてもよい。

前記床部43は1階壁121と2階壁124に挟まれており、これら壁121、124の双方に接着や釘打ちによって固定されている。また、壁121、124は床部43の端部を貫通する胴差ボルト(図示略)によって締結され、これによっても床部を構成する床パネルは上下の壁121、124の双方に固定されている。
また、1階壁121と2階壁124とは上下の長さが等しくなっており、2階壁124の上端面には、受材126が固定され、複数の屋根パネルによって構成された屋根140の軒先部が受材126によって支持されている。なお、屋根140は、ここでは177mmの厚みを有する屋根パネルによりなり、受材126と棟側の梁141とで支持され、これら受材126と梁141との間の中間梁、つまり母屋梁を不要としている。これにより上階内の空間を広いものとしている。さらに、2階壁124の側面には、以下のようにして2階の床部(上階床部)31が固定されている。

また、壁パネル130は、図12に示すように、桟材130a、130bを矩形枠状に組立ててなる矩形枠を備えている。この矩形枠の内部には、補強桟材130c、130dが縦横に組付けられている。また、矩形枠の内部には、埋木(固定部材)134が組み付けられている。この埋木134は後述する受材を固定するためのものであり、桟材によって形成されている。また、埋木134は、壁パネル130の上下方向の中央部に桟材130dと平行に設けられており、埋木134の端部は桟材130a、130cにそれぞれ突き当てて接着や釘打ちによって固定されるか、あるいは埋木134の端部と桟材130a、130cとに互いに係合する相欠きを形成し、これら相欠きによる係合によって固定されている。また、前記矩形枠の表裏両面には合板等からなる面材(図示略)が取り付けられている。
なお、本実施の形態では、埋木134を壁パネル130の上下方向の中央部に設けているが、これに加えて、埋木134を上下に所定間隔(例えば151mmピッチ)で設けてもよい。

埋木134が設けられた壁パネル130を備えた2階壁124の内側の側面には、図10および図13に示すように、2階壁124の上下方向中央部に受材135が固定されている。この受材135は2階壁124の幅方向に長尺な角材で形成されたもので、受材135から埋木134に向けて釘35aを打ち込むことによって2階壁124の内側の側面に受材135が固定されている。
なお、図10においては一方の2階壁124に固定された受材135を図示しているが、一方の2階壁124に対向する他方の2階壁内にも同様にして埋木が設けられ、この埋木に受材が固定されている。

そして、前記受材135には2階の床部31に端部が設置固定されており、これによって、2階の床部31を2階壁124の側面に容易かつ確実に固定できる。
2階の床部31は、複数の床パネルを連結することによって構成されている。この床パネルは框材を矩形枠状に組立て、この矩形枠の上面に合板等の面材を取り付けてなるもので、これら床パネルによって構成された2階の床部31の下面には天井材136が取り付けられている。

蔵階の蔵K2は床部43と、2階の床部31との間に設けられており、この蔵階の蔵K2には、1階から2階に至る階段(図示略)の踊り場から行き来できるようになっている。
また、2階の床部31には、この2階の床部31を上下に貫通する開口部32b(後述する)が形成されている。なお、開口部32bと蔵階床部43との間には階段137が設けられており、この階段137を通って2階から蔵階の蔵K2に出入りできるようになっている。このように、1階壁121の上端面に固定された蔵階の床部43が水平構面を構成しており、この蔵階の床部43に固定された2階壁124の側面に2階の床部31が固定されているので、2階の床部31の上下位置を変更する場合、1階壁121および2階壁124の高さを設計変更することなく、かつ、水平構面の構造設計を見直すことなく、2階壁124の側面に対する2階の床部31の固定位置を変更するだけでよい。したがって、2階の床部31の上下位置を簡単に変更できる。また、1階壁121と2階壁124とは上下の長さがほぼ等しいので、これら壁121、124をトラックの荷台に効率よく積み込むことができ、よって輸送効率が向上する。さらに、2階壁124内に、受材135を固定するための埋木134を上下に所定間隔で複数設け、所望の埋木134を選択することによって、2階の床部31が固定される受材135の固定位置を選択でき、よって、2階の床部31の高さ位置を容易に変更できる。

次に蔵階付き建物1の間取りを説明する。
図6に示すように、蔵階付き建物1の1階2には、蔵階付き建物1の正面側の外壁11に沿って和室21と、和室21に隣接する1階居室22とが左右に並んで配置され、和室21の奧側には和室21に隣接して玄関23が配置されている。この玄関23の奧側には浴室24、洗面所(水回り設備を備えた室)25が配置されている。

また、洗面所25と玄関23の玄関ホール23aの右側には、前後方向に延在し、一端部が建物1の背面側の外壁12に突き当たるとともに、他端部が1階居室22に接続される第1廊下26が配置されている。
この第1廊下26の右側に隣接し、第1廊下26に沿って蔵階4の蔵階居室41に至る下階段27が配置されている。また、第1廊下26の一端部には、第1廊下26に直交し、背面側の外壁12に沿う第2廊下28が接続されている。この第2廊下28は第1廊下26の一端部から右側に向かって延在し、基端部分で下階段27の上り口を構成するとともに、先端部は建物1の背面側の右隅に配置された便所(水廻設備を備えた室)29に突き当たっている。

これら蔵K1,K2と蔵階居室41とは図5に示すように、同一の床レベルとなっており、これら蔵K1,K2と蔵階居室41の床を構成する蔵階の床部43は複数の床パネルを連結することで構成されている。また、蔵階4の床部43は、複数の壁パネルを連結することで構成された下階の外壁間に亙って設けられており、これにより建物1の水平構面を構成している。また、蔵階4の床部43上方に所定間隔離間して、床部43と略平行に上階の床部31を構成する床パネルが敷設されている。この床部31の端部は、床部43上に立設され、且つ壁パネルにより構成された上階の背面側と両側側の外壁(例えば外壁12,13等)の内壁面に固定されている。なお、蔵階4の床部43と上階床部31との間の長さが蔵K1、K2の高さとなっている。

蔵K1は、1階の浴室24、洗面所25及び玄関23の上方に配置され、蔵K2は1階の便所29、1階居室22の奧側部分22a、つまり便所29と隣接する領域22aの上方に配置されたものとなっている。
このように、蔵階4の蔵K1は浴室24、洗面所25等のように、一般に天井高がほぼ一定でそれ以上高くする必要のない水回り設備を備えた室の上に配置され、蔵K2は、一般に天井高がほぼ一定でそれ以上高くする必要のない便所29などの水回り設備を備えた室の上に配置されているので、これら蔵K1,K2の上の2階の階高、詳細には、2階居室32,33に大きな影響を及ぼすことがないものとなっている。
さらに蔵K1,K2は、図5に示すように、その上部で2階3の床部31を構成する床パネルにより仕切られており、蔵K1,K2上部分にはそれぞれ2階の居室32,33(図8参照)が設けられている。

さらに、2階居室32には、その前面側に2階居室32の上方と連通し且つ、蔵階居室41の左側の領域(ここでは蔵階居室41における台所41a領域)の真上部分に配置された収納部36が配置されている。この収納部36は2階居室32と框37で仕切られ、2階居室32のロフトを形成している(図9参照)。このように2階居室32に隣接して、該2階居室32の上方と連通し且つ蔵階居室41の真上に収納部36が配置されているので、収納部36の底面は2階居室32の床部31よりも上方に位置するものとなっており、これにより、蔵階の床部43から収納部36の底面までの蔵階居室41の天井高を確保しつつ、蔵階居室41の上方の天井部分のデッドスペースの一部を2階居室32の収納部36として利用したものとなっており、蔵階付き建物1内空間を有効活用したものとなっている。
