In some embodiments of the present application, a rule creation module is provided, the structure of which is schematically shown in fig. 5, and the rule creation module includes a first acquisition unit 310 and a rule generation unit 320.
The first obtaining unit 310 is connected to the rule generating unit 320, and the first obtaining unit 310 is configured to obtain lease information contained in the signed lease contract; the rule generation unit 320 is used for generating a billing rule according to the rental information.
The first obtaining unit 310 functions to obtain key rental information from the signed rental contract. Such information may include, but is not limited to, rental amount, payment period, rental payment form, and the like. These information are the basic data of the subsequently generated accounting rules, which is critical to ensure the accuracy and fairness of accounting.
The first acquisition unit 310 may be implemented by:
text parsing mode: and analyzing text content of the lease contract by utilizing a Natural Language Processing (NLP) technology, and extracting key lease information. This approach can handle unstructured text data, but requires more complex algorithmic support.
The data interface docking mode: if the lease agreement is signed in an electronic way, the first acquisition unit can directly acquire the structured lease information through interfacing with a data interface of the contract signing system. This approach is more efficient and data accuracy is better.
The rule generating unit 320 functions to automatically generate an accounting rule according to the rental information provided by the first acquiring unit. The rules of billing are the basis for determining how rentals are distributed between renters and tenants, and may include specific contents such as distribution proportion, distribution period, distribution mode, etc. The rule generating unit needs to ensure that the generated rule meets the agreement of the lease contract and can meet the actual business operation requirement.
The rule generation unit 320 may be implemented as follows:
Template rule generation mode: a series of templates of the account dividing rule are predefined, and proper templates are selected for filling and adjustment according to different lease information. This approach is applicable to cases where rental business scenarios are relatively fixed.
The algorithm automatic calculation mode: and automatically calculating a reasonable account dividing rule according to the lease information through a preset algorithm. For example, the distribution ratio and period may be calculated by a certain mathematical model based on the lease amount, the payment period, and other factors.
Manual intervention and adjustment modes: after the rule generating unit generates the preliminary account separating rule, manual intervention and adjustment are allowed. The method can cope with special situations or complex requirements, and ensures that the generated rules are more in line with the actual business scenes.
A close-cooperative relationship is between the first acquisition unit 310 and the rule generation unit 320. The first obtaining unit 310 is responsible for extracting key lease information from the lease contract, which is the basis for the operation of the rule generating unit 320. The rule generation unit 320 generates a specific billing rule based on the information. The data transfer between the first acquisition unit 310 and the rule generation unit 320 must be accurate to ensure that the generated billing rules remain consistent with the contents of the rental contract. Meanwhile, the first obtaining unit 310 and the rule generating unit 320 also need to cooperate with each other to cope with various complicated rental business scenarios and demand changes.
In some embodiments of the present application, there is provided a transaction settlement module, the structure of which is schematically shown in fig. 6, and the rule creation module includes a fee generation unit 410, a bill generation unit 420, and an amount settlement unit 430.
The fee generation unit 410 is connected to the bill generation unit 420 and the amount settlement unit 430, respectively. The fee generation unit 410 is configured to allocate the transaction amount to the amount obtained by the lessor and the amount obtained by the lessee according to the billing rule; the bill generating unit 420 is configured to generate a lease bill according to the transaction amount and the amount obtained by the lessor, and send the lease bill to the lessor and the lessee, respectively; the amount settlement unit 430 is used to transfer the amount of the lessor and the amount of the lessee to the lessor and the lessee, respectively.
The fee generation unit 410 functions to reasonably distribute transaction amounts to lessors and lessees according to preset billing rules to ensure fairness and accuracy of transactions. The fee generation unit 410 can automatically calculate the amount of money due to each party, thereby avoiding the tedious and possibly wrong manual calculation.
The fee generation unit 410 may be implemented by:
fixed ratio distribution: transaction amounts are allocated to the lessors and lessees according to a fixed ratio set in the rules of the billing. For example, if the rule sets that the lessor and lessee allocate transaction amounts in a ratio of 70% to 30%, the fee generation unit automatically calculates and allocates in this ratio.
Dynamic allocation based on conditions: in some complex rental scenarios, the allocation ratio may dynamically change depending on certain conditions. The fee generation unit may preset these conditions (such as lease term, lease payment mode, etc.), and dynamically adjust the allocation ratio according to the actually satisfied conditions.
The formula calculates the allocation: for some dispensing scenarios requiring finer control, the dispensing amount may be calculated by a preset formula. The fee generation unit precisely calculates the respective amounts of the lessor and lessee based on the formulas in combination with the lease information.
The bill generation unit 420 functions to generate detailed rental bills and transmit the bills to the lessor and lessee, respectively. The bill is a very important document in the rental transaction, which details the transaction amount, the amount the lessor gets, the amount the lessee should pay, and other possible fees or deductions. Through bill generation unit, transparency and accuracy of transaction can be ensured, and clear and detailed financial record is provided for renter and lessee.
In some embodiments, the bill generation unit 420 may be implemented based on automated bill generation, specifically including: automatically filling various contents in the bill, such as transaction date, transaction amount, amount obtained by a lessor and the like by utilizing a preset template and data provided by the fee generation unit; according to the account dividing rules and other related information, the amount of the account of each party is automatically calculated, and detailed expense details are generated; the generated bill is automatically sent to the renter and the lessee by means of e-mail or system notification.
In other embodiments, the bill generation unit 420 may be implemented based on automated bill generation, specifically including: providing customized billing formats and contents according to specific demands of lessors and lessees; allowing the user to select or enter specific billing items, such as adding additional fees, notes or instructions, etc., through the interface; when generating the bill, the layout and the display content of the bill can be automatically adjusted according to the custom requirements of the user.
The money settlement unit 430 functions to perform actual transfer and settlement of funds. The amount settlement unit 430 accurately transfers the amounts to the corresponding accounts through bank transfer, a third party paymate or other financial channels according to the amounts obtained by the lessees and the amounts obtained by the lessees calculated by the fee generation unit 410. The correctness and timeliness of the fund flow are ensured, and the method is a key link for completing the fund delivery in the whole renting transaction flow.
In some embodiments, the amount settlement unit 430 may be implemented based on automatic transfer settlement, specifically including: the amount settlement unit establishes interface connection with each big bank or a third party payment platform (such as payment treasures, weChat payment and the like); after the fee generation unit calculates the amount distribution, the amount settlement unit automatically triggers a transfer instruction, and the amount obtained by the lessor and the amount obtained by the lessee are respectively transferred into a specified bank account or electronic wallet; after the transfer is completed, the amount settlement unit sends notification of successful settlement to the lessor and lessee, and provides an electronic receipt as a transaction voucher.
The fee generation unit 410 calculates the amount of money each of the lessor and lessee should receive, and then passes the data to the bill generation unit 420. The bill generation unit 410 generates a detailed rental bill including information of transaction amount, amount obtained by the lessor, amount obtained by the lessee, and the like from these data, and transmits to the lessor and lessee, respectively. The fee generation unit 410 transmits the allocation result to the amount settlement unit 430 after the allocation of the amount is completed. The amount settlement unit 430 is responsible for transferring the amount obtained by the lessor and the amount obtained by the lessee to the corresponding accounts respectively according to the information, and completing the amount settlement of the whole transaction process.
