For example, the user carries out the operation of generating the real estate contract on the mobile phone, the server interacts with the mobile phone of the duel, receives information from the mobile phone and sends a corresponding response to the mobile phone, and the duel gradually completes the selection of the real estate contract through the mobile phone.
In the embodiment of the present application, the mobile phone in the foregoing may also be replaced with a notebook computer, for example, the small li may view the real estate transaction contract directly on the notebook computer, and in other feasible manners, the user may also view the real estate transaction contract using a desktop, a tablet, and other manners, which is not limited in this embodiment of the present application.
The following describes a method for generating a deal contract according to an embodiment of the present application, which may be performed by a deal contract generating apparatus, which may be implemented by software and/or hardware, and may be generally integrated in an electronic device or a server.
Referring to fig. 2, fig. 2 is a schematic diagram illustrating a flow of generating a deal contract according to the present application. The method is exemplified in terms of application to the deal contract generation, and the deal contract generation apparatus may include a server or an electronic device. The method comprises the following steps S201 to S204, wherein,
s201: acquiring contract template information, and acquiring fixed contract text information based on the contract template information, wherein the fixed contract text information comprises user information and company information.
The fixed contract text refers to some basic information which can be automatically acquired by the system, such as a customer name, a customer telephone and the like, and can be selected according to needs. And if the contract is required to be displayed, checking on an interface, and adding a text domain name in a corresponding bracket in a contract template.
S202: and acquiring custom contract text information based on the fixed contract text information, wherein the custom contract text information comprises information which cannot be automatically acquired.
S203: and acquiring combined contract text information based on the custom contract text information, wherein the combined contract text information comprises payment information of the user, and the combined contract text information uses a combined text configuration mode.
S204: and generating a transaction contract based on the fixed contract text information, the custom contract text information and the combined contract text information.
Referring to fig. 3, fig. 3 is a schematic structural diagram of a deal contract generating device according to an embodiment of the present application. Based on the system architecture, the device can be a server or a module in the server.
The apparatus 300, at least comprising: an acquisition module 301 and a processing module 302; wherein:
the acquisition module 301 is used for acquiring contract template information, acquiring fixed contract text information, acquiring custom contract text information and acquiring combined contract text information;
the processing module 302 generates a deal contract based on the fixed contract text information, the custom contract text information, and the combined contract text information.
In one possible example, the processing module 302 obtains at least one of a contract name, a treaty legal statement, and a treaty breach obligation statement.
In the embodiment of the application, one contract template corresponds to one contract name, a plurality of scenes such as 'fixed text configuration' and 'custom amount configuration' exist in one contract template, one scene corresponds to one operation authority such as 'modification when a user is allowed to trade', and one scene corresponds to a plurality of text field information. The corresponding selection box configuration has one more layer of relationship, and is associated with other scenes, and one selection box can be associated with a plurality of other scenes.
In one possible example, in the obtaining of the fixed contract text information, the fixed contract text information includes user information and company information, the processing module 302 obtains at least one of a customer name, a customer identification number, a customer mobile phone number, a company name, and a company mobile phone number, and displays according to a setting.
For example, the customer name is wangzhi, the identification number is 4115xxxxxx06090073, and the mobile phone number is 178xxxx7669, and after the information is received by the user, the user can check the corresponding option and generate the information in a contract. Similarly, the fixed contract text message may also enter the company name and company mobile phone number and be displayed on the contract.
In one possible example, when at least one of a customer name, a customer identification number, a customer phone number, a company name, and a company phone number needs to be presented in a contract, the processing module 302 checks the information on the contract interface and adds a corresponding text domain name.
In one possible example, the processing module 302 obtains at least one of a pre-sale certificate, date setting information, and amount setting information.
The custom contract text refers to information which is additionally required to be displayed in the contract and cannot be automatically acquired by the system, such as a company address, a pre-sold certificate and the like, the user can add the information required to be displayed by himself, a corresponding text field is set in the contract template, and the system can fill the corresponding value to the corresponding position of the contract.
In the custom contract text, besides simple text information filling, the custom contract text also comprises complex contents such as date, money amount, check box and the like. In a real scene, different information such as dates and money amounts can be displayed according to a specific check box scene selected by a user, so that independent configuration pages are provided corresponding to the information such as the dates, the money amounts and the check boxes.
The user can configure the ratio, the complex calculation mode and the like besides the sum value. The user can decide whether the date needs to be managed with the radio box scene, if the date is associated with the radio box scene, the text is filled with the corresponding value calculated according to the calculation rule after the corresponding radio box is selected.
In one possible example, the processing module 302 obtains at least one of a payment time, a payment amount, a payment proportion, and an authority management.
The combined text configuration is to deal with the complex scenario that in some property projects, a client may be allowed to choose one of a plurality of payment modes, and each payment mode corresponds to different payment time, payment amount, payment proportion and other information.
For example, the user may select a commercial loan, a public fund loan and a combined loan, when the user selects the commercial loan, the user needs to select a payment time for an installment payment, the installment payment corresponds to various loan times, such as 10 years of loan, 20 years of loan and 30 years of loan, and options such as a loan calculation mode, a loan interest rate and a repayment mode may be configured on the same page. For example, the user can choose to calculate according to unit price and area or according to total loan amount, and can configure the corresponding loan interest rate below the page to display, and the repayment mode includes two options of equal-amount principal and equal-amount principal for the user to select, and after the selection, the monthly repayment amount configured on the page is different, and the user can choose according to the own needs.
In one possible example, the processing module 302 first configures context information, then performs a custom text setting on each of the context information, and finally sets a corresponding text field parameter for each of the custom texts.
For example, first scenario information needs to be configured, such as "one-time payment" and "bank mortgage payment". After the scene configuration is completed, the configuration of the self-defined text is performed in each scene, such as information of date, money amount, check box and the like, and the specific money amount, time and money amount and time needing dynamic calculation can be configured in the same way. And finally, setting corresponding text field parameters for each text, and assigning the text field parameters to corresponding positions of the contract template for filling. The selection box in the transaction environment on the front-end line is subjected to rights management according to rights management such as "allow change broker", "allow change customer" and the like in the configuration. The final radio box, scene, etc. selection depends on the selection in the front-end deal environment.
For example, a scenario named "payment method" relates two sub scenarios AB, namely "one-time payment" and "installment", and configures corresponding rights for the scenario, and in the two sub scenarios AB, corresponding text field information is derived downward respectively.
If scenario a "one-time payment" contains: t is t1The "first payment amount" has the structure of "first payment amount-test-10% -fixed amount", t2The first time of payment is structured as the first time of payment-test2-2019, 2 month, 1 day-fixed date ", etc. We can also assign the associated rights to the a scene as well.
As can be seen from the above description, if more complex scenarios occur, nesting can also continue by establishing a pattern of sub-scenarios, such as in the above example, sub-scenario A continues to be established during scenario A "one-time Payment"1"full Payment" and A2"Payment in batches" at A1And A2Corresponding text field information is established in the two sub-scenes, and under the structure, the complex contract scenes can be flexibly expanded and adapted.
In the embodiment of the present application, the internal structure of the "text field parameter" is essentially the structure of "key-value-content-type", that is, "text name-text field name-calculated value-type". The meaning is that a text name corresponds to a text field name (filling identification) corresponding to the required filling in the contract template, and each text has a value which can be a percentage required to be calculated and can be the year, month and day of direct filling and is distinguished by type.
Referring to fig. 4, fig. 4 is a structural diagram of a deal contract generating device according to an embodiment of the present application. As shown in fig. 4, the device 400 shown in fig. 4 includes a processor 401, a memory 402, a communication interface 404, and one or at least one program 403. and generating a transaction contract based on the fixed contract text information, the custom contract text information and the combined contract text information.
In one possible example, the program 403 is specifically configured to execute the following steps:
at least one of a contract name, a treaty legal statement, and a treaty default liability statement is obtained.
In one possible example, the program 403 is specifically configured to execute the following steps:
acquiring at least one of a customer name, a customer identity card number, a customer mobile phone number, a company name and a company mobile phone number, and displaying according to setting;
in one possible example, when at least one of a customer name, customer identification number, customer phone number, company name, and company phone number needs to be presented in a contract, the program 403 checks the information on the contract interface and adds the corresponding text domain name.
In one possible example, the program 403 is specifically configured to execute the following steps:
at least one of a pre-sale certificate, date setting information, and amount setting information is obtained.
In one possible example, the program 403 is specifically configured to execute the following steps:
and acquiring at least one of payment time, payment amount, payment proportion and authority management.
