Referring to fig. 3 and 5, fig. 5 is a flowchart illustrating a method for generating an online house renting contract according to an embodiment of the present invention. The steps S51 to S58 can be executed by the cloud server 11 in fig. 1, but the present invention is not limited to the execution object. In step S51, the cloud server generates a lease generation command for the selected item, and as mentioned above, the cloud server may select the item by the landlord (or the house keeper) or the tenant, and generates a lease generation command for the selected item. Next, in step S52, the cloud server obtains a contact manner of the corresponding user, where the corresponding user refers to a landlord (or a house keeper) or a tenant, and the contact manner is as described above, which is not repeated herein. For example, if the tenant generates the lease issue command in step S51 by the landlord (or the house keeper), the corresponding user in step S52 is the tenant; if the tenant generates the lease issue command in step S51, the corresponding user in step S52 is the landlord (or the house).
Next, in step S53, the cloud server generates a contract document according to part or all of the clauses of the contract template selected by the user, wherein the address, size, type, room number, rental period, rent, deposit, landlord remittance account, landlord and tenant basic data (including name, address, telephone, identification number (or passport number), email, communication software account, contact phone and job company) of the object can be brought into the contract document by one key. Then, in step S54, the cloud server determines whether the single-party user confirms that the contract file is no longer edited, wherein the cloud server records the confirmation flags of the landlord (or the house owner) and the tenant with respect to the generated contract file.
The initial values of the confirmation flags of the landlord (or the house keeper) and the tenant are false, the user and the corresponding user need to click the option 325 of the "confirmation contract" provided in fig. 3 to change the value of the confirmation flag to true, and the user will change the value of the confirmation flag to false once the corresponding user clicks the option 321 of the "correction article", the option 323 of the "correction data", or the option 324 of the "upload picture" provided in fig. 3.
Next, in step S55, the cloud server determines whether an editing instruction generated by the user is received, where the editing instruction is generated by the user clicking the "revise clause" option 321, the "revise data" option 323, or the "upload picture" option 324 provided in fig. 3. If the cloud server receives the editing instruction, in step S56, the cloud server performs entry of a correction clause, a correction data, a list or uploading of a picture of the contract file according to the editing instruction. Then, when the user does not edit the contract file, the user clicks the function option 325 of "confirm contract" in fig. 3 in step S54, so as to execute step S57.
In step S57, the cloud server transmits the contract document to the terminal devices of both users, such as to transmit the file or link of the contract document. Next, in step S58, the cloud server determines whether both users confirm the content of the contract file, i.e., both users do not edit the contract file any more, wherein in step S58, it is determined that the user flag of the corresponding user in step S54. If both parties desire the contents of the contract file, the online house rental contract generation method is ended, or a program for both parties to contract online may be executed.
If one of the two parties wants to edit the contract document again, the process returns to step S55, and step S55 determines whether the user of the confirmation flag in step S58 clicks the option 321 of "correction bar", the option 323 of "correction data", or the option 324 of "upload picture" provided in fig. 3 to generate an editing instruction. Then, step S54 determines whether the confirmation flag in step S58 was true.
In short, the first time in step S54 is to confirm the confirmation flag of the user who generated the lease generation instruction in step S51, and after the determination in step S58 is no, step S54 is to confirm the confirmation flag of the user in step S58. In other words, through the design of steps S54-S58, the finally completed contract document would be the contract document that the landlord (or the house officer) and the tenant have a consensus and customized.
Preferably, since the landlord (or the house owner) and the tenant upload the photos of the property certificate, the business card or the letter of engagement, the cloud server may further be designed with a checking program to check whether some data on the contract document are consistent with those of the photos of the property certificate, the business card or the letter of engagement, so as to achieve a fraud prevention mechanism. Preferably, the check program of the cloud server can also introduce an artificial intelligence algorithm to judge whether the clauses in the contract file conform to the existing statute or not, so as to avoid the condition that the clauses in the contract file violate the law. Preferably, the cloud server can be connected with a server of a bank under the condition that the tenant agrees to authorization, so that the functions of automatic refund of the account or the credit card, house renting, refund of the deposit and maintenance of the cushion are realized. On the other hand, the on-line house renting contract generation system and method can also generate a dual-language contract file according to the national languages of the landlord and the tenant, for example, if the landlord is a american and the tenant is a vietnam, the generated contract file is a dual-language contract file of english and vietnam. In other words, the online house renting contract generating system and method has the automatic language conversion function to generate the contract file with double languages.
In summary, embodiments of the present invention provide a system and a method for generating an online house renting contract, which can quickly generate a contract file that is desirable and customized for both users, and can reduce the time required for both users to fill in some data.
While the invention has been described in terms of preferred embodiments, it will be understood by those skilled in the art that the foregoing embodiments are provided merely for purposes of illustration and are not to be construed as limiting the scope of the invention. It should be noted that equivalent variations and substitutions to those of the previous embodiments are intended to be included within the scope of the present invention. Therefore, the protection scope of the present invention is defined by the claims.

Claims (10)

1. An online house rental contract generation system, comprising:
the cloud server is connected with a first terminal device and a second terminal device;
the cloud server is used for providing a first user of the first terminal device to select one of a plurality of objects;
the cloud server generates a contract file of the selected object according to all or part of clauses of a contract template selected by the first user of the first terminal device, wherein a plurality of data of the contract file are brought in by one key of the cloud server;
the cloud server is used for providing the first user to edit the contract file through the first terminal device and/or a second user through the second terminal device, wherein the edit is correction clauses, correction data, an import list and an upload picture, and when the first user or the second user is confirmed to be no longer editing the contract file, the cloud server transmits the contract file to at least one corresponding one of the first terminal device and the second terminal device.
2. The system according to claim 1, wherein the cloud server provides that the first user signs up for the contract file through the first terminal device and the second user through the second terminal device by the first user and the second user when it is confirmed that neither the first user nor the second user edits the contract file any more, and the cloud server transmits the contract file that is signed up to the first terminal device and the second terminal device.
3. The system for on-line house renting contract generation according to claim 1, wherein the cloud server takes at least one picture uploaded as a part of the contract file, and the cloud server checks whether there are parts of a plurality of data contrary to the contract file according to information carried by the picture.
4. The system of claim 1, wherein the cloud server determines whether the contract document violates an existing act based on an artificial intelligence algorithm.
5. The system for on-line house renting contract generation according to claim 1, wherein the cloud server is a software-as-a-service architecture.
6. The system of claim 1, wherein the cloud server further provides the first user with a contact mode of the second user, the contact mode is a unique email, a phone number, an identification number, a communication software account, or an account registered by the second user in the cloud server, and the cloud server sends the contract document to the second terminal device through the contact mode.
7. The system for on-line house renting contract generation according to claim 3, wherein the picture is a certificate, a business card, a financial certification, a credit record or a letter of engagement of the first user or the second user, a selected picture of a room condition, furniture, home appliances, water/electricity/gas meter degree or a property right of the object, and at least one list imported is a furniture list, a home appliance list or a key list of the object, and the cloud server takes the imported list as a part of the contract document.
8. The online house renting contract generating system according to claim 1, wherein the contract file generated by the online house renting contract generating system is a two-language contract file generated based on national languages of the first user and the second user.
9. The system for on-line house renting contract generation according to claim 1, wherein the cloud server generates a password to the second terminal device when it is determined that the first user does not edit the contract file any more, and the second user needs to input the password to connect the cloud server through the second terminal device for editing the contract file.
10. An online house renting contract generating method executed by a cloud server connected to a first terminal device and a second terminal device, comprising:
providing a first user of the first terminal device to select one of a plurality of objects;
generating a contract file of the selected object according to all or part of clauses of a contract template selected by a first user of the first terminal device, wherein a plurality of data of the contract file are brought in by one key of the cloud server;
providing the first user to edit the contract file through the first terminal device and/or a second user through the second terminal device, wherein the edit is a correction clause, a correction data, an import list and an upload picture; and
and when the first user or the second user is confirmed to be no longer editing the contract file, the cloud server transmits the contract file to at least one corresponding one of the first terminal device and the second terminal device.
