Abstract

The invention provides an online house renting contract generating system and method, which are used for quickly generating contract files which are both pleasant and customized to both users (such as landlords and tenants). The cloud server generates a contract file of the selected object according to all or part of the clauses of a contract template (such as a general stereotyped house rental contract) selected by the user. The server may edit the contract document according to the editing instruction, such as a correction clause, a correction data, a list import (e.g., a furniture list, an appliance list, and a key list) or a picture upload (e.g., a certificate, a house condition, a photograph of furniture or water/electricity/gas meter readings). Then, the server will judge whether the user is no longer editing the contract file according to the confirmation instruction, and after confirming that the contract file is no longer edited, the server will transmit the contract file to the users of both sides to let both sides perform the subsequent signing process.

The invention relates to an online house renting contract generating system and method, in particular to an online house renting contract generating system and method which can quickly generate contract files which are both pleasant and customized to both users.

Background

The house renting market in society today is still very hot, due to limited land in urban areas or limited capital for users with house use requirements. Currently, a landlord (or a house keeper) provides a house renting contract document for rented articles to a tenant, so that the rights and interests of the two parties are guaranteed through the contracts made by the two parties to the contract document. However, with the progress of social habits, law enforcement and science and technology, the content of the standardized house renting contracts is not enough to protect the rights and interests of tenants or landlors, and even the conditions that the contracts do not conform to the existing laws occur.

The cloud server generates a contract file of the selected object according to all or part of clauses of the contract template selected by the first user of the first terminal device, wherein a plurality of data of the contract file are brought in by the cloud server through one key. The cloud server is used for editing contract files by the first user through the first terminal device and/or the second user through the second terminal device, wherein the contract files are edited into correction clauses, correction data, an import list and an upload picture. And when the first user or the second user is confirmed to be no longer editing the contract file, the cloud server transmits the contract file to at least one corresponding one of the first terminal device and the second terminal device.

Optionally, when it is determined that both the first user and the second user do not edit the contract file any more, the cloud server provides that the first user signs an online contract for the contract file through the first terminal device and the second user through the second terminal device, and the cloud server transmits the contract file completed by signing to the first terminal device and the second terminal device, or the cloud server provides the contract file printed by the first user and/or the second user, so that the first user signs a contract with the second user.

Optionally, the cloud server takes the uploaded at least one picture as a part of the contract file, and the cloud server checks whether there are parts of multiple data contrary to the contract file according to the information carried by the picture.

Optionally, the cloud server determines whether the clause of the contract file violates an existing statute based on an artificial intelligence algorithm.

Optionally, the cloud server further provides for the first user to input a contact mode of the second user, the contact mode is a unique email, an identity card number, a mobile phone door number, a communication software account or an account registered by the second user in the cloud server, and the cloud server sends the contract file to the second terminal device through the contact mode.

Optionally, the picture is a photograph of a certificate, business card, financial certification, credit record or letter of hire, condition of a selected item, furniture, appliance, water/electricity/gas meter number, or property right of the first user or the second user.

Optionally, the imported at least one list is a furniture list, a home appliance list and a key list of the object, and the cloud server uses the imported list as a part of the contract document.

Optionally, the contract file generated by the online house renting contract generating system is a dual-language contract file generated based on national languages of the first user and the second user.

Optionally, when it is determined that the first user does not edit the contract file any more, the cloud server generates a password to the second terminal device, and the second user can edit the contract file by connecting the cloud server through the second terminal device only if the second user needs to input the password.

In view of at least one of the foregoing objects, embodiments of the present invention provide an online house renting contract generating method, which is executed by a cloud server connected to a first terminal device and a second terminal device. The online house renting contract generating method comprises the following steps. A first user of a first terminal device is provided to select one of a plurality of objects. And generating a contract file of the selected object according to all or part of the clauses of the contract template selected by the first user of the first terminal device, wherein a plurality of data of the contract file are brought in by one key of the cloud server. And the first user is provided to edit the contract file through the first terminal device and/or the second user through the second terminal device, wherein the edit is a correction clause, a correction data, an import list and an upload picture. And when the first user or the second user is confirmed to be no longer editing the contract file, the cloud server transmits the contract file to at least one corresponding one of the first terminal device and the second terminal device.

In short, the online house renting contract generating system and method provided by the embodiment of the invention can quickly generate contract files which are both agreeable and customized, so as to reduce the time and cost required by the traditional house renting contract.

Detailed Description

In order to fully understand the objects, features and effects of the present invention, the following detailed description of the preferred embodiments of the present invention is made with reference to the accompanying drawings.

The online house renting contract generating system and the method of the embodiment of the invention can lead a user to select partial or all clauses of a contract template to generate a contract document of a selected object, and allow the user to edit the generated contract document through the system or the method, such as the modification, deletion or addition of the clauses, the modification of basic data, deposit, rent and remittance account numbers, the modification of furniture lists, the remittance of household appliance lists and key lists, and the uploading of identity documents, credit records, financial certification documents, house conditions, furniture or photos of water/electricity/gas meter number, and the like, so that a landlord (or a house keeper) and a house can quickly obtain the contract document which is both in good agreement and customized.

The system and the method for generating the online house renting contract are mainly realized by a cloud server. The cloud server comprises a plurality of hardware circuits to form a processing unit, a storage unit, a memory unit, a communication unit and the like which are electrically connected with each other. The storage unit stores program codes and a database, so that after the processing unit reads the program codes, the processing unit executes the program codes to access the database of the landlord, the tenant and the object in the storage unit to realize the work to be executed by the online house renting contract generation system and method. In addition, it is worth mentioning that the object in the online house renting contract generation system is an object of general real property, and the object refers to a house, a room, a factory building, an office or a land.

First, referring to fig. 1, fig. 1 is a schematic diagram illustrating an architecture of an online house renting contract generating system according to an embodiment of the present invention. After the landlord inputs the contact mode of the tenant, the landlord may select a part or all of the provisions of one of the plurality of contract templates provided by the cloud server 11 to generate a contract document of the selected object, where the plurality of contract templates includes a government published or generally common standardized tenant contract, a tenant contract that is relatively guaranteed to the tenant, a tenant contract that is relatively guaranteed to the landlord, a commercial tenant contract, a non-commercial tenant contract, or a government public tenant contract. In addition, the cloud server 11 can also bring the address, the rental period, the type, the room number, the size, the rent, the deposit, the landlord remittance account number, the property certificate of the object, the basic data of the landlord and the tenant (including the name, the email, the telephone, the identity number (or the passport number), the communication software account number, the contact person telephone and the job-holding company) and the like into the generated contract document so as to solve the inconvenience that the landlord or the tenant needs to fill the data in the past. In addition, when the landlord does not edit the contract file any more, the cloud server 11 may generate the landlord edited contract file to the first terminal device 12 and the second terminal device 13 when the first terminal device 12 clicks the "confirm contract" function 325.

Since the content of the contract file must be the content that is desirable for both parties, the cloud server 11 transmits the time-dependent password to the second terminal apparatus 13 in addition to transmitting the contract file edited by the landlord to the first terminal apparatus 12 and the second terminal apparatus 13. After the tenant logs in to the cloud server 11 through the second terminal device 13 and inputs the password, the cloud server 11 provides the page 3 as shown in fig. 3 to the tenant for editing the contract document edited by the tenant (note: e.g., amending the article or data, uploading the tenant certificate, the letter of engagement and/or the photo of the business card). Since the tenant must know the password to edit the contract file edited by the landlord, the situation that other people maliciously log in the tenant account and edit the contract file edited by the landlord can be prevented. In addition, the cloud server 11 may be designed to only allow the tenant to upload the tenant's certificate, letter of engagement and/or a photograph of a business card, and to prohibit the tenant from amending the provisions and data of the contract document.

After the tenant completes editing the contract file (i.e., the tenant does not edit the contract file any more), the cloud server 11 transmits the contract file completed by the tenant to the first terminal apparatus 12 and the second terminal apparatus 13. If the landlord does not agree with the content of the contract file edited by the tenant, the contract file can be continuously edited, and after the edition is completed, the cloud server transmits the contract file to the first terminal device 12 and the second terminal device 13. If the landlord agrees with the content of the tenant-edited contract document and does not edit the tenant-edited document any more, the landlord clicks the "confirm contract" function option 325 of the page 3 through the first terminal device 12 to complete the both-sides agreeable and customized contract document, and the both-sides agreeable and customized contract document is transmitted to the first terminal device 12 and the second terminal device 13.

In addition, the cloud server 11 provides the on-line signing for the landlord and the tenant through the first terminal device 12 and the second terminal device 13 for the contract file which is both agreeable and customized, or the landlord and the tenant are signed by the at least one party by touching, so that the inconvenience and the time for the landlord and the landlord to sign are saved. The initial values of the confirmation flags of the landlord (or the house keeper) and the tenant are false, the user and the corresponding user need to click the option 325 of the "confirmation contract" provided in fig. 3 to change the value of the confirmation flag to true, and the user will change the value of the confirmation flag to false once the corresponding user clicks the option 321 of the "correction article", the option 323 of the "correction data", or the option 324 of the "upload picture" provided in fig. 3.

Next, in step S55, the cloud server determines whether an editing instruction generated by the user is received, where the editing instruction is generated by the user clicking the "revise clause" option 321, the "revise data" option 323, or the "upload picture" option 324 provided in fig. 3. If the cloud server receives the editing instruction, in step S56, the cloud server performs entry of a correction clause, a correction data, a list or uploading of a picture of the contract file according to the editing instruction. Preferably, the check program of the cloud server can also introduce an artificial intelligence algorithm to judge whether the clauses in the contract file conform to the existing statute or not, so as to avoid the condition that the clauses in the contract file violate the law. Preferably, the cloud server can be connected with a server of a bank under the condition that the tenant agrees to authorization, so that the functions of automatic refund of the account or the credit card, house renting, refund of the deposit and maintenance of the cushion are realized. 1. An online house rental contract generation system, comprising:

the cloud server is connected with a first terminal device and a second terminal device;

the cloud server generates a contract file of the selected object according to all or part of clauses of a contract template selected by the first user of the first terminal device, wherein a plurality of data of the contract file are brought in by one key of the cloud server;

the cloud server is used for providing the first user to edit the contract file through the first terminal device and/or a second user through the second terminal device, wherein the edit is correction clauses, correction data, an import list and an upload picture, and when the first user or the second user is confirmed to be no longer editing the contract file, the cloud server transmits the contract file to at least one corresponding one of the first terminal device and the second terminal device.

2. The system according to claim 1, wherein the cloud server provides that the first user signs up for the contract file through the first terminal device and the second user through the second terminal device by the first user and the second user when it is confirmed that neither the first user nor the second user edits the contract file any more, and the cloud server transmits the contract file that is signed up to the first terminal device and the second terminal device.

3. The system for on-line house renting contract generation according to claim 1, wherein the cloud server takes at least one picture uploaded as a part of the contract file, and the cloud server checks whether there are parts of a plurality of data contrary to the contract file according to information carried by the picture.

4. The system of claim 1, wherein the cloud server determines whether the contract document violates an existing act based on an artificial intelligence algorithm.

5. The system for on-line house renting contract generation according to claim 1, wherein the cloud server is a software-as-a-service architecture.

6. The system of claim 1, wherein the cloud server further provides the first user with a contact mode of the second user, the contact mode is a unique email, a phone number, an identification number, a communication software account, or an account registered by the second user in the cloud server, and the cloud server sends the contract document to the second terminal device through the contact mode.

7. The system for on-line house renting contract generation according to claim 3, wherein the picture is a certificate, a business card, a financial certification, a credit record or a letter of engagement of the first user or the second user, a selected picture of a room condition, furniture, home appliances, water/electricity/gas meter degree or a property right of the object, and at least one list imported is a furniture list, a home appliance list or a key list of the object, and the cloud server takes the imported list as a part of the contract document.

8. The online house renting contract generating system according to claim 1, wherein the contract file generated by the online house renting contract generating system is a two-language contract file generated based on national languages of the first user and the second user.

9. The system for on-line house renting contract generation according to claim 1, wherein the cloud server generates a password to the second terminal device when it is determined that the first user does not edit the contract file any more, and the second user needs to input the password to connect the cloud server through the second terminal device for editing the contract file.

10. An online house renting contract generating method executed by a cloud server connected to a first terminal device and a second terminal device, comprising:

providing a first user of the first terminal device to select one of a plurality of objects;

generating a contract file of the selected object according to all or part of clauses of a contract template selected by a first user of the first terminal device, wherein a plurality of data of the contract file are brought in by one key of the cloud server;

providing the first user to edit the contract file through the first terminal device and/or a second user through the second terminal device, wherein the edit is a correction clause, a correction data, an import list and an upload picture; and

and when the first user or the second user is confirmed to be no longer editing the contract file, the cloud server transmits the contract file to at least one corresponding one of the first terminal device and the second terminal device.
