A management system for shared offices, the system comprising:
the development parameter determining unit is used for acquiring alternative space parameter information and determining target space parameter information according to the alternative space parameter information;
the related personnel determining unit is used for determining target related personnel according to the target space parameter information, wherein the target related personnel comprise target designers, target developers and/or target auditors;
the design document determining unit is used for sending the target space parameter information to the target designer and acquiring a target design document returned by the target designer;
and the examination and approval unit is used for sending the target design document to a target auditor, acquiring an audit opinion returned by the target auditor, and sending the target design document to the target developer under the condition that the audit opinion meets a preset condition.
Wherein the development parameter determination unit includes:
the display module is used for displaying a preset parameter input module and acquiring parameter information input by the parameter input module as the candidate space parameter information;
the evaluation module is used for determining expected cost and income information corresponding to the alternative space parameter information according to a preset evaluation model;
and the determining module is used for determining the target spatial parameter information according to the expected cost and income information corresponding to the alternative spatial parameter information.
The design document determination unit includes:
the document display module is used for displaying the target design document to the target associated personnel and acquiring modification information which is returned by the target associated personnel and aims at the target design document;
the document updating module is used for updating the target design document according to the modification information;
and the update prompting module is used for generating target prompting information according to the modification information and sending the target prompting information to the target associated personnel when the document update module updates.
Further, the system further includes a development management unit, the development management unit including:
the progress acquisition module is used for acquiring development progress data sent by the target developer, determining target progress information according to the development progress data and sending the target progress information to the target associated personnel;
the feedback acquisition module is used for acquiring progress feedback information returned by the target associated personnel aiming at the target progress information and determining corresponding target processing personnel according to the progress feedback information;
and the feedback processing module is used for sending the progress feedback information to the target processing personnel so that the target processing personnel can process the progress feedback information.
The system further comprises an operation unit comprising:
the client association module is used for acquiring intention client data corresponding to the target space, and determining that a target client is associated with the target space and target operators corresponding to the target space according to the intention client data meeting the preset conditions under the condition that the intention client data meet the preset conditions;
the client service module is used for acquiring a target request sent by the target client, auditing the target request and executing the target request through a preset device under the condition that the target request meets a preset condition;
and the background management module is used for acquiring historical request data of a target client associated with the target space, determining that the state information of the target client is stored in a preset client information database according to the historical request data, and sending the state information displayed to the target client by a preset device to the target operator.
Based on the system, the management method of the shared office comprises the following steps:
acquiring alternative space parameter information, and determining target space parameter information according to the alternative space parameter information;
determining target associated personnel according to the target space parameter information, wherein the target associated personnel comprise target designers, target developers and/or target auditors;
sending the target space parameter information to the target designer, and acquiring a target design document returned by the target designer;
and sending the target design document to a target auditor, acquiring an audit opinion returned by the target auditor, and sending the target design document to the target developer under the condition that the audit opinion meets a preset condition.
The obtaining of the candidate spatial parameter information and the determining of the target spatial parameter information according to the candidate spatial parameter information include:
displaying a preset parameter input module and acquiring parameter information input by the parameter input module as the candidate space parameter information;
determining expected cost and income information corresponding to the candidate space parameter information according to a preset evaluation model;
and determining the target space parameter information according to the expected cost and income information corresponding to the alternative space parameter information.
Still further, the method further comprises:
acquiring intention customer data corresponding to the target space, and determining a target customer to be associated with the target space and a target operator corresponding to the target space according to the intention customer data meeting the preset conditions under the condition that the intention customer data meet the preset conditions;
acquiring a target request sent by the target client, auditing the target request, and executing the target request through a preset device under the condition that the target request meets a preset condition;
obtaining historical request data of a target client associated with the target space, determining that the state information of the target client is stored in a preset client information database according to the historical request data, and sending the state information displayed to the target client by a preset device to the target operator.
A computer device comprising a memory and a processor, the memory storing a computer program that, when executed by the processor, causes the processor to perform the steps of:
acquiring alternative space parameter information, and determining target space parameter information according to the alternative space parameter information;
determining target associated personnel according to the target space parameter information, wherein the target associated personnel comprise target designers, target developers and/or target auditors;
sending the target space parameter information to the target designer, and acquiring a target design document returned by the target designer;
and sending the target design document to a target auditor, acquiring an audit opinion returned by the target auditor, and sending the target design document to the target developer under the condition that the audit opinion meets a preset condition.
A computer-readable storage medium storing a computer program which, when executed by a processor, causes the processor to perform the steps of:
acquiring alternative space parameter information, and determining target space parameter information according to the alternative space parameter information;
determining target associated personnel according to the target space parameter information, wherein the target associated personnel comprise target designers, target developers and/or target auditors;
sending the target space parameter information to the target designer, and acquiring a target design document returned by the target designer;
and sending the target design document to a target auditor, acquiring an audit opinion returned by the target auditor, and sending the target design document to the target developer under the condition that the audit opinion meets a preset condition.
In the embodiment of the invention, a system comprises a development parameter determining unit, an associated person determining unit, a design document determining unit and an approval unit, wherein:
the development parameter determining unit is used for acquiring the candidate space parameter information and then determining the target space parameter information according to the candidate space parameter information. And the related personnel determining unit is used for determining target related personnel according to the target space parameter information, wherein the target related personnel can comprise target designers, target developers and/or target auditors. The design document determining unit is used for sending the target space parameter information to the target designer and acquiring a target design document returned by the target designer; and finally, the system also comprises an approval unit which is used for sending the target design document to a target auditor, acquiring an audit opinion returned by the target auditor, and sending the target design document to the target developer under the condition that the audit opinion meets a preset condition.
Compared with the prior art that the circulation of the related data from building to operating the shared office space is in a one-to-one document sending mode, the data sharing, unified storage and recording are not facilitated, the circulation flow of the data cannot be recorded, and the historical conditions cannot be traced.
Detailed Description
The technical solutions in the embodiments of the present invention will be clearly and completely described below with reference to the drawings in the embodiments of the present invention, and it is obvious that the described embodiments are only a part of the embodiments of the present invention, and not all of the embodiments. All other embodiments, which can be derived by a person skilled in the art from the embodiments given herein without making any creative effort, shall fall within the protection scope of the present invention.
The invention provides a management system for shared office, which can be realized based on a smart phone terminal or a computer terminal such as a PC (personal computer), optionally can be realized by a system consisting of a terminal such as a smart phone and a server.
Referring to fig. 1, an embodiment of the present invention provides a management system for shared offices. The system may include at least a development parameter determination unit 1022, an associate determination unit 1024, a design document determination unit 1026, and an approval unit 1028.
Fig. 1 is a block diagram showing a configuration of a management system of a shared office in one embodiment. The above-described respective constituent elements will be described in detail with reference to fig. 1.
First, the development parameter determining unit 1022 is configured to obtain candidate spatial parameter information, and determine target spatial parameter information according to the candidate spatial parameter information.
The whole management process of the shared space is firstly explained, and the business process of the joint office comprises the steps of site selection, design, decoration, recruitment, operation, payment return, feedback adjustment and the like from the aspect of business. The invention aims to realize and process the business links automatically through a computer, so that management operations such as processing, pushing, saving, updating and the like are performed automatically by a system instead of manual one-to-one communication in the existing shared office management, and offline recording of documents scattered in each place is changed, and the management operations are performed correspondingly, so that the management operations from the beginning of planning of shared office space to formal operation are more efficient.
It is easily understood that, in order to create a shared office space and successfully enable the shared office space to be used, the customer is served according to the preset mode, and it is the first most basic to select a suitable space as a carrier for subsequent development, so the development parameter determining unit 1024 may further include various modules as shown in fig. 2, which is described below with reference to fig. 2. Fig. 2 shows a block diagram of the development parameter determination unit in one embodiment.
A display module 1032, configured to display a preset parameter input module and acquire parameter information input according to the parameter input module as the candidate space parameter information.
The parameter input template herein may be presented by running an application (e.g., a WeChat applet or APP, etc.) on a terminal device used by a user (e.g., a worker sharing a space). The advantages of determining and presenting a unified parameter input template are: on one hand, the time for arranging the data to the preset format and inputting the data can be saved, and the speed of the link of space address selection is improved.
On the other hand, more importantly, because the parameters of the space are often more numerous and complex, such as building area, rent calculation mode, office equipment configuration condition, and the like, if statistics and declaration are performed manually, omission easily occurs, and simultaneously, the problem of data availability directly caused by unit conversion errors and the like easily occurs.
The parameter information may be a set of factors that need to be considered in determining an appropriate space to develop into a space for sharing offices, such as space area, rent per square meter, space facility configuration, property management of the space, etc.
In a specific application scenario, after the early developer who views the relevant site faithfully views the relevant site, the above parameter information of the three alternative shared office spaces including the office space a, the office space B, and the office space C may be uploaded correspondingly.
The evaluation module 1034 is configured to determine expected cost and revenue information corresponding to the candidate spatial parameter information according to a preset evaluation model.
Specifically, the preset evaluation model may be a calculation relation between the preset spatial parameters and the expected development cost and/or the expected profit.
This model of assessment may be derived by first obtaining historical data relating to shared space development (as represented by parameters of the space selected prior to development and costs incurred in the development process) and operation (as represented by revenue after customer enrollment at a later time).
And determining a more appropriate space parameter such as space area, rent per square meter and the like, and an expected development cost and an expected operating income calculation formula according to the historical data.
A determining module 1036, configured to determine the target spatial parameter information according to the expected cost and revenue information corresponding to the candidate spatial parameter information.
It is readily understood that, in an alternative embodiment, the space corresponding to the alternative shared space with the lowest expected cost/benefit ratio among all the alternative space parameters or smaller than the preset threshold may be used as the target space.
In conjunction with the above example, the expected cost/benefit ratios for office space A, B, C may be 40%, 38%, 50%, respectively, thus determining office space B for the cost/benefit ratio as the target space.
Subsequently, the related personnel determining unit 1024 is configured to determine target related personnel according to the target spatial parameter information, where the target related personnel includes target designers, target developers, and/or target reviewers.
For the description with reference to a specific application scenario, after it is determined that the target space is the office space B, the staff related to the space may include: and submitting the site address of the related parameter information of the space B in the early stage, and taking charge of a designer designing a development drawing according to the characteristics of the space B and a person in charge of supervising all links of the overall project of development and later-stage operation of the space B.
It is easy to understand that after a suitable space carrier is selected, before the selected target space is developed (for example, the space needs to be processed before the space is formally put into use, such as building and decoration), the development scheme needs to be designed, and documents such as design drawings are determined, so that actual construction can be performed according to the design documents.
Meanwhile, it should be noted that before the work is finally performed according to the drawings, the design documents are generally modified and checked by various persons and experts in different departments for many times.
Therefore, in summary, the design document determining unit 1026 is configured to send the target space parameter information to the target designer, and obtain a target design document returned by the target designer.
In practical applications, after receiving the parameter information of the target space, the target designer can design the building (including indoor design, hydroelectricity line design, etc.) based on the parameter information, and then optionally upload the design document of the target designer on a preset interface (such as a WeChat applet or APP or the like registered by the designer and implementing the system of the present invention).
In an optional embodiment, a corresponding template or prompt information may be displayed on the preset document acquisition interface to make a uniform requirement on the aspects of file format, file size and the like of the document returned by the target designer, so that time and labor cost for subsequent data cleaning and normalization are saved.
Further, the design document determination unit 1026 may further include various modules as shown in fig. 3, which is described below with reference to fig. 3. FIG. 3 is a block diagram showing the components of the design document determination unit in one embodiment.
First, the document presenting module 1042 is configured to present the target design document to the target related person, and obtain modification information for the target design document, where the modification information is returned by the target related person.
Similarly, after the target design document is obtained, the target design document may be displayed through a preset interface when the target associated person checks the target design document after a preset identity authentication, a wechat applet, and the like are logged in.
Therefore, the form of the modification information returned by the target associated personnel can be that a new design document is uploaded by the own account identity again, or that the new design document is modified on a display interface of the design document by using a preset editing tool and the latest current version is directly stored in the database.
And the document updating module 1044 is configured to update the target design document according to the modification information.
In combination with the example of the modification manner in the previous module, the updating of the target design document may be to correspondingly modify the original design document according to the modification information (for example, to accept all the revisions made to the document), or to use the design document uploaded by the latest time node as the target design document.
And an update prompting module 1046, configured to generate target prompting information according to the modification information and send the target prompting information to the target associated person when the document update module performs update.
Specifically, after detecting that the target design document has a new version of the update operation, the target prompt information correspondingly generated according to the modification information (e.g., the modification performed on the page 3 and the page 9 of the document D001) may be "please note that there are two updates to the document D001, specifically please click to view here".
In an optional embodiment, when it is detected that a target related person such as a designer, an approver, or the like opens a certain target design document, the historical version and the update record of the document are displayed on a preset prompting interface, so that the target related person can better view the update context of the design document and design according to the update context.
The approval unit 1028 is configured to send the target design document to a target auditor, obtain an audit opinion returned by the target auditor, and send the target design document to the target developer when the audit opinion satisfies a preset condition.
The approval unit provided by the invention has the advantages that: in practical applications, after a design document is delivered, in addition to technical considerations such as professional architects and engineering (completed and responsible by target designers), experts in economy and management (such as management level planners) are often required to perform multi-angle customs.
For example, a target auditor needs to check whether the design drawing can achieve expected effect in terms of actual operation after falling to the ground, and whether potential problems of operation and service schemes exist (for example, some designs of a space cause poor user experience from the perspective of shared office, etc.).
After the design document is determined by the multi-party related personnel, the development (such as decoration, reconstruction and the like) of the target space by the target developer can be started.
In order to perform real-time online supervision and perform synchronous update, push and save of development-related data in the development process of the target space, in an alternative embodiment, the system further includes a development management unit 10210, where the development management unit 10210 may further include various modules as shown in the figure, which is described below with reference to fig. 4. FIG. 4 is a block diagram showing the configuration of the development management unit in one embodiment.
First, the progress obtaining module 1052 is configured to obtain development progress data sent by the target developer, determine target progress information according to the development progress data, and send the target progress information to the target related person.
For example, the target developers may include project managers, site builders, building material purchasing personnel, safety supervisors and other personnel responsible for building the target space, and the development progress data may include predicted remaining construction period, completed building area, consumed building material and other data.
In an alternative embodiment, the determined target progress information may be as follows: "the current project F01 predicts a remaining construction period of 6 months and a completed building area of 450 square meters".
And a feedback obtaining module 1054, configured to obtain progress feedback information returned by the target related person for the target progress information, and determine a corresponding target processing person according to the progress feedback information.
Considering that in the actual construction process, a project manager may find out that there is an out-of-compliance operation when looking at the site, or find that there is a problem in the construction quality of a certain space, so that progress feedback is made for these problems, where the progress feedback information may be "the problem that there is an out-of-compliance problem in the construction of the G area of the project F02, please the relevant personnel to check and feedback"
In such a scenario, the target processing personnel formulated by the system can be site constructors and safety supervisors of the G area determined after natural language processing is performed according to the progress feedback information.
A feedback processing module 1056, configured to send the progress feedback information to the target processing person, so that the target processing person processes the progress feedback information.
By combining the above examples, the field constructors and the safety supervisors in the G area receive the progress feedback information on their own terminals, so that the problem of non-compliance brought forward by the project manager can be handled by checking the safety logs in the G area or looking up the monitoring videos and the like.
In an optional embodiment, the target processing person may also send own processing result information (such as a modified photo of a construction site) to the target related person sending the progress feedback information through the system.
After the target space is developed according to the above modules, the target space may be used as a shared office space to perform operations such as enrollment and customer service, and therefore, in an alternative embodiment, the proposed system may further include an operation unit 10212, and a specific operation unit 10212 may include the modules shown in fig. 5, which is described below with reference to fig. 5. Fig. 5 shows a block diagram of the operation unit in another embodiment.
The client association module 1062 is configured to obtain intention client data corresponding to the target space, and determine, according to the intention client data meeting a preset condition, that a target client is associated with the target space and a target operator corresponding to the target space, when the intention client data meets the preset condition.
It should be noted that the intended customer data obtained here may be submitted by a marketer (e.g., a broker) in the target space, or may be information submitted by the intended customer itself received on a preset display interface (e.g., an official website of the shared office space, a wechat public page), and so on.
The customer satisfying the preset condition may be an intention customer who has successfully signed up and paid a subscription and/or rental of a preset amount.
For example, an intended customer G determines, through the introduction of the broker H, that the shared office space I is rented as its own office, and pays an amount corresponding to the rental period of the office space I, and after the payment is successful, the system associates the customer G with the space I and the operator corresponding to the space I (such as the aforementioned service staff, financial staff, administrative staff and the like allocated by the broker H and the space I).
Therefore, when the state of the client G is updated, related personnel can be timely notified to better serve the client and manage the space.
The client service module 1064 is configured to obtain a target request sent by the target client, audit the target request, and execute the target request through a preset device when the target request meets a preset condition.
In an alternative embodiment, the target request sent by the target client and the response to the target request may include the following:
access authorization request: the method comprises the steps of inputting entrance guard card information/face information/fingerprint information and the like for a resident client by sending an instruction to a controller of the entrance guard device, controlling according to the client information stored in an authority database, and enabling the client to pass through related entrance guards in modes of card swiping/face recognition/fingerprint/two-dimensional codes and the like at a specified time.
Reservation of conference room requests: the method and the system have the advantages that information such as a conference room of a target space is obtained, operators can conveniently check and manage space resources, requests of clients and employees for reserving the conference room are received online, and the determined available quota of the conference room is combined with corresponding renting of the clients, so that the users can be ensured not to use the resources excessively.
And the printer resource request is communicated with the printer intelligent control equipment, so that the printer is safely shared by the client and other combinations, and meanwhile, the printer is communicated with a client contract system, so that the printable quantity of the client can be controlled, the client is served, and the waste of public resources is avoided.
Retail merchandise purchase request management: and establishing a corresponding commodity database according to the commodities in the space, and carrying out communication control with third-party payment platforms such as WeChat and Paibao so that a user can directly order and purchase related commodities in the space in an operation foreground and carry out related data query.
Member and coupon management request: the non-space client can become a member of the space by paying a certain fee, and the commodity purchasing is carried out at the member price by controlling the commodity management unit when the member user carries out related consumption in the space
And by formulating coupon rules in the system, then preparing the coupons and issuing the coupons to the account numbers of the related users through the coupon issuing function, the customers can consume the coupons and the user experience of the customers is improved.
Finally, the background management module 1066 is configured to obtain historical request data of the target client associated with the target space, determine, according to the historical request data, that the state information of the target client is stored in a preset client information database, and send, to the target operator, the state information displayed to the target client by a preset device.
In connection with the foregoing two modules, the purpose of the acquired management module is to enable operators (such as target sales staff and target financial staff) to be notified in time when the status of the client G is updated, so that the relevant staff of each client can better serve and manage the client.
Based on the management system for shared offices presented above, in an alternative embodiment, a management method for shared offices is presented, and specifically, the method may include steps S1072-S1078 shown in fig. 6, which is described below with reference to fig. 6. Fig. 6 shows a flowchart of a shared office management method in another embodiment.
In step S1072, candidate spatial parameter information is acquired, and target spatial parameter information is determined according to the candidate spatial parameter information.
In step S1074, target associated persons are determined according to the target space parameter information, where the target associated persons include target designers, target developers, and/or target reviewers.
Further, the process of determining the target associated person according to step S1074 may include steps S1082-S1086 shown in fig. 7. FIG. 7 shows a flow chart of the steps of determining a target associated person in another embodiment.
In step S1082, a preset parameter input module is displayed and parameter information input according to the parameter input module is acquired as the candidate spatial parameter information.
In step S1084, expected cost and revenue information corresponding to the candidate spatial parameter information is determined according to a preset evaluation model.
In step S1086, the target spatial parameter information is determined according to the expected cost and revenue information corresponding to the candidate spatial parameter information.
Meanwhile, in conjunction with the description of the operation unit in the foregoing steps, in an alternative embodiment, after the step of sending the target design document to the target developer to enable the target space to be developed, steps S1092-S1096 shown in fig. 8 may be further included, which is described below in conjunction with fig. 8.
Fig. 8 shows a flowchart of the steps of operation management of a target space in another embodiment.
In step S1092, intention customer data corresponding to the target space is obtained, and when the intention customer data meets a preset condition, a target customer is determined to be associated with the target space and a target operator corresponding to the target space according to the intention customer data meeting the condition.
In step S1094, a target request sent by the target client is obtained, the target request is checked, and the target request is executed by a preset device when the target request meets a preset condition.
In step S1096, history request data of the target client associated with the target space is obtained, it is determined according to the history request data that the status information of the target client is stored in a preset client information database, and the status information displayed to the target client by a preset device is sent to the target operator.
Finally, returning to the description of fig. 6, in step S1076, the target space parameter information is sent to the target designer, and a target design document returned by the target designer is acquired.
In step S1078, the target design document is sent to a target auditor, an audit opinion returned by the target auditor is obtained, and the target design document is sent to the target developer when the audit opinion meets a preset condition.
FIG. 9 is a diagram illustrating an internal structure of a computer device in one embodiment. The computer device may specifically be a terminal, and may also be a server. As shown in fig. 9, the computer device includes a processor, a memory, and a processing module, a communication module, and a presentation module connected by a system bus. Wherein the memory includes a non-volatile storage medium and an internal memory. The non-volatile storage medium of the computer device stores an operating system and may also store a computer program that, when executed by the processor, causes the processor to implement the management method of the present shared office. The internal memory may also store a computer program, and when the computer program is executed by the processor, the computer program may cause the processor to execute the management method of the present shared office. Those skilled in the art will appreciate that the architecture shown in fig. 9 is merely a block diagram of some of the structures associated with the disclosed aspects and is not intended to limit the computing devices to which the disclosed aspects apply, as particular computing devices may include more or less components than those shown, or may combine certain components, or have a different arrangement of components.
