步骤1、售房者通过交易平台网站,将欲出售的住房以明显低于市场价的价格挂出预售,预售卖的房屋的具体价格水平由该房的售房者与第三方信托机构协商确定,售房者与第三方信托机构签订居间合同后,售房者将预售卖的房屋的房产证交由该第三方信托机构保管,其中,居间合同中规定了售房者与交易平台、第三方信托机构的权利义务、房屋售房规则及违约条款;
步骤2、购房者通过进入交易平台网站,寻求到合适地段、户型及价格的住房,购房者与第三方信托机构签订居间合同,居间合同中规定了购房者与交易平台、第三方信托机构的权利义务、房屋购房规则及违约条款,购房者将购房款打入第三方信托机构指定银行的账号,该银行与第三方信托机构签订资金托管协议;
