Abstract

The subject disclosure relates to building design and construction, particularly the utilization of a "one-building one hotel room design" where each hotel room to be constructed in the building shall have a uniform size, kind, structure and furniture arrangement. The essential feature of the "one-building one hotel room design" will be the optimal efficiency and accelerated roll-out and development of buildings for hotel operations business.

Description

HOTEL BUILDING WITH UNITARY HOTEL ROOM
By HOTEL 101 WORLDWIDE PRIVATE LIMITED
(a wholly-owned subsidiary of Hotel of Asia, Inc.)
Technical Field
The present invention relates to improvements in the method of construction of hotel buildings, particularly in the construction and layout of hotel rooms in said building.
Description of Prior Art
Known are conventional hotel building designs which provide more than one class of rooms having several different layouts, particularly with the number, size and positioning of beds and facilities provided, in order to cater to different number of guests per room.
This known method of designing hotel rooms however, sacrifices speed and efficiency in the construction and development of hotel buildings as each hotel room design requires different materials, measurements, and installation methods for its completion.
Disclosure of the Invention
It is an aim of the present invention to achieve optimal efficiency in the design, construction and development of hotels, beneficial in establishing the applicant's hotel chain brand, through the utilization of a "one building, one hotel room design" concept which will accelerate the building process of hotel buildings as it simplifies the fabrication of each hotel room taking into consideration the uniform standards of measurement, layout, and furnishing for all rooms to be constructed in the hotel building.
In implementing the "one building, one hotel room design", a number of improvements and advantages can be achieved in the different stages of building construction.
During the Pre-planning stage of the building construction, the implementation of the "one building, one hotel room design" system provides the developer with constant details of plans and specifications which will aid in the easy determination of number of units that can be built. The total cost of investment is likewise easily determinable as the cost of building each room is just multiplied by the total number of rooms to be constructed. Further to this, contractors will be able to submit uniform costing and computed construction duration due to the repetitive nature of constructing each room.
During the Procurement stage of the building construction, the "one building, one hotel room design" addresses the conventional issue of unavailability of supplies since the uniformity of specifications allows the developer to identify suppliers which can adequately provide the materials needed which will in turn also lessen the cost of acquisition by reason of the volume of the order. The nature of the design and construction shall likewise expedite delivery time of materials as the process of procurement being uniform and repetitive in nature, streamlines the process of ordering and delivery.
During the Construction and Execution stage of the building, quality of the construction is ensured as there is only one standard to be followed which makes inspection and monitoring efficient. The innovation allows for a shorter timeline of construction compared to conventional hotel designs as there is only one method of room construction that is implemented and repeated for the total number of units in each hotel building. Similarly, uniform and typical fixtures and furniture shall be produced and fabricated in mass thereby increasing the efficiency of its completion as only a set number of fabrication methods and steps are needed for all the hotel room furnishings.
Post-construction issues are also addressed by the innovation as maintenance issues in each room can be easily diagnosed following the room design standard. The innovation also reduces the number of warranties to be monitored since the number of suppliers is minimized.
