Abstract

The invention relates to the field of civil engineering and specifically to residential apartment buildings or residential apartment portions of multi-functional complexes. An apartment building containing more than one single-level apartment with a balcony, the entire area of which balcony, or a portion thereof, has dimensions of at least 2.5 meters in length and at least 2.5 meters in width and constitutes a zone, directly above which the vertically-nearest balcony is two floors above the present apartment. The portions of the outer walls of the building which are situated at the boundaries of said zone of the balcony are made blind and non-transparent on the level of the next floor above the present apartment. The invention allows for isolating people, when on their private balconies, from direct visual and acoustic contact despite an insignificant distance from people in neighboring higher apartments, while maintaining the possibility of using balconies for private gardens having tall plants, without creating disturbances for neighbors in the nearest higher apartments.

Description

Apartment building
The invention relates to the field of civil engineering, namely, to multi-unit residential buildings or residential multi-unit parts of multifunctional complexes.
In modern conditions, many large cities suffer from a lack of plants and trees, which are so important for the ecological situation in them, and residents of apartment buildings are increasingly lacking personal contact with nature, which is usually present when living in a private country house. After all, even a small piece of land near the country house allows its owner to create his own garden, where you can relax and have a good time yourself, with children or with friends, in safety, among greenery and in the fresh air.
Multi-apartment buildings existing in cities can rarely provide such opportunities to people living in them, especially in conditions of dense urban development. Multi-apartment buildings with one-story apartments that have balconies above which the nearest higher balconies would not be on the next, but across one floor of the building could improve the situation, which would allow to place tall plants on the balconies of the apartments and provide them with sufficient natural light, as well but to increase the area and depth of the protrusion of the balconies from the walls of the house without loss in natural light of apartments located one floor below, having received in aggregate the necessary space for size scheniya on the balconies of private gardens.
13.07.2005). In particular, a multi-apartment building with one-story apartments having balconies over which the nearest balconies above are not on the next, but across one floor of the building (see patent CN2709579, CL Е04Н 1/04, publ. 13.07.2005).
A disadvantage of the known construction is the presence of windows of neighboring upstairs apartments over balconies, which negatively affects the isolation of people on their private balconies from direct visual and acoustic contacts at a small distance from people from neighboring upstairs apartments, as well as the possibility of using balconies to place private gardens with tall plants without interfering with neighbors from the nearest higher apartments.
The objective of the invention is to remedy this drawback. The technical result is to ensure that people on their private balconies are isolated from direct visual and acoustic contacts at an insignificant distance with people from neighboring upper apartments, while maintaining the ability to use balconies to place private gardens with tall plants without interfering with neighbors from the nearest upper apartments.
The problem is solved, and the technical result is achieved by the fact that the multi-apartment building contains more than one one-story apartment with a balcony, the entire area of which or part thereof, measuring at least 2.5 meters in length and at least 2.5 meters in width, makes up the area directly above of which the nearest vertical balcony is on the floor located across one floor of the building above this apartment, while the sections of the external walls of the building, which are located on the borders of this zone of the balcony, are made deaf and opaque at the level of blowing over this apartment floor of a building.
Such a zone of the balcony can be equipped with a pool, the bottom of which is located below the floor level of the balcony, in cases where the plots the external walls of the building, which are located on the borders of such a zone of the balcony, are made deaf and opaque at the level of the nearest lower floor of the building. And for regions with severe climatic conditions, such zones of balconies can be glazed, which will allow them to be used at any time of the year.
Balconies can be made rectangular, rounded, triangular, polygonal or complex in shape.
To strengthen the building structure, in the locations of balconies it is advisable to use supporting columns, which can perform not only structural functions, but also serve as an element of the building design.
The invention is illustrated by graphic materials that do not cover and, moreover, do not limit the entire scope of the claims of the proposed solution, but only illustrate the special cases of the proposed building in various configurations:

Given the existing social and economic factors that are characteristic of most modern cities and megalopolises, including, for example, high building density and land value, the proposed solution may be especially relevant since it allows the use of apartment balconies to house personal private gardens, and in the regions with a suitable climate, and pools, but does not require excessively large and expensive plots of land for the construction of various options for the implementation of the proposed apartment building. The proposed solution allows you to take into account national architectural features in different regions of the world, and as the main building technologies for the construction of the proposed building, existing technologies such as monolithic, precast-monolithic, panel, or the technology of manual laying of load-bearing walls can be used.
When determining the spatial, planning and functional organization of various options for the implementation of the proposed building, it is necessary to take into account the convenience and functionality of apartment layouts, the reasonableness of their area, the sufficiency of the number and size of windows, the size of common and technological rooms. In those parts of apartments where natural light is insufficient or absent, it is advisable to place dressing rooms or bathrooms, toilets or pantries. It is also necessary to take into account sanitary and epidemiological and fire safety aspects, while the presence of deep balconies with a great distance to their extreme points from a potential source of ignition - an apartment, allows additional escape routes to be provided for normal operation of the balconies, as well as substantially improving overall fire safety building.
The optimal embodiment of the proposed solution is a building, most or all of the apartments (living quarters) of which are one-story and equipped with large balconies 2. The entire area of each such balcony is 2, if it is not on the first and not on the top floor of 1 building, or part of such a balcony 2, measuring at least 2.5 meters in length and not less than 2.5 meters in width, makes up the area directly above and below which the nearest vertical balcony is not on the next, but through one floor 1 of the building. Plots
5. 3 external walls of the building, which are located on the borders of this zone of the balcony, are made deaf and opaque, i.e. without window 6 and / or doorways at the level next to the apartment with such a balcony is 2 floors 1, which means that such zones of balconies are not in direct line of sight from neighboring balconies 2 and from neighboring upstream apartments of the building. The depth of the balconies 2 (the distance from the outermost outer edge to the wall of the building) in such zones is from 2.5 to 5 meters, the area of such zones of balconies is from 25 to 50% of the area of apartments, and the ceiling height above such zones of balconies exceeds 5 meters. Balcony 2 can be additionally equipped with a pool 4, the bottom of which is located below the floor level of the rest of balcony 2. And also, balconies 2 can be glazed in whole or in part, for example, with sliding glazing, which will allow them to be used at any time of the year. To strengthen the building structure in the locations of the balconies, support columns 5 are used.
The innovation of the proposed technical solution lies in the original algorithm for the mutual arrangement of apartments, balconies and windows of the building, so that the balconies get a spacious private zone for placing a private garden, and the ceiling height in these areas of the balconies is twice as high as the ceiling height in the building’s apartments, which allows making the construction of such buildings is efficient and cost-effective.
