- Closing of the inner ends of the open air patio areas by walls that are parts of the service area enclosure or parts of service area shops or other facilities results in economical building costs as well as space saving.
- the apartments are coveredby roofs that slope toward the uncovered open air patio areas.
- the covered malls are covered by gable type roofs that slope in opposite directions toward and overhang said apartment roofs whereby drainage of the entire structure is toward said open air patio areas.
- the service areas may house a barber shop, beauty shop, snack bar, coin laundry, branch bank, food store, managers office, and other facilities needed by residents, particularly elderly and infirm persons unable to travel outside of the building.
- the arrangement provides pleasing, convenient access from private apartments to all necessary services in a protective environment as well as to open air patio areas adjacent the exit ends of the apartments.

- the rows of apartments extend transversely, that is, parallel to the front and rear walls of the building, and the individual apartments aubt each other at their sides.
- the apartments of two rows that have their entrances facing each other are sepa rated by a covered promenade or mall.
- the apartments of two rows that have their exits facing each other are separated by a green belt uncovered area which is referred to herein as a patio area, characterized by having closed ends hereinafter described in detail.
- the building encloses six parallel rows of apartments, the first row 11 being adjacent the front of the building, the next row 12 consisting of apartments that have their entrances facing the entrances of the first row 11; the next row 13 consisting of apartments that have their exits facing the exits of the apartments of second row 12.
- Said third row 13 has apartments that have entrances facing the entrances of apartments in the fourth row 14.
- the apartments of the fourth row 14 have exits facing the exits of apartments of the fifth row 15 which have entrances facing the entrances of apartments in the sixth row 16.
- the entrances of apartments in rows 11 and 12 face each other across a relatively wide covered promenade 17,
- the entrances of apartments in rows 13 and 14 face each other across a similar covered promenade 18, and the entrances of apartments in rows 15 and 16 face each other across the covered promenade 19.
- the exits of apartments in rows 12 and 13 face each other across a relatively narrower uncovered green belt area or patio 20; the exits of apartments in rows 14 and 15 face each other across a similar patio 21, and the exits of apartments in rows 11 and 16 each face a narrower uncovered patio area 22, 23, respectively.
- the front walls of the apartments of rows 11, both right and left of the main central service area 25, are sheltered by a wall 26 spaced from the apartment row 11 by the patio area 22.
- the rear walls of the apartments of rows 16, both right and left of the main central service area 25, are sheltered by the wall 27 of a garage 28 that extends across the rear of the building 10.
- the wall 27 is spaced from apartment row 16 by the uncovered patio area 23.

- the roofs 31 slope from the ridge-poles 32 to the eaves 33, the.latter being in planes above and spaced from the sloping roofs 30 in overhanging relationship. Drainage from the roofs 31 and 30 is toward gutters 34 mounted adjacnet the edges of the roofs 30 above the patio areas 22, 20, 21 and 23.
- the main central service area 25 is covered by roof structures similar to the roofs 31.
- the corresponding parts of the covering for said main central area 25 are designated 31, 32 and 33, said covering being supported by wall 35 provided with window 36.
- An important feature of the building construction of my invention is the arrangement of walls which close one end of the promenade malls 17, 18, 19, and close both ends of the patio areas 22, 20, 21, 23.
- the inner ends of the covered promenade malls 17, 18, 19 are open and in communication with the main central service area 25.
- Theouter ends of the malls are closed by a wall v35 extending from the ground of floor level upwardly to the roof structures 31 that cover the promenade malls.
- the walls 35 are provided with an upper horizontally extending fixed window 36, a fire exit 37, and two vertically extending fixed windows 38 at each side of the exit 37.
- Each of the green belt or uncovered patio areas 20, 21, has a closed inner end which may be a single vertical wall 40 separating that end from the central service area 25, or it may be part of a service unit 41 that includes a wall 40 and other structural parts utilized as a snack bar, coin laundry, or other service unit.
- the wall 40 whether a single wall or part of a service unit 41, serves to preserve privacy of the patio areas, and unites two rows of apartments, such as rows 12, 13, or rows 14, 15.
- the outer end of each patio area 20, 21, is closed by a solid wall 42 provided with anemergency exit 43 and a vertically disposed fixed window 44 at each side of the exit 43.
- the central main service area 25 may include a variety of stores, shops, and facilities such as lounge, library, beauty shop, barber shop, laundry, and the like.
- a general store 45 and managers office 46 are located in the front of the building at opposite sides of the entrance 47.
- the number of service units 41 may equal the number of open air patio areas such as 20, 21, at each side of the central service'area 25, thus providing four walls 40 for closing the inner ends of said patio areas and thereby typing together the apartment exit facing rows 12, 13 and rows 14, and rendering the open air patio areas completely private for residents use.
- the covered promenade malls 17, 18, 19 are closed at their outer ends by walls 35 for security, but provide entrance access to the facing apartments of rows 11-l2, 13-14, and 15-16.
- the entrance door of an apartment is designated 50, exit door 51, windows 52 and an entrance designating area 53.
- the latter may consist of colored cement distinguishable from the rest of the floor of the mall 17, 18 on 19, or other means for identifying the entrance of each apartment.
- Entrance and exit openings in the garage 28 have not been shown but may be conventional in arrangement and required number.
- the space utilized for various service facilities in the central service area 25 may be varied and may include the undesignated central area at the rear of the building.
- a combination multiple residential apartments and service areas building designed for senior residents and providing indoor and outdoor privacy and security comprising a. a plurality of straight parallel rows of wall enclosed apartments located in side abutting relationship, each apartment having a front and a rear entranceexit door, one group of said rows of apartments at the left and another group at the right side of said building, the front ends of said apartments in a row facing the front ends of apartments in an opposite row, and the rear ends of apartments in a row facing the rear ends of apartments in another opposite row,
- the covered promenade mall has a longitudinally extending gable type roof which slopes from its transverse center downwardly toward the tops of the apartments of two rows of front end facing apartments, and said apartments of each row have continuous roofs that slope downwardly toward the uncovered patio areas, said mall roof being on higher planes than and overhanging the apartment roofs whereby drainage of the entire roofed areas is distributed evenly to the patio areas from said apartment and mall roofs.
