This invention comprises a window frame, a drop sash movable in the frameand having a weather strip along its lower rail for engaging the innerface of the sill of the frame when the sash is elevated or closed. sash holding means including a rack carried by the frame and a sash lock carried by the sash and having a movable member coacting with the rack, the rack including an adjustable section or a separable section having means as a tooth or indentation for coacting with the look when the sash is in closed position with the weather strip tightly against the sill.

.T his sash holder includes a movable bolt member 8 which coacts with the rack 6 and which is operated by a thumb lever 9 arrangedjnfjuxtapositionto a stationary pinch handle 10on the casing of-the sash holder. Tillie. sash holder itselfmay be of any suitable form, size and construction.

11 .is the separable or adjustable upper end .section of the rack 6, this adjustable sectionhaving a tooth or notch 12 for receiving the bolt 8 when the sash is closed. Inorder that this notch or tooth 12 may be readily located so that it receives the bolt 8 when the sash is closed with the weather strip 5 against the under side of the sill 3, the section 11 is separable so as to be so properly located and after it is properly located, the remainder of the rack 6 is placed in position. The adjustable portion H is preferably a castinghaving a stem 13 which telescopes into the upper end of the rack 6 which is in the form of a channel in cross section, the. outer faces of the casing llbeing flush with the outer faces of the rackv 6 when the parts are assembled. The rack .6 and its adjustable portion or casing 11 are secured to the frame in any suitable manner as by screws 14.

Obviously, it is essential that the weather strip be tight against the inner face of the sash 3 when the window is closed and that when the sash is closed, the rack or the portion 11 thereof must be at the proper height to coact with the bolt 8 so that the bolt will hold the sash with the weather strip 5 against the sill 3.

By this construction, the section 11 can be readily located in osition to coact with the bolt8 when the strip 5 is against the sill 3 and that after this section 11 is secured at the proper height, the remainder or major portion of the rack 6 can then be placed in position with the stem 13 fitting in the end of the channel of the rack 6.

The weather strip 5 includes a buffer portion of rubber or any ethersuitable .inaterial held ,in in' upwardl enamel 15 secured along the'lower edge at the rail 4 and out of the plane-oftherail so as to engage the inner face of the sill 3. The channel 1:3 is here shown as iforined up :of sheet metal and with a laterally extending flange it lapping the lower etlge of the rail 4and secured thereto in any-suitable manner as by screws 17. I

What I claim is:

1. In a window construction, the combination of a window frame, a-drop sash movable in the frame and havi'nga Weather strip alone the lower rail thereof arranged to engage the under side 'of'th'e sill, sash holding means .-ncln(ling asash lock carried by the sash and a rack with which the lock coacts carried by the frame, the rack including an adjustable section at its upper end for coacting with the sash holder when the weather strip is against the sill.

2. 'In a window construction, the combina tion of a window frame, a drop sash movable in the frame and having a weather strip along the lower rail thereof arranged to enthe under side-of thesill,-sash holding means including a sash lock carried by the sash and a rack with which the look coacts carried by the frame, the rack including a section at its upper end for 'coacting with the sash holder when the Weather strip is against the sill, the rack and said section having telescoping parts.

3. In a'window construction. the combination of a window frame, a drop sash movable in the frame and having a weather strip along the lower rail thereof arranged to engage the under side of the sill, sash holding means including a sash lock carried by the sash and a rack w.th which the lock coacts carried by the frame, the rack including a section separable from the upper end of the rack, said section coacting with the sash holder when the weather strip is against the sill, the rack being in the form of a channel and the section having a stem extending into the channel. the outer faces of said section beng liush with the outer face of the channel.

4. In a window construction. the combination of a window frame. a sash movable in the frame into and out of engagement with the sill thereof. sash holding means, includinga sash lock carried by the sash and a rack with which the 10 :1: enacts, the rack bein carried by the frame and including an adjustable section located in a position to coact with the sash lock when the sash is against the sill.

5. In a window construction, the combination of a window frame, a drop sash, movable in the frame, and having a portion ar ranged to engage the under side of the sill when the sash is closed, sash holding means including-a sash look carried'by the sash and a rack with which .the lock coacts, the rack being carried by the frame and including an adjustable section at its upper end coact ing with thesash holder when the sash is against the sill.

6. In a window construction, the combination of a wndow frame, a dropsash, movable in the frame, and having a portion arranged to engage the under side-of the sill when the sash is closed, sash holding means including a sash lock carried by the sash and a rack with which the lock coacts, the rack being carried by the frame and including an adjustable section at its upper end wh ch coacts with the sash holder when the sash is against the sill, the rack and said section having telescoping parts.

7. In a window construction, the combination of a window frame, a sash movable in the frame and into and out of engagement with the sill, sash holding means including a sash lock carried by the sash and a rack with which the lock coacts carried by the frame, the rack including an adjustable section at one end for coacting with the sash holder when the weather strip is against the sill, the rack being in the form of a channel and the section having a stem extending into the channel, the outer faces of said section being flush with the outer face of the channel.
