PURPOSE:To enable to activate an alarm immediately when an abnormality occurs, by a method wherein a sensor of a general-purpose conductivity gauge is mounted at the inside of an oil tank to measure a conductivity (unit: muv/cm) of a lubricating oil, and the quality of the lubricating oil is determined from the measured rate. CONSTITUTION:A cable 7, leading through a sensor 3 for a conductivity measuring mounted at the inside of an oil tank 1, is connected to an amplifier 8 to transfer a change in a conductivity of a lubricating oil 6 to a monitor, and if it exceeds a given range, an appropriate alarming device is caused to operate in synchronism with the sensor. If the lubricating oil 6 deteriorates due to the use for a long period of time, the oxide of the lubricating oil and a worn out substance of gears 4 and 5 are mixed in the lubricating oil 6, and degrading its transparency, a conductivity is transferred to a monitor 9. If it exceeds a preset limit, an alarm is sounded. Thereby, a device which automates the maintenance of equipment and effectively prevents the occurrence of an abnormality can be obtained.
