ステップS3では、図6に示すように、ユニットルーム20を構成するために必要なバスルームの間仕切り24~26やユニットバスの設置、及び間仕切り12,14の補強を行う。
ステップS4では、図7に示すように、新たな統一された窓枠を設置し、窓枠と壁との隙間を埋める耐火被覆の吹付と室内の耐火被覆の吹付を行う。その後ボードを貼り付け、内装材19を貼って仕上げる。
一方、外壁については、ステップS10で、外壁の統一感を出すために、共通の外装パネルを貼り付けるための見積を行う。
ステップS11で、外装パネルを貼り付けるため既存の外壁から邪魔になる不要なものを取り除く。
ステップS12では、コンクリートの外壁に耐火性能と断熱性能を兼ね備えた素材(ロックウールを含む)とアルミニウムからなる外装パネルを貼り付ける。

少なくとも前記鉄筋RC構造物の柱と梁を含む躯体を維持した上で所定の外形サイズを有する新しい部屋全体をユニットルームとし、複数のユニットルームを形成するのに必要な空間を作り出すため、撤去すべきものを検討し、主要構造部に対して撤去部分が50%を超えないように見積もる段階と、
前記複数のユニットルームを形成するのに必要な空間を確保するため障害となる前記鉄筋RC構造物の一部分を撤去する撤去段階と、
前記撤去段階により形成された空間に前記複数のユニットルームを形成するユニットルーム形成段階とを有し、
前記複数のユニットルームは、既定の出入口扉と内壁で囲まれ、少なくとも寝室とトイレを含むユニットバスルームとを備え、前記寝室及び前記ユニットバスルームの配置及び内装が予め統一的に定められた組み合わせを含むものであることを特徴とする鉄筋RC構造物の再生方法。
