本発明は、建物の外側あるいは内側にエレベータを備え、該エレベータを構成するエレベータかごにはパレット上に自動車を載せる機械式駐車装置を設置し、該駐車装置内には駐車室を備え、該建物の一部を自走式駐車場としたものにおいて、パレットは自動車専用と人を乗せた自動車用の二種類を備え、該エレベータかごに面して外部との出入に使用する該駐車装置の入庫口或いは出庫口を設け、該駐車装置の入庫口或いは出庫口の存在しない階床に出入口を介して自走式駐車場を配置し、該駐車装置の入庫口或いは出庫口及びエレベータかごを通じて人を乗せた自動車及び自動車のみの何れもが入退出できる構成とし、該エレベータかごが該駐車装置の入庫口あるいは出庫口と出入口との間を直行する第1の運転モードと、該駐車装置の入庫口あるいは出庫口と駐車室との間を昇降する第2の運転モードの二種類の運転モードを備えるものである。
