通常、エレベータを使用する建物などの所有者あるいは管理者(ここでは、まとめて管理者という)は、エレベータの管理を行う保守業務者と、保守契約を締結し、エレベータの保守点検を行ってもらう。この場合、管理者と保守業務者が締結する保守契約は、従来、例えば月2回など、所定期間毎にエレベータの保守点検を行うことを任務の内容とするものが多かった。

本発明は、上述のように、エレベータの従来の保守点検システムでは、エレベータの合理的な保守点検がなされていない、あるいは合理的な保守点検費用が支払われない、という問題点に鑑みてなされたもので、その目的は、エレベータの使用量に応じて保守点検がなされ、したがってそれに見合った保守点検費用が支払われる、エレベータの保守点検システムを提供することである。

上記目的を達成するために、本発明の請求項1によれば、エレベータの使用量を測定する使用量測定手段と、予め設定された基準値を記憶する基準値記憶手段と、前記使用量測定手段に基づいて測定された使用量と前記基準値とを比較する比較手段と、この比較手段による比較結果が、前記使用量が前記基準値を超えた場合に点検を促す警告を発する警告発生手段とを有することを特徴とするエレベータの保守点検システムを提供する。

以下、本発明の各実施形態について図面を用いて説明する。図1に、本発明のエレベータの保守管理システムにおける契約締結から保守点検の手順を示し、図2にエレベータと保守管理者及び建物などの管理者の関係を示す。

図2において、保守業務者201は、エレベータ202の保守点検業務を行う者であり、管理者203は上記エレベータ202を設置した建物などを所有する所有者あるいは、その所有者から管理の委託を受けた管理者である。管理者203はエレベータ202の正常運行を維持するために保守業務者と保守契約を締結する。

この保守契約は、エレベータの使用に応じた量に比例する度毎に点検を行うことを約する保守契約である。ここでいうエレベータの使用量を測定するためにエレベータの運行実績データ204を用いる。この運行実績データとしては、後述するように種々のものがあり、そのデータを保守業務者が取得して、保守時期になったことを知り、エレベータ202の点検を行う。
