本発明は、建物に係り、特にスキップフロアを備えた建物に関する。

【背景技術】
従来、住宅等において物品を保管、収容する場所として、建物内部には押入や納戸、床下収納庫、小屋裏収納部、天井裏収納部等の収納スペースが設けられ、また、屋外には物置等が設置されることがある。
しかし、近年における生活の質の向上や多様化に伴い、生活に使用する物品が多種多様化および多数化する傾向にあり、これらの物品を保管、収容するために従来の収納スペースでは広さや容量が不足し、また、建物が建てられる敷地の有効利用という観点から、屋外物置等の設置は望ましくないため、その内部により大きな収納スペースを備えた建物が望まれている。

内部に大きな収納スペースを備える建物として、3階建ての建物の2階部分を収納階とし、この収納階に至る階段を設け、この階段の踊り場に面して収納室の出入り口が設けられた収納付き建物が提案されている(従来例1)。
このような収納付き建物では、収納階を大きな収納スペースとして有効に活用できるとともに、階段の踊り場から収納室に出入りできるので、物品の搬入、搬出を円滑にできる。

また、従来例1の建物とは異なる収納付き建物として、上下に収納スペースおよび居室が積層された構造体同士を、水平方向にかつ段違い状に隣接配置したスキップフロアを備えた建物が提案されている(従来例2:特許第2912797号公報)。
このようなスキップフロア型建物では、収納スペースと水平方向に隣接して居室が配置されるため、収納スペースの出し入れ口を隣接する居室に開口することで、居室から水平方向に物品を搬入、搬出することができ、作業が容易になるという効果を奏する。

【発明が解決しようとする課題】
しかし、上述した従来例1の収納付き建物では、3階建ての2階部分を収納スペースとしているため、収納スペースの天井高さに床の厚さ等が加えられることを考慮すると、通常の2階建ての建物と比較して、建物全体の高さが高くなってしまう。
また、従来例2のスキップフロア型建物においても、段違い状の上側に隣接配置した構造体の側では、通常の2階建ての建物よりも、段違いの高さ寸法だけ建物全体の高さが高くなってしまう。
従って、従来例1および従来例2の建物では、居室として利用できる階の床面積は、通常の2階建ての建物と同程度でありながら、建物全体の高さが高くなることで建設コストが増加するという問題がある。

本発明の目的は、建物全体の高さを抑えて建設コストを低減でき、居室および収納スペースを有効に配置できる建物を提供することにある。

【課題を解決するための手段】
上記目的を達成するため、本発明の建物は、次の構成を採用する。
本発明を図面を参照して説明すると、請求項1に記載の建物1は、少なくとも1つの特定フロアと、この特定フロアの直上に位置する直上フロアとを有する建物であって、前記特定フロアおよび前記直上フロアは、それらの一部に設けられた中間床30,40と、この中間床の下側に形成された中間床下側空間31,32,41と、当該中間床の上側に形成された中間床上側空間32,42とを備え、前記特定フロアの中間床上側空間の少なくとも一部と、前記直上フロアの中間床下側空間の少なくとも一部とが連通された吹き抜け空間32が構成されていることを特徴とする。

なお、ここで、「特定フロア」および「直上フロア」とは、それぞれ建物の所定の階を意味し、例えば特定フロアを建物の1階とすれば、直上フロアは建物の2階を意味する。すなわち、本発明の建物は、少なくとも2階以上の複数階を備えた建物であって、例えば3階建ての建物において、特定フロアを建物の2階とすれば、直上フロアは建物の3階を意味し、また、特定フロアを建物の1階および2階とすれば、直上フロアは建物の2階および3階を意味する。

【発明の実施の形態】
以下、本発明の実施形態を図面に基づいて詳しく説明する。なお、以下の説明にあたって、同一構成要件については、同一符号を付し、その説明を省略もしくは簡略化する。
図1ないし図3には、本発明の第1実施形態に係る建物としての住宅1が示され、図4、5には、本発明の第2実施形態に係る建物としての住宅50が示されている。そして、図6(A),(B)にはそれぞれ、本発明の第3実施形態および第4実施形態に係る建物としての住宅60,70が示されている。

〔第1実施形態〕
本発明の第1実施形態について説明する。図1は、住宅1の全体を示す斜視図であり、図2は、その断面図、図3(A)〜(D)は、その各高さ位置における平面図である。すなわち、図2は、図3(A)〜(D)に示す矢視II−II線断面図であり、図3(A)〜(D)は、図2の矢視IIIA−IIIA線、IIIB−IIIB線、IIIC−IIIC線、およびIIID−IIID線でそれぞれ示す高さ位置における平面図である。

図1ないし図3において、住宅1は、基礎2の上に建物本体3が固定され、この建物本体3の上方が屋根4で覆われた2階建ての戸建て住宅である。建物本体3は、木質パネル工法やユニット工法等のプレハブ工法、木造軸組工法、鉄骨軸組工法等、設計条件に応じて適宜選択された構造および工法により構築される。そして、建物本体3には、外壁3Aによって外部と区画された内部空間を内床3Cで上下に区切ったフロア(階)が形成され、さらに各フロアを内壁3Bや図示しない間仕切壁等で区切ることで生活空間としての居室や廊下、ホール等が形成されている。

図3(A)に示す住宅1の1階部分には、図中下方右側にリビングルーム11、その図中上方にキッチン12、その図中左側に廊下13および玄関ホール14がそれぞれ設けられ、玄関ホール14の図中下方には、洗面所や浴室等を有する水場居室15が設けられている。そして、玄関ホール14と水場居室15との間には、2階へ通じる階段16が設けられている。
図3(C)に示す住宅1の2階部分には、階段16と連続して2階ホール24が設けられ、この2階ホール24の図中左側に主寝室21が設けられ、2階ホール24の図中右側に副寝室22,23が図中上下に並んで設けられている。

住宅1の特定フロアとしての1階部分において、リビングルーム11と水場居室15との間には、図2に示すように、中間床としての1階中間床30が設けられている。また、直上フロアとしての2階部分において、主寝室21と副寝室23との間にも同様に、中間床としての2階中間床40が設けられている。これらの1階中間床30および2階中間床40は、内床3Cと同等の床荷重を支持できる程度の強度を有し、外壁3Aや内壁3B、または図示しない支持部材によって支持されている。すなわち、住宅1は、1階中間床30および2階中間床40により中間フロアが形成された、スキップフロアを備える建物である。

従って、本実施形態によれば、次のような効果が得られる。
(1)住宅1の1階部分および2階部分のそれぞれに1階中間床30および2階中間床40を設け、各フロアを上下に区切り、1階中間床30および2階中間床40の下側に収納空間31,41を設け、1階中間床30および2階中間床40の間に中間居室空間32を設けることによって、大きな収納スペースを備えながら居室として利用できる空間をも確保できるので、建物内空間を有効に利用できるとともに、住宅1の高さが通常の2階建ての建物と同程度に抑えられ、建設コストの増加を防止できる。

次に、本発明の第2実施形態について説明する。図4は、第2実施形態に係る建物としての住宅50の全体を示す斜視図であり、図5は、その断面図である。図4、5において、住宅50は、2階中間床40の上側空間の用途、形状が前述の第1実施形態の場合と異なるもので、その他の構成は、第1実施形態と同様である。すなわち、住宅50の2階中間床40の上側空間を上部居室空間52として利用する点が第1実施形態との相違点である。

図6(B)において、住宅70は、前述の第2実施形態の場合と同様の構成を備え、2階中間床40の上側空間を上部居室空間72として利用可能とされている。第2実施形態との相違点は、2階部分の居室の上方に小屋裏収納室73を設けた点である。

すなわち、図8(A)に示す収納空間31の上方に1階部分の中間床が配置され、この1階部分の中間床の上側空間の全てが吹き抜け空間として図8(B)に示す中間居室空間32とされている。そして、図8(C)に示す収納空間41の上方に2階部分の中間床が配置され、また、中間居室空間32の上方にも2階部分の中間床が配置され、それぞれの2階部分の中間床の上部空間が、図8(D)に示す上部居室空間91,92とされている。このような住宅90では、各フロアに適宜必要な数の中間床を設けることによって、建物内空間の居室配置に関する設計の自由度を高めることができる。
