A is a platform provider, and provides and operates a set of software platform for serving property management and life services.
B and A are in agreement, the platform service provider of A becomes, the main agreement content is to promote the software platform to property company C according to the mode that the price is 0, and the income generated by the system is according to 3:2: the ratio of 5 is shared between ABCs.
D is a large-scale fresh food supply company, signs a life service agreement with A, and registers on a software platform to provide group purchase service.
And the property company C provides group purchase service for the community through the service company D, and sets a group leader F and a group purchase pickup storage place according to the service process and the standard A.
The community group leader F and the group purchase pickup storage place are certified by the group A and meet the requirements of group purchase living service.
The group leader F selects a commodity G with high cost performance from the software platform (the platform price is 80, the recommended implementation price is 90, and the difference price is 10 yuan/part), and sends the commodity G to the community residents through a community service client or a social group.
And the community residents E and other 10 community residents participate and complete the group purchase of the commodity G.
Then, during the life service of this group purchase, the platform gets a total revenue of 10 × 10=100 dollars, which is shared between ABCs as agreed:
income of A is 100X 0.3=30 yuan;
income of B: 100 x 0.2=20 yuan;
income of C: 100 × 0.5=50 yuan.
A system 200 for implementing the business model is shown in fig. 2.
The system 200 includes a property service client 210, a lifestyle service client 220, a platform facilitator client 230, a community service client 240, a platform manager 250, a service subsystem 260, and a database subsystem 270.
The property service client 210, the life service client 220, the platform facilitator client 230, the community service client 240, and the platform manager 250 may be implemented as application apps for various smart devices, applets (WeChat, pay Bao, etc.) for various software platforms, or Html web pages running on any of various computing devices, such as a desktop computer, a notebook computer, a smart phone, a tablet computing device, or a computer server system.
The service terminal system is realized as a server background process or a thread, and the running entity is a computer server or a cloud server.
The database subsystem 270 adopts an open source or commercial version software server, and the running entity is a computer server or a cloud server.

The lifestyle service client 220 includes a check-in module 221, a service module 222, an order module 223, an advertisement module 224, a marketing module 225, an account module 226, and an IO module 227:
the check-in module 221 provides a protocol for the service provider to apply for and check-in the platform system. Specifically, receiving business license and business codes, attaching other information and contact information, signing and submitting a check-in agreement;
the service module 222 provides and manages a list of life services. Specifically, a service list is browsed, functional details of the service are checked, configuration is initiated and the configuration is issued to a plurality of property companies or platform service resource pools;
an order module 223 providing a record with the order as an information carrier based on various services;
the advertisement module 224 manages and issues advertisements based on the created services and on multiple dimensions such as property companies, time terminals, geographic locations and the like;
the marketing module 225 is used for providing activities such as coupons, full reduction, killing in seconds, assistance and the like, promoting service consumption and further improving brand effect;

the IO module 227 sends requests of other modules to the service subsystem and receives responses from the service subsystem.
The platform facilitator client 230 includes a live module 231, a property company module 232, a supplier module 233, a revenue module 234, an account module 235, an IO module 236:
the check-in module 231 provides an agreement for the platform service provider to apply for and check-in the platform system. Specifically, receiving and inputting business license and business codes or individual identification numbers, adding other information and contact ways, signing and submitting a check-in agreement;
the property company module 232 provides forms of two-dimension codes, web page links and the like, guides the property company to enter the platform, and provides auditing, management and assists the property company to develop property services;

an account module 245 that presents and manages information such as login, name, contact, contract, etc.;
the IO module 246 sends requests of other modules to the service subsystem and receives responses from the service subsystem.
The management end 250 comprises an auditing module 251, a service module 252, a revenue module 253, an order module 254, a wallet module 255, an account module 256, and an IO module 257:
the auditing module 251 audits the flows of user check-in, service and advertisement release, income improvement and the like; specifically, an audit message from the service terminal system 260 is received, and a flow to be audited is triggered to be reached for auditing; the list to be audited can also be opened for auditing item by item;
the service module 252 manages a property service list and a life service list supported by the whole software platform, makes a process for each service, and further performs branding upgrading;

the auditing module 261: supporting various process requests of all clients, including client check-in, advertisement check-in, service release, advertisement release and cash withdrawal;

the order module 263: supporting order business requests of all clients, including order creation, order query, order updating and the like;
the financial module 264: supporting all client wallet, revenue, payment and cash withdrawal requests;

Fig. 3 is a flow chart illustrating the creation of a lifestyle service.
Step S3010: the service provider opens the lifestyle service client 220 for a login operation. The login here may be consistency verification based on a login name and a password, or joint login verification based on a third-party software platform such as WeChat and Payment treasures.
Step S3020: creating or editing services through the service module 222; the service can be one-time commodity group purchase or door-to-door unlocking service, and is not specially referred to.
Step S3030: the service provider submits a save request. Upon receiving the service save request, the service subsystem 260 generates a service data entity, saves the service data entity in the database 270 through the service module 262, and returns the request result to the life service client.

Step S3100: the service delivery is performed by sending a delivery request to the service subsystem 260 to generate a service delivery data entity, which is stored in the database 270. Further, a new service notification is sent to the lifestyle service client 220 through the message module 266.
Step S3110: the service creation and publication flow ends.
For step S3100, the notifications are shown as different types, depending on the client. If the client intelligent terminal is applied as the APP of the mobile phone, the communication channel notification based on the intelligent terminal is realized; if the client is a WeChat or Payment-treasure applet, realizing a service notification of the WeChat or Payment-treasure; if the client is a web page based on the WeChat public number or the Paobao living number, the client is realized as a template message in the public number or the living number; if the client is a browser-based web page, then prompt notification of the web page is implemented.
Fig. 4 is a flow chart illustrating the configuration of the lifestyle services for property companies.
Step S4010: the service staff opens the property service client 210 and performs a login operation. The login here may be consistency verification based on a login name and a password, or joint login verification based on a third-party software platform such as WeChat and Payment treasures.
Step S4020: and viewing and selecting a service list to be configured. Carries data such as the property company Id, and sends a request to the service subsystem 260 to obtain a list of available services.
Step S4030: a specific one of the services is viewed. Carries data such as the property company Id, and transmits detailed data requesting acquisition of service to the service subsystem 260.
Step S4040: and clicking the configuration in a detailed page of the service, and entering a service configuration page.
Step S4050: information of supplementary service implementation. For community group purchase, the information to be supplemented comprises group purchase price, commodity quantity, goods picking-up place, starting time, ending time and the like; for the service of door-to-door unlocking, supplementary contents may not be required.
Step S4060: the service configuration request is submitted via the service module 212. Upon receiving the service configuration request, the service subsystem 260 generates a service configuration record, which is stored in the database 270 via the service module 262.
Step S4070: the service publication request is submitted via the service module 212. Upon receiving the service delivery request, the service subsystem 260 updates the service status through the service module 262 and stores the updated service status in the database 270. Further, through the message module 266, the service-informed is sent to the lifestyle service client 220; to the community service client 240, a new service notification is sent.
Step S4080: the service configuration is ended.
For step S4070, the notification is shown as a different type depending on the client. If the client intelligent terminal is applied as the APP of the mobile phone, the communication channel notification based on the intelligent terminal is realized; if the client is a WeChat or Payment-treasure applet, realizing a service notification of the WeChat or Payment-treasure; if the client is a web page based on the WeChat public number or the Paobao living number, the client is realized as a template message in the public number or the living number; if the client is a browser-based web page, then prompt notification of the web page is implemented.
Fig. 5 shows a flowchart of the life service purchase.
Step S5010: the community resident opens the community service client 240 to perform a login operation. The login here may be consistency verification based on a login name and a password, or joint login verification based on a third-party software platform such as WeChat and Payment treasures.
Step S5020: and browsing the service list. Carries data such as the property company Id, and sends a request to acquire a service list to the service subsystem 260.
Step S5030: browse for a particular service. Carries data such as the property company Id, and transmits detailed data requesting acquisition of service to the service subsystem 260.
Step S5040: the user inputs information and initiates a purchase operation. The input information may be a specific amount of money or customized data such as purchase amount, and requests the service terminal system 260 to generate an order number, generate order entity data, and store the order entity data in the database 270.
Step S5050, jumping to a payment page, selecting a payment mode, applying for a payment number to the service terminal system 260 by carrying an order number, generating payment entity data, and storing the data in the database 270; and the community service client calls a third party payment SDK (WeChat, payment treasures, unionpay and the like) to carry out payment operation.
If the payment is successful, the message module 266 of the service subsystem 260 will receive the third party's payment result notification and generate a revenue record. Further, the revenue records include splitting between property companies, platform facilitators and platform providers according to the check-in agreement to generate 3 sub-revenue records.
Step S5060: jump to the order display page. And acquiring and displaying order detailed data, payment results, service delivery and the like through the order Id. Further, the service subsystem 260 notifies the property company service implementer and the service provider of the order through a message module 266.
Step S5070: the purchase procedure is ended.
For step S5060, the notification is shown as being of a different type, depending on the client. If the client intelligent terminal is applied as the APP of the mobile phone, the communication channel notification based on the intelligent terminal is realized; if the client is a WeChat or a small program for paying the treasures, realizing service notification of the WeChat or the small program for paying the treasures; if the client is a web page based on the WeChat public number or the Paobao living number, the client is realized as a template message in the public number or the living number; if the client is a browser-based web page, then prompt notification of the web page is implemented.
Fig. 6 shows a process diagram of revenue collection for property companies.
Step S6010: the property service client 210 is opened and a login operation is performed. The login here may be consistency verification based on a login name and a password, or joint login verification based on a third-party software platform such as WeChat and Payment treasures.
Step S6020: the revenue list is reviewed by the revenue module 215 to obtain the amount of money that can be redeemed.
Step S6030: clicking a cash withdrawal and inputting a cash withdrawal amount; the revenue module 215 initiates a revenue submission request to the service subsystem 260; after the service terminal system 260 receives the withdrawal request, the financial module 264 generates a withdrawal application record after data analysis and security verification, and stores the withdrawal application record in the database 270; further, the platform provider is notified to audit the cash-out via message module 266.
Step S6040: and jumping to a detailed page of the present application.
Step S6050: the platform provider opens the administrator 240. Auditing the cash-out record generated in the step S6030; if the audit is passed, the execution is continued; otherwise, the message module 266 of the service subsystem 260 sends an audit failure notification to the property company.
Step S6060: the financial module 264 of the service terminal system 260 carries the identification number of the property company and the amount of money, generates a transfer record and stores the transfer record in the database 270; and further, calling a third party payment platform (WeChat payment, payment treasures payment and Unionpay payment) SDK to execute the transfer request. The messaging module 266 receives the payment platform's transfer results, updates the transfer record status and order status to the database 270, and notifies the property company and platform provider of the cash-out transfer status.

Although the preferred embodiments of the present invention have been described in detail, the present invention is not limited to the above embodiments, and various changes can be made without departing from the spirit of the present invention within the knowledge of those skilled in the art.

Claims (8)

1. A business model for a community service, comprising: property companies, service providers, community residents, platform facilitators, and platform providers;
the platform provider refers to a business body developing and operating a community service software platform;
the platform service provider is an individual or a business body which promotes and assists to implement the community software service platform to the property company;
the service provider refers to an individual or business providing life service;
the property company refers to a business body providing property service;
the community residents refer to residential residents served by the property company;
the platform provider provides and operates a community service software platform, integrates various software systems such as property service, life service, advertisement promotion and the like, formulates service specifications, forms branding and guides property companies to serve communities; the platform service provider is used for popularizing the community service software platform to the property company in a price of 0 and assisting the property company to deploy the software platform; the service provider provides high-cost-performance living services for the property company to select and implement in the community; through a community service software platform, property companies not only provide property services, but also can provide all-round life services depending on service providers; furthermore, advertisements for service promotion can be displayed; community advertising and service revenue is distributed between property companies, platform service providers and platform providers according to agreements;
the brand new business model not only provides a property management system for the property company 0 at a low cost, improves the intelligent management level, and provides possibility for future premium of property services; furthermore, by means of external service supply and community advertisements, the income is additionally increased; the external service provider opens a new channel for direct community consumption, and the income level is improved; the community residents enjoy convenient property services and consume various high-quality living services at high cost performance, and the community business model is a win-win business model.
2. The business model of claim 1, wherein:
the living services are divided into main body type services and channel type services according to the intervention degree of the property company;
the main body type service is defined as needing deep participation of property companies, such as community group purchase, and needing the property companies to provide community group roles and commodity storage points to finish the implementation of life services; the major service income is calculated according to (the service community price minus the service platform price), and is distributed among property companies, platform service providers and platform providers according to an agreement;
the channel type service is defined as that the service is implemented without the participation of a property company, and only the unlocking service needs to be deployed on a community service software platform if the door is unlocked; channel-type service revenue is calculated as (service platform price per commission ratio) and is distributed between property companies, platform service providers and platform providers as agreed.
3. A system for realizing the business mode comprises a property service client, a life service client, a platform service provider client, a community service client, a platform management terminal, a service terminal system and a database subsystem:

the check-in module signs an agreement, and the property company applies for and checks in the system;
the service module manages and configures pluggable property service and life service units, such as reporting and repairing, community notification and community group purchase, and is not specifically referred to;
the order module is used for generating and managing orders generated by the various service modules;
the advertisement module is used for configuring advertisements and promoting the services of service providers;
the profit module is used for checking and promoting the profit shared by the system;
the account module is used for displaying and managing information such as login, name, contact information, contract and the like;
and the IO module sends requests of other modules to the service subsystem and receives responses from the service subsystem.
5. The system of claim 3, wherein:
the life service client consists of the following modules:
the check-in module signs an agreement, and the service provider applies for and checks in the system;
the service module manages and configures pluggable living service units, such as community group buying, without special mention;
the order module is used for generating and managing orders generated by various service units;
the advertisement module is used for creating and managing an advertisement promotion service unit;
a marketing module for creating and managing a marketing campaign of the service unit;
the account module is used for displaying and managing information such as login, name, contact information, contract and the like;
and the IO module sends the request of other modules to the service terminal system and receives the response from the service terminal system.
6. The system of claim 3, wherein:
the platform service provider client is composed of the following modules:
the check-in module signs an agreement, and the service provider applies for and checks in the system;
a supplier module for creating and managing regional service suppliers;
a property module to create and manage regional property companies;
the profit module is used for checking and promoting the profit shared by the system;
the account module is used for displaying and managing information such as login, name, contact information, contract and the like;
and the IO module sends requests of other modules to the service subsystem and receives responses from the service subsystem.
7. The system of claim 3, wherein:
the community service client consists of the following modules:
the property module is an online portal of the property service and provides various property services;
the life module is used for providing the services of a service provider in an online shopping mall of life services;
the advertisement module is used for pulling and displaying community advertisements according to community intelligent calculation;
the account module is used for displaying and managing information such as login, name, contact information and the like;
and the IO module sends the request of other modules to the service terminal system and receives the response from the service terminal system.
8. The system of claim 3, wherein:
the management terminal comprises the following modules:
the auditing module is used for auditing the processes of property companies, service providers, supplier check-in, advertisement release, income promotion and the like;
the service module is used for managing property service and life service, and establishing service flow standardization and service branding;
the profit module is used for displaying and managing profits of the whole platform;
the order module is used for displaying and managing orders of the whole platform;
the wallet module is used for platform fund income, expenditure and statistics;
the account module is used for displaying and managing all data of the system such as accounts, links, advertisements and the like;
and the IO module sends the request of other modules to the service terminal system and receives the response from the service terminal system.
