The utility model refers to a system that is used to mediate through a website, mobile application, or other digital medium accessible via the Internet, the conclusion of distance transactions with real estate.

Prior art

At the moment, the sites and mobile applications for the offer of real estate serve only as a kind of connection between the owner of real estate /personally or through an intermediary - a real estate agency/ and the user /future buyer/tenant/. The sites contain information about the property and photo material and, as an option, a link to the person who published the ad for sale or rent, via a specified telephone number. Contact with the advertiser should by default be made on a working day and during working hours. The sites do not offer opportunities to minimize the inconveniences associated with the purchase/renting of real estate from a distance, mainly expressed in devoting time to conducting numerous phone calls and meetings with the persons involved in the transaction, as well as multiple visits to the settlement by location of the property until the desired result is achieved - purchase or rental. When taking such a step, the user is obliged to take into account not only his commitment, but also that of the persons related to the transaction. More and more people nowadays wish to own or rent long-term properties in different settlements / eg. holiday property/. The modern orientation is aimed at limiting such inconveniences and creating opportunities through one platform /site, mobile application or other digital medium/ for the user to find the property he wants and with minimal effort to buy or rent it from a distance.

Technical nature of the utility model

The task of the useful model is to create a system for carrying out mediation through a website, mobile application or other digital medium accessible via the Internet, when concluding transactions at a distance with the subject of immovable property. The aim is to ensure the possibility of acquiring the right of ownership or renting real estate through minimal effort on the part of the future buyer/tenant and minimizing to a large extent the inconveniences associated with finalizing the transaction, the main of which is the repeated trip to the settlement, in where the property is located.

The task was solved by creating a system for carrying out mediation through a site, mobile application or other digital medium accessible via the Internet, when concluding transactions at a distance with real estate, which includes a sequentially connected site or mobile application or other 2 digital medium , accessible via the Internet; property search module; property selection module; a property functionality selection module comprising a serially linked expression of interest module, a viewing request module, a reservation submission module comprising a serially linked applicant data entry module, a build and send module from the system of the necessary documents on the occasion of concluding the selected transaction, a module for signing and/or certifying the documents received by the applicant, a module for sending the finished package of documents from the applicant to the correspondence address indicated by the system; payment module for the selected functionality; system request execution module.

The advantage of the created system is that through one platform the user can choose a property that meets his demand and buy or rent it remotely through the assistance of the system, which is expressed in the preliminary preparation of the necessary documents for the specific type of transaction and the granting of a mandate / authorization/ of an authorized system administrator to fulfill the request made by the user. The user's inconveniences are reduced to a minimum, expressed mainly and if necessary in a visit to a notary's office /at his location/ to certify some of the documents prepared by the system on the occasion of concluding the transaction. The user will be able to choose the time during which to "access" the system and perform all the necessary actions, taking into account only his commitment and workload.

The property search module 2 enables connection with a property selection module 3, meeting the predefined criteria by the user of the service.

When selecting a property meeting the predefined criteria by using the property selection module 3, the system generates information about the property, including one or more of the following: description, incl. photos and/or video, sale/rental price as well as a link to a property functionality selection module 4, further comprising a sequentially linked expression of interest module 4.1, viewing request module 4.2, reservation request module 4.3 .

When choosing the module for submitting a request for preservation 4.3, the user expresses his willingness to buy or rent the selected property, which is expressed in the following alternative options: foreclosing on the property, by paying a deposit or paying the full amount of the announced sale/rent price in one or more currencies.

When selecting the module for submitting a request for retention 4.3, the system transfers the applicant to the module for filling in the applicant's data 4.3.1, which is carried out in a KYC form /Know Your Customer / or other applicable according to the current laws, as and if necessary to provide other personal information, incl. to attach supporting documents.

Based on the information submitted by the applicant, by using the module for filling in the applicant's data 4.3.1, the system prepares the necessary documents regarding the conclusion of the requested transaction, which it sends to the applicant to the administrative or electronic address specified by him, which is carried out through the module for preparing and sending from the system the necessary documents on the occasion of concluding the selected transaction 4.3.2.

The documents prepared and sent by the system, through the module for preparing and sending from the system the necessary documents on the occasion of the conclusion of the selected transaction 4.3.2, which are received by the applicant, should be signed by him and, if necessary, notarized at the location of the applicant, and the system automatically indicates to the applicant in what form /ordinary written or notarial/ the individual documents should be presented, which is carried out through the module for signing and/or certifying the documents received by the applicant 4.3.3.

The documents signed and/or certified by the applicant, by using the module for signing and/or certification of the documents received by the applicant 4.3.3, are sent by him in original to the correspondence address indicated by the system, which is carried out through the module for sending the ready package of documents from the applicant to the correspondence address indicated by the system 4.3.4.

The functionality selected by the applicant, by using the functionality selection module of the property 4, is paid, which is carried out through the payment module of the selected functionality 5 - online by card, cryptocurrency or otherwise to transfer value synchronously using the web or mobile payment systems and tools, or asynchronously such as, but not limited to, bank transfer from the applicant.

The system executes the selected request, which is carried out through the request execution module of the system 6, after confirming its payment automatically or through human intervention of an authorized system administrator online and/or offline.
