Abstract

Rental Application System TECHNICAL FIELD
The present invention relates to online system for ordering goods and services.
The invention has been devised particularly, although not necessarily solely, in relation to online system for ordering prescription eyeglasses.
BACKGROUND ART
The following discussion of the background art is intended to facilitate an understanding of the present invention only. The discussion is not an acknowledgement or admission that any of the material referred to is or was part of the common general knowledge as at the priority date of the application.
Nowadays searching and applying for rental properties is typical a cumbersome and time consuming task. Even tough, currently there are online services for offering of rent rental properties. These online services typically are limited to websites that (1) display images of the rental properties and descriptions of the qualities and amenities of these rental properties and (2) include the contact details of the rental agents that should be contacted to inspect the rental property and preparation of an application to be provided, typically, by hand to the rental agent.
The application process can be time consuming as well as frustrating due the need of gathering all the information required for properly filling out the application form to provide to the rental agent. The rental agent will review the application and conduct a plurality of checks to confirm the suitability of the potential renter as a tenant. After these checks, the rental agent may return to the potential renter refusing the application due to, for example, negative outcomes of the checks that has been conducted to confirm the suitability of the potential renter as a tenant. Alternatively, the potential renter may be asked to provide additional information. The requests from the rental agents to potential renters for additional information may occur numerous times until all the information needed to satisfy all of the requirements of the rental application has been provided to the rental agent. And, typically the handover of the missing information is also done by hand.
There has been an intent to automate the rental application process; however, these processes are limited to electronic application forms that may be filled out on-line and submitted to the corresponding rental agents for processing thereof. After the online submission, the checks to confirm the suitability of the potential renter as a tenant are done as mentioned before mainly in a manual manner. Also, the rental agent may request additional information that not necessarily could be resubmitted online; instead it has to be provided in person.
Furthermore, it has been said that moving from one property to another property can be one of the most traumatic events in a person’s life. This is particularly true for tenants of rental properties because they may need to move houses several times during their life.
And, moving is not only cumbersome because of the process of searching and applying for rental properties as described before. Moving also entails having to take care of particular tasks such as disconnecting utilities at the rental property that is being vacated and disconnecting utilities at the rental property that will be inhabited. Also, moving companies need to be engaged and appointments need to be set up with these companies for conducting the move; typically, arranging these services can be also time consuming and cumbersome.
It is against this background that the present invention has been developed.
SUMMARY OF INVENTION
According to a first aspect of the invention there is provided a method for renting to potential renters rental properties, the method comprises the steps of: permitting display of one or more rental properties in a user interface of a communication device of a potential renter; permitting selection of one of the properties by the potential renter via a user interface of a communication device of a potential renter; permitting, through user interfaces of a communication device of the potential renter, generation of a rental resume representative of the rental status of the potential renter if the potential renter is a new user or permitting updating of a rental resume if the potential renter is an existent user; conducting a check of the rental health of the potential renter to confirm the suitability of the potential renter as a tenant of the selected rental property; permitting the potential renter through user interfaces of the commutation device of the potential renter preparation of an application for renting of the rental property; wherein the application comprises a rental resume of the potential renter.
Preferably, the process for generating the rent resume comprises displaying a plurality of user interfaces in the communication device of the potential renter for (1) requesting particular information and documentation of the potential renter and (2) offering services to the potential renter for facilitating the application process and the moving process of the potential renter into the selected property.
Preferably, the particular information comprises a basic profile of the potential renter.
Preferably, the particular information comprises information about the persons that will be moving with the potential renter.
Preferably, the particular information comprises the residential history of the potential renter.

The present invention comprises a system 10 for enabling individuals (Potential Renters) to rent and move into properties (the rental properties) that are being offered for rent to Potential renters.
In a particular arrangement, the system 10 displays a multitude of images of rental properties so that potential renters may view the images of the rental properties and select one or more rental properties from a multitude of rental properties. The images may be photographs or pictorial representations of the rental properties that may be downloaded from databases 25 of the system 10 via, for example, communication devices of users of the system 10.
Figure 1 shows a particular arrangement of a system 10 in accordance with an embodiment of the invention. The system 10 comprises a rental and moving platform 18 that is adapted to interact with potential renters 16, financial services 22 and as well as, for example, with third parties such as moving services 20 to be ordered by the potential renter using the system 10.
The term moving services referrers to any service providers that can provide services for assisting potential renters to rent and move into rental property. Example of these services are finance servicers, services that conduct moving of the belongings of the potential renters including food services; trade person services for disconnecting utilities at the previous property of the potential renters and connection of new utilities at the newly rented property, services that provide checks and reports regarding the suitability of a particular potential renter for renting a particular rental property.
As is shown in figure 1, interaction between the potential renters 16, financial services 22 and a moving services 20 occurs via remote devices 16, 20 and 22.
In a particular arrangement, the rental and moving platform 18 comprises serves 24 for including software for running the platform 18 and one or more computer processors, such as one or more commercially available Central Processing Units (CPUs) in the form of one-chip microprocessors, coupled to a communication device configured to communicate via a communication network. The communication device may be used to communicate, for example, with one or more of the remote devices 16, 20 and 22.
The platform 18 further comprises input devices (for example, a mouse and/or keyboard to enter persona details among other) and output devices (for example, a computer monitor to display reports and/or aggregated results to an administrator and permit the administrator to manage and control the Platform 18).
Further, the system 10 includes computing means having data sharing software program installed and/or directly integrated within the system 10. The computing means comprise electronic devices that include the laptops 16, 20 and 22 26 (or PC and similar computing and communication devices such as mobile phones) and servers 24 and 25. The computing means each include at least one CPU and operating system, RAM, ROM storage and TCP/IP adapter card. Computing means are each coupled to input and output (I/O) devices through an I/O interface. The I/O interface includes any system for exchanging information to or from an external device. I/O devices include any known type of external device such as a display device (e.g., monitor), keyboard, mouse devices, printer, speakers, handheld device, facsimile, microphone, or webcam.
The platform 18 further includes database farms incorporated in the serves 24. The database farms store information required for the Platform 18 to generate the required components for enabling individuals (Potential Renters) to rent and move into properties (the rental properties) that are being offered for rent to Potential renters. These components may include display means of the rental properties and selection of a particular property, generation means of a renter resume and a pet resume and means for preparing of the online rental application. A messaging service may be provided to allow potential renters to communicate with rental agents that are offering for rent rental properties that the potential renters may wish to rent.
The information stored in the database farms may include, for example, information associated with a rental resume of the potential renters 16 and account information associated with the moving services.
According to some embodiments, the database farms may include a report database including summary reports that have been generated for the users of the system, the administrator of the system, and/or the moving services. Note that the databases described herein are examples, and additional and/or different information may be stored therein. Moreover, various databases might be split or combined in accordance with any of the embodiments in accordance with the present invention.
The computer means of the platform 18 performs instructions of the programs, and thereby operate in accordance with any of the embodiments of the present invention to be described below. For example, the computer means may generate images of the rental properties as well as the user interfaces to be displaced on the graphical interfaces of the communication devices of the potential renters as well as the moving services.
The programs of the platform 18 may be stored in a compressed, uncompiled and/or encrypted format. The programs may furthermore include other program elements, such as an operating system, a database management system, and/or device drivers used by the computer processor to interface with any of the peripheral devices such printers 28, and the communication devices (such as laptop or computers) 16, 20 and 22, among others.
As used herein, information may be “received” by or “transmitted” to, for example: (i) platform 18 from another device; or (ii) a software application or module within the platform 18 from another software application, module, or any other source.
As mentioned earlier, the system 10 may interact with potential renters and service providers; interaction occurs through the computing means such as remote user device 16, 20, 22 (such as PC, laptops or mobile phones) associated and/or communicated with the computing means of platform 18 included in the serves 24. Interaction includes transmissions of signals, representative of particular information, between the computing means for delivering data (such as images of the faces of potential renters and pets as well as personal details of the potential renters and the moving services, and documentation including rental, employment history), requesting that particular actions and decisions should be taken by the potential renters and the moving services, and signals representative of the actions and decisions taken by users of the system 10, among others.
As used herein, the communication devices (also referred to as remote devices) 16, 20, 22, 26, and computing means included in servers 24 described herein may exchange information between each other via any communication network which may be one or more of a Local Area Network (LAN), a Metropolitan Area Network (MAN), a Wide Area Network (WAN), a proprietary network, a Public Switched Telephone Network (PSTN), a Wireless Application Protocol (WAP) network, a Bluetooth network, a wireless LAN network, and/or an Internet Protocol (IP) network such as the Internet, an intranet, or an extranet. Note that any device described herein may communicate via one or more such communication networks.
The communication devices 16, 20, 22 and 26 might comprise, for example, personal computers (PCs) as shown in figure 1, wireless phones, tablets and/or laptop computers, among others. These devices 16, 20, 22 and 26 comprise digital graphical interfaces 30 as well as input devices such as touch screens, mouse devices or keyboards, and cameras and audio and video systems to interact with the platform 18.
For example, the remote user device 16 is adapted to transmit data representative of the information pertinent to the personal information of the user, and images and documentation of the user to the platform 18 permitting the interaction between the platform 18 and the potential renter. Communication between the platform 18 and remote user devices 16 may via a web browser 44 and/or a plug-in for a web browser.
Moreover, the system 10 comprises printer means 28 for printing any relevant information, images or reports.
As mentioned before, the platform 18 interacts with the potential renters for the process of renting and moving into a particular rental property; this interaction between the platform 18 and the potential renters may be done through the remote user device 16; this may be done through a web browser 44 in the particular case where the remote user device 16 comprises a PC, laptop or tablet. In alternative arrangements interaction between the platform 18 and the user may occur via a portable communication device such as mobile phones through a software application (i.e. an app).
Referring now to figure 2 to 17.
Figure 2 shows a group of steps that are included in the method for renting and moving into a rental the system 10.
The first step comprises accessing the system 10 for searching the database of the platform 18 for viewing of rental properties that are being offered for sale. In accordance with the arrangement shown in the figure 6, access to the system 10 occurs by accessing an app on the mobile phone 30. After access to the app, the potential renter is able to search and view properties that are being offered for via a mobile phone 30 having the user interface 32 of the mobile phone - see figure 6.
The second steps allow the user to show an interest in the property by activating the icon labeled Apply.
If the potential renter is a new user of the system 10, the new user may forward an inquiry via email using user interface 34 showing an interest in the particular property and the intention to sign up to the system 10; subsequently, an email is received by the new user to confirm receipt of the new user’s intention to sign up and a renter resume has been started for the particular new user - see user interface 36a. At this stage, the user may have the option of opting out or signing up and has the option to request creation of the renter resume.
In case the potential renter is an existent user of the system 10, the existent user may send an inquiry directly via the app using the icon Enquire in the user interface 32 and 36b. In a particular arrangement, the existent user may at this stage update her/his renter resume created at the time the existent user sign up to the system 10 - this shown in figure 2.
The third step in the system 10 is a control of the suitability of the potential renter of being a tenant for any of the rental properties being offered by the system 10. This control is referred to as the good tenant check shown in user interface 38 and 40. This control may include credit, previous rental and criminal history among others of the potential tenant. A successful outcome of the good tenant check permits the new user as well as the existent user to submit an online application with the intention to seek renting of the selected rental property. However, the new user prior being able to fill and submit the online application will have to generate her/his renter resume.
Figure 3 and 7 to 9 shows the process for generating the renter resume.
As mentioned before, the new user receives email confirming the intention to sign up to the services provided by the system 10. For generating the renter resume, the new user takes up the offer to generate the renter resume by activating the corresponding icon on the user interface 42 - see figure 8. This provides access to the new user to a plurality of user interfaces shown in the mobile device of the new user to allow providing to the system the information required to generate the renter resume - the user interfaces, permitting the potential renter to provide information, documentation and accept services provided by the moving services, are shown in greater detail in figures 9 to 11. At this stage the new user provides the required information to the system 10 filing out the text boxes appearing on the user interface, uploading images and documentation requested during the process of generating the rent resume. As illustrated in figures 9 to 11 and 19 to 25.
Referring to figures 9 to 11 and 19 to 25, the renter resume comprises a compilation of the information required by a potential renter to get a particular rental application approved. In accordance with the present embodiment of the invention, during signing to the services of the system 10, the potential renter will provide once all the required information which will be stored in a record under the potential renter in the databases of the system 10. As mentioned before, the renter resume may be updated by the potential renter at any stage.
Figures 9 to 11 and 19 to 25 show the particular information that is required. As shown in figure 9, user interfaces 44 to 64 permit the potential renters to provide information for generating the renter resume.
In particular:
User interfaces 44a to 44c allow provision of the basic profile of the potential renter as can be seen in figure 19
User interfaces 46a to 46e allow provision of information related to persons that will be moving with the potential renter and residential history as can be seen in figure 20.
User interfaces 48 and 52 allow provision of information that permit identification of the potential renter and the employment history as can be seen in figure 21 and 22.
User interfaces 54 and 56 allow provision of information related to personal references and emergency contacts of potential renter as can be seen in figures 24.
User interfaces 60 and 64 allow provision of information related to providing identification documents to reach 100 points of identification and supporting documents of potential renter as can be seen in figures 25.
Further, to be described below, during the renter resume creation process several services may be offered to the potential renter with the intention to assist the moving process of the potential renter into the rented property. In particular:
As shown in figure 11, user interfaces 50 allow the potential renter to apply for financing of the rent bond. User interfaces 50 allow the potential renter to purchase a service that permit pre-qualifying the potential renter such as ID verification and matching to the National Tenancy Database (NTD).
As shown in figure 12, user interfaces 62 allow the potential renter to purchase services of the moving services. For example, as shown in figure 12 the potential renter may sign up to a service that will disconnect all utility accounts at the old address and arrange for new utility (water, electricity and gas) connections at the new address. In an arrangement of the present embodiment of the invention, the potential renter may also sing up to other services such as arranging cleaning, moving trucks and even grocery deliveries may be provided.
Generation of the renter resume is particularly advantageous because the rent resume can be used for each particular property that the potential renter may wish to apply for. Thus, use of the renter resume will assist potential renters to find a home in a more efficient manner; it will also promote the chances of success of the potential renter by gathering all the information that would be required for a successful rental application in a digital file that can be provided to any rent agent during the rental application process.
Further, generation of the renter resume allows presenting a Renter Resume to property managers and landlords to portray the renter in their best possible light giving them the best chance of securing a rental property. This is particularly due to the in-depth information related to the potential renter that the renter resume contains.
For example, the renter resume may incorporate information and outcome of a tenancy check conducted by the system 10 to the potential renter. In this manner any rental application of a potential renter may incorporate the tenancy checks; thus, increasing the chance of securing a rental property (provided the tenancy checks are favourable to the potential renter).
Further, during the process for creating the renter resume several services (to be provided by the moving services) may be offered to the potential renter with the intention to assist the potential renter during the moving process into the newly rented property. By accepting these services and being qualified to have them based on the information provided during the rent resume generation, the potential renter may incorporate to the renter resume these services; thus increasing further the chance of securing a rental property provided the tenancy checks are positive.
These services include: pre-qualify the renter such as ID verification and matching to the National Tenancy Database (NTD). This allows potential renters to prepare responses in advance in the event of NTD listings and it allows landlords/agents to more efficiently assess the suitability of potential renters.
Also, a service that will disconnect all utility accounts at the old address and arrange for new utility connections at the new address as well as arranging cleaning, moving trucks and even grocery deliveries may be provided. These services may be provided by the moving services 20 mentioned before.
And, a service that pre-qualifies potential renters for the financing of their rental bond among other expense may also be provided. These services may be provided by the financial services 22 mentioned before.
If the potential renter qualifies during the process of generating the Rental Resume for any of these services; the renter (the former potential renter) may put into action any of these services for which she or he was qualified.
In accordance with a particular embodiment of the invention, the system 10 allows generation of one or more pet resumes for any pet(s) that potential renter may own would take into the corresponding rental property of interest. Figure 13 illustrate particular instances of a graphical interface of a potential renter during an the pet resume generation process. The user interfaces shown in figure 13 permit a potential renter to generate the pet resume of one or more of her or his pets.
As shown in figure 13, the process for generating the pet resume permits generation of one pet resume for each of the pet that the potential renter may have. For this the process permits generation of a plurality of user interfaces 70 so as to create the pet resume for pet. Each pet resume is done by requesting via user interface 70a (activating the icon 72 labelled add pet). Subsequently, the potential renter may choose the type of pet (for example, dog, cat, rabbit, or other another type of dogs) and provide its name, breed and age in humans via text boxes at interface 70c. In an arrangement, it is possible to add some type of pets together in a single group (such as fishes and birds among others that for due to their social behavior stay together).
Further, an image of the pets may be uploaded to become part of the pet resume by using user interface 70d.
Furthermore, information regarding the state and behavior of the pets may be provided to the potential renter by using user interface 70d. This information can include whether the pet is insured, registered, microchipped, vaccinated, house trained and whether the dog is an inside pet or outside. This step may be skipped if it does not apply to a particular pet
There is also the option to write in a textbox provided in interface 70f additional information about any of the pets. Subsequently, the pet resume(s) may be uploaded to the system 10 by activating icons 74 shown in user interface 70g; in case, there is the need to add an additional pet, icon 76 shown in user interface 70g will be activated.
After generation of the renter and pet resume (if the potential renter has one or more pets) the new user may as the existent user proceed to prepare the online application for renting the selected property.
Figure 4, 14 and 15 show the process for preparing of the application for renting the selected property using the in-house online application of the platform 18.
Generation of the in-house online application occurs when the potential renters activate the corresponding icon labeled Apply on, for example, the user interface . This provides access to the potential renters to a plurality of user-interfaces 78 (see figure 14) shown in the mobile device of the potential renters activating to allow providing to the platform 18 the information required to generate the online application. At this stage, the potential renters provides the required information to the system 10 filing out the text boxes appearing on the user interface, uploading images and documentation requested during the process of generating the rent resume.
The online application includes the option of offering the potential renters with a finance service such as loans for payment of any expenses required for renting and moving into selected rental property. For example, at the start of the online application process, the system 10 will notify the potential render that she or he is eligible for finance services to the potential renter such as permitting the potential renter to pay the bond (to be requested prior renting a rental property) over a particular period of time - see interface 78b in figure 14. As mentioned before, the finance services may be provided by the financial service 22.
Further, as shown in figure 4, typically, a potential renter prior renting a property would prefer to inspect the property.
In accordance with the present embodiment of the invention, the online application for includes the option for potential renters to inspect the property; in particular, the online application may permit the potential renters to select or propose particular dates and times for inspecting the property. Alternatively, the potential renter may wish not to inspect the property.
As shown in figure 4 and 16, the online application process interrogates the potential renter whether the selected property has been selected by the potential renter or by another person on behalf of the potential renter. If the question is asked in the negative, the application process may confirm whether inspection is essential in order for the property to be rented; at this stage, the online application process gives the potential user the option of proceeding with preparation of the online application or of requesting an appoint for inspecting the property. This process may be done via a plurality of user-interfaces 80 (see figure 14) shown in the mobile device of the potential renters activating to allow providing to the platform 18 the information required to generate the online application
One of the user interfaces 80b permits the potential renter to select particular inspection dates and times provided in a list shown in the user interface. The dates and times are shown on in activable icons 80b which via touch permits selection of the inspection date and time; alternatively, the potential renter may propose a particular date and time by activating an icon to allow a calendar to pop up on the user interface permitting selection of the date and time of the particular date and time.
Once the inspection has been selected or if property inspection is not required for the selected property, the final stage of the online application commences via user interfaces 78d to 78f. The user interface 78d provides a check list 82 to permit the potential renter to confirm that all the requirements have been provided. The potential renter may then send the application by activating the icon 84. After having sent the application, the potential execute a Declaration required during any rental application process using user interface 78e.
Further, the potential renter may include comments and conditions via a textbox provided at user interface 78f.
At this stage, the potential renter may prepare and sign the online application using user interface 78g. User interface 78h confirms submission of online application.
Moreover, as shown in figure 5 and 17, in accordance with a particular arrangement of the invention, the potential renters may use alternative renting platforms for preparation of the online application. This arrangement is particular useful because it permits potential renters from choosing other type of renting platforms. In this particular, arrangement, the system 10 is adapted to communicate with these alternative renting platforms in such a manner that information is shared between the alternative renting platforms and the platform 18. This arrangement also permits the system 10 to offer for rent properties of rental agents that have not sign up to the services provided by the system 10.
In this arrangement, the potential renter or a new user (after having created the renter resume as shown in figure 17) may after having selected the property select an alternative renter platform for submitting the application.
In accordance with the present embodiment of the invention, the online application of the alternative renter platform may be generated with the information provided by the rental resume generated by the system 10. For this, after the potential renter has selected the particular alternative renter platform, the alternative renter platform and the platform 18 communicate to share information (such as the renter resume) for preparation of the online application.
As shown in figure 17, by activating the icon Apply in user interface 32 and if there is the option for a particular property to submit the online application via an alternative rental platform. In this case, the rent resume and pet resume (if applicable) may be forwarded to the alternative renter platform so as to process the application. A potential renter may select the particular alternative rental platform via user interface 90 by activating icon 92. The user interface 90 may appear on the graphical display of the
Further, it was mentioned before, the system 10 permits generating a pet resume for pets of potential renters.
As shown in figure 13, for generating the pet resume, the potential renter takes up the offer to generate the pet resume by activating the corresponding icon on the user interface generated for that purpose. This provides access to the potential renter to a plurality of user interfaces shown in the mobile device of the potential renter to allow providing to the system the information required to generate the pet resume. At this stage the new user provides the required information to the system 10 filing out the text boxes appearing on the user interface, uploading images and documentation requested during the process of generating the rent resume. The system 10 provides the option of generating one or more pet resume for all pets that the potential renter may have.
Further, as shown in figure 18 a particular arrangement of the present embodiment of the invention, includes a messenger service permitting the potential renter to directly communicate with agents of particular rental properties that the potential renter has selected. For this, as shown in figure 18, a particular user interface 94 shows in separate icons 96 the potential renter a multitude of rental properties. In accordance with the present embodiment of the invention, the potential renter may activate any of the icons 96 in order to communicate with the particular rental agents; communication may de done using user interface 98.
Modifications and variations as would be apparent to a skilled addressee are deemed to be within the scope of the present invention.
Throughout this specification, unless the context requires otherwise, the word "comprise" or variations such as "comprises" or "comprising", will be understood to imply the inclusion of a stated integer or group of integers but not the exclusion of any other integer or group of integers.
Furthermore, various different terminologies are used in this specification which relate to graphical user interface elements, such as, icons, buttons, elements, regions, areas, media, and windows. It should be understood that these and other terminology refer to graphics (icons) that are displayable on display screen and that can be interacted with (e.g., via touch screen, mouse devices and/or keyboard) or be associated with other graphical elements that can be interacted with by a user.
Further, the terms servers, computers, PCs, tablets, or similar computing devices as well as communication devices such as cellphones are all considered to at least have processors for executing software stored in memory, communications components (e.g., Ethernet or wifi) for communicating with other devices across a data network, as well as input devices, such as touch screens, mouse devices, or keyboards, to interact with the software. The software may at least include an operating system, a web browser and sales mechanism software.

Claims (5)

1. A method for renting to potential renters rental properties, the method comprises the steps of: permitting display of one or more rental properties in a user interface of a communication device of a potential renter; permitting selection of one of the properties by the potential renter via a user interface of a communication device of a potential renter; permitting, through user interfaces of a communication device of the potential renter, generation of a rental resume representative of the rental status of the potential renter if the potential renter is a new user or permitting updating of a rental resume if the potential renter is an existent user; conducting a check of the rental health of the potential renter to confirm the suitability of the potential renter as a tenant of the selected rental property; permitting the potential renter through user interfaces of the commutation device of the potential renter preparation of an application for renting of the rental property; wherein the application comprises a rental resume of the potential renter.
2. A method for renting to potential renters rental properties wherein the process for generating the rent resume comprises displaying a plurality of user interfaces in the communication device of the potential renter for (1) requesting particular information and documentation of the potential renter and (2) offering services to the potential renter for facilitating the application process and the moving process of the potential renter into the selected property.
3. A method for renting to potential renters rental properties wherein the process the system further comprises generation of a pet resume for inclusion in the application.
4. A method for renting to potential renters rental properties wherein the step for preparation of an application comprises offering to the potential renter moving services.
5. A method for renting to potential renters rental properties wherein the step for preparation of an application comprises communication with alternative rental platforms for preparation of rental application; wherein the communication with alternative rental platforms includes provision of the rental resume and one or more pet resume if the potential renter has one or more pets.
