<Outline of the embodiment>
An outline of the embodiment will be described.
Structures such as detached houses, condominiums, hospitals, and hotels are roughly divided into a frame, a finishing material, and equipment. Here, the “frame” is a member that becomes a framework of the structure. The “finishing material” is a member used for finishing the interior and exterior of the structure. “Equipment” is a member that ensures the comfort of residents and visitors such as water supply and drainage, electricity and gas. The management system which concerns on embodiment manages the diagnostic plan for diagnosing the presence or absence of the necessity for the repair regarding the some member which comprises these structures. In general, since the life of the housing is as long as 50 years or more, the management system S according to the embodiment focuses on the management of the diagnosis plan regarding the finishing material and the equipment, but also manages the inspection plan of the housing.
What materials are used for the components that make up a structure, especially finishing materials and equipment, generally depends on the preference of the owner of the structure. In apartment houses such as condominiums, even if the floor plan is the same room, finishing materials and equipment may differ depending on the preference of the section owner of the room.
For this reason, the management system according to the embodiment manages a list of members that are diagnosis target items in the periodic diagnosis for each unit of the structure to be managed. Here, the “unit of structure” is a unit of the owner of the structure. For example, when the structure is a detached house and the owner is an individual, the entire detached house is a unit of the structure. Further, when the structure is a condominium and the owners are different for each room, each room is a unit of the structure.
The management system according to the embodiment generates and outputs a list of diagnosis items at the time when the diagnosis time determined for each unit of the structure arrives. Thereby, the person who performs diagnosis can grasp at a glance what is diagnosed for each unit of the structure.
The management system according to the embodiment acquires the diagnosis result in the periodic diagnosis, or the result of repair or repair as necessary, and updates the result with the useful life associated with the diagnosis target item. . Thereby, the management system S can appropriately select a diagnosis target item in the periodic diagnosis.
<Background of the embodiment>
Then, the present condition of the repair regarding the member which comprises a structure used as the premise of the management system S which concerns on embodiment of this invention is demonstrated.
As mentioned above, it is required by law to regularly carry out large-scale repair work for apartments of a certain size or larger, but the scope of this repair work is limited to the shared space of the apartment house. There is no obligation to repair each room that occupies the space, and it is at the discretion of the owner of the room. For detached houses, the entire structure can be said to be occupied space, and repair is not required by law.
∙ The members that make up the structure will gradually deteriorate over time. In particular, when energy supply equipment such as gas pipes and water pipes, water supply equipment, and the like are damaged, it can be said that the value of the structure as a residence is significantly damaged. In apartment buildings, damage to water pipes in one room may cause water leakage in another room. To maintain the value of the entire structure, the occupied space of the apartment house as a whole It is necessary to make regular diagnoses and repairs as necessary.
However, since the space occupied by detached houses and apartment buildings is not required to be repaired, the repair situation differs depending on the exclusive space, and it is difficult to say that the situation is systematically understood. For this reason, the value of a structure is customarily determined uniformly according to the age of construction, and even if appropriate repairs are made, it is normal that the price at the time of sale decreases with the age. This is none other than that what was originally valuable was not properly evaluated and caused economic losses.
If the value of a structure that is continuously repaired is evaluated, the owner of the structure will be more active in repairing. This will lead to the activation of second-hand distribution of structures, and it will also lead to the saving of resources and the reduction of environmental load because the life cycle of the structures will be lengthened.
The inventors of the present application believe that it is necessary to train specialists who can comprehensively manage the repair of structures and grasp the repair situation appropriately. Such specialists are required to handle knowledge in a wide range of fields, such as architects, residential land and building traders, interior coordinators, financial planners, and basic knowledge of housing equipment. For this reason, the inventor of the present application also thinks that a qualification system should be established in order to ensure the quality of such specialists, and only those who have cleared certain standards should be engaged in the repair management of structures as a business. ing.
The inventor of the present application manages a diagnostic plan for diagnosing whether or not there is a need for repairing a plurality of members constituting a structure, as a tool for such specialists to manage the repair status of the structure. I came to recognize the importance of.
If it is possible to create such a repair plan and implement appropriate repairs, it is thought that the structure as social infrastructure can be maintained in good condition. In addition, the repair plan can be used as data for calculating the insurance premium for the structure, and can also be used as a judgment material when an investor invests in the structure. Furthermore, by performing diagnosis and repair simultaneously in a plurality of occupied spaces in an apartment house, each section owner can also reduce diagnosis costs due to the merit of scale.
<Configuration overview of management system>
Below, the management system for managing such a repair plan is demonstrated in detail. FIG. 1 is a diagram schematically illustrating an overview of a management system S according to the embodiment. The management system S according to the embodiment includes a management device 1, a display unit 2, an external server 3 (first external server 3a and second external server 3b), and a portable terminal 4.
管理装置1はPC(Personal Computer)やワークステーション等の既知の計算機で実現される。 The management device 1 is a device for managing a diagnosis plan of a structure to be managed. The management apparatus 1 is realized by a known computer such as a PC (Personal Computer) or a workstation. The structures to be managed are, for example, detached houses, condominiums, hotels, ships, hospitals, and the like.
The display unit 2 is a user interface for presenting information output from the management device 1 to the user U. FIG. 1 illustrates a management system S including two external servers 3 including a first external server 3a and a second external server 3b, but the number of external servers 3 is not limited to two. The external server 3 may be any number as long as it can provide the management apparatus 1 with information regarding the members constituting the structure. The external server 3 may be a single server that includes all information related to building materials of structures that are managed by the management apparatus 1, or may be composed of three or more servers. The external server 3 may be a blade server or a cloud server.
The portable terminal 4 is a terminal that can communicate with the management device 1 wirelessly or by wire, and specifically, a portable terminal such as a tablet PC or a smartphone. Although details will be described later, the mobile terminal 4 can receive and display the diagnostic list of the structure from the management device 1.
<Functional Configuration of Management Device 1>
FIG. 2 is a diagram schematically illustrating a functional configuration of the management apparatus 1 according to the embodiment. The management device 1 according to the embodiment includes an input / output interface 10, a storage unit 11, and a control unit 12.
The input / output interface 10 is an interface for the management apparatus 1 to exchange information with an external device. The input / output interface 10 displays information generated by the management apparatus 1 and a communication interface for acquiring information from the external server 3 and exchanging information with the mobile terminal 4 via the network N on the display unit 2. And a basic input interface for acquiring information from the user U via a keyboard and a pointing device (not shown).
 記憶部11は、管理装置1のBIOS(Basic Input Output System)等を格納するROMや管理装置1の作業領域となるRAM(Random Access Memory)、OS(Operating System)やアプリケーションプログラム、当該アプリケーションプログラムの実行時に参照される種々の情報を格納する等を格納するHDD(Hard Disk Drive)やSSD(Solid State Drive)等の大容量記憶装置である。 The storage unit 11 stores a BIOS (Basic Input Input Output System) or the like of the management apparatus 1, a RAM (Random Access Memory) serving as a work area of the management apparatus 1, an OS (Operating System), an application program, and the application program. It is a large-capacity storage device such as an HDD (Hard Disk Drive) or an SSD (Solid State Drive) that stores various information referred to at the time of execution.
The control unit 12 is a processor such as a CPU (Central Processing Unit) or a GPU (Graphics Processing Unit) of the management device 1, and executes an item acquisition unit 120, a useful life acquisition unit by executing a program stored in the storage unit 11. 121, an update time acquisition unit 122, an item selection unit 123, a diagnosis list generation unit 124, a list output unit 125, an item update unit 126, and a cost acquisition unit 127.
The item acquisition unit 120 acquires a list having a plurality of members used in a structure to be managed as items to be diagnosed. Specifically, the item acquisition unit 120 is a housing used in the structure for each unit of the structure to be managed from the external server 3 that manages information on the building material of the structure to be managed. Get a list of finishing materials and equipment. Instead of this, or in addition to this, the item acquisition unit 120 may acquire member information from the user U via a keyboard and a pointing device.
The service life acquisition unit 121 acquires the service life of each diagnosis target item and associates it with the corresponding diagnosis target item. The service life acquired by the service life acquisition unit 121 is different from the warranty period set by the manufacturer of a member such as finishing material or equipment, and is the number of years determined by experience by a person engaged in repair. The storage unit 11 stores in advance the service life determined for each diagnosis target item, and the service life acquisition unit 121 refers to the storage unit 11 to acquire the service life of each diagnosis target item.
The update time acquisition unit 122 acquires one or more diagnosis times determined as the timing for diagnosing the diagnosis target item of the structure. Here, the “timing for diagnosing an item to be diagnosed” is a so-called diagnosis cycle of the structure. The specific value of the timing for diagnosing the diagnosis target item may be determined in consideration of the structure to be managed. For example, the 10th year after the new construction is the timing of the first diagnosis, and every 5 years thereafter (Ie, 15 years, 20 years, 25 years after new construction). The timing for diagnosing the diagnosis target item of the structure is stored in advance in the storage unit 11, and the update time acquisition unit 122 acquires it by referring to the storage unit 11.
FIG. 3 is a diagram schematically illustrating an example of a repair plan management ledger managed by the management device 1 according to the embodiment. The repair plan management ledger is assigned a management number for each unit of the structure to be managed, and is stored in the storage unit 11. FIG. 3 exemplifies a management target repair plan management ledger whose management number is XXXXXXX.
The item acquisition unit 120 stores the acquired diagnosis target item in the “repair target item” column in the repair plan management ledger. FIG. 3 shows that the “member” corresponding to the “floor” column of the item to be repaired is “flooring”, and the maintenance cost required for maintenance and the like is 2,700,000 yen. The service life acquisition unit 121 stores the service life acquired in the “update cycle” column of the repair plan management ledger. FIG. 3 shows that the update period corresponding to the “floor” column of the repair target item is 20 to 25 years. Although not shown in FIG. 3, the repair plan management ledger also includes a breakdown of maintenance costs (unit price, quantity, construction cost).
In FIG. 3, for example, “post” is described as a repair item of the frame. As described above, the structural frame is a framework of the structure. For this reason, “repairing” or “updating” the structure housing substantially means dismantling the structure. Therefore, with respect to the frame, inspection according to the type of structure (for example, inspection for cracks in concrete, etc.) is performed and repairs are performed as necessary. The diagnosis practitioner inspects the structure at the timing indicated by the black square illustrated in FIG.
Returning to the explanation of FIG. The item selection unit 123 selects a diagnosis target item to be diagnosed at each diagnosis time based on the service life acquired by the update time acquisition unit 122. For example, it is assumed that the diagnosis time is the first diagnosis timing in the 10th year after the new construction and is provided every 5 years thereafter. In this case, it is necessary to diagnose an item whose useful life is set to 10 to 15 years at the first diagnosis timing (that is, the timing of the tenth year after the new construction). This is because at the second diagnosis timing (that is, the timing of the 15th year after the new building), the time for repair or renewal may be overrun. As described above, the item selection unit 123 selects, as a diagnosis target item, an item that may pass the useful life at the next diagnosis time at a certain diagnosis time.
The diagnosis list generation unit 124 generates a diagnosis list in which the diagnosis target items at the diagnosis time are described based on the service life associated with the diagnosis target items selected at each diagnosis time. The diagnosis list generator 124 generates the diagnosis list in association with the corresponding diagnosis time.
FIG. 4 is a diagram schematically illustrating an example of a diagnosis list generated by the diagnosis list generation unit 124 according to the embodiment. More specifically, FIG. 4 exemplifies a diagnosis list in the tenth year after the new construction of the management target whose management number is XXXXXX.
As shown in FIG. 4, in the diagnosis list generated by the diagnosis list generation unit 124, there is a check box for describing the diagnosis result only in the diagnosis target item selected by the item selection unit 123. Since the diagnosis list shown in FIG. 4 is a diagnosis list in the 10th year, a check box for describing a diagnosis result only in a portion corresponding to a diagnosis target item whose diagnosis cycle (diagnosis time) is 10 to 15 years Exists. Thereby, the diagnostic practitioner who diagnoses the structure can grasp the diagnosis target only by looking at the diagnosis list. As described above, with respect to the housing, the diagnostic operator only performs inspections or repairs as necessary.
Returning to the explanation of FIG. The list output unit 125 outputs the diagnosis list before a predetermined period of time indicated by the diagnosis time associated with the diagnosis list generated by the diagnosis list generation unit 124. More specifically, the list output unit 125 transmits the diagnosis list generated by the diagnosis list generation unit 124 to the mobile terminal 4 via the input / output interface 10. The list output unit 125 may also output the generated diagnosis list to a printer (not shown). Thereby, the diagnostic operator can carry easily to the structure which diagnoses the item described in the diagnostic list | wrist.
It should be noted that the “predetermined period” is a period required for the diagnosis operator to prepare for performing the diagnosis. The predetermined period may be determined in consideration of the type of structure to be managed, the number of items to be diagnosed, and the like, for example, 6 months. The list output unit 125 outputs the diagnosis list before a predetermined period, so that the diagnosis executor can prepare for diagnosis with a margin.
The list output unit 125 may change the predetermined period for each structure in consideration of the type of structure to be managed and the number of items to be diagnosed. For example, the list output unit 125 may make the predetermined period longer for a large structure such as a condominium than for a small structure such as a detached house. Alternatively, the list output unit 125 may make the predetermined period longer in a structure with a larger number of diagnosis target items than in a structure with a smaller number. Accordingly, the diagnosis practitioner can ensure a diagnosis preparation period corresponding to the structure.
FIG. 5 is a diagram schematically illustrating an example of information displayed by the mobile terminal 4 according to the embodiment. FIG. 5 shows an example where the mobile terminal 4 is a tablet PC. As shown in FIG. 5, the management object whose management number is XXXXXXXXX has the owner's name AAAA.
A diagnosis operator who has the portable terminal 4 can display the repair plan ledger for management whose management number is XXXXXX by tapping the repair plan display icon 40 displayed on the screen of the portable terminal 4. . The diagnosis practitioner can also display the latest diagnosis list on the portable terminal 4 by tapping the diagnosis list display icon 41. The diagnosis practitioner can also display past repair items related to the management target by tapping the past display icon 42. In the case where the diagnosis list is displayed on the portable terminal 4, the diagnosis practitioner can record the diagnosis result and the repair result by tapping the check box in the diagnosis list.
Returning to the explanation of FIG. When the item update unit 126 repairs or updates the diagnosis result of the diagnosis target item or the diagnosis target item, the item update unit 126 acquires the result and updates the service life associated with each diagnosis target item. Hereinafter, in the present specification, the diagnosis result of the diagnosis target item and the result of repairing or updating the diagnosis target item are simply referred to as “diagnosis result”.
The item update unit 126 acquires the diagnosis result of the diagnosis target item from the portable terminal 4 via the input / output interface 10. For example, among items to be diagnosed, items that have been replaced change the next diagnosis time based on the useful life of the item to be diagnosed. Further, if the result of diagnosis is different from the general useful life, the useful life is changed. Thereby, the useful life of a diagnostic object item is updated to the newest information, and the accuracy of the information described in the repair plan management ledger can be improved.
As mentioned above, maintenance costs are also stored in the repair plan management ledger. The maintenance cost is managed by the cost acquisition unit 127. Specifically, the cost acquisition unit 127 periodically searches and acquires a database on the Internet for the maintenance cost of each diagnosis target item in the repair plan management ledger, and records it in association with the corresponding diagnosis target item.
Generally, a repair plan for a structure is a plan that lasts for a long period of 20 years or more. For this reason, the maintenance cost of the items to be diagnosed varies from day to day due to price fluctuations, adoption of new materials, increase / decrease in labor costs for the person performing the diagnosis. The item update unit 126 updates the maintenance cost associated with each diagnosis target item when the cost acquisition unit 127 newly acquires the maintenance cost. The diagnosis list generation unit 124 updates the diagnosis list when the item update unit 126 updates information associated with the diagnosis target.
In this way, the cost acquisition unit 127 manages the maintenance cost of each diagnosis target item in the repair plan management ledger so that the diagnosis list generation unit 124 is based on the diagnosis target item selected at each diagnosis time. Then, a diagnosis list including the sum of the maintenance costs of the items to be diagnosed at the diagnosis time is generated. Thereby, the management apparatus 1 which concerns on embodiment can raise the precision of estimation of the maintenance cost in each diagnosis list.
FIG. 6 is a flowchart for explaining the flow of the management process of the structure diagnostic plan executed by the management apparatus 1 according to the embodiment. The processing in this flowchart starts when the management apparatus 1 is powered on, for example.
(S4)。 The item acquisition unit 120 selects a structure to be managed by the management apparatus 1 (S2). The item acquisition unit 120 further acquires a diagnosis target item in the selected structure (S4).
(S8)。 The service life acquisition unit 121 acquires the service life of each diagnosis target item, and the cost acquisition unit 127 acquires the maintenance cost of each diagnosis target item (S6). The update time acquisition unit 122 acquires the diagnosis time of the structure to be managed (S8).
(S14)。 The diagnosis list generation unit 124 generates a diagnosis list in which diagnosis target items are described for each diagnosis time (S10). Until the diagnosis time acquired by the update time acquisition unit 122 approaches (No in S12), the control unit 12 waits for processing. When the diagnosis time acquired by the update time acquisition unit 122 approaches (Yes in S12), the list output unit 125 transmits the diagnosis list generated by the diagnosis list generation unit 124 to the mobile terminal 4 of the diagnosis performer to perform diagnosis. It is notified that the time has approached (S14).
The item updating unit 126 acquires the diagnosis result of the structure by the diagnosis practitioner (S16). The diagnosis list generation unit 124 updates each diagnosis list by reflecting the diagnosis result acquired by the item update unit 126 (S18). When the item update unit 126 updates the diagnosis list, the processing in this flowchart ends.
As described above, according to the management device 1 according to the embodiment, it is possible to manage a diagnosis plan relating to a plurality of members constituting a structure. In particular, the management device 1 can maintain and manage the diagnosis plan by acquiring the results of the diagnosis performed periodically or the results of repairs or updates performed as necessary and feeding back to the management of the items to be diagnosed. .
As mentioned above, although this invention was demonstrated using embodiment, the technical scope of this invention is not limited to the range as described in the said embodiment.
