在本实施例中,多维度物业信息中的各个维度信息可相互关联,可利用某个维度信息作为检索条件,检索该条件下其他物业的各维度信息。如根据某物业的位置属性在生活维度信息中查找,系统会抽取
与此位置周围1000米(可自定义)范围内生活配套信息,同样的也有在交通维度信息中查找,距离该物业2公里的高速路、距离物业5公里的港口、距离物业10公里的机场分别有哪些,系统自动抽取为该物业的交通配套信息。
步骤102:将多维度物业信息按照物业投资阶段进行划分重组,并将划分重组后的多维度物业信息存储在数据库中;其中,物业投资阶段包括:投资需求分析阶段、物业筛选阶段、物业考察阶段和物业交易阶段;数据库存储有若干个物业的多维度物业信息。
在本实施例中,本发明以投资者的视角将物业划分为四个物业投资阶段,分别为:投资需求分析阶段、物业筛选阶段、物业考察阶段和物业交易阶段。步骤102具体为:提取多维度物业信息中各维度信息的字段,以及物业投资阶段中各阶段预设的关键字段;依次将各维度信息的字段和各阶段的关键字段进行匹配,并根据匹配结果,将多维度物业信息中各维度进划分重组。多维度物业信息的划分重组不仅能实现数据整理存储,而且有利于以后的检索和推送。
在本实施例中,各阶段所预设的关键字段并不相同,可结合以往的招商投资经验进行设置。
步骤103:获取用户输入的投资信息,并根据该投资信息查询所述数据库,确定与该投资信息相匹配的物业,将匹配的物业的多维度物业信息呈现给用户。
在本实施例中,步骤103具体为:获取用户输入的投资信息;其中,投资信息包括待呈现物业所对应的第一物业投资阶段;提取投资
信息的字段,并根据投资信息的字段查询数据库中各物业在第一物业投资阶段中的第一维度信息,将第一维度信息与投资信息的字段相匹配的物业确定为该匹配的物业。在步骤102将多维度物业信息划分重组后,按照用户提供投资信息中的第一物业投资阶段做匹配判断,从而确定该匹配的物业。譬如,如果第一物业投资阶段是物业需求分析阶段,则用户更多关注投资区域信息、投资环境相关字段信息,如果是物业筛选阶段,则用户关注的是物业的具体属性。
在本实施例中,将匹配物业的多维度物业信息呈现给用户,该用户可以为投资人、服务专家、服务中介等。
作为本实施例的一种举例,在获取用户输入的投资信息,并根据投资信息查询数据库,确定与该投资信息相匹配的物业之后,还可以包括:根据匹配的物业的第一属性维度信息,向用户发送专家推荐信息;其中,专家推荐信息包含第一属性维度信息所对应的服务专家信息。本举例中的技术方案可以根据匹配物业的物业属性,为用户推荐相应的服务专家。如工程服务专家所关注的层高、承重、卸货平台等,财税律师专家所关注的房产、地税等。当用户输入自己的投资信息,系统匹配到相关的物业后,会根据该投资信息中的第一属性维度信息做判断,给用户推荐相应的服务专家。譬如,用户选择工程服务专家后,与该专家进行沟通,告知其意向物业是哪个、参数分别是哪些等,工程服务专家可以根据匹配物业的多维度物业信息给出自己专业领域的建议和判断,供用户决策参考,进一步提高工业地产服务质量和服务效率。
另一方面,参见图2,图2是本发明提供的基于物业信息的数据处理装置的一种实施例的结构示意图。如图2所示,该装置包括信息获取模块201、信息呈现模块203和信息划分模块202。
其中,信息获取模块201用于获取物业的多维度物业信息。多维度物业信息包括:属性维度信息、生活维度信息、行业维度信息、交通维度信息和交易维度信息。
信息划分模块202用于将多维度物业信息按照物业投资阶段进行划分重组,并将划分重组后的多维度物业信息存储在数据库中;物业投资阶段包括:投资需求分析阶段、物业筛选阶段、物业考察阶段和物业交易阶段;数据库存储有若干个物业的多维度物业信息。
信息呈现模块203用于获取用户输入的投资信息,并根据投资信息查询数据库,确定与投资信息相匹配的物业,将匹配的物业的多维度物业信息呈现给用户。
在本实施例中,信息获取模块201包括第一获取单元。第一获取单元用于通过用户输入或互联网爬虫的方式,获取物业的多维度物业信息。
在本实施例中,信息划分模块202包括第一提取单元和划分重组单元。第一提取单元用于提取多维度物业信息中各维度信息的字段,以及物业投资阶段中各阶段预设的关键字段。划分重组单元用于依次将各维度信息的字段和各阶段的关键字段进行匹配,并根据匹配结果,将多维度物业信息中各维度进划分重组。
在本实施例中,信息呈现模块203包括:第二获取单元和第二提
取单元。第二获取单元用于获取用户输入的投资信息;其中,投资信息包括待呈现物业所对应的第一物业投资阶段。第二提取单元用于提取投资信息的字段,并根据投资信息的字段查询数据库中各物业在第一物业投资阶段中的第一维度信息,将第一维度信息与投资信息的字段相匹配的物业确定为匹配的物业。
作为本实施例的一种举例,该数据处理装置还可以包括推荐模块。推荐模块用于在信息呈现模块203获取用户输入的投资信息,并根据投资信息查询数据库,确定与投资信息相匹配的物业之后,根据匹配的物业的第一属性维度信息,向用户发送专家推荐信息;其中,专家推荐信息包含第一属性维度信息所对应的服务专家信息。
本装置更详细的工作流程和步骤可以但不限于参见于该数据处理方法的相关描述。
由上可见,本发明实施例提供的一种基于物业信息的数据处理方法及装置,在获取物业的多维度物业信息后,按照物业投资阶段对该物业的多维度物业信息进行划分重组,存储到数据库中;再获取用户输入的投资信息,根据投资信息查询数据库,确定与该投资信息相匹配的物业后,将匹配物业的多维度物业信息呈现给用户。相比于现有技术采用投资者和中介人员一问一答的方式获取某一物业的相关信息,本发明技术方案能根据用户输入的投资信息呈现若干个相匹配的物业以及匹配物业的多维度物业信息,为用户提供了完整的多维度服务数据信息,解决了传统地产中介的信息不对称问题。另外,本发明能避免投资人因物业信息缺失而造成投资风险,提高了工业地产服务
质量和服务效率。
进一步的,本发明将物业的多维度物业进行按照物业投资阶段进行划分重组,并根据待呈现物业的第一物业投资阶段查询数据库中的各物业,匹配投资信息中的字段,以确定该匹配物业,解决了传统投资者无法在互联网上查询到合适物业的问题,节省了物业查询时间。
以上所述是本发明的优选实施方式,应当指出,对于本技术领域的普通技术人员来说,在不脱离本发明原理的前提下,还可以做出若干改进和润饰,这些改进和润饰也视为本发明的保护范围。
Claims (10)
- 一种基于物业信息的数据处理方法,其特征在于,包括:获取物业的多维度物业信息;其中,所述多维度物业信息包括:属性维度信息、生活维度信息、行业维度信息、交通维度信息和交易维度信息;将所述多维度物业信息按照物业投资阶段进行划分重组,并将划分重组后的所述多维度物业信息存储在数据库中;所述物业投资阶段包括:投资需求分析阶段、物业筛选阶段、物业考察阶段和物业交易阶段;所述数据库存储有若干个物业的多维度物业信息;获取用户输入的投资信息,并根据所述投资信息查询所述数据库,确定与所述投资信息相匹配的物业,将所述匹配的物业的多维度物业信息呈现给所述用户。
- 根据权利要求1所述的基于物业信息的数据处理方法,其特征在于,所述获取物业的多维度物业信息,具体为:通过用户输入或互联网爬虫的方式,获取所述物业的多维度物业信息。
- 根据权利要求1所述的基于物业信息的数据处理方法,其特征在于,所述将所述多维度物业信息按照物业投资阶段进行划分重组,具体为:提取所述多维度物业信息中各维度信息的字段,以及所述物业投资阶段中各阶段预设的关键字段;依次将各维度信息的字段和各阶段的关键字段进行匹配,并根据 匹配结果,将所述多维度物业信息中各维度进划分重组。
- 根据权利要求3所述的基于物业信息的数据处理方法,其特征在于,所述获取用户输入的投资信息,并根据所述投资信息查询所述数据库,确定与所述投资信息相匹配的物业,具体为:获取用户输入的投资信息;其中,所述投资信息包括待呈现物业所对应的第一物业投资阶段;提取所述投资信息的字段,并根据所述投资信息的字段查询所述数据库中各物业在所述第一物业投资阶段中的第一维度信息,将所述第一维度信息与所述投资信息的字段相匹配的物业确定为所述匹配的物业。
- 根据权利要求1所述的基于物业信息的数据处理方法,其特征在于,在所述获取用户输入的投资信息,并根据所述投资信息查询所述数据库,确定与所述投资信息相匹配的物业之后,还包括:根据所述匹配的物业的第一属性维度信息,向所述用户发送专家推荐信息;其中,所述专家推荐信息包含所述第一属性维度信息所对应的服务专家信息。
- 一种基于物业信息的数据处理装置,其特征在于,包括:信息获取模块,用于获取物业的多维度物业信息;其中,所述多维度物业信息包括:属性维度信息、生活维度信息、行业维度信息、交通维度信息和交易维度信息;信息划分模块,用于将所述多维度物业信息按照物业投资阶段进行划分重组,并将划分重组后的所述多维度物业信息存储在数据库中; 所述物业投资阶段包括:投资需求分析阶段、物业筛选阶段、物业考察阶段和物业交易阶段;所述数据库存储有若干个物业的多维度物业信息;和,信息呈现模块,用于获取用户输入的投资信息,并根据所述投资信息查询所述数据库,确定与所述投资信息相匹配的物业,将所述匹配的物业的多维度物业信息呈现给所述用户。
- 根据权利要求6所述的基于物业信息的数据处理装置,其特征在于,所述信息获取模块包括第一获取单元;所述第一获取单元用于通过用户输入或互联网爬虫的方式,获取所述物业的多维度物业信息。
- 根据权利要求6所述的基于物业信息的数据处理装置,其特征在于,所述信息划分模块包括第一提取单元和划分重组单元;所述第一提取单元用于提取所述多维度物业信息中各维度信息的字段,以及所述物业投资阶段中各阶段预设的关键字段;所述划分重组单元用于依次将各维度信息的字段和各阶段的关键字段进行匹配,并根据匹配结果,将所述多维度物业信息中各维度进划分重组。
- 根据权利要求8所述的基于物业信息的数据处理装置,其特征在于,所述信息呈现模块包括:第二获取单元和第二提取单元;所述第二获取单元用于获取用户输入的投资信息;其中,所述投资信息包括待呈现物业所对应的第一物业投资阶段;所述第二提取单元用于提取所述投资信息的字段,并根据所述投 资信息的字段查询所述数据库中各物业在所述第一物业投资阶段中的第一维度信息,将所述第一维度信息与所述投资信息的字段相匹配的物业确定为所述匹配的物业。
- 根据权利要求6所述的基于物业信息的数据处理装置,其特征在于,还包括推荐模块;所述推荐模块用于在所述信息呈现模块获取用户输入的投资信息,并根据所述投资信息查询所述数据库,确定与所述投资信息相匹配的物业之后,根据所述匹配的物业的第一属性维度信息,向所述用户发送专家推荐信息;其中,所述专家推荐信息包含所述第一属性维度信息所对应的服务专家信息。
