SPECIFICATION forming part of Letters Patent No. 719,143, dated January 27, 1903. Application filed February 8, 1901. Serial No. 46,547. (No model.)
T all whom, it may concern:
Be it known that I, ROBERT C. RUSSELL, a resident of Williamsport, inthe county of Lycoming and State of Pennsylvania, have invented certain new and useful Improvements in Indexes; and I do hereby declare the following to be a full, clear, and exact description of the invention, such as will enable others skilled in the art to which it appertains toro make and use the same.
My invention relates to an improved index, the object of the invention being to provide a combined grantee and grantors indexin which will appear the names of both, and the charr5 acter of the party whose name is indexed wil be readily understood by the index itself.
A further object is to provide a single index in which any and all transactions or transfers concerning property can be traced 2o by the knowledge of the name of any party to any transaction concerning the property.
With these objects in view the invention consists in certain novel arrangements of the name and other columns and identifying data to the transactions, as will be more fully hereinafter described, and pointed out in the claims.
The accompanying drawing is a face view of two pages of an open book illustrating my 3o .improvements i The column l on the left of the sheet is devoted to an explanation of the index for tinding any ,uname and refers to the page on which the name will be found and is entitled at the head of the column Index The next column 2 is designated as Location and is devoted to describing the location of the property transferred. The next three columns are entitled Date of deed, and the 4o captions of the several columns are Year, Day, and Illonth, and the date of the deed is recorded in these columns. The next two columns are entitled Where recorded, and the individual columns Page and Volume The next column 3 is entitled Names of grantors, in which appear the names of grantors of the property described, and the instrument in which the parties in this column appear as grantors is traceable 5o by the preceding columns. A column 4 is then left blank to permit the folding of the sheet for binding. The next column is entitled Characteristics as grantee and re fers to the character of the party as grantee whose name appears in the next column 5, which latter is entitled Look in this column for the name you are searching and contains the names of all parties to the transactions indexed according to the explanation in the first column at the left hand of the sheet. 6o The next column is entitled Characteristics as grantor and refers to the character of the party whose name appears in the preceding column when he transfers the property to the party or parties appearing in the next column 6, which is entitled Names of grantees, and in this column the names of all parties appear to whom the parties in column 5 assign. The particular arrangement of the several columns can be varied Without. departing from my invention, the only essential arrangement being that the column 5, in which appear the names of both grantors and grantees, should be between the columns 8 and 6.
To find all record of any property, it is simply necessary to know the name of any party to any transaction-"as, for instance, we know that James Acroyd at one time owned a cer- 9o tain piece of ground. We take the index book A andlook in the index at the left-hand side of any sheet for the first letter of the Christian name, which is J, and in the same we find the first two letters of the last name, Ac, which refers us to the proper page to turn. Here we look downV the column 5 until the name is reached, and the names on the same line in the column 3 will designate the grautors names from Whom James Acroyd rco derived title, the columns to the left giving all necessary information for finding the recorded instruments to such transfers, and to the right of column 5 We will find the names of the grantees to Whom James Acroyd transferred the property and all necessary information for finding the recorded instruments.
It will thus be seen that with my improved index the name of any party who has ever held an interest in property will appear in the column 5, and hence this index will do away with the necessity for separate indexes for grantees and grantors, thus saving a great amount of time and labor in preparing the indexes and in title-searching.
The columns marked Characteristics as grantee and Characteristics as grantor are important features of my invention. As before explained, all names, whether grantor or grantee, are placed in the column 5, marked The name you are searching. The columns marked Characteristics as grantee and Characteristics as grantor 7 are to receive data explaining the characters of the parties whose names appear inthe column 5. The name John G. Adams appears in column 5, and he appears as grantee of Samuel Brown and his wife to property located in Loyalsock township. John G. Adams is also grantee of property located in Brown township from Jacob Smith; but in this transaction John G. Adams appears as executor. In the column Characteristics as grantee7 the entry from Brown to Adams is blank; but the abbreviation Exin appears in that column from Smith to Adams. Without the column Characteristics as grantee the name John G. Adams would have to be written twice in order to show that one transfer was to him personally, while heI was acting as executor in the other. Using the name John G. Adams as grantor in the column 5 he transfers as sheriff the piece of property to Villiam King located in Limestone township and another by Adams to Samuel Smith in Loyalsock township, and these facts are noted in the column marked Characteristics as grantor. This last transfer may be the same property sold to him by Samuel Brown in Loyalsock township and the title being in his own name.
In order to make a complete chain of title on the record, it must be indexed in his name as Admn when sold by administrator of his estate. This fact would be noted in the column marked Characteristics as grantor. Thus in the column to the left of column 5 it is noted in what capacity the party entered in column 5 was granted, and in the column to the right of column 5 will be noted the capacity as grantor of the party whose name appears in column 5.
While my improved index is especially adapted for indexing recorded transfers of real estate and patent rights, it is also equally adapted for any kind of transfers of property, and I do not wish to be limited to any particular use, but consider myself at liberty to use it for any purpose for which it may be applicable.
Various slight changes might be made in the general arrangement of the columns and the titles thereof Without departing from my invention, and I t-herefore do not wish to be limited to the precise printed 'and ruled sheet shown.
Having fully described my invention, what I claim as new, and desire to secure by Letters Patent, is-
l. An index for transfers of property, comprising a book, each page or sheet of which has a column designated to receive names of all parties who have figured in transfers of property, said page or sheet having a column to the left of the rst-mentioned column designated to receive the names of grantors Who have transferred property to the parties whose names appear in the first-mentioned column, and said page or sheet having a column to the right of the first-mentioned column designated to receive names of grantees to whom the parties whose names appear in the rstmentioned column have transferred property.
2. An index for transfers of property, comprising a book each page or sheet of which has a column designated to receive names of all parties who have figured in transfers of property, said page or sheet having a column to the left of the first-mentioned column designated to receive the names of grantors who have tran sferred property to the parti es whose names appear in the first-mentioned column, and said page or sheet having a column to the right of the firstementioned column disposed to receive names of grantees to Whom the parties whose names appear in the first-mentioned column have transferred property, said page also having columns designated to contain the dates and place of record of the deeds and the location of the property.
3. An index for transfers of property, comprising a book each page or sheet of which has a column designated to receive names of all parties who have figured in transfers of property, said page or sheet having a column to the left of the first-mentioned column designated to receive the names of grantors who have transferred property to the parties whose names appear in the first-mentioned column, and said page or sheet having a column to the right of the first-mentioned column designated to receive names of grantees to Whom the parties whose names appear in the firstmentioned column have transferred property, and an index or key substantially such as described, on each page or sheet of the book for locating, in the book, the name of any party in the first-mentioned column.
