Abstract
Description
The present application relates to a method and a material for providing a building construction, and in particular a flashing system comprising a drainage plane for the removal of moisture.
Prevention of water damage is a problem in the building construction industry. In particular, external moisture, such as rain, can cause decay and mold growth of wood when it comes into prolonged contact with the interior structure of a building. Wood rot causes structural damage and very expensive repair costs. Molds can harm the health of residents in buildings by causing allergies and other diseases.
Moisture intrusion can occur over time by a combination of various mechanisms. For example, buildings may sink after several years. The shapes of the buildings are warped and no longer square or flat. Window joints and sealants may be separated, and then there may be many gaps in the flashing. Rainstorm that strikes at off-normal angles can seep through the sides of the barrier. In addition, moisture can be generated by the occupants inside the home, for example by cooking, washing, bathing, and other such activities. After this moisture is generated, it can migrate through the wall to the outside, where it can condense. If not removed, these condensates can cause other causes of flooding.
Today, the residential and commercial building market as a whole is driven by soaring costs of litigation and claims management due to the effects of mold and flooding on building envelope parts using current state-of-the-art technology for clam systems. I'm under threat. Organizations like AAMA are attempting to develop minimum standards for self adhering flashing and focus on the design of the current generation, ignoring the need for drainage suitable for building / opening interfaces.
To prevent flooding, the building industry uses moisture barriers that are impervious to water. Such moisture barriers include polymer sheets (eg, TYVEK ™ brand polyolefin sheets), asphalt saturated felt or paper, and the like. A barrier is attached around the windows to prevent water from leaking through the joint between the window frame and the wall on which it is installed. The clam may include sheets of metal, polymer films, bitumen, coatings of silicon and other sealants, face films and other materials well known in the building art. The problem with conventional clappers and methods is that drainage or outflow is not easy once water enters behind the trim and cladding. The absence of drainage in the clappers has the disadvantage of trapping moisture between the exterior trim, cladding and siding.
Current barrier systems use large amounts of heavy, flexible materials to block water and to fit on uneven surfaces. This typical chemical structure limits the temperature efficiency and the range of installation. Current barrier systems generally experience compatibility problems with sealants used around the gaps of windows and doors to seal gaps and seal windows in place. These products, where all impermeable materials and solid face films are used, do not create a drainage surface for moving water below the edges of the window, and do not introduce air to promote evaporation.
What is needed, and what the present invention provides, is a drain surface in the immediate vicinity of a window, door, or joint in the most vulnerable part of the building envelope for removal of moisture.
