【発明の属する技術分野】
本発明は集合住宅住戸の間取り計画プログラムを記録した記録媒体に関し、とくに集合住宅の入居希望者に住戸を指定させると共に指定住戸の間取りを選択させるために使用する間取り計画プログラムを記録した記録媒体に関する。本発明は、分譲集合住宅の販売時や賃貸集合住宅の入居者募集時に活用することができる。

【従来の技術】
従来の集合住宅における住戸の間取りは、各住戸の占有面積や柱・梁の位置等を基準とし、また全ての入居者に合わせることが困難であるため幾種類かの条件(家族構成や生活様式など)を想定して計画・設計する場合が多い。入居者は、既製の限られた間取りの中から適当な住戸の選択を強いられる場合が多く、希望のライフスタイル等に合った間取りの住戸を探し出すためには多くの時間と労力を必要としている。また、間取りの変更も容易でないため、家族構成の変化や子供の成長、高齢化等のライフステージの変化に伴って間取りの変更が必要となった場合は転居を強いられる場合も多い。

このような従来の集合住宅の問題点を解決するため、例えば建物を免震構造や制震構造とすることにより、住戸の間取りの自由度を高めた集合住宅が提案されている。図14(A)を参照するに、通常の集合住宅建物1aでは地震力に耐えるため柱や梁を太くする必要があり、柱の間隔を広くすることも困難であるため、住戸2aの実質有効空間が小さく間取りにも制約が多い。これに対し同図(B)に示す免震構造の集合住宅建物1bでは、太い柱や梁が不要となり住戸2bの室内空間を広々とした使い勝手のよいものにできるので、自由な間取りの計画・設計が可能となる。

また本出願人は、間取りの自由度を高めると共に間取りの変更を容易にしてライフスタイルやライフステージの変化に柔軟に対応できる集合住宅を開発し、特開平10-037497号公報に開示した。同公報の発明は、集合住宅の住戸を複数のゾーンに区分けし、各ゾーン内への柱や梁の突出を避けて床や天井をフラット化し、各ゾーンをそれぞれ可変間仕切りで任意の室に自在に間仕切り可能とし又はキッチンセット、洗面所、ユニットバスなどの室を任意位置に自在に配置可能としたものである。ゾーン区分けの一例は、住戸を居間等が配置されるパブリックゾーン、寝室等が配置されるプライベートゾーン、キッチン等が配置されるユーティリティゾーンの3つに区分けするものである。また可変間仕切りは再利用可能な壁ユニット、収納ユニット、建具ユニットの組合せとすることができる。可変間仕切りやキッチンセット、ユニットバス等は配置を比較的容易に変更でき、しかも再利用可能とすることによりライフスタイルやライフステージの変化に応じた柔軟な間取りの選択・変更が可能となる。

【発明が解決しようとする課題】
しかし、住戸の間取りの自由度を高めた集合住宅においても、間取り計画は技術的な裏付けを必要とするため、入居者が自分で間取り計画を作成することは難しく、技術的な専門家との打合せ等多くの時間と労力を要する。また、間取り計画では入居者に多数の選択肢を提案して入居者が自己の意思で選択することが望ましいとされているが、パンフレット等の印刷物では提案できる間取りの選択肢の数に限界があり、また多数の間取り選択肢を適切な方法で提供する方法も開発されていないので、必ずしも充分な数の選択肢を入居者に提案できていない問題点がある。

経済社会の成熟化に伴うニーズの多様化に対応するため、入居希望者の多様なニーズに応じた多数の間取り図を提案し、その多数の間取り図を比較することにより専門家の援助がなくても入居希望者が簡単に間取りを計画できるシステムの開発が望まれている。

そこで本発明の目的は、入居希望者がニーズに応じた間取りの住戸を簡単に選択できる集合住宅住戸の間取り計画プログラムを提供するにある。

【課題を解決するための手段】
図1〜図6及び図8を参照するに、本発明の集合住宅住戸の間取り計画プログラムを記録した記録媒体は、集合住宅1の入居希望者に住戸2(図14参照)を指定させると共に指定住戸2の間取りを選択させるためコンピュータを、集合住宅1の住戸区画選択画面 G20 (図8参照、例えば図3の住戸選択画面 20 )と住戸2毎の間取り選択画面 G30 (図8参照、例えば図6の間取り選択画面 23 )と間取り特徴別に分類した各住戸の複数の床面間取り図7T(図6参照)とを記憶する記憶手段、住戸区画選択画面 G20 を表示し且つその画面上で住戸2の位置を指定させる住戸指定手段、指定された住戸2の間取り特徴の一覧と共に間取り選択画面 G30 を表示し且つ間取り特徴の特定に応じ指定住戸2の床面間取り図7Tを間取り選択画面 G30 上に表示して指定住戸2の間取りを選択させる間取り選択手段、指定された住戸2及び選択された間取りの結果を記録する記録手段、並びに間取り選択画面 G30 を住戸区画選択画面 G20 に戻す画面戻し手段として機能させる間取り計画プログラムを記録したものである。

【発明の実施の形態】
本発明は、コンピュータを用いて入居希望者による容易な住戸の間取り計画の作成を可能とする。本発明は、図14(B)に示す免震構造や制振構造の集合住宅1bに適用可能であるが、本発明の適用対象は免震構造や制振構造に限定されない。コンピュータには、集合住宅の住戸区画選択画面 G20 と、住戸毎の間取り選択画面 G30 と、各住戸の住戸床面3(図4参照)を複数の機能別空間5に配分する1以上の空間配分計画6と、各空間配分計画6に対する複数の床面間取り図7Tとを記憶する。一般に建築空間は複数の室空間が集まったものと考えることができ、各室空間は機能別に集めて例えば共同的空間、個人的空間、その他の空間のようにブロック化することができる。本発明における機能別空間5は室空間を機能別に集めたブロックに相当するものであり、空間配分計画6は住戸床面3に合わせて前記ブロックを配置する配置計画(ブロックプランニング)に相当するものである。空間配分計画6は平面的な配分だけでなく、階層状に積み上げた配分も含む。

コンピュータに記憶するデータの構造の一例を図2に示す。同図では、集合住宅の住戸毎に住戸平面図4T(図4参照)を記憶し、住戸平面図4Tと関連させて空間配分計画6を記憶している。住戸平面図4Tに対して複数の空間配分計画6a、6b、……を記憶しているが、空間配分計画6は1つあれば足りる。同図の空間配分計画6aは、住戸床面3を3つの機能別空間5、即ち寝室を中心としたプライベートゾーン5P、水廻りを中心としたユーティリティゾーン5U、居間・食堂を中心としたリビングゾーン5Lに配分する例である。但し、空間配分計画6における機能別空間5の数や機能は図示例に限定されない。

図2の各空間配分計画6に対して、複数の住戸床面間取り図7Tを作成して記憶する。床面間取り図7Tは、図6に示すように、住戸の各室の配置を表した図面である。図2では、空間配分計画6aの各機能別空間5P、5U、5Lに対して、それぞれ複数の空間間取り図8P1、8P2、8P3、8P4、……;8U1、8U2、8U3、……;8L1、8L2、……を作成して記憶している。この場合は、3つの機能別空間5P、5U、5Lからそれぞれ間取り図8P、8U、8Lを1つずつ選択して組合せることにより、複数の床面間取り図7Tを構成する。各機能別空間5P、5U、5L毎に空間間取り図8P、8U、8Lを作成する図2のデータ構造とすれば、空間間取り図8P、8U、8Lの数を乗じた積に相当する組合せ数の床面間取り図7Tを作り出すことができ、床面間取り図7Tの選択肢の数を飛躍的に増大させることができる。但し、床面間取り図7Tは空間配分計画6に対して複数作成したものであれば足り、そのデータ構造は図2の例に限定されない。

更に図2では、床面間取り図7T又は空間間取り図8P、8U、8Lに対応させて、それぞれ間取りに要する間仕切り部材及び/又は設備の種類と数量10を記憶している。間取り図7T又は8毎に部材・設備の種類及び数量10を記憶しておけば、後述するように間取り計画に要する部材・設備の種類毎の数量やコストを迅速に算出することも可能である。

図1は、集合住宅1の住戸区画選択画面 G20 と、住戸2毎の間取り選択画面 G30 と、各住戸2の空間配分計画6及び床面間取り図7Tとを記憶したコンピュータを用いて本発明を実施する場合の処理の流れ図の一例を示す。以下、同図を参照して本発明の間取り計画プログラムを説明する。先ずステップ101において、例えば図3の住戸選択画面20(図8のG22に相当)をコンピュータのモニタ上に表示し、入居希望者に希望住戸2の位置を問い合わせる。入居希望者は、ステップ102において、例えば住戸選択画面20上で住戸の位置(階層及び水平位置)をマウスでクリックすることにより、希望住戸2を指定する。また、住戸選択画面20の最下行の面積・形状欄をクリックすることにより、図4の住戸平面図表示画面21(図8のG21に相当)を表示することができる。入居希望者は、図4で住戸床面の面積・形状を確認しながら、同画面21の最下行の決定欄をクリックして住戸2を指定してもよい。但し住戸2の指定方法は図示例に限定されない。

次にステップ103において、例えば図5に示す空間配分計画6の選択画面22をモニタ上に表示し、指定住戸2に適用する空間配分計画6を入居希望者に問い合わせる。図5の選択画面22は、指定住戸2に適用可能な空間配分計画6a、6b……の名称の一覧表示(画面22の右側。図2参照)を含む。入居希望者は、ステップ104において、選択画面22に表示された空間配分計画6a、6b……の名称を比較し、所望の空間配分計画6の名称を例えばマウスでクリックすることで選択する。

また図5の選択画面22は、選択した空間配分計画6の計画図6Tを住戸平面図4T上に重畳した重畳表示(画面22の左側)を含む。空間配分計画図6Tは、空間配分計画6の各機能別空間5P、5U、5Lの位置・面積・形状を識別可能に図示したものである。同図(A)は空間配分計画6a(例えば中央キッチンタイプ)に対応する計画図6Ta、同図(B)は空間配分計画6b(例えば採光キッチンタイプ)に対応する計画図6Tbを示す。入居希望者は、重畳表示を比較しながら最下行の決定欄をクリックして所望の空間配分計画6を選択することができる。

但し、空間配分計画図6Tの重畳表示(画面22の右側)は本発明に必須のものではない。空間配分計画6a、6b……が一覧表示(画面22の右側)によって相互に比較可能である場合は、重畳表示は省略可能である。なお、空間配分計画図6Tにおける各機能別空間5の位置・面積・形状は、設計可能な範囲内で任意に定めることができ、図示例に限定されない。例えば住戸2の床又は天井を二重構造とすることにより、水廻りを含む機能別空間5Uの位置・面積・形状も自在に移動・変形可能である。

ステップ105では、例えば図6に示す床面間取り図7Tの選択画面23(図8の G34 に相当)をモニタ上に表示し、選択した空間配分計画6に対応する床面間取り図7Tを選択可能な態様で表示する。図6の選択画面23は、空間配分計画6に適用可能な床面間取り図7Tの名称の一覧表示(画面23の右側)と、床面間取り図7Tを住戸平面図4T又は空間配分計画図6T上に重畳した重畳表示(画面23の左側)とを含む。入居希望者が何れかの床面間取り図7Tの名称を例えばマウスでクリックして選択すると(ステップ106)、選択した床面間取り図7Tが重畳表示される(ステップ107)。入居希望者は重畳表示を観察しながら所望の床面間取り図7Tが発見できたか否かを判断し(ステップ108)、発見できない場合はステップ105〜107を繰り返す。所望の床面見取り図7が発見できた場合は、画面23の最下行の決定欄をクリックする。

ステップ108で床面間取り図7Tを選択したのち、ステップ109において、間取り計画に要する部材・設備の種類及び数量を算出して表示する。部材・設備の表示画面27の一例を図7に示す。同図の表示画面27は、選択した床面間取り図7T(又は空間間取り図8P、8U、8L)の表示と、部材・設備の種類別の数量表示とを含む。間取り計画に要する部材・設備の数量は、選択した間取り図7T(又は空間間取り図8P、8U、8L)と対応させてコンピュータに記憶した部材・設備の種類及び数量10(図2参照)に基いて算出する。また、部材・設備の種類別の単価を記憶しておけば、算出した部材・設備の種類別の数量に基いて部材・設備のコストを算出して表示できる(ステップ114)。

間仕切り部材の一例は、着脱が容易で道ずれ工事などを必要とせずしかも再利用可能な可変間仕切り、可変建具、収納ユニット等である。また設備の一例は、再利用可能なシステムキッチン、システム洗面台、ユニットバス、衛生ユニット等である。部材・設備を再利用可能とすることにより、例えばライフスタイルやライフステージの変化に応じた柔軟な間取りの変更が可能となる。

本発明の間取り計画プログラムによれば、集合住宅1の住戸区画選択画面 G20 と、住戸2毎の間取り選択画面 G30 と、各住戸2の予め設計可能な空間配分計画6及び床面間取り図7Tとを作成してコンピュータに記憶しておくことにより、技術的な専門家の援助がなくても入居希望者が簡単に集合住宅の住戸の間取り計画を作成することができる。また、空間配分計画6と床面間取り図7Tとの組合せにより間取り計画を作成するので、従来のパンフレット等の印刷物に比し、入居希望者に提供できる選択肢の数を増やすことができる。更に、床面間取り図7Tを複数の空間間取り図8P、8U、8Lの組合せとすることにより、一層飛躍的に選択肢の幅を広げることができる。

図1の流れ図のステップ110では、間取り計画で用いる部材・設備の仕様グレード(仕上、設備仕様等)、仕様デザイン(仕上、建具デザイン等)、カラースキーム(カラーバリエーション、カラーハーモニー、カラーバランス等を含む)の選択画面(図8のG40、G50に相当)を表示し、ステップ111において入居希望者による仕様の選択、及びカラースキームの選択を可能としている。またステップ112ではオプション選択画面(図8のG60に相当)を表示し、ステップ113において、入居希望者によるオプション(造作家具、置家具、空調、照明等)の選択を可能としている。ステップ101〜109の間取り計画に、ステップ110〜113の仕様、カラースキーム、オプションの選択を組合せることにより、入居希望者の選択肢を一層拡大して最適の住戸の選定を促進し、入居希望者の間取り計画に対する満足度を高めることが期待できる。

図2のデータ構造の空間配分計画6と床面間取り図7T、及び図1の流れ図の間取り計画プログラムをCD(Compact Disk)やDVD(Digital Versatile Disk)等の記録媒体に記録し、その記録媒体を従来のパンフレット等の紙媒体に代えて入居希望者に集合住宅の販売募集用に配布することができる。入居希望者は、自宅のパソコン等を利用して上述した間取り計画プログラムを実行し、自己の選択で満足度の高い間取り計画を作成することができる。

また、集合住宅1の供給会社、販売会社のコンピュータに空間配分計画6と床面間取り図7Tと間取り計画プログラムを記録し、インターネット等のネットワークを介して間取り計画プログラムを利用可能とすることができる。この場合も入居希望者は、前記コンピュータにネットワーク経由で接続した端末を介して、自宅に居ながら住戸の間取り計画を作成することができる。また、ネットワークを介して間取り計画プログラムを利用可能とした場合は、入居希望者の間取り計画の結果を供給会社や販売会社に伝送して利用することも可能であり、間取り計画に関する双方向の情報交換が期待できる。

図8は、本発明の間取り計画プログラムを記録した記録媒体又はネットワーク経由で接続したコンピュータにおける画面遷移図の一例を示す。間取り計画を開始する場合は、スタート画面G01から目次選択画面G02を表示し、入居希望者が希望する処理画面G10〜G70を選択する。目次選択画面G02で集合住宅の概要表示画面G10を選択すると、集合住宅2のロケーションアクセス、周辺環境、建物本体の計画概要、コンセプトの特徴、共用部等を説明する画面G11〜G15が表示される。また住戸区画の選択画面G20を選ぶと、例えば面積・形状、位置又は価格から住戸を選択する画面G21〜G23が表示され、面積・形状、位置又は価格から希望する住戸を指定することができる。

図8の間取り選択画面G30は、住戸区画選択画面G20で指定した住戸の間取りを選択する処理である。間取り選択画面G30の一例を図9に示す。同図により入居希望者は、間取り特徴別、ライフステージ別、ライフスタイル別(用途別)、nLDK別に、住戸毎の間取り計画を作成することができる。

図13の流れ図を参照するに、ライフステージ別間取り選択では、先ずステップ1301で入居希望者に対し、例えば図10(A)の入居者(家族)数とその年齢の選択画面G32を表示する。図10(A)の選択画面G32では、家族形成期タイプ、夫婦+子2人(標準家族)タイプ、夫婦+子4人(多子家族)タイプ、夫婦+老人(多世代タイプ)タイプの4つから入居者数と居住者の年齢を選択できる。必要に応じて、選択画面G32で居住者の趣向タイプを選択するようにしてもよい。図13のステップ1302で入居希望者が何れかのタイプを選択することにより入居者数と居住者の年齢(又は趣向タイプ)を応答し、ステップ1303では、応答された入居者数とその年齢(又は趣向タイプ)に適した間取りを与える空間配分計画6と床面間取り図7Tを住戸平面図4T上に重畳表示する(図10(A)の選択画面G32の左側)。

更に図13のステップ1304では、重畳表示された住戸全体の間取りを観察しながら、部屋単位の間取り変更の必要があるか否かを入居希望者が判断する。部屋単位の間取りを変更する場合は、図10(A)の選択画面最下行の部屋単位間取り変更欄をクリックすることにより、図10(B)の部屋単位の間取り変更画面を表示する。同図(B)の選択画面では、図6と同様に機能別空間毎に間取り図を選択することができ、部屋単位の間取り変更が可能である(ステップ1305〜1306)。必要に応じて部屋単位の間取り変更を繰り返した後(ステップ1307)、同図(B)の選択画面最下行の決定欄をクリックすることにより部材・設備表示画面27(図7参照)を表示する(ステップ1308)。部材・設備表示画面27に表示した部材・設備の種類別の数量やコストは記録媒体又はネットワークコンピュータに蓄積する(ステップ1309)。
