Detailed Description
The present invention will be described in further detail with reference to the accompanying drawings and examples. It is to be understood that the specific embodiments described herein are merely illustrative of the invention and are not limiting of the invention. It should be further noted that, for the convenience of description, only some structures related to the present invention are shown in the drawings, not all of them. The technical scheme of the application conforms to relevant regulations of national laws and regulations in terms of data acquisition, storage, use, processing and the like.
Fig. 1 is a flowchart of a property unit splitting method according to an embodiment of the present invention, where the method is applicable to a case where a property unit is automatically split according to a user requirement, and the method may be executed by a property unit splitting apparatus, and the apparatus may be implemented in a software and/or hardware manner. As shown in fig. 1, the method specifically includes the following steps:
and step 110, judging whether the splitting or merging condition is met or not according to the input information and a preset rule, and splitting or merging the original property unit when the splitting or merging condition is met to obtain a new property unit.
The property unit is the minimum unit for the actual operation of property assets and can be divided into buildings, floors, rooms and the like according to property management customization. The property assets are the general names of property services, facilities, real estate assets and real estate combined investment, and the embodiment of the invention particularly refers to the real estate assets which comprise residences, shops, office buildings, plants, warehouses and the like.
Wherein the original property unit refers to the property unit before splitting or merging, and the new property unit refers to the property unit after splitting or merging.
The input information may include an original unit to be split and an original unit to be merged, and the input may be through a selection action or a field input action. Optionally, when the input information includes the original unit to be split, the input information may further include the split number and the split area of the original unit to be split.
The preset rule can be a preset rule to be followed when the original property unit is split or combined. The splitting and combining can correspond to a set of preset rules, the combining can correspond to a set of preset rules, and the split and combining corresponding preset rules are different.
In the step, whether the original property unit meets the splitting or merging condition is automatically judged according to the input information and the preset rule, so that the condition that the splitting or merging condition is not met can be automatically eliminated, the original property unit is split or merged when the condition is met, manual splitting or merging actions on a system are not needed, and the splitting and merging process is simplified.
And step 120, taking the information which does not change after the original property units are split or combined as the corresponding information of the new property units.
The information of the original property unit includes, but is not limited to, the unit area, the unit name, the belonging property area, the operation management unit, the branch management leader, the responsible department, the grid member, the property source mode, the source unit name, the existence or nonexistence of the property right, the product number, the certificate carrying area, the actual measurement area, the certificate carrying usage, the right owner, the usage state, the renting state, the expiration of 6 months, the vacancy start time, the vacancy reason, the latest safety inspection date, the detailed address, the completion year, the building age, the property structure, the property account entry value, the account entry year, the property evaluation value, the normal operation, the reason of the abnormal operation, the existence of problems and the like. The information of the new property unit may also include at least part of the above fields of the original property unit, and exemplarily, the information of the new property unit includes a unit area, a unit name, a property region, an operation management unit, a branch management leader, a responsible department, a grid member, a property source mode, a source unit name, presence or absence of a property right certificate, a property certificate number, a certificate carrying area, an actually measured area, a certificate carrying application, a right owner, a use state, a rental state, expiration of 6 months, an empty start time, an empty reason, a latest safety inspection date, a detailed address, an completed year, a building age, a property structure, normal operation or not, an abnormal operation reason, a problem and the like of the new property unit. The information of the new property unit comprises at least partial information of the original property unit, namely, at least partial information of the original property unit is used as the information of the new property unit.
After the original property is split or merged in the step 110, the information of the new property unit is generated according to the information of the original property unit, and the information of the new property unit includes at least part of the information of the original property unit, so that the repeated entry process in the information of the new property unit in the prior art is not needed, errors possibly occurring in the repeated entry process are avoided, the information statistics process of the new property unit is simplified after the property unit is split or merged, and the waste of human resources is reduced.
Specifically, the new property unit obtained by splitting or combining the original property unit inherits the information of the original property unit, which does not change due to splitting or combining, and further does not need to re-input the information which does not change due to splitting or combining, so that the information statistics process of the existing property unit is simplified. Illustratively, the information that does not change after splitting or merging includes an operation management unit, a branch management leader, a responsible department, a grid member, a property source mode and a source unit name. For example, it may be predefined which field information does not change after the original entity unit is split or merged, and then the predefined information that does not change in the original entity unit is used as the corresponding information of the new entity unit.
Optionally, before the splitting or merging the original property unit according to the input information and the preset rule to obtain the new property unit, the method further includes: receiving the input property asset related information;
the property asset related information comprises a property region, property right information and original property unit information, and the original property unit information is associated with the property region and the property right information.
Wherein the property assets comprise property assets and property-free property assets, property information needs to be entered into property rights. The property unit is the minimum unit for actually operating the property assets, and is related to the property area and property right information (if having property right). When the unit is in a renting state, the unit needs to correspond to a renting contract one by one.
And step 130, generating the area information of the new property unit according to the area information of the original property unit and/or the input area information.
Specifically, after the original property units are split or merged to obtain the new property units, the area information of the new property units is inevitably changed relative to the original property units, so that the area information of the original property units cannot be used as the area information of the new property units. In this step, the area information of the new property unit is generated according to the area information of the original property unit and/or the input area information, and for example, when the information of several original property units is combined, the area information of the new property unit can be calculated according to the area information of the original property unit; when an original property unit is split into a plurality of new property units, the area information of the new property units can be generated according to the split areas corresponding to the input new property units.
According to the property unit splitting and combining method, whether the original property unit meets the splitting or combining condition is judged according to the input information and the preset rule, and the original property unit is split or combined when the splitting or combining condition is met, so that a new property unit is obtained, and the condition that the splitting or combining condition is not met is eliminated in time. And after the original property units are split or combined, the information which does not change is taken as the corresponding information of the new property units, the repeated input process of the information of the new property units in the prior art is not needed, and errors possibly occurring in the repeated input process are avoided. In addition, the area information of the new property unit is generated according to the area information of the original property unit and/or the input area information, and then the area information of the new property unit is automatically calculated, so that after the property units are split or combined, the information statistics and calculation process of the new property unit is simplified, and the waste of human resources is reduced
Fig. 2 is a flowchart of another property unit folding method provided in an embodiment of the present invention, and referring to fig. 2, optionally, the property unit folding method includes:
and 310, receiving and inputting the splitting number and splitting area of the original unit to be split.
Specifically, when the property unit is split, a user may first select an original property unit as an original property unit to be split, and then input the split number of the original property unit to be split and each corresponding area, that is, the split area.
And 320, judging whether the sum of the splitting areas is equal to the unit area of the original unit to be split according to a first preset rule.
The first preset rule may be to add up the splitting areas and compare the sum with the unit area of the original property unit to be split. Normally, the sum of the splitting areas should be equal to the unit area of the original material unit to be split. However, when the user performs input, a calculation error is inevitable, and therefore, in this embodiment, whether the sum of the splitting areas is equal to the unit area of the original physical unit to be split or not is checked according to the first preset rule, and an error is reported when the sum of the splitting areas is not equal to the unit area of the original physical unit to be split, so that a situation that the sum of the splitting areas is not equal to the unit area of the original physical unit to be split is avoided, and a situation that the splitting error occurs is avoided.
And 330, if so, splitting the original property units to be split according to the input splitting number and splitting area to obtain new property units corresponding to the splitting number and splitting area.
When the sum of the splitting areas is equal to the unit area of the original property unit to be split, the condition of correct splitting is indicated, so that the original property unit to be split can be split according to the input splitting number and the splitting area, new property units corresponding to the splitting number and the splitting area are obtained, the actual operation requirement that one property unit is split into a plurality of property units is met, and flexible renting of the property is realized. Illustratively, the unit area of the original business unit to be split is 1000 square meters, the input split number is 3, and the split areas are 200 square meters, 300 square meters and 500 square meters, respectively, so that 3 new business units are obtained according to the input split number and split area, and the areas are 200 square meters, 300 square meters and 500 square meters, respectively.
Optionally, the input area information includes a splitting area.
Step 340, taking the information which does not change after the original property units are split or combined as the corresponding information of the new property units; this step is the same as step 120 in the above embodiment, and is not described again here.
And step 350, taking the input splitting area as the unit area corresponding to the new property unit.
Specifically, after the splitting condition is judged to be met, the original property unit to be split is split to obtain a new property unit, and the input splitting area is used as the unit area of the corresponding new property unit.
Fig. 3 is a flowchart of another property unit splitting method according to an embodiment of the present invention, and referring to fig. 3, optionally, the property unit splitting method includes:
and step 410, receiving the original entity unit to be merged selected by the user.
Illustratively, the original property unit to be merged selected by the user can be received by receiving the action of clicking a mouse by the user.
And step 420, judging whether the original property units to be merged meet the merging conditions according to a second preset rule.
Specifically, different original property units need to satisfy a certain merging condition when being merged, and optionally, different original property units need to satisfy that information of at least one field is the same when being merged.
Optionally, step 420 includes: judging whether the original property units to be merged meet merging conditions or not according to whether the basic information of the original property units to be merged is consistent or not; the basic information comprises the property region to which the original property unit to be combined belongs, an operation management unit and management personnel.
Specifically, when the property region, the operation management unit and the manager of the original property unit to be merged are consistent, the original property unit to be merged can be conveniently managed.
In other optional embodiments of the present invention, the merging condition may include that all the property areas, the operation and management units, the branch management leaders, the responsible departments, the managers, and the certificate carriers of the original property units to be merged have the same usage.
Illustratively, the administrator may be a grid clerk.
And step 430, if so, merging the original property units to be merged to obtain new property units.
After the original property units to be merged meet the merging conditions, the original property units to be merged are merged, the situation that the original property units which do not meet the merging conditions are merged is avoided, management is convenient, the actual operation requirement that the property units are integrated into one is met, and flexible renting of the property is achieved.
Step 440, taking the information which does not change after the original property units are split or combined as the corresponding information of the new property units; this step is the same as step 120 in the above embodiment, and is not described again here.
And 450, calculating the unit area of the new property unit according to the unit area of the original property unit to be merged.
Specifically, in this step, the sum of the unit areas of the original property units to be combined may be used as the unit area of the new property unit.
On the basis of the above embodiment, optionally, the input area information includes an additional area corresponding to the new property unit; after the step 350 and the step 450, the method further includes: the available area of the new property cell is determined from the cell area of the new property cell and the corresponding additional area of the input.
Specifically, based on the operation requirement (for example, the actual renting requirement such as an interlayer increase, an occupied passage corridor, balcony modification, and the like) that an additional area may be added after merging and splitting operations in the actual service, an "additional area" field is added, and the additional area size can be obtained by obtaining the user input. After the extra area is obtained, the sum of the unit area of the new property unit and the corresponding extra area input by the user is used as the available area of the new property unit, and the new property unit can be rented on the basis of the available area during actual renting, so that the problem that the renting area is larger than the unit area is solved.
Fig. 4 is a flowchart of another property unit disconnecting method according to an embodiment of the present invention, and referring to fig. 4, the property unit disconnecting method includes:
step 510, judging whether a splitting or merging condition is met according to the input information and a preset rule, and splitting or merging the original property units when the splitting or merging condition is met to obtain new property units; this step is the same as the step 110 in the above embodiment, and is not described again here.
Step 520, the information which does not change after the original property units are split or combined is used as the corresponding information of the new property units; the procedure of this step is the same as that of step 120 in the above embodiment, and is not described herein again;
step 530, generating area information of a new property unit according to the area information of the original property unit and/or the input area information, which is the same as the process of step 130 in the above embodiment and is not repeated herein.
And 540, storing the information of the new property unit into the property unit information table.
Wherein the information of the new property unit comprises a unit number, a unit area and an available area of the new property unit.
Specifically, the generated information of the new property unit is stored in the property unit information table, so that the new property unit information can be conveniently called and checked, and further the information management of the property unit is convenient.
And 550, removing the information of the original property unit from the property unit information table, and storing the information of the original property unit into the history unit information table.
The information of the original property unit comprises a unit number, a unit area and an available area of the original property unit.
Specifically, after the original property unit is split or merged into a new property unit, the information of the original property unit is removed from the property unit information table, and the information of the original property unit is stored in the history unit information table. On one hand, the information in the property unit information table is not too miscellaneous, on the other hand, the information of the original property unit is stored, and therefore the historical information of the original property unit corresponding to the new property unit can be conveniently checked and analyzed.
Step 560, recording the change information from the original property unit to the new property unit, and storing the change information into a property unit change table; the property unit change table is associated with the property unit information table and the history unit information table.
Optionally, the change information may include the unit number of the original property unit and the unit number of the corresponding new property unit.
Optionally, the property unit change table is associated with the property unit information table by the unit number of the new property unit, and the property unit change table is associated with the history unit information table by the unit number of the original property unit.
