Claims (10)

1. A property asset management system, comprising:
a transmitting terminal, which comprises a plurality of portable control devices, each portable control device is provided with a mobile transceiver capable of sending and receiving signals, each mobile transceiver respectively sends a return position signal, and each return position signal is provided with an identity identification code;
a transfer terminal, which comprises a plurality of fixed transceivers for sending and receiving signals and is distributed and installed in at least one building, wherein each fixed transceiver is used for receiving and sending wireless signals to communicate with the mobile transceiver and receiving each return position signal;
and a public cloud management terminal, which comprises an identification unit electrically connected with the switching terminal to receive the information from the fixed transceiver and the return position signal of the mobile transceiver and identify the information, the identification unit is electrically connected with the switching terminal and a processing unit, the processing unit is electrically connected with the switching terminal and a memory unit, the memory unit stores a plurality of building management graphic files corresponding to different positions and different management identities of the at least one building, the processing unit opens the building management graphic files corresponding to the floor positions and the different management identities according to the identity identification codes of the return position signal identified by the identification unit and outputs the building management graphic files to the switching terminal, and the fixed transceiver of the switching terminal sends a building management graphic file signal to the portable control device of the transmitting terminal.

The property management system of claim 1, wherein the building management map file is a digital model map file constructed by a plurality of three-dimensional building components, each of the personal control devices has a map file nesting function for augmented reality, and a manager holding the personal control device marks facility management, maintenance and repair information on the received building management map file.

The property asset management system of claim 1, wherein the plurality of portable control devices respectively comprise a transmission unit, a memory unit, a display unit, a camera unit and a label and report unit, the transmission unit receives the building management graphic file signal and downloads the building management graphic file and stores the building management graphic file in the memory unit, the display unit displays the building management graphic file, the camera unit takes a picture of the building and stores the picture in the memory unit and displays the picture in the display unit, and the label and report unit retrieves the picture and performs the operations of labeling and repairing the report.

The property asset management system of claim 1, wherein the processing unit is connected to the electrically controlled door lock of the at least one building, and the processing unit controls the door access management operation of the electrically controlled door lock switch of the at least one building.

The property asset management system of claim 1, wherein the processing unit is connected to the electrically controlled lane barrier of the at least one building, and the processing unit controls a lane access control operation of opening and closing the electrically controlled lane barrier of the at least one building.
6. The property asset management system of claim 1 wherein the processing unit is connected to an elevator control unit of the at least one building and the processing unit controls floor management operations of elevator lifts of the at least one building.

The property asset management system according to claim 1, wherein the processing unit is connected to a plurality of private cloud control terminals of different residents in the at least one building, each private cloud control terminal is electrically connected to the electrical appliances in each resident and has a usage habit setting, the portable control device provides the resident with the identity of the resident when the resident is carried and used and returns to the interior of the building, the identification unit identifies the identity of the resident, the processing unit outputs the identity information of the resident to the private cloud control terminal of the corresponding resident, and each private cloud control terminal receives the information of the corresponding resident returning to the interior of the building and controls the electrical appliances in the resident in advance according to the usage habit setting of the resident so as to meet the usage requirement of the resident.

The property asset management system according to claim 1, wherein the transferring terminal comprises a plurality of transmitting and receiving message base stations for transmitting and receiving signals and distributed on each floor of at least one building, each transmitting and receiving message base station comprises a communication unit, an identification unit, a processing unit and a memory unit, the memory unit stores building management graphic files corresponding to the set floor, the wireless signal transmitted and received by the communication unit has three-dimensional space positioning function for building structure and facility equipment and image data nesting function for enhancing reality, the communication unit of the transmitting and receiving message base station communicates with the mobile transceiver by transmitting and receiving wireless signal and receives each return position signal, the identification unit identifies each return position signal to identify the manager holding the mobile transceiver, and the processing unit opens the building management graphic file corresponding to the floor position according to the identification identified by the identification unit and outputs the building management graphic file to the communication unit, the communication unit transmits the building management picture file to the mobile transceiver of each portable control device through wireless signals, each portable control device has the function of picture and data nesting of augmented reality, and a manager holding the portable control device marks facility equipment management, maintenance and repair information on the received building management picture file.
