Abstract

Under an example of the invention, the web site system maintains a serial of real estate web pages. The web site system facilitates online sellers and real estate service providers (including the listing agents or selling brokers, legal services like lawyers, staging companies, renovation contractors, house inspectors, moving companies, storage companies, etc.) to find one another by matching their profiles and the sellers' requirements related to the properties for sale by the sellers before actual face to face negotiation and a representative services agreement settlement.
This will give a seller more opportunities to find suitable real estate related service providers by comparing the providers' business profiles and services charges without unwanted visits to the property until the seller decides to accept the suitable service providers' offers. Additionally, the system gives the service providers the chance to present themselves to the sellers who need the best services during the real estate selling process. When a seller registers, the system creates a seller account profile and the seller enters full real estate information.
When a real estate service provider registers, the system creates a service provider profile and the provider enters business services information. Once the matching process related to the property of a seller is finished and the seller has at least one or more service providers in the seller's matching cart for further choosing, the service providers in the matching cart will receive the seller's contact details and full real estate information of the property.

Description

Online Real Estate Services Matching System Background Traditional real estate sale transactions are typically initiated by a property owner (hereby known as "the seller") who wishes to sell. For a first-time seller or any long-time property owner, choosing the most suitable real estate agent for representation is the hardest step. The seller is faced with the difficult task of choosing one agent from a plethora of agents dominating the real estate market, all of whom have advertisements bigger and flashier than the next, and boast similar achievements and sale numbers.
Most sellers rely on recommendations from friends and family or word-of-mouth testimonials to inform their ultimate decision. Oftentimes, the seller would have to meet with several prospective real estate agents before finding one who best fulfills the seller's personal criteria. Once the seller finds a suitable agent, both parties meet face to face to discuss selling details, which often include desired sale price, possible sale date range, commission fees, and other legal items. After the sale criteria is established and the seller agrees, the real estate agent would formally represent the seller and manage subsequent sale transaction proceedings.
The step from deciding to sell to finding the right real estate agent can take a lot of time and effort, and can often be riddled with trial and error. There is no systematic or "correct" method to finding the right agent as each seller is different and will use a combination of ways to arrive at the same result. However, there is a solution to shorten and simplify this step so sellers are not overwhelmed and daunted by all the choices and information available to them.
The proposed invention mainly serves as an online tool to match owners interested in selling their property with suitable real estate agents who meet their criteria. The tool would reduce the time invested into and simplify the real estate agent search process.
Additionally, real estate agents would have direct access to the seller market through this online system and gain the opportunity to compete for clients on an equal playing field, which is especially important for new or independent agents.

In addition, based on its solid sellers' data sets, this system will have similar matching functionalities to be beneficial for other real estate related service operators such as legal services firms, home staging companies, renovation contractors, house inspectors, moving companies, storage services, and others.
Current Real Estate Brokerage Services Landscape and Existing Online Systems The current real estate landscape is largely proprietary and competitive.
Certified real estate agents can either operate independently or be a part of a large established real estate team or company, but all agents compete for clients in the same pool of potential sellers. Agents or real estate companies spend money on advertising in order to increase their visibility to sellers and rely on potential sellers to make the first contact for possible representation. Agents also go door-to-door in residential neighbourhoods to solicit their services. Without potential clients initiating contact, agents do not have a systematic way of predicting or knowing who wants to sell their property.
Besides advertising and soliciting, agents have the potential to do little else to find potential clients.
In the real estate market, there are three main players: the seller, the buyer, and the agent. Based on research, there are currently two main types of existing real estate related online systems:
1. Seller-Buyer Direct Link System: this type of system links the seller and buyer directly without the involvement of real estate agent in between. An example is www.comfree.com
2. Agent Controlled System: this type of system is mostly created by real estate agents or agency associations such as www.MLS.com to list properties which have already been represented by agents. The seller has already entered into an agreement with an agent and the partnership cannot be changed without penalty until the sale agreement period has expired.
There is currently no system like the proposed invention in the current real estate market which acts as a third party intermediary to facilitate and assist sellers who wish to control their agent and other real estate service operators searching strategies to find the most suitable one and to connect them with potential sellers looking for representation and other real estate services.
The proposed invention operates as a mutually beneficial system for both sellers and real estate service operators. By using this online real estate system, sellers are quickly and easily presented with potential suitable agents and other real estate service providers based on their stated criteria, and agents and other real estate service providers are granted direct access to a pool of potential clients (i.e.
sellers). Sellers waste no time shopping for agents and related services on their own through trial and error, and agents and other service providers no longer have to play the waiting game for potential clients. Sellers, agents, and other real estate service providers can direct their time and resources into finding a suitable match directly, and both parties can take an active role in achieving their real estate goals.
Overall Summary of Invention This online real estate services matching system is mainly seller-focused, designed to assist sellers with finding the most suitable service provider for all their real estate related needs. The goal of the service is to eliminate the trial and error of searching for service providers independently and instead directly match sellers with the right person or company; the objective is to maximize the chance of finding a suitable service provider for the seller in the least amount of time and with minimal effort.
Additionally, this system will allow real estate related service providers to access to all owners who wish to sell their property. Service providers no longer have to wait for potential sellers to make the first contact; once sellers register for this online service and outline the criteria for their proposed real estate service, registered service providers will be able to view all sellers who are currently looking for specific real estate services.
Service providers who are confident they can fulfill the seller's criteria can offer their services to the seller. The allowance of two way communication is essential to connect the two parties who can mutually benefit from this partnership.
For the tool to be useful and credible, both sellers and real estate service providers will register into this online service and become part of a private database. Only registered
3 users can view details of the database; registration ensures security and eliminates potential spamming from other advertisers. Registration is free for sellers who wish to look for a suitable real estate service provider. Registration for service providers is on a subscription basis whereby they can purchase a subscription to gain access to the seller database. This subscription process ensures that only licensed and professional real estate service providers can view sellers and their properties. Service providers will be required to provide verifiable credentials to ensure legitimacy of their services.
The strength, integrity, and accuracy of this online system are built upon its registered users as well as user feedback. Envision the system as a positive feedback loop: more registered users mean increased likelihood of a successful seller-service provider match. Sellers are encouraged by certain reward mechanisms to provide feedback on the services they receive from the real estate service provider with whom they are matched. Seller feedback is useful and helpful for other sellers with similar criteria, but more importantly, the feedback is valuable for service providers to improve upon or change their services. Feedback is also essential for new service providers or small agencies who wish to establish a credible reputation among the seller market, but who do not have the financial means to compete with advertising from other well-resourced service providers or agencies.
Technical Background As mentioned above, this invention is a private online database comprised of users who register into the online real estate system. The online system is a website where potential sellers, licensed agents, and other real estate service providers become users of the database by registering a profile on the site. Once registered, users can gain access to the website by entering a correct username and password. A user can access the website through a web browser using any personal computer or mobile device with a secure Internet connection. Data entered into the website will be transmitted and stored on a secure remote database managed by the website administrators. Once a user has been registered and verified on the site, he or she can browse the website and enter more information to further cultivate the profile for matching. A site administrator can also log into the system to manage all the site configurations and settings.
4 Detailed Description of the Invention The following paragraphs describe each subsection of the online real estate system:
1. Seller Section Owners who wish to sell their property through representation from an agent/agency can register an account on the website for free. After registration, sellers can fill in profile information that detail of their property. Sellers can enter details of as many properties as they wish such as property type, desired commission rate, desired sale price range, desired date of sale, any special requests, but the property will not be viewable to agents or other service providers until the seller makes the property "live" or searchable. As a safety measure for the sellers, specific addresses or identifying information entered into the system will not be viewable by other users until the seller has made a suitable match with an agent or other service providers. This function will also prevent any unwanted spam or advertising from other users or businesses.
2. Real Estate Agent Section Licensed real estate agents or agencies can register an account on the website with details of their services including their license number, license expiry date, registered agency name, address, commission rates, accomplishments, years of business, size of business, agency rating, number of properties sold, etc.
Once an agent/agency subscribes to the online services for a fee, said agent/agency will be able to view all the current live properties posted by the sellers;
the properties can be listed or sorted according to selected criteria.
Seller-Agent Matching a. The Seller: Once the seller inputs details of the property for sale, the online system will automatically generate potential agent matches who fulfill the seller's criteria. At this point, the seller has the choice to contact these database-matched agents or the seller can wait for offers of Representation (see below) from real estate agents who have viewed the seller's listed property; Offers of Representation from the agents themselves are flexible and provide sellers with more choices to satisfy their sale criteria. Sellers will receive notifications of offers through email; a list of offers can also be viewed under their property webpage sorted by the criteria set by the seller.
b. The Agent: Once a list of viewable properties is generated, an agent can make an Offer of Representation to the seller. Agents can include details in their offer as to how they can meet the seller's desired sale criteria. Once an offer is made, the seller will be notified electronically through email.
Sellers may receive multiple Offers of Representation, which are viewable to all agents who have been suitably matched by the system. Offers can be modified depending on how much competition there is for the seller; which agent the seller ultimately chooses to contact lies with the seller. Once the connection is made, sellers are free to contact the agent/agency to meet in person.
3. Real Estate Legal Services Section This online real estate system will also offer matching between sellers and real estate lawyers. Real estate legal representation is required during any real estate transaction. Subsequently, this system will match sellers with the most suitable real estate lawyer for their specific criteria (i.e. legal fees, geographic location, preferred language of communication, etc.). The matching system operates similarly to the seller-agent matching process, drawing from the same database of registered users.
4. Staging Company Section The proposed online real estate system will offer matching between sellers and staging companies. Sellers often hire staging companies for interior design and presentation services so that their property can become more appealing during an open house or viewing times. The matching system operates similarly to the seller-agent matching process, drawing from the same database of registered users to match sellers with staging companies.
5. Renovation Contractor Section The proposed online real estate system will offer matching between sellers and renovation contractors. Sellers often choose to renovate their property to potentially increase its value before sale. The matching system operates similarly to the seller-agent matching process, drawing from the same database of registered users to match sellers with the most suitable renovation contractors for their specified criteria.
6. Housing Inspection Section The proposed online real estate system will offer matching between sellers and housing inspectors. A house inspection report can sometimes be requested by a buyer; sellers can use this matching system to find the most suitable housing inspector if required for a real estate transaction. The matching system operates similarly to the seller-agent matching process, drawing from the same database of registered users to match sellers with house inspectors for specified criteria.
7. Moving Company Section The proposed online real estate system will offer matching between sellers and moving companies. Moving from property to property is a required step in a real estate transaction process. Sellers can be matched to the most suitable moving company for their specified criteria. The matching system operates similarly to the seller-agent matching process, drawing from the same database of registered users.
8. Storage Services Section The proposed online real estate system will offer matching between sellers and storage services. Sometimes real estate transaction timelines do not match up;
a seller may sell the current property but cannot move into the next property (i.e. if the next property is still under construction). During these delays, sellers may wish to safe keep their belongings in a storage facility to reduce the burden while they are in a temporary residence. The matching system operates similarly to the seller-agent matching process, drawing from the same database of registered users to match the seller with the most suitable storage facility using specified criteria.

  2. 2. The method of claim 1, further comprising providing data displayable as a log-in interface to the seller or the service provider interface.
  3. 3. The method of claim 1, further comprising receiving a request, via the seller interface, to initiate at least one searching inquiry for the at least one real estate service provider business profile and services information.
  4. 4. The method of claim 1, further comprising receiving a request, via the provider interface, to initiate at least one searching inquiry for the at least one real estate property information and the seller's profile.
  5. 5. The method of claim 1, further comprising: associating the real estate service provider with the request; and permitting the real estate service provider to access the stored information for the seller's property information excluding contact information, and actual property location.
  6. 6. The method of claim 1, further comprising receiving a request by the seller via the seller interface to initiate an inquiry about the services provider's services information related to real estate market.
  7. 7. The method of claim 1, further comprising receiving a request by the seller via the seller interface to create online communications for the seller to ask questions and bring up requirements for a service providers to answer those questions and accept the requirements.

The method of claim 1, wherein the real estate data comprises most of the property information corresponding to the at least one real estate property without disclosing the actual real estate property location and the seller's contact information before the seller finishes the matching process successfully.
  9. 9. The method of claim 1, further comprising a multimedia display of the at least one real estate property without disclosing the actual location and the seller contact information.
  10. 10. The method of claim 1, further comprising creating a seller's favourite list related to a property for sale by the seller to include all the potential service providers for the seller to later choose at least one or more as the matched providers.
  11. 11. The method of claim 1, further comprising creating a provider's waiting list once the provider listed in a seller's favourite list for the provider to link other web pages to review the seller's property, answer the seller's questions, accept the seller's requirements or reject the seller's request by removing the seller from the provider's waiting list.

The method of claim 1, further comprising creating a service provider's favourite list related to a property for sale by the provider to include all the potential sellers with the properties for sale for the provider to offer the services to the seller during the real estate selling process.
  13. 13. The method of claim 1, further comprising creating a seller's waiting list once a service provider adds the seller into the provider's favourite list related to a property for sale by the seller for the seller to link the other web pages to review the provider's profile, business services information, ask the questions for the provider to answer, set up the requirements for the provider to accept, reject the provider's request by removing the provider from the seller's waiting list, move the provider into the seller's favourite list or the seller's matching cart related to the seller's property for sale.

The method of claim 1, further comprising creating a seller's matching cart related to the seller's property for sale to allow the seller to move the provider listed in the seller's favourite list or waiting list into the matching cart and to finish the matching process by sending the seller's full contact details and the actual property location to the matched providers in the matching cart, and to receive the full business profiles of the matched service providers with all the answered questions and/or accepted requirements from the matched service providers, or to remove one or more providers in the matching cart based on the seller's decision before the seller finishes the matching process.
  15. 15. The method of claim 1, further comprising a seller score and feedback interface for the seller to input scores and feedback related to one specific service provider's service quality and experience for the system to give other sellers' as a reference.
  16. 16. A system comprising: one or more software modules to: identify a user associated with the provider computer through the stored information in the system database installed in the server system; provide data displayable as a provider interface to a provider computer across the network; create a data set of information related to the at least one real estate property by selectively aggregating information from multiple sources, including at least one photo of the at least one real estate property and real estate data for the at least one real estate property;
    selectively update the data set as new data is added to the multiple sources;
    send data displayable on an interface on the provider computer, including to be provided with a multimedia display of the at least one real estate property; the interface to allow the provider to add one or more sellers into the provider's favourite list and for the system to automatically update the sellers on the provider's favourite list into the selected sellers' waiting lists; send one or more system notifications to the selected sellers from a seller's waiting list by the system automatically and periodically; interactive to initiate one or more specific online communications between one or more selected sellers and the provider related to the sellers' real estate properties; and send one or more matched service providers with the seller's full contact information and actual property location after the seller finishes the matching process successfully with one or more matched service providers to proceed face to face negotiation and a physical visit to the real estate property.
  17. 17. The system of claim 16, wherein the one or more software modules to create an account for the real estate service provider to install the provider's business profile and services information.
  18. 18. The system of claim 16, wherein the one or more software modules to send one or more notifications automatically and periodically to the one or more sellers in the provider's favourite list to notify the selected sellers to review the requests from the provider related to the respective sellers' real estate properties.
  19. 19. A system comprising: one or more software modules to: identify a user associated with the seller computer and stored information associated with the request to initiate the one or more specific online transaction; provide data displayable as a seller interface to a seller computer across the network; create a data set of information related to at least one or more service providers selectively aggregating information from multiple sources, including the providers' business profiles, services charges, scores and feedbacks stored in the system database installed in the server system; selectively update the data set as new data is added to the multiple sources;
    send data displayable on an interface on the seller computer, the interface allows the seller to add one or more providers into the seller's favourite list and for the system automatically to add the selected providers on the seller's favourite list onto the selected providers' waiting lists;
    interactive to initiate one or more specific online communications between a seller and a provider related to the seller's real estate property, and after comparing all the service providers in the seller's favourite list with their business profiles, services charges, answers to the seller's questions and requirements, and scores and feedbacks stored in the system database installed in the server system; the seller adds the one or more service providers into the seller's matching cart related to the real estate property for sale. After the seller finishes the matching process, the system sends a full data set to the one or more service providers with the seller's contact information, actual real estate property location, and all the questions answered by the providers and all the requirements requested by the seller and accepted by the providers.
  20. 20. The system of claim 19, wherein the one or more software modules to create a scores and feedback interface on a seller's computer, the seller uses the scores and feedback interface to input scores and feedback based on the one or more specific provider's service quality and experience after the seller goes through the whole representative sales process.
  21. 21. The system of claim 19, wherein the one or more software modules to:
    create a seller's favourite list for storing the one or more service providers with related business profiles information and services charges; add the one or more providers in the seller's favourite list and update the respective providers' waiting lists with all the questions and requirements from the seller. If a services provider answers the seller's questions and accepts the seller's requirements in the provider's waiting list, the seller can review and if the seller feels satisfied and accepts the provider as a potential provider, the provider's status in the seller's favourite list changes from "PENDING" to ACCEPTED". At the same time, the provider's waiting list also changes the seller's status from "PENDING" to "ACCEPTED". If the seller decides not to user a provider's services for any reason at this stage, the seller can remove the provider from the seller's favourite list and the system updates the seller's status in the provider's waiting list from "PENDING" or "ACCEPTED" to "CANCELLED" automatically to notify the provider.
  22. 22. The system of claim 19, wherein the one or more software modules to:
    create a provider favourite list to include all the potential sellers with the respective properties for sale searched by the provider based on the providers searching criteria; create a seller's waiting list automatically based on the seller listed in a provider's favourite list; send out the one or more notifications automatically and periodically to the selected sellers from the seller's waiting list to notify the seller to review the provider's business profile and services information; add the questions and requirements by the seller on the seller's waiting list for the provider to answer and accept;
    change the provider's status in the seller's waiting list from "PENDING" to "ACCEPTED after the seller feels satisfied and accepts the provider if the provider answers the questions and accepts the requirements, and the system changes the seller's status automatically on the provider's favourite list at the same time from "PENDING" to "ACCEPTED";
    changes the provider's status on the seller's waiting list from "PENDING" or "ACCEPTED" to "CANCELLED" to notify the seller automatically if the services provider decides not to accept the seller's requirements, and the provider removes the seller from the provider's favourite list;
  23. 23. The system of claim 19, wherein the one or more software modules to:
    create a seller's matching cart related to the real estate property for sale to store at least one or more service providers accepted by the seller based on the business profiles, service charges, answers and acceptations of the providers in the seller's favourite list and waiting list related to the real estate property for sale, and scores and feedbacks related to the providers.
  24. 24. The system of claim 19, wherein the one or more software modules to: send the seller's full contact information and actual property location to the matched service providers in the matching cart upon the decision by the seller; send the full business profiles, services charges, answered questions, and accepted requirements of all the matched services providers in the matching cart to the seller of the property at the same time; mark the full matching process of a seller finished successfully, or remove one or more services providers in the matching cart by the seller before the seller finishes the matching process.
    FIELD OF THE INVENTION
    This invention relates generally to computerized methods and systems for real estate property sellers and related service providers to be matched by searching one another before the face to face negotiation and to complete property sale processes easily and efficiently.
